Solstice Senior Living at Austin Review: All Bills Paid Senior Housing in South Austin’s 78745

Solstice Senior Living keeps showing up in my inbox for a reason most listing sites won’t explain. At $2,803/month for a studio with all bills paid, zero application fee, and zero admin fee, the math looks different than almost anything else in South Austin’s senior housing market. I track pricing across 1,000+ Austin properties, and all-inclusive senior living communities under $3,000 are genuinely rare in this zip code.

But here’s what listing sites won’t tell you: this property operated for years as Englewood Estates under Holiday Retirement before rebranding to Solstice. It’s sitting at 75% occupancy. And the Google review section includes a noticeable chunk of five-star reviews from industry partners rather than actual residents.

When you pull in reviews from A Place for Mom, Caring.com, and Seniorly’s 99-review aggregate, the picture gets rougher. Theft reports. Pest issues. Elevator breakdowns. A “run down” assessment from at least one family member. That’s a different story than the 4.4-star Google average.

That 4.4 Google rating looks solid on the surface. But who’s leaving those reviews? I’ll get into that below.

Best For / Skip If

Best For

You want pricing with no utility surprises. Solstice includes all utilities, cable, WiFi, water, and heat in the monthly rent. For anyone on a fixed income, that matters. No fluctuating electric bills in July when Austin hits triple digits. Your monthly housing cost is the same in January as it is in August. Same number, every month, every season.

You want a large campus with outdoor space. The property sits on roughly 30-40 acres near the Barton Creek Greenbelt area. I’m not making that up. Reviews on multiple platforms back that up: walking paths, landscaped grounds, wildlife. If you want to step outside and actually walk somewhere without driving, this property has something most senior communities in this zip code don’t.

You’re looking for independent living with optional support services. Solstice is primarily independent living, but third-party home care providers operate on site. If your care needs change, you don’t necessarily have to move. You can get physical therapy, medication reminders, and help with daily tasks through the on-site care partners. You’re not locked into using a specific company.

You need medical facilities nearby. St. David’s South Austin Medical Center is 1.6 miles away. Barton Creek Square shopping is within a few minutes. For routine medical appointments and pharmacy runs, the location works.

Skip If

You need a community that accepts larger pets. The 25 lb weight limit eliminates most medium and large dogs. One pet maximum. If you have a Labrador, a Golden Retriever, or even a mid-sized mixed breed, this isn’t going to work. If you need a place in Austin that takes bigger dogs, I’ve put together a list of communities that accept larger dogs.

Food quality is a priority for you. Multiple residents across different review periods mention the food needs improvement. This isn’t a one-off complaint. It shows up on Google, A Place for Mom, and Caring.com across the board. One Caring.com reviewer also said the community doesn’t offer vegetarian food options. Chef-prepared meals are included, but “included” and “good” aren’t the same thing.

You want to cook your own meals. The apartments have kitchenettes with a mini fridge and sink. No stove, no cooktop, no oven. If you’re not ready to give up cooking, that’s a problem. Cottages on the property have fuller kitchen setups, but they’re separate buildings. You’d walk to the main facility for meals and activities.

You want a community with long-tenured staff you can build relationships with. Several residents call out staff turnover directly. Barbara Felps, who has been a resident for two-plus years, wrote: “there have been a lot of turn overs in staff.” When you’re choosing where to live for the long term, the people matter as much as the building.

Location Deep Dive

What’s Actually Nearby

Solstice sits on Jones Road, just off Stassney Lane in the Westgate area of South Austin. The 78745 zip code is solidly suburban here. You’ll need a car or the community’s transportation service for most errands.

Within 2 miles: Sunset Valley shopping area (HEB, Target, Trader Joe’s on South Lamar), Walgreens, several restaurants along South Lamar and Manchaca. St. David’s South Austin Medical Center is 1.6 miles away.

Within 5 miles: Barton Creek Square Mall, Alamo Drafthouse South Lamar, multiple pharmacy and urgent care options along South Lamar Boulevard.

You’ll need to drive for: Downtown Austin, most specialty medical appointments, the airport.

The area around Jones Road is quiet and residential. There’s no walkable commercial strip. That’s either a positive (peaceful, away from traffic noise) or a negative (car dependent for everything), depending on what you need.

Commute Math

For family members visiting, or residents who still drive:

Destination Distance Off-Peak Rush Hour
Downtown Austin ~6 mi 12-18 min 25-40 min
Barton Creek Square Mall ~3 mi 8-10 min 12-15 min
St. David’s South Austin Medical ~1.6 mi 5 min 5-8 min
Austin-Bergstrom Airport ~10 mi 15-20 min 25-35 min
UT Austin Campus ~7 mi 15-20 min 30-45 min
Sunset Valley HEB ~1.5 mi 4-5 min 5-8 min

Route notes: South Lamar and Manchaca Road are your two main corridors north. Mopac (Loop 1) access is about 2 miles west. During rush hour, Manchaca is often faster than South Lamar north of Stassney. If family is coming from North Austin, expect 30-45 minutes during peak hours.

