SoNA Apartments Austin Review: 1985 Build, Fourth Management Company, and $727 Net Effective Rent

Six weeks free. A 175-pound pet weight limit. Rent starting at $822 for a one bedroom in northwest Austin’s 78729 zip code. SoNA Apartments keeps surfacing in my client searches, and the math is the reason why. As a licensed apartment locator (TX #679806) who tracks pricing across 1,000+ Austin communities, I can tell you the numbers here get people’s attention fast.

But here’s the thing nobody on the listing sites mentions: this property was built in 1985, used to be called Summit Creek, and has been through at least four management companies. The current team, RYSE Management, took over recently. That means almost every review you read online reflects someone else’s operation. The 2023 renovation gave SoNA updated finishes, but renovations don’t replace plumbing or undo 40 years of wear and tear.

This review covers the real pricing (including $181/month in required fees the listing sites bury), what 300+ reviews across Google, ApartmentRatings, Birdeye, and Yelp actually say when you read the patterns, and whether the math still works after you account for everything.

That 4.1 Google rating is decent for an older property, but it doesn’t tell the full story. I read through every review, and the pattern that matters most isn’t the score. It’s the gap between the leasing experience (overwhelmingly positive) and the living experience (where things get complicated). I’ll break that down in the sections below.

Best For / Skip If

Best For

You’re looking for a one bedroom under $950 in northwest Austin. At $822 base rent for a 550 square foot one bedroom, SoNA undercuts most of its neighbors on San Felipe Boulevard. With the 6 weeks free special, your net effective drops to $727/month. That’s hard to beat in the 78729 zip code, where nearby properties like Urban North start at $850 and Bridge at Balcones starts at $1,109.

You have a large dog. The 175-pound weight limit with no breed restrictions is rare. Most Austin apartments cap at 50–75 pounds. If you have a German Shepherd, Rottweiler, or any breed that tips past those limits, your options just got a lot wider. There’s a dog walking trail on the property too. If you’re searching specifically for pet friendly options in North Austin, SoNA belongs on your shortlist.

You want a full-size washer and dryer included. Every unit comes with a full-size washer and dryer supplied by the property. At this price point, that’s not standard. Most older communities at this rent level charge extra or send you to a laundry room.

You want a townhome layout under $1,100. The two bedroom townhome at 917 square feet starts at $1,035. After the 6 weeks free special, your net effective is $916. With a townhome, your bedroom’s upstairs and your living space is downstairs. That separation matters if you’re sharing with a roommate or working from home.

Skip If

You need fast, reliable maintenance response. Multiple residents over the years mention long waits for work orders. One reviewer counted over 40 work orders in their first month alone because a maintenance walkthrough was never done before they got their keys. Another waited weeks for an AC repair during Texas summer. If quick maintenance turnaround matters to you, that should tell you something.

You’re sensitive to management instability. SoNA has cycled through at least four management companies. RYSE Management is the latest, and they’re still settling in. That means policies, billing systems, and staff can change with little notice. Multiple reviewers mention billing confusion during transitions.

You need emergency maintenance after hours. At least one reviewer said the after-hours emergency line didn’t work during a pipe burst. They couldn’t reach anyone and had to put in a regular work order while their ceiling leaked. For a 1985 building where plumbing surprises are more likely, that’s a real concern.

You want an open living room layout. Several ApartmentRatings reviewers mention that the fireplace in larger floor plans takes up a lot of living room space and creates an awkward shape that’s hard to furnish. If you’re touring a unit with a fireplace, bring measurements and think about where your furniture actually goes.

Location Deep Dive

What’s Actually Nearby

SoNA sits on San Felipe Boulevard, tucked behind the Pond Springs Road and US-183 corridor in northwest Austin. It’s a car-dependent location. You won’t walk to much, but most errands are a short drive.

Grocery runs are quick. H-E-B on Pond Springs Road is about 1.5 miles (4-minute drive). Walmart Supercenter on Research Boulevard is roughly 2 miles out. For dining, you’ve got options along US-183 and Research Boulevard: Torchy’s Tacos, Chick-fil-A, and a cluster of Asian restaurants along Spicewood Springs Road. The Water Tank, a neighborhood dive bar, is walking distance.

Round Rock ISD serves this area: Pond Springs Elementary, Deerpark Middle School, and McNeil High School. School bus pickup is available from the property. If schools matter to your search, this is one of the few affordable complexes in Round Rock ISD territory at this price point.

