I’ve toured apartment communities across the 78703 ZIP higher priced zip code and this isn’t the ZIP where you find a deal. Studios start at $1,421 and go up from there.

People rent here for what’s right outside or nearby. Hit the Trail before work. Swim laps at Deep Eddy. Grab coffee in Clarksville. Your downtown office is ten minutes away and you’ve got access to plenty of things to on West 5th.

A few things worth knowing about 78703 before you dig in.

The Butler Trail is the reason most people rent here. The west side of the trail between Pfluger and MoPac is less crowded than the east side. If you run or bike the lake, you already know that. The communities down near Cesar Chavez and along Lake Austin Blvd put you within a few blocks of the trail.

Deep Eddy is a block from the lake and a lot of renters don’t know it exists. Spring fed, 68 to 70 degrees year round, oldest pool in Texas. Open every day except Tuesday. The regulars swim laps at 8am and it’s never packed on weekday mornings. That alone sells some people on this ZIP.

Clarksville is the walkable part of 78703. West Lynn has Cipollina, Josephine House, and a few spots that have been there for decades. It’s one of the last pockets of old Austin on the west side. If you rent in one of the buildings along West 5th, Clarksville is a 10 minute walk north.

Whole Foods on Lamar is your grocery store. The flagship. Right in the ZIP. And the only real grocery store nearby. No H-E-B in 78703.

Three high-rises, and they’re not cheap. The Bowie is 36 floors. The Monarch is 29. Gables Park Tower is 18. If you want views, that’s where you look. The mid-rises along West 5th are more grounded but still start above $1,400. Nothing in this ZIP is priced for renters on a budget.
