Nova Austin Apartments Review: East Austin’s CLT Boutique (True Cost, Screening, and What’s Missing)
Eight weeks free on a brand new East Austin apartment sounds like an obvious win. The photos look great. Exposed timber ceilings, open layouts, a rooftop terrace with skyline views. Only 34 units. It’s the kind of property that sells itself on first glance.
Then you read the fine print.
I track pricing and fee structures across 1,000+ Austin apartment communities, and Nova Austin got my attention for a reason most renters won’t notice until after they sign: a $125/month RUBS fee that listing sites don’t include in the advertised rent. That fee covers internet, package lockers, janitorial, pest control, trash, and air filters. It’s not optional. On a 2-bedroom at $2,200/month, that RUBS fee adds $1,500 to your annual housing cost. Most listing sites bury it in the fine print or don’t show it at all.
Here’s what I can tell you that Apartments.com can’t: whether the math still works after you factor in every dollar you’ll actually spend living here.
Quick Facts: Nova Austin at a Glance
| Detail | Info |

| Rent Range | $1,450 – $2,500 |
| Income Requirement | 3x monthly rent (standard for new construction; confirmed by listing data) |
| Pet Policy | 2 pets max, 50 lb limit (exceptions by request), breed restrictions, $200 deposit + $25/month per pet |
| Current Special | 8 weeks free on 12-month lease; 10 weeks free on 15-month lease + $250 Ikea gift card (48-hour look and lease) |
| Application Fee | $75 per adult |
| Admin Fee | $150 per household |

| RUBS Fee | $125/month (mandatory) |
| Google Rating | 5.0 (3 reviews) |
A few things jump out. That 5.0 Google rating comes from just three reviews, and all three are tour impressions, not actual residents. Nobody has lived here yet. And the pet weight limit has conflicting data online. The locator database lists 75 lbs, but Nova’s own FAQ page says 50 lbs with exceptions available by request. I’d go with 50 lbs and confirm directly if your pet is close to that line.
Best For / Skip If
Nova Austin Makes Sense If…
You prioritize architecture and design over amenities. Nova is built with cross-laminated timber, which is rare in Austin’s apartment market. The exposed wood ceilings aren’t a cosmetic add-on. They’re structural. You get a look and feel you won’t find at any other apartment community in Austin. If you’d pick material quality over a pool or gym, this is worth a tour.
You want a small, quiet building in East Austin. 34 units means you’ll know your neighbors. There’s no clubhouse full of strangers, no party pool on weekends. The rooftop terrace is the main shared space. If you’ve lived in a 300-unit complex and hated it, this is the opposite experience.
You work for a preferred employer. Nova runs a Preferred Employers Program for AISD, city and state workers, ACC employees, Google, Dell, Meta, Apple, and Tesla staff. You get a reduced security deposit (half a month’s rent) plus a $250 IKEA or Amazon gift card, and you can combine it with the lease special. Active military and veterans get the $150 admin fee waived with valid ID.
You work remotely and don’t need a commuter gym. The $125/month RUBS fee includes internet. That’s one less bill to set up. The patios and high ceilings give you room to work from home comfortably. But you won’t find a fitness center here, so plan accordingly.
Skip Nova If…
You need a gym, pool, or fitness amenities. Nova has none. No pool, no fitness center, no yoga studio, no business center. Here’s the full amenity list: rooftop terrace, pet washing station (coming soon per the property website), and package lockers. That’s it. You’re paying new construction prices for a building with fewer amenities than most mid-range properties built in the 2010s.
Your dog weighs more than 50 lbs. The property’s own FAQ caps pet weight at 50 lbs with exceptions available by request. Pit Bull Terriers, Rottweilers, Doberman Pinschers, German Shepherds, Chow Chows, Akitas, and Wolf hybrids are not permitted. If you have a large or restricted breed, look at our list of Austin apartments that accept large dogs.
You want proven management and actual resident feedback. This building has zero months of occupancy history. Every review online is from someone who toured, not someone who lived here. That’s not a dealbreaker. But you should know what you’re signing up for.
You need onsite staff. There is no onsite manager. Tower Property Management handles everything remotely, Monday through Friday, 8am to 5pm. If your toilet overflows at 9pm on a Saturday, you’re submitting a work order through a digital portal and waiting.