The Commute Math

Destination Distance Off-Peak Rush Hour
The Domain ~4 miles 8–12 min 15–20 min
Apple Parmer Campus ~6 miles 10–15 min 20–30 min
Downtown Austin ~14 miles 20–25 min 40–55 min
Samsung Austin ~8 miles 12–18 min 25–35 min
Round Rock (downtown) ~10 miles 15–20 min 25–30 min
Austin-Bergstrom Airport ~25 miles 30–35 min 45–60+ min

Route notes: US-183 is your main artery. Getting to The Domain and the Parmer Lane tech corridor is easy from here. Getting downtown during rush hour is not. MoPac has variable toll lanes that can save 10–15 minutes, but you’ll pay $3–8 depending on traffic. If your job is north of US-183, this location works well. If you commute south of the river, look at other options.

Neighborhood Vibe

This stretch of San Felipe Boulevard is quiet and residential. Big trees, lower density, and not much foot traffic. It doesn’t feel like Austin’s urban core, and it’s not trying to. Several older communities sit along this street, all from the mid-1980s, so the whole area has that established neighborhood feel.

But don’t expect much beyond that. No nightlife, no walkable retail, and no transit to speak of. Howard Station on the MetroRail is about 4.5 miles away, but that’s not practical for daily commuting.

Pricing and True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent Net Effective*
Flat 1BR/1BA 550 $822–$947 $727–$838
Flat (w/ Fireplace) 1BR/1BA 660 $1,031–$1,824 $912–$1,614
Flat (w/ Fireplace) 2BR/2BA 800 $949–$2,260 $840–$1,999
Townhome (w/ Fireplace) 2BR/2BA 917 $1,035–$2,493 $916–$2,206

*With 6 weeks free on 12-month lease

A note on those rent ranges: See that wide spread on the two bedroom ($949–$2,260)? That’s the gap between base rent on a 12-month lease with the special applied versus what you’d pay on a short term or monthly lease. Always ask about the specific unit you’re looking at. The low end of each range is what matters for a 12-month lease signed today.

Net Effective Rent Calculation

Here’s the actual math on SoNA’s best deal, the 550 square foot one bedroom at $822:

Current special: 6 weeks free on a 12-month lease

Using the daily multiplier method:

  • 12-month lease = 365 days
  • 6 weeks free = 42 days
  • Multiplier: (365 – 42) ÷ 365 = 0.8849
  • $822 × 0.8849 = $727/month net effective
  • Monthly savings: $822 – $727 = $95/month

Over 12 months, that’s $1,140 in total savings from the special alone. And with the app fee ($50) and admin fee ($150) both waived, you’re saving another $200 on day one.

All the Fees

Fee Amount Required?
Application Fee $50 WAIVED Yes (waived with current special)
Admin Fee $150 WAIVED Yes (waived with current special)
Required Monthly Fees ~$181 Yes
Reserved Parking $35/month Optional
Pet Fee (non-refundable) $400 per pet If applicable
Pet Rent $25/month per pet If applicable
Pet Deposit $0 N/A
Security Deposit Varies by screening results Yes

That $181/month in required fees is the number listing sites hide. Apartments.com buries it in fine print. It likely covers valet trash, water/sewer, pest control, and other required monthly charges. On a $822 base rent, $181 in monthly fees adds 22% to your actual cost. That’s significant.

True Monthly Cost Example

Here’s what a renter in the 550 square foot one bedroom with one dog actually pays each month:

Cost Amount
Net effective rent $727
Required monthly fees $181
Pet rent (1 pet) $25
Monthly total $933

Move-in costs:

Cost Amount
First month rent (net effective) $727
Required monthly fees $181
Pet fee (non-refundable) $400
Pet rent $25
Security deposit Varies (determined by credit/screening)
Estimated move-in ~$1,333 + deposit

Specials change. What’s listed above was accurate as of July 2026, but I talk to leasing teams regularly and offers shift. The special was listed as valid through June 30th on SoNA’s website, so make sure it’s still running before you apply.

Screening Criteria

SoNA’s screening criteria aren’t published on their website or any listing site. That’s not unusual for newer management companies. RYSE doesn’t list thresholds on their corporate site either.

Fair warning: everything below is based on patterns I’ve seen at older properties in this price range and what I know from RYSE’s approach at other communities. Always check directly with the leasing office before applying.

Income Requirement

Most properties at this price point require 3x monthly rent. Assuming that’s the standard here, here’s what that looks like:

Unit Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
1BR/1BA (550 sqft) $822 $2,466 $29,592 ~$14.23
1BR/1BA (660 sqft) $1,031 $3,093 $37,116 ~$17.84
2BR/2BA (800 sqft) $949 $2,847 $34,164 ~$16.43
2BR/2BA TH (917 sqft) $1,035 $3,105 $37,260 ~$17.91

At $822 for the cheapest one bedroom, you’d need about $14.23/hour full-time to qualify at 3x. That’s accessible for a lot of renters. If SoNA uses a lower multiplier like 2.5x (which some older properties at this price point do), the bar drops even further. A related RYSE property uses 3x as the standard but will still work with you at 2.5x if you have a guarantor. Check the exact multiplier with the leasing office before applying.

