Want trail access out your front door. Coldwater sits directly on the Butler Hike and Bike Trail. Not “near” it. On it. Barton Springs Pool is a 15 minute walk. Zilker Park is right there. If outdoor access drives your apartment search — and for a lot of relocating renters it does — this location is hard to beat at any price point.

Need a 1BR in the Zilker area under $1,800/month net effective. With the current Look & Lease special, the cheapest 1BR drops to about $1,725/month after the concession math. That’s competitive for this location.

Have a pet under 75 lbs and want a walkable neighborhood. Two pets allowed, the trail is right outside for walks, and there’s a pet washing station on site. The $20/month pet rent is standard for Greystar.

Work downtown or at UT and want a short commute. You’re about 1.5 miles from the Capitol. That’s a 7 minute drive or a 20 minute bike ride on the trail.

Skip Coldwater If You:

Have any respiratory sensitivity or mold concerns. Multiple Google reviews from 2024-2025 call out specific units (327, 333, 342, 408) where they found toxic mold, including black mold. Here’s the thing about Toomey Road: it’s one of Austin’s best locations if you want to walk to outdoor stuff and still be close to downtown. That’s not marketing talk. It’s just geography. Lady Bird Lake sits to the north, Zilker Park to the southwest. You’re in between.

The trade off? Events. ACL Music Festival, Trail of Lights, Blues on the Green. All of them happen at Zilker, which means traffic and parking headaches several times a year. Reviewers bring this up. The Criticism Patterns

Building cleanliness is the most consistent complaint. Hallway carpets that need replacing. Trash smell leaking through garbage doors. Dirty stairwells. Common areas that don’t get cleaned often enough. This shows up on every platform and spans multiple years. Not a one time thing. It’s a building maintenance pattern.

Why does this keep happening? Coldwater was built in 2014 with hallway carpeting that’s now 12 years old. Carpet in common areas with heavy foot traffic lasts maybe 7-10 years before it’s done. This building passed that mark a while ago. Spot cleaning doesn’t fix it anymore. Residents can tell.

Security and access problems keep coming up. One reviewer reported security locks not working for over a month with no updates from management. Management responded to a separate review saying they were putting in a new gate system. Another one flat out said “gates aren’t locked and security is a concern.” This isn’t isolated. Ask: “Have any units on my floor been tested for mold? Has the HVAC system in my specific unit been inspected? What’s been done to fix it?” If the leasing team can’t answer, that tells you something.

The Building Is Aging Faster Than the Prices Reflect

Coldwater was built to condo specs in 2014. High ceilings, concrete construction, solid soundproofing between units. Those structural bones are still good. But the finishes and common areas are 12 years old now, and the reviews tell that story consistently. You’re paying $1,930+ for a 1BR in a building where residents describe the hallways as tired and the amenities as needing updates. Nearby newer construction is going after the same people with fresher finishes and aggressive specials.

The Hidden Fee Structure

That Greystar disclaimer on the pricing page isn’t just legal boilerplate. It means the rent you see isn’t the rent you pay. I tracked down the full fee sheet: $61/month in fixed charges (valet trash $30, package services $20, pest control $5, trash admin $3, stormwater $3). Then add variable billing for water, sewer, electric, and trash hauling. That typically runs $80-$150/month. So you’re looking at $141-$211/month on top of base rent that doesn’t show up in the advertised price. On the cheapest 1BR, the “1 month free” concession basically gets wiped out by fees. One reviewer specifically called out Greystar and RealPage’s influence on pricing. Ask for the total monthly leasing price in writing before you tour.

Garage Security Has Gaps

Coldwater markets to outdoor enthusiasts. Bikes, paddleboards, trail gear. And yet management said in their own review response that bikes were stolen from the parking garage. They had to involve Austin PD. Their recommendation? Store bikes inside your unit or on your patio instead. Other reviews mention gate locks not working for weeks and general access system failures.