Location Deep Dive
What’s Actually Nearby
Nova sits at 3515 Webberville Road in the Govalle neighborhood of East Austin. This isn’t the walkable part of East Austin you see on Instagram. Govalle is quieter, more residential, and still developing.
Grocery: The closest H-E-B is at 2701 East 7th Street, about 1.2 miles southwest (4 to 5 minute drive). Not a walkable grocery run for most people.
Coffee and food within a mile: Flitch Coffee operates out of a converted 1952 trailer and serves breakfast tacos. The Cavalier at 2400 Webberville Road is a gastropub about a mile west. The Webberville Food Truck Park is close by. For a nicer dinner, Justine’s Brasserie (French, open until 2am) is about 1.5 miles toward downtown.
Parks: Govalle Neighborhood Park is within walking distance and has a pool, playground, and ball fields. Boggy Creek Greenbelt runs through the area. Edward Rendon Sr. Park at Festival Beach on Lady Bird Lake is about 2 miles south.
The building will have ground floor retail space. It’s not open yet. When those tenants move in, you’ll have something walkable directly downstairs. Until then, you need a car or bike for most errands.
The Commute Math
| Destination | Distance | Off-Peak | Rush Hour |
|---|---|---|---|
| Downtown Austin | 3.5 mi | 10-12 min | 20-30 min |
| UT Austin campus | 4 mi | 12-15 min | 25-35 min |
| Austin-Bergstrom Airport | 9.9 mi | 15-19 min | 25-35 min |
| The Domain | 12 mi | 18-22 min | 35-50 min |
| Tesla Gigafactory (SE) | 13 mi | 18-22 min | 30-40 min |
| Apple (Parmer Lane) | 15 mi | 20-25 min | 40-55 min |
Plaza Saltillo MetroRail station is 1.8 miles away. That’s bikeable in 8 to 10 minutes but not a comfortable walk. If you commute by rail, you’ll need a bike or rideshare to cover the gap.
Neighborhood Vibe
Govalle is East Austin’s quieter side. You’re east of the Springdale Road corridor, away from the bar and restaurant density of East Cesar Chavez or East 6th Street. The neighborhood has a mix of original homes from the 1940s through 1970s and newer construction that’s been filling in over the past five years.
Fair warning: Webberville Road carries steady traffic, and the area has industrial pockets. This isn’t Instagram East Austin. It’s the working version of it, which some renters prefer. Others expect something different based on the 78702 zip code and feel let down. Drive the route before you commit.

*Net effective rent with 8 weeks free on a 12-month lease (per property FAQ and Apartments.com, June 2026).
One thing listing sites won’t tell you: the 1-bedroom at Nova is only 587 square feet. That’s small for $1,800/month base rent. The studio at 648 square feet is actually bigger than the one bedroom. Read that again. Make sure you know the layout before you tour.
A note on specials: I found three different concession figures across listing sites for this property. The property’s own FAQ page and Apartments.com both confirm 8 weeks free on a 12-month lease and 10 weeks free on a 15-month lease. Those are the numbers I used. Specials at new properties still filling up change frequently. Confirm the current offer directly before applying.
The Net Effective Rent Math
Current special: 8 weeks free on a 12-month lease (per property FAQ, June 2026).
Here’s how that breaks down for the available 2-bedroom at $2,200/month:
Option 1: 12-month lease, 8 weeks free
Base rent: $2,200/month Lease term: 12 months (365 days) Free rent: 8 weeks (56 days) Daily multiplier: (365 – 56) / 365 = 0.8466 Net effective rent: $2,200 × 0.8466 = $1,863/month Monthly savings: $2,200 – $1,863 = $337/month
Option 2: 15-month lease, 10 weeks free
Lease term: 15 months (456 days) Free rent: 10 weeks (70 days) Multiplier: (456 – 70) / 456 = 0.8465 Net effective rent: $2,200 × 0.8465 = $1,862/month
For the larger 2-bedroom at $2,500:
12-month NER: $2,500 × 0.8466 = $2,117/month 15-month NER: $2,500 × 0.8465 = $2,116/month
The net effective rent is nearly identical between the two lease options. The real question is whether you want to commit for 12 or 15 months. Apartments.com shows the property advertising $1,867 NER on the 15-month. Within $5 of my number.
There’s also a Look & Lease deal: sign within 48 hours of touring and you get a $250 IKEA gift card. That offer runs through 9/4/2026.