Credit Expectations

SoNA doesn’t publish a credit score minimum. For an older property at this rent level, here’s what I’d generally expect based on the patterns I track across Austin:

600+: Should be a smooth approval with standard deposit. 570–599: Possible with conditions. May need a higher deposit or extra paperwork. Below 570: Could go either way. Older properties at lower rent levels sometimes have more flexibility than newer buildings, but it depends entirely on the management company’s rules.

If your credit is below 600, don’t apply blind. That’s where I can help. I can check with the leasing team about your specific situation before you spend money on an application. If your credit is a concern, our guide to finding approval in Austin covers what to expect at each score range.

What Typically Gets You Denied

Let me be direct about what usually triggers automatic denials at properties like SoNA:

  • Active property debt (money owed to a previous landlord): Almost always an automatic decline. A third-party guarantee service might be your only option.
  • Recent eviction (under 2 years): Most management companies auto-decline. Some do individual review if credit and income are strong.
  • Felony conviction: Depends on the offense type, how long ago it happened, and RYSE Management’s internal policy. They don’t publish specifics, but a related RYSE property says they review criminal history based on “nature, number, severity, and timing.” Ask the leasing office, or reach out to me and I can check.
  • Not enough proof of income: If you can’t show that you make the required multiple of rent, expect a denial.

The Application Process

  1. Apply online or at the leasing office
  2. Pay the application fee ($50 per person, currently waived)
  3. Screening takes 1–3 business days typically
  4. If approved, sign the lease and pay your first month plus deposits

You’ll need to do pet screening through a third party before you move in.

Here’s what working with a locator changes at this step: I can tell you whether you’re likely to qualify before you spend time and money finding out. If SoNA’s screening looks tight for your situation, I know which nearby properties have more flexibility, and which ones will definitely say no.

Resident Reviews Decoded

Review Pattern Analysis

Listing sites show you a 4.1 rating and call it a day. That number tells you almost nothing without context. I read through 130+ Google reviews, 56 ApartmentRatings reviews, 111 Birdeye reviews, and 27 Yelp reviews to find the patterns that actually matter. Some of the ApartmentRatings reviews go back to the Summit Creek era, which gives you more than a decade of perspective on what living here is really like.

What Residents Keep Praising

Staff names come up in reviews here more than I see at most properties. Kimberly, Catherine, Gabriela, Lucero, and Jeffery all get repeated praise. That’s not one person having a good day. That’s a hiring pattern.

Quiet keeps coming up. The property sits on a low traffic street, there are a lot of trees, and at 164 units the smaller size keeps things calmer than the 300+ unit complexes nearby. Friendly neighbors get mentioned in at least a dozen reviews.

People who moved in after the renovation give the updates solid marks: new flooring, granite counters, updated appliances, fresh paint. Multiple reviewers say the units look and feel modern despite the 1985 bones. Having washer and dryer in every unit (full size, not stackable) is a real win at this price point.

What Residents Keep Complaining About

Maintenance is the number one complaint. And it’s not just one management company. This complaint shows up under every management era. One resident counted 40+ work orders in their first month, and management admitted no walkthrough was done before they moved in. Another waited weeks for an AC repair. And at least two reviewers say the after-hours emergency line didn’t work when they needed it.

Pest issues are a longstanding, structural problem. This isn’t recent. ApartmentRatings reviews going back to the Summit Creek era mention roaches, ants, bed bugs, fruit flies, worms, and even snakes. Google reviews mention fleas, wildlife living in the walls, and roaches.

Why does it keep happening? Some of it is baked into 1985 construction: older buildings have more gaps around pipes and in exterior walls where pests get in. But the consistency of these complaints across every management era means it’s a building problem, not a management problem.

Management transitions cause chaos. Billing confusion. Policy changes without notice. One stretch where residents couldn’t pay rent properly for two months. SoNA has operated under at least four names: Summit Creek, SoNA by CWS, RPM Living, Sandalwood Management, and now RYSE Management. ApartmentRatings reviews show this going back over a decade. One reviewer saw four managers during a single lease.

Concessions may not be applied as promised. A Birdeye reviewer says management flat out didn’t apply the free rent promotion they were promised. I’d get any special in writing before you sign.

How Management Responds

RYSE Management responds to most Google reviews, both positive and negative. The positive responses are mostly copy-paste. The negative responses send people to a phone number or email. One thing worth noting: management responded to a harsh one-star review from Kate Wells with a “thank you for your kind words” template. They clearly didn’t read it. Small thing, but it tells you something.

The Uncomfortable Truth

No listing site will write this section.

I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

The $181 Monthly Fee Changes Your Math

Every listing site shows SoNA starting at $822. Your actual monthly cost with required fees is $1,003 before you add parking or pet rent. That 22% bump is higher than most properties I track at this rent range. When you’re comparing SoNA to nearby properties, make sure you’re comparing total monthly costs, not just base rent. A property advertising $899 with $50 in monthly fees could easily cost less than SoNA at $822 with $181 in fees.

