I went through 121 Google reviews, checked every major listing platform, and dug into Weinstein Properties’ fee structure to figure out what’s really going on here. I’m a licensed REALTOR (TX #679806). I track screening criteria across 1,000+ Austin communities. And I can tell you the listing sites are missing the story. The 3.7 Google rating looks average. But the pattern behind it tells you everything you need to know before signing a lease.

Here’s what none of those sites will tell you: this building has a noise problem that no amount of modern finishes can fix, a gated community where the gates don’t work half the time, and mandatory monthly fees that add $45+ to whatever rent you see advertised.

Travis alone shows up in eight separate five star reviews, and Ariel, Jason, and Miguel pop up repeatedly too. But noise complaints, gate failures, and dirty stairwells drag the score right back down. Your experience here depends almost entirely on which floor you end up on and whether the gates happen to be working that month.

Best For

You want a newer building on South Congress under $1,300 for a one bedroom. After specials, the Hughes floor plan (794 sqft) drops to roughly $1,092 per month net effective. That’s competitive for a building that’s only six years old with in-unit washer/dryer, granite counters, and a South Congress address. The Matador next door opened in 2025 and starts at $1,026, but it has zero track record. SoFi at 6311 (also 2025) starts at $1,171 and runs all the way to $4,231.

You have a large dog or multiple pets. No weight limit and up to three pets per home is rare at this price point. Two dog parks on site. You work from home and want on-site office space. Private offices, a conference room, business center, and fiber optic lines. These aren’t just a desk in a hallway. You can get a top floor unit. I’ll explain why in a minute.

You’re sensitive to noise and can’t get the top floor. This is the number one complaint in the reviews. Footstep transfer from upstairs neighbors. HVAC vents that rattle loud enough to wake you up. Bexley SoCo sits at 6001 South Congress, between Stassney Lane and William Cannon. The nearest full grocery store is the H-E-B at Slaughter and South Congress (8801 S Congress), about 2.8 miles south. The newly rebuilt SoCo H-E-B at Congress and Oltorf is about 3.6 miles north. Neither is walkable. There’s a small convenience store (H & R Grocery) at 6400 S Congress, roughly a quarter mile south.

Southpark Meadows shopping center (Target, Best Buy, Marshalls, Petco) is about 3.5 miles south on I-35 at Slaughter. St. Edward’s University is 1.8 miles north. Austin Community College’s South Austin campus is about the same distance.

For food, the immediate stretch of Congress near the property is mostly fast food and strip mall options. The walkable South Congress strip with vintage shops and Jo’s Coffee is about three miles north in 78704. You’re not walking there from here.

The property sits next to the brand new Matador (2025) and is close to Avana SoCo, Bridge at Austin City Lights, and SoCo Apartments. So there’s no shortage of options on this stretch. But it’s a busy commercial corridor, not the quirky SoCo from the travel blogs.

This is the Sweetbriar pocket of 78745. You’ll need a car for everything. But the upside is real: you’re 10 to 15 minutes from the restaurants and nightlife in 78704 without paying 78704 rent. That math saves you $400 to $700 per month compared to the walkable SoCo strip.

Here’s something the listing sites won’t show you. The two cheapest one bedroom plans (Barton at 571 sqft and Chisholm at 669 sqft) have washer/dryer connections only. The machines aren’t included. You’ll need to buy or rent your own. Every other floor plan comes with supplied machines. That’s a real cost difference that the listing sites bury in fine print.

My verdict: Bexley SoCo is a solid property with a very specific catch. If you’re on the top floor, most of the major complaints disappear. If you’re not, they become your daily life. Ask about top floor availability before you do anything else.
