East Austin Apartments (78723) Mueller runs the show, but older Windsor Park and Springdale Road communities go for $500 to $800 less per month. Studios from $808. 23 communities built from 1969 to 2024.

I live in this area and have therefor toured most of the apartment communities across the 78723 ZIP code. Some of them more than once. This is really two neighborhoods pretending to share a ZIP code. Mueller was built from scratch on the old airport site. You can walk to pretty much everything. Windsor Park is tree lined streets, 1960s ranch homes, and a pace that hasn’t caught up yet. They’re next to each other, but the lifestyle and the rent are completely different.

A few things worth knowing about 78723 before you dig in….78723 is two completely different neighborhoods sharing the same zip code.

Mueller’s one of the only neighborhoods in Austin where you don’t need a car for the everyday stuff. Colleen’s Kitchen, Veracruz Fonda, L’Oca d’Oro, and Alamo Drafthouse are all on Aldrich Street. H-E-B and Torchy’s are at the Market District on 51st. The farmers market is every Sunday. Voted Austin’s favorite 13 years running. Mueller Lake Park’s 30 acres with trails, an amphitheater, and outdoor movie nights.

And Thinkery is right there if you have kids. You can walk to all of it. That’s not normal for Austin.

Windsor Park is the opposite. Quiet streets, mature trees, Bartholomew Park with its pool and disc golf course. You’ll need a car. But rents start around $800 here compared to $1,700+ in Mueller. That’s not a small gap. And you’re still about 10 to 15 minutes from downtown.

The newer construction, 2021 to 2024, is all over this ZIP. Aldrich Street in Mueller, Cameron Road, I-35, Springdale, Ed Bluestein. The older complexes from the ’60s through the ’80s sit along Ed Bluestein, Highway 290, and the quieter streets of Windsor Park.