Neighborhood Vibe

This corner of 78745 is established suburban South Austin. Ranch-style homes, mature trees, quiet streets. It’s not the trendy South Austin you see in magazine articles. That scene is a few miles north, closer to SoCo and South Lamar’s restaurant corridor. For a broader look at what this part of the city offers, check out my South Austin apartments guide.

The Greenbelt access nearby is a real plus if you like being outdoors. Family visiting? Same deal. Traffic noise from Stassney and Manchaca doesn’t carry to the property because of the large campus and tree cover.

Pricing and True Cost

Floor Plans

This is senior housing, so the pricing model is different from a conventional apartment. All utilities are included. Three meals a day are included. Housekeeping and maintenance are included. You’re paying for a lifestyle package, not just a roof.

What’s included in the monthly rate: All utilities (electric, water, cable, WiFi, heat), three daily meals, housekeeping, maintenance, scheduled local transportation, 24/7 emergency pendant, and access to all community amenities.

What’s not included: Personal phone service, supplemental care services through third-party providers, pet rent ($25/month), and any specialized medical services.

The Real Cost Comparison

No concessions right now. No net effective rent math to show you. What you see is what you pay.

But here’s the comparison that actually matters. If you’re weighing Solstice against staying home or against other senior living options, the all-inclusive math changes the picture:

Solstice 1BR at $3,259/month includes:

  • Rent: $3,259
  • Electric/gas: $0 (included)
  • Water/sewer: $0 (included)
  • Cable/internet: $0 (included)
  • Three meals daily: $0 (included)
  • Housekeeping: $0 (included)
  • Maintenance: $0 (included)
  • Transportation: $0 (included)
  • Total: $3,259/month

Living independently in South Austin (estimated):

  • 1BR apartment rent: $1,200-$1,500
  • Electric/gas: $100-$200
  • Water/sewer: $40-$60
  • Cable/internet: $80-$120
  • Groceries + dining: $400-$600
  • House cleaning (biweekly): $200-$300
  • Car insurance/gas/maintenance: $300-$500
  • Total: $2,320-$3,280/month

The gap is narrower than most people expect. And that independent living estimate doesn’t account for the built-in social life, having someone there if something goes wrong at 2 AM, or the convenience of not having to run a household.

Fee Structure

Fee Amount Required?
Application Fee $0 N/A
Admin Fee $0 N/A
Security Deposit Not published (ask during tour) Yes
Pet Deposit $0 If applicable
Pet Non-Refundable $0 If applicable
Monthly Pet Rent $25 If applicable

The $0 application fee and $0 admin fee are worth calling out. Most Austin apartment communities charge $50-$150 for the application alone. Solstice skips that entirely.

Want to know what’s currently available?

I talk to senior living communities across South Austin regularly. Availability and pricing can shift. Fill out a quick form and I’ll tell you what’s open, what it actually costs, and how it stacks up.

Screening and Move-In Process

Senior living communities don’t screen the way conventional apartments do. No credit check. No eviction lookback. No background check in the traditional apartment sense.

So what does Solstice actually look at?

Financial qualification: Can you (or your family) reliably cover the monthly rate? They’ll want to see proof: Social Security statements, pension documentation, investment accounts, or some combination. A lot of families piece it together from multiple sources.

Care needs assessment: Solstice is independent living. During the tour and intake conversation, the team figures out whether you can live on your own or need supportive services. If your needs go beyond what they can handle, they’ll tell you.

Move-in timeline: This moves faster than a conventional apartment. You reach out by email or phone, tour the community, talk through care needs and finances, and schedule your move. The minimum commitment is one month. That’s it. Most apartments lock you into 12 months.

Income Considerations

Unit Type Monthly Rate Approximate Annual Cost
Studio $2,803 $33,636
1BR $3,259 $39,108
2BR $3,500 $42,000
Large 1BR $3,846 $46,152

For context, the average Social Security retirement benefit in 2026 is approximately $2,000/month (SSA data). That means most residents need extra income beyond Social Security: pension, savings, VA benefits, family support, or some combination. VA Aid and Attendance benefits can provide eligible veterans and surviving spouses with $1,400-$2,600+ per month toward senior living costs.

