I’ve toured apartment communities across the 78722 ZIP code and love hanging out in this ara. This is a small ZIP. Cherrywood and Blackland is quiet, tree lined neighborhood with 1950s ranch homes and a few newer mid-rises mixed in along Manor Road. It doesn’t look like the rest of East Austin. It feels more like a neighborhood that got grandfathered into a food scene.

A few things worth knowing about 78722 before you dig in.

Manor Road is one of the best restaurant streets in Austin, and it runs right through this ZIP. Dai Due has a Michelin Green Star. KG BBQ picked up a Bib Gourmand. Salty Sow, Haymaker, Mi Madre’s, El Chilito, Patrizi’s at The Butterfly Bar. If you live in 78722, you can walk to most of it. That’s a real difference from most East Austin ZIPs where you need a car.

The apartments here go from a 1964 garden style complex to brand new mid-rises built in 2024 with new construction popping up on Alexander/MLK and nearby Airport Blvd. Rents start in the mid $700s at the older end and push past $1,500 for studios at the newer Willow Bridge properties. UT’s about a mile west, so you’ll see some UT renters in the mix. Downtown’s a 10 minute drive. And Mueller’s H-E-B, Alamo Drafthouse, and Torchy’s are all just up the road in 78723.

Fair warning: options here are limited compared to nearby ZIPs. If nothing works, 78723 (Mueller) and 78702 (East Cesar Chavez) are both a few minutes away with more to choose from.
