I’ve placed people in 78727 for years. Most of them are either tech workers who want a short drive to the Parmer Lane corridor, or families who want space and good schools without leaving Austin city limits. This ZIP won’t give you nightlife or walkability, and nobody moves here expecting that.

A few things worth knowing about 78727 before you dig in.

Apple’s Parmer Lane campus is in this ZIP code. The expansion campus they’re still building is just west on Parmer, in 78729. Other tech companies have offices along the same stretch of Parmer, and IBM and Amazon are a few miles south at The Domain. That’s the single biggest reason this area fills up.

This ZIP stretches wider than people think. The west side near MoPac is McNeil and Milwood, with older trees and established neighborhoods close to 183 and the Arboretum. Head east toward Metric Blvd and you’re in Scofield Farms. Same ZIP code, but a different commute, different school district, and a completely different feel.

The price range here is all over the place. 1-bedrooms start under $1,000. At the top end, 3-bedrooms can run past $2,500. The older communities from the late ’80s and ’90s are at the lower end, and the newer builds (2015 and later) charge more but you’re getting newer kitchens and better appliances for it.

H-E-B is at Parmer and McNeil. That’s the main grocery store for the west half of the ZIP. If you’re on the east side, the stores along I-35 and Metric are closer. And The Domain is a few miles south on MoPac, so Target, Whole Foods, and the rest of that retail is close enough for a regular run.

You don’t have to leave the ZIP for a decent meal. Aviator Pizza & Drafthouse on Parmer does hand-tossed pizza with a good craft beer list. Tomodachi Sushi and Sunflower Vietnamese are both in the McNeil Crossing shopping center next to H-E-B. It’s not a food destination, but you can eat well without driving 20 minutes.

Walnut Creek Metropolitan Park is right on the edge of this ZIP. 293 acres, 15 miles of trails, and a big off-leash dog area. Mountain bikers use it constantly. If you run, bike, or have a dog that needs real space, it’s a big reason to be on this side of town.

Three different school districts cover this ZIP. Depending on which community you pick, you could be in Round Rock ISD, Austin ISD, or Pflugerville ISD. Check the exact address before you apply. The boundaries don’t follow obvious lines out here.