What a Locator Actually Does Here

Here’s what I tell clients about senior living searches: the process is different from a standard apartment search, but the value of having someone in your corner is the same. I can:

  • Compare pricing and availability across multiple senior living communities in one conversation
  • Verify what’s actually included in the monthly rate (it varies more than you’d think between communities)
  • Check whether a community’s care level matches what you need now and what you might need later
  • Save you from touring five communities when two actually fit your situation
  • Help coordinate the timeline if you’re relocating from out of state

Resident Reviews Decoded

What the Reviews Actually Show

I pulled reviews from Google (76 reviews, 4.4 stars), A Place for Mom (73 reviews, 8.3/10), Caring.com (5 reviews), Seniorly (99 aggregated across the web), U.S. News (82 resident surveys), and the property’s own testimonials page. Here’s what the combined picture looks like:

Theme Mentions Trend Source(s)
Friendly residents/community 8+ → Steady Google, A Place for Mom, U.S. News
Staff praise (Mitra, Westley, Marcus) 8+ → Names shift over time Google, Caring.com
Staff turnover 3+ → Ongoing Google, Seniorly aggregate
Food quality complaints 4+ → Steady across platforms Google, Caring.com, Seniorly
No cooking facilities in units 2 → Structural (won’t change) Caring.com
Theft reports Mentioned → Flagged in aggregate Seniorly
Pest infestations Mentioned → Flagged in aggregate Seniorly
Elevator breakdowns Mentioned → Flagged in aggregate Seniorly
Understaffing/service delays 2+ → Flagged across sources Seniorly, A Place for Mom
Building described as old/run down 2+ → Noted post-rebrand A Place for Mom, Seniorly
Industry partner reviews 4+ → Present across timeframes Google

Staff gets praised by name, but the names keep changing. Recent reviews (last 3 months) keep mentioning Mitra, the Director of Sales, as responsive and professional. Reviews from 11 months ago repeatedly praise Westley (Director) and Marcus. That pattern tells you two things: the sales and leadership staff are good at what they do, and the team has turned over at least once in the past year.

Several five-star Google reviews come from industry partners, not residents. At least four of the recent positive Google reviews come from home care providers, hospice partners, and other healthcare professionals who work with Solstice. Those are real reviews. But they’re reviewing the business relationship, not what it’s like to live there. Strip out the partner reviews and the resident-only sentiment runs closer to 3.8-4.0.

The A Place for Mom reviews tell the sharpest story. One family member wrote that the community has “run down” since their loved one moved in, that management “fired most of the staff,” and that at the time of their review there was “no maintenance staff.” That’s a single review, but it’s specific and detailed enough to take seriously. Other A Place for Mom reviews are more positive, noting good housekeeping and improved communication.

The Caring.com reviews flag practical issues the Google reviews miss. Two separate families pointed out the lack of cooking facilities in the apartments. One family wanted vegetarian food options and was told they weren’t available. Another mentioned “odd-shaped” rooms with wall-mounted AC units. Those details matter if you’re actually going to live there.

No pool. At least one reviewer knocked off a star because there’s no swimming pool on the property.

Management Response Assessment

Management responds to virtually every Google review. The responses are mostly template (“Thank you for your review of Solstice at Austin!”). Negative feedback gets a slightly more personalized response directing the reviewer to the executive director. Response time is within a few weeks. That template pattern is normal for corporate-managed senior living. But it also means you can’t read much into the responses as a signal of how they’d handle your concerns.

The Uncomfortable Truth

No listing site will write this section.

The 4.4 Google Rating Has an Asterisk

When four or more of your Google reviews come from business partners rather than residents, the rating doesn’t fully represent the living experience. Megan Garrett identifies herself as a partner. Sarah Capp explicitly says “being another provider in the area.” Jen Rojas? “A homecare and hospice provider.” Pull those out, add in the more critical feedback from A Place for Mom and Caring.com, and the true resident sentiment sits noticeably lower than 4.4. Seniorly’s aggregate across 99 reviews sums it up: “mixed reviews.”

The Building Has Deeper Issues Than the 2023 Renovation Solved

Seniorly’s review aggregate flags elevator breakdowns, inadequate maintenance, and a building “described as old and in need of repairs.” One A Place for Mom reviewer said the community has “run down” and at one point had “no maintenance staff.” The 2023 renovation updated cosmetics. But did it fix the plumbing, the heating and cooling, the elevators? Not clear. And we’re talking about a building that may go back to 1985. Wall-mounted AC units (flagged in a Caring.com review) tell you the cooling is still the original wall units, not a modern central system.

Theft and Pest Reports Exist in the Review Record

Seniorly’s aggregated review summary specifically mentions “reports of theft” and “pest infestations.” These aren’t details you’ll find on the property’s own testimonials page. I can’t pin down how often or how recently these issues occurred from what I’ve got, but the fact that they show up in an aggregate of 99 reviews means they’re part of the property’s history. Ask about both during your tour.