All the Fees
| Fee | Amount | Required? |
|---|---|---|
| Application fee | $75 per adult (including guarantors) | Yes |
| Admin fee | $150 per household | Yes |
| RUBS fee | $125/month | Yes (mandatory) |
| Reserved parking | $100/month | Depends (2BR gets one free space; studios/1BRs pay or use street parking) |
| Pet deposit | $200 per pet | If applicable |
| Pet rent | $25/month per pet | If applicable |
| Storage (4×4) | $100/month | Optional |
| Storage (8×9) | $150/month | Optional |
The RUBS fee is the one that changes the math. That $125/month covers internet, package lockers, common area janitorial, resident portal fee, trash, recycling, compost, pest control, and air filters. You don’t get to opt out of any of it.
Utilities not covered by RUBS: electric and water (set up directly with the city), plus gas (billed back through the property).
What You’ll Actually Pay Each Month
Here’s a real scenario: 2-bedroom at $2,200 base rent, one dog, no parking upgrade needed (2BR units get one free space).
| Line Item | Monthly Cost |
|---|---|
| Net effective rent (8 weeks free, 12-month lease) | $1,863 |
| RUBS fee | $125 |
| Pet rent (one dog) | $25 |
| Estimated electric/water/gas | $100 – $150 |
| Total estimated monthly cost | $2,113 – $2,163 |
That net effective rent of $1,863 looks good until you add the $125 RUBS fee. Now you’re at $1,988 before utilities and pet rent. The concession saves you $337/month, but the RUBS fee claws back $125 of it. Your real savings compared to paying full price with no mandatory fees? About $212/month. The true all-in cost for a 2-bedroom with one pet lands around $2,113 to $2,163/month. Reasonable for brand new East Austin construction, but worth understanding before you sign.
Move-in costs for a 2-bedroom with one pet: $75 application fee + $150 admin fee + $1,500 security deposit + first month’s prorated rent + $125 RUBS + $200 pet deposit. On a mid-month start, expect roughly $3,500 to $4,000 out of pocket. The $250 IKEA gift card takes a small edge off.
Specials change. What’s listed above was accurate as of June 2026, but I talk to leasing teams regularly and offers shift. If you want to know what’s actually available right now, reach out.

Screening Criteria
Nova doesn’t publish a credit score minimum. But the deposit structure on Apartments.com tells the story: studios are $500, one bedrooms are $1,000, and two bedrooms are $1,500. Those are for qualifying credit. The listing specifically notes that the deposit “could be a 2x depending on score and report.” That means if your credit falls below their threshold, you could be looking at a $3,000 deposit on a 2-bedroom instead of $1,500.
For income, third-party listing data recommends 3x monthly rent, which is standard for new construction at this price point. Tower Property Management hasn’t published the exact number, but 3x is what I’d expect here.
Income Requirement Estimates
Here’s what 3x income looks like at each price point:
| Unit | Base Rent | Monthly Income Needed (3x) | Annual Income | Hourly Wage (40 hrs) |
|---|---|---|---|---|
| Studio | $1,450 | $4,350 | $52,200 | ~$25.10 |
| 1 Bedroom | $1,800 | $5,400 | $64,800 | ~$31.15 |
| 2 Bedroom (910 sf) | $2,200 | $6,600 | $79,200 | ~$38.08 |
| 2 Bedroom (1,021 sf) | $2,500 | $7,500 | $90,000 | ~$43.27 |
Income qualification always uses base rent, not net effective rent. Your concession doesn’t lower the income bar.
Credit Expectations
Here’s how credit score affects your costs at Nova, based on what I’ve seen at similar properties:
650+ credit: Standard deposit ($500/$1,000/$1,500 depending on floor plan). Smooth approval. 600-649 credit: Likely approved, but the deposit may increase. This is the range where “2x depending on score and report” starts to apply at many properties. Below 600 credit: Higher deposit likely (potentially $1,000 for a studio, $2,000 for a 1BR, $3,000 for a 2BR). Tower Property Management is a smaller local company, not a big corporate operator with rigid automated screening. That can work in your favor, but I can’t promise anything without more info. If your credit is in this range, reach out before applying.