Four Management Companies Means No Track Record

RYSE Management filed their BBB profile in February 2026 and took over the property in late 2025. That means the current operation has less than a year of history here. Every promise the leasing team makes, every policy they describe, every response time they quote: it’s all brand new. The positive reviews you’re reading about Catherine and Gabriela reflect RYSE’s team, but the systems and corporate support behind them haven’t been tested yet.

1985 Infrastructure Doesn’t Get Fixed by a Renovation

The 2023 renovation gave SoNA new counters, flooring, and appliances. That’s cosmetic. The plumbing, electrical, roofing, and HVAC systems are 40 years old.

That’s why you see reviews mentioning ceiling leaks from burst pipes, AC units dying during summer, and wildlife getting into walls. One Birdeye reviewer said a railing was pulling away from the building. An ApartmentRatings reviewer said their wiring nearly started a fire when they used a space heater. These aren’t maintenance failures. They’re age catching up with the building.

Verify Your Special in Writing Before You Sign

At least one Birdeye reviewer says management didn’t apply the free rent promotion as promised. At this price point, six weeks free is a major part of the value. If they don’t apply it, your math changes completely. Get the specific concession terms in writing, make sure it applies to your unit, and check your first statement to make sure it actually showed up. This is one area where working with a locator helps: I follow up to make sure the special actually shows up on your lease.

FAQ

Does SoNA allow pets?

Yes. SoNA allows up to 2 pets with a weight limit of 175 pounds and no breed restrictions. You’ll pay a $400 non-refundable pet fee per pet plus $25/month pet rent. There’s no refundable deposit. You’ll need to go through pet screening with a third-party service.

What credit score do I need for SoNA?

SoNA doesn’t publish a credit score minimum. Based on the rent level and building age, I’d expect 600+ for standard approval. Below that, contact the leasing office directly, or reach out to me and I can check for you before you apply.

What are the required monthly fees at SoNA?

Approximately $181/month in addition to base rent. This likely covers valet trash, water/sewer, and pest control. Everyone pays them. Check with the leasing office for the exact breakdown.

Does SoNA have a washer and dryer in the unit?

Yes. Every unit comes with a washer and dryer (full size, not stackable) supplied by the property. This is included in your rent, not an add-on fee.

Is SoNA a good commute to The Domain?

Yes. The Domain is about 4 miles away, roughly 8–12 minutes off-peak and 15–20 minutes during rush hour. The Apple Parmer campus and other tech employers along the Parmer Lane corridor are about the same distance. If you work in North Austin’s tech corridor, SoNA’s location makes sense.

When was SoNA built and renovated?

Built in 1985, renovated in 2023. The renovation updated interior finishes (granite counters, vinyl flooring, stainless/black appliances, walk-in showers) but the building structure, plumbing, and electrical are original.

Who manages SoNA Apartments?

RYSE Management, as of late 2025. The property has changed management multiple times: Summit Creek, then SoNA by CWS, RPM Living, Sandalwood, and now RYSE.

What move-in specials does SoNA currently offer?

As of July 2026: 6 weeks free rent on a 12-month lease, plus waived application fee ($50) and waived admin fee ($150). This was listed as valid through June 30th on their website, so make sure it’s still available before you apply. Specials change, and I can check what’s currently active.

The Bottom Line: Is SoNA Worth It?

SoNA’s genuine strengths are real. A one bedroom at $727 net effective with a full size washer and dryer included. A 175 pound pet limit with no breed restrictions. In northwest Austin, that combination is hard to find. The leasing staff keeps getting high marks, and the location works for anyone commuting to The Domain or the Parmer Lane tech corridor.

But the trade-offs are just as real. You’re renting in a building that’s 40 years old, from a management company with less than a year of history at this property. Maintenance complaints keep showing up under every management company. Required monthly fees add $181 to your base rent. And the pest and infrastructure issues are baked into the building’s age, not something any management company can fully fix.

This property makes sense if:

  • Your budget is under $1,000/month and you want to stay in the 78729 zip code
  • You have a large dog that gets rejected at other communities
  • You work near The Domain, Parmer Lane, or Research Boulevard
  • You’re comfortable with older construction and value price over finishes

This property doesn’t make sense if:

  • Reliable maintenance response is a top priority for you
  • Management stability matters to your peace of mind
  • You’re comparing base rent without factoring in the $181 monthly fees
  • You commute south of the river or downtown daily

Here’s my verdict: the first year math works for renters who need affordable northwest Austin and can handle the trade-offs of an older building. Just make sure you’re budgeting $933+ per month (with one pet), not $727, because that $181 in monthly fees is real money.