No Real Kitchen Means No Independence in Meal Prep

The apartments have a mini fridge and a sink. No stove, no cooktop, no oven. For a community billing itself as “independent living,” that’s a real limitation. If you want to heat soup, make eggs, or prepare anything beyond cold food, you’re dependent on the dining program. Cottages have fuller kitchens, but those are separate buildings. This came up in multiple Caring.com reviews from families who ruled out Solstice for exactly this reason.

75% Occupancy Tells You Something

A 130-unit community with 75% occupancy means roughly 33 units are empty. That’s a higher vacancy rate than you’d expect for a renovated community in this location. It could mean pricing is slightly above what the market will pay, or it could reflect the mixed review record. Either way, that vacancy rate gives you room to negotiate. The community needs residents, and that can work in your favor on pricing or move-in terms.

Frequently Asked Questions

Is Solstice Senior Living at Austin assisted living or independent living?

Primarily independent living. Third-party care providers operate on site for residents who need assistance with daily activities, medication management, or physical therapy, but the community itself is structured for independent seniors.

What’s included in the monthly rent at Solstice?

All utilities (electric, water, cable, WiFi, heat), three chef-prepared meals daily, housekeeping, maintenance, scheduled local transportation, and 24/7 emergency pendant service.

Was Solstice Senior Living previously called something else?

Yes. The property operated as Englewood Estates under Holiday Retirement before rebranding to Solstice Senior Living under Provincial/Discovery Senior Living management. Some older reviews on third-party sites still reference the Englewood Estates name.

Do the apartments have kitchens?

No. Apartments have kitchenettes with a mini fridge and sink only. No stove, cooktop, or oven. Cottages on the property have fuller kitchen setups but are separate buildings from the main facility.

Does Solstice Senior Living accept pets?

Yes. Dogs and cats are allowed. One pet maximum, 25 lb weight limit, breed restrictions apply. Monthly pet rent is $25 with no pet deposit.

What are the floor plan options at Solstice?

Studios (418-525 sq ft), one bedrooms (550-921 sq ft), and two bedrooms (735-931 sq ft). Some units are townhome-style with fireplaces. All have washer/dryer connections.

How much does Solstice Senior Living at Austin cost per month?

Studios start at $2,803/month. One bedrooms start at $3,259/month. Two bedrooms start at $3,295/month. All pricing includes utilities and meals.

Does Solstice accept Medicare or Medicaid?

Solstice is an independent living community, not a skilled nursing facility. Medicare does not cover independent living costs. Medicaid coverage for assisted living varies by state and income. VA Aid and Attendance benefits may help eligible veterans offset costs.

Is there a minimum lease term?

The minimum lease term is one month. That’s way shorter than the 12-month minimum at most conventional apartments.

How does Solstice compare to The Continental Retirement Community nearby?

The Continental, 0.68 miles away at 4604 S Lamar Blvd, starts at $2,700-$3,100/month (Apartments.com, Sunshine Retirement Living) with units ranging from 553-812 sq ft. The biggest difference: The Continental apartments include full kitchens with a stove, large refrigerator, and dishwasher. Solstice apartments have a mini fridge and sink only. The Continental is managed by Sunshine Retirement Living, carries a 4.5-star rating on SeniorAdvisor (68 reviews), and also offers pricing with three daily meals included. If cooking independence matters to you, The Continental is the stronger option in this corridor.

What hospital is closest to Solstice?

St. David’s South Austin Medical Center is 1.6 miles away, about a 5-minute drive.

The Bottom Line

Solstice Senior Living delivers on three things: an all-inclusive pricing model that removes monthly cost surprises, a large campus with real outdoor space, and a sales team that gets praised across every review period. At $2,803/month for a studio with every utility and three daily meals included, the all-in value is competitive for South Austin’s senior living market.

The trade-offs are bigger than the Google rating suggests. Across 99 reviews aggregated by Seniorly, the community gets a “mixed” designation. Food complaints, staff turnover, theft and pest reports, no cooking in the apartments, elevator problems, and a building that might be older than 1990 all play a role. The 2023 renovation improved cosmetics, but the deeper problems haven’t gone away.

This community makes sense if you prioritize predictable monthly costs with everything included, you want a large, green campus rather than a building in a commercial corridor, you’re comfortable with independent living and only occasional support services, or you’re on a VA benefit that helps bridge the gap between Social Security and the monthly rate.

This community doesn’t make sense if food quality is a top priority, you want to cook your own meals (no stove or cooktop in apartments), you have a pet over 25 lbs, you need a higher level of daily care than independent living provides, or staff continuity is something you weigh heavily in your decision.

My honest take: tour it. Eat a meal there before you commit. Ask about elevator maintenance and the current staffing situation. Ask what the 2023 renovation actually addressed. Ask whether vegetarian or specialty diet options are available. Walk the grounds. Talk to current residents without staff present if you can. The campus and the pricing are genuine strengths. Whether the daily operations match is something you need to see for yourself.
