78721 Is Five Minutes East of 78702. The Rent Difference Is Real.

Johnston Terrace / Airport Blvd / East MLK Apartments (78721) New construction and older garden-style communities in East Austin, about 10 minutes from downtown. Studios from the low $1,200s, built from 1969 to 2024.

This area is just east of the 78702 corridor that gets all the attention, but rents here run a few hundred dollars less than what you’ll find closer to Plaza Saltillo or East Cesar Chavez. Same part of town. Different price tag.

Almost everything here was built in the last five years. Newer kitchens, updated appliances, and nothing that’s had time to wear out yet. The one big exception is Fort Branch at Trumans Landing, which dates back to 1969. It’s older, it’s cheaper, and it draws a different renter than the new mid-rises on Tannehill and Jain Lane.

Greystar runs a lot of this ZIP code. Broadstone East End, Laurel, and Trailhead are all under the same management company. Same screening policies, same fee structures. If you apply at one and don’t get approved, the other two will likely go the same way. Worth knowing before you pay multiple application fees.

You’re close to everything without paying 78702 prices. 183 runs right through here on Ed Bluestein. Downtown is about 10 minutes without traffic. Mueller is just to the north. H-E-B is a short drive west on E 7th.

AISD schools. Every apartment in 78721 is zoned for Austin ISD. If school assignments matter, check with the district for your specific address before you sign.

Springdale General is the neighborhood anchor. You’ve got Uroko for sushi hand rolls, Caffe Medici for coffee, Julie Myrtille for French pastries, The Front Page for a beer, and Small’s Pizza when you don’t feel like cooking. Willie’s Bar-B-Que has been on E MLK since 1991. It’s not the 78702 dining scene, but it’s closer to it than people think.

Govalle Park and the Southern Walnut Creek Trail. It’s 26 acres off Bolm Road with a pool, basketball courts, and the trailhead for the Southern Walnut Creek Trail. The Boggy Creek Greenbelt and Mueller Lake Park are both nearby.