What Typically Gets You Denied at Properties Like This
Let me be direct about what usually triggers automatic denial at this tier of property:
- Active property debt (money owed to a previous landlord)
- Eviction filed within the past 2 to 3 years
- Felony conviction within the past 5 to 7 years (varies by offense type)
- Insufficient income documentation
- Falsified application information
If any of these apply to your situation, don’t guess. I can tell you which East Austin properties have more flexible screening and save you the $75 application fee.
The Application Process
- Apply online through Tower Property Management’s AppFolio portal
- $75 application fee per adult (including any guarantors)
- Processing time: not published, but smaller management companies typically take 2 to 5 business days
- Once approved, $150 admin fee, security deposit, first month’s rent, and $125 RUBS fee are due within 24 hours
Here’s what separates working with a locator from applying blind: I can tell you whether you’re likely to qualify before you spend $75 finding out. If Nova’s screening looks tight for your situation, I know which nearby properties have more flexibility, and which ones will definitely deny you. That pre-screening costs you nothing.
What to Watch For (Resident Reviews)
I need to be straight with you here. Before writing this section, I checked Google, Apartments.com, ApartmentRatings, Yelp, AptAmigo, Zillow, ApartmentGuide, Redfin, Rent.com, Birdeye, ApartmentHomeLiving, and ApartmentFinder.
Zero resident reviews. Across all of them. The only feedback that exists anywhere online is three Google reviews, all 5 stars, all from people who toured. Nobody has posted a review about actually living here.
| Reviewer | Rating | Type | Key Comments |
|---|---|---|---|
| Anjana Singh | 5 stars | Tour impression | Cozy, high end feel, tall ceilings, Mitchell was helpful |
| Ashley Czech | 5 stars | Tour impression | Exposed wood details, modern but inviting |
| Paige Pinkerton | 5 stars | Tour impression | Modern design, quality craftsmanship, boutique community |
The consistent praise across all three is about the design and materials. That tracks with what you’ll see in the photos. But tour impressions tell you about finishes and the leasing experience. They tell you nothing about maintenance response times, noise between units, how the RUBS billing actually works, whether that pet washing station ever gets built, or what happens when the elevator breaks.
What I’d Watch For
CLT construction and noise transfer. CLT handles sound differently than steel and concrete or traditional wood frame. It can actually perform well for noise isolation between floors, but a lot depends on how the building was put together. Pay attention during your tour. Ask to hear noise from adjacent units.
Management response times (no onsite staff). Every maintenance request goes through a digital portal. Tower Property Management operates Monday through Friday, 8am to 5pm. For a brand new building, you’ll likely have punch list issues in the first 6 months: paint touch ups, cabinet adjustments, appliance quirks. How quickly those get resolved will define your early experience.
Management company track record. Tower Property Management has been operating in Austin since 2015. They manage 310+ units, mostly single-family homes and smaller properties. They have a 4.2 to 4.3 star rating on Birdeye across 150 to 198 reviews. The main complaint pattern on their BBB profile involves security deposit disputes at move-out. That’s worth noting for when your lease ends.
The $125 RUBS fee in practice. RUBS stands for Ratio Utility Billing System. The fee is fixed at $125/month regardless of your actual usage. That’s on the high end for Austin. Many properties charge $30 to $90 for similar bundled fees. Ask whether this amount is subject to increase during your lease term.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.
You’re the Beta Tester
Every brand new apartment building has a shakeout period. Elevators malfunction. HVAC systems need calibration. Plumbing issues surface that weren’t caught during construction.
With only 34 units and no onsite management team, those issues may take longer to get fixed than they would at a 300-unit property with maintenance staff on site every day. The three Google reviews are promising, but they’re from people who walked through a staged unit. Living somewhere 365 days a year is different.
The Amenity Package Is Thin for the Price Point
At $2,200 to $2,500/month for a 2-bedroom, plus $125/month in mandatory fees, you’re paying top-tier new construction prices. But the amenity package doesn’t match. No pool, no gym, no fitness center, no business center, no coworking space. The rooftop terrace is nice. The pet wash station is still listed as “coming soon” on the property website. You’re paying for the architecture and the location. Not the amenity list. And that’s fine if the architecture is what sold you. But compare it to what nearby properties like The Goodwin (0.63 miles away) or Pearl Springdale (0.66 miles) offer at similar price points before deciding.
