That 4.0 Google rating is decent for a property that’s only been open about a year. But 46 reviews is still a thin sample. I’ll break down the patterns I’m seeing and what to watch for in the reviews section below.
Best For
Your income qualifies for the LIHTC program and you want new construction. Most affordable housing in Austin sits in buildings from the 1970s and 1980s. Ryder Ridge was built in 2025. That means in unit washer and dryer, quartz countertops, luxury vinyl plank flooring, and stainless steel appliances. You almost never see those finishes in a building at these prices. You need a 4 bedroom apartment. The Morgan floor plan offers 4 bedrooms and 2 bathrooms in 1,310 square feet. Four bedroom apartments are hard to find in Austin, period. Finding one in a new build at income restricted pricing is even harder.
You’re a veteran or active military. Ryder Ridge waives the application fee and gives $250 off your first month’s rent for qualified military members and veterans. As a veteran myself, I pay attention to which properties actually back up their military support with real savings versus just putting a flag on their website.
You need a low application fee. At $13 per adult, Ryder Ridge has one of the lowest application fees in Austin. Most properties charge $50 to $150. If you’ve been denied at a few places already, that difference adds up fast.

You earn too much. A single person earning over $56,460 a year doesn’t qualify. Two people, the cap is $64,560. Three people, $72,600. This is a hard cutoff. The team that reviews your income paperwork in Phase 2 won’t bend on it.

Ryder Ridge sits on Decker Lake Road in Austin’s 78724 zip code. Walter E. Long Metropolitan Park is about a mile north. That park covers over 3,800 acres and includes Decker Lake (also called Walter E. Long Lake). It’s one of the few spots in Austin where you can fish, kayak, and swim without driving to the Hill Country.
Groceries are the biggest everyday thing to think about. The nearest full-size grocery store is a few miles south along the 290 corridor. Loma Vista shopping center is about 0.9 miles away for smaller errands. For a big grocery run, plan on a short drive.
There aren’t a lot of places to eat nearby. The Decker Lane corridor has a handful of restaurants and convenience stores, but if you’re used to central East Austin or the Mueller area, this won’t feel the same. Fair warning: the TransitScore is 32. This is a car dependent location. If you don’t have a car, daily life here will be hard.

The Samsung commute is the strongest. If you work at or near the Samsung fab in NE Austin, Ryder Ridge puts you 15 minutes away off-peak without touching I-35.
Downtown is a different story. You’re fighting 290/I-35 congestion both ways during rush hour.
Neighborhood Reality
This is not central East Austin. The Decker Lake corridor is mostly open land. You’ll see open fields, a few houses, and newer apartment communities going up nearby (Prose Decker Lake is 0.33 miles away, Citizen House Decker is 0.48 miles).
The area is growing. But it doesn’t have the walkable restaurant and bar scene you’d find closer to downtown, and if you’re coming from a more urban part of Austin, the pace out here will feel different.
Schools here are in the Manor Independent School District, not Austin ISD. That’s worth knowing if you have kids and school district matters to you.

The Arabian is a separate 1BR layout from the Appaloosa. That $700 price is probably set for a lower income level in the program. The Morgan 4BR currently shows “Call for Rent” on listing sites. They also have ADA versions of the Quarter, Haflinger, and Morgan.
RentCafe lists 1BR from $1,355, 2BR from $1,622, and 3BR from $1,868. Apartments.com shows a range starting at $700. The locator platform I use shows the Appaloosa 1BR at $1,199 with 11 units available right now. The price differences across listing sites come down to different floor plans and which income tier you’re looking at.
One thing to know about LIHTC pricing: rent is based on income limits set by HUD, not what the market will bear. Rents can change once a year when HUD updates those limits, but your rent stays the same for your full lease term.
Net Effective Rent Calculation
Using the current special (2 months free on a 12-month lease) and the Appaloosa 1BR:

Application Process
Ryder Ridge’s approval has two steps:
Phase 1: Standard background check. Credit, criminal, rental history. If you pass (or get conditional approval), you move to Phase 2.
Phase 2: LIHTC income review. A separate team goes through your income paperwork to make sure you fall under the limits. They check every household member’s income. This part can take up to 2 weeks.
You need to complete the entire application, fees, and signatures within 24 hours or the system automatically cancels it. Every adult (18+) in the household needs their own email address and their own online account to finish the application.
Credit and Background
The property website doesn’t publish a minimum credit score. The security deposit is listed at $500 standard but “may vary based on credit screening results.” That usually means a sliding scale. Better credit gets the standard deposit. Lower credit means a higher deposit.