No Onsite Staff Is a Real Concern
Tower Property Management has no onsite presence at Nova. Office hours are Monday through Friday, 8:30am to 5pm. If you have an emergency outside those hours, you’re relying on an after-hours work order system. For a 34-unit building, that could mean slow response on weekends and holidays. That’s common for smaller local management companies. But it’s a different experience than a 200-unit property with a leasing office and maintenance team down the hall.
Ready to move forward, or want to explore alternatives?
You’ve seen the full picture now. If Nova still fits, I can help you apply strategically. If the downsides don’t work for you, I know every property in this corridor and can point you toward something that checks more boxes.
Frequently Asked Questions
Does Nova Austin have a gym or pool?
No. Nova has no fitness center, pool, or recreational amenities. All you get is a rooftop terrace, package lockers, and a pet wash station that’s still listed as coming soon. If fitness amenities matter to you, look at nearby alternatives like The Goodwin or Pearl Springdale.
What is the $125 RUBS fee at Nova Austin?
It’s a mandatory monthly charge covering internet, package lockers, common area janitorial, resident portal fee, trash, recycling, compost, pest control, and air filters. You cannot opt out. This is on top of your base rent and separate from electric, water, and gas.
Does Nova Austin allow dogs?
Yes. Dogs and cats are welcome, up to 2 pets per unit, each weighing 50 lbs or less per the property FAQ. Aggressive breeds including Pit Bulls, Rottweilers, Dobermans, German Shepherds, Chow Chows, Akitas, and Wolf hybrids are restricted. Pet deposit is $200 per pet plus $25/month pet rent.
What is parking like at Nova Austin?
Two bedroom floor plans include one free parking space. Studio and one bedroom renters can purchase a reserved space for $100/month or use free street parking. Parking is inside a gated area with card/code access. Guest parking is limited to street parking or designated retail spaces after business hours.
What credit score do I need for Nova Austin?
Nova does not publish a credit minimum. Based on the price point and construction quality, I’d expect they want 600+ credit, but confirm with Tower Property Management before applying. If your credit is below 600, reach out and I can tell you whether it’s worth applying here or steer you toward properties with published flexible screening.
Is Nova Austin a good location for commuting?
It depends where you work. Downtown is 10 to 12 minutes off-peak but 20 to 30 minutes during rush hour. The Domain is 35 to 50 minutes in traffic. Plaza Saltillo MetroRail is 1.8 miles away, bikeable but not a comfortable walk. For remote workers, the location works well.
What is cross-laminated timber construction?
CLT is an engineered wood product where layers of lumber are stacked and glued at right angles. It’s structurally strong and more sustainable than concrete and steel. Nova is one of the few CLT apartment buildings in Austin. Ask about sound transfer during your tour.
When was Nova Austin built?
Nova completed construction in 2026 and is still filling up, part of the wave of new apartments hitting Austin this year. As of June 2026, only 2-bedroom units are available. Studios and one bedrooms show as unavailable.
The Bottom Line: Is Nova Austin Worth It?
Nova Austin is doing something different. Actually different. The CLT construction is real, the design quality shows, and a 34-unit boutique building in Govalle is a rare product in Austin’s apartment market. The 8 weeks free concession on a 12-month lease brings the 2-bedroom net effective down to $1,863/month, which is competitive for new construction in East Austin.
The main trade-off is straightforward: you’re paying new construction prices ($2,200 to $2,500 base rent plus $125/month RUBS) for a building with no gym, no pool, no onsite staff, and zero track record as a place to live. The architecture is the amenity. If that’s enough for you, Nova delivers it at a level you won’t find elsewhere.
This property makes sense if:
- You value design and materials over pools and gyms
- You want a small, quiet building where you know your neighbors
- You work remotely and don’t need commuter fitness facilities
- You qualify for the Preferred Employers discount (AISD, Google, Dell, Meta, Apple, Tesla)
This property doesn’t make sense if:
- You expect a gym, pool, or full amenity package for $2,200+/month
- You need onsite maintenance staff available outside business hours
- You want a property with a proven track record and real resident reviews
- Your dog weighs more than 50 lbs or is a restricted breed
My verdict: the first year math works if you lock in the concession and the architecture genuinely matters to you. But go in with eyes open about what you’re trading for that aesthetic. Know what a lease break actually costs before you sign, just in case. And check back in six months. Once actual residents start posting reviews, the real story of this building will come into focus.
