SYNC at Mueller Apartments Review: Honest Review, True Costs, and What 900+ Reviews Actually Say (Austin, TX 78723)

SYNC at Mueller keeps showing up in my client searches for Mueller apartments, and the pattern is always the same: someone finds the listing, sees a 1-bedroom starting at $1,621, checks the location (walkable, parks everywhere, H-E-B close by), and thinks they’ve found the sweet spot. Then they dig into the reviews and hit a wall of mixed signals. As a licensed Texas REALTOR (TX #679806) who’s tracked the Mueller apartment market for over 14 years and toured 500+ Austin communities, I can tell you exactly what’s happening here.

SYNC at Mueller changed management companies in 2025. If you’re looking at older reviews, you’ll see this property listed as “Elysian at Mueller.” Same building, same address, different management team. That one thing explains about 80% of the confusion in reviews. The building hasn’t changed. The location hasn’t changed. But the team running the place has, and that transition is still playing out. Here’s what the listing sites won’t tell you: whether the new management is fixing old problems or creating new ones, what you’ll actually pay each month after fees, and whether your application will get approved before you spend $60 finding out.

Birdeye 3.7/5 (134 reviews)
Yelp 36 reviews (includes older “Elysian at Mueller” reviews)
VeryApt 8.8/10 (4 reviews)

Two things jump out. First, SYNC has both Smart Housing (City of Austin SMART program) units and market rate units in the same building. That rent range is real, and I’ll break it down in pricing. Second, this property used to be called Elysian at Mueller. SYNC Residential took over and rebranded around mid-2025. The 4.4 on ApartmentRatings and ModernMsg mixes reviews from both the old and new management teams. But the Birdeye rating (3.7) and ApartmentRatings’ safety score (3.1/5, “below average”) tell a different story.

Best For

You qualify for Smart Housing. This is the biggest thing SYNC has going for it that most listing sites barely mention. If your income qualifies under the city’s SMART program, you can get a one bedroom here starting at $1,216. In Mueller. With the same amenities as market rate residents. That’s $400+ less per month than what everyone else pays.

You want Mueller’s walkability without paying AMLI prices. AMLI has five properties within half a mile. Their market rate 1-bedrooms start around $1,715 at AMLI Branch Park, with most above $1,900. SYNC’s market rate 1-bedroom starts at $1,621 before the 6 weeks free special brings it down to about $1,434/month net effective. That’s a real gap.

You work at Dell Children’s Medical Center or UT Austin. Dell Children’s is about a 4-minute walk. UT campus is 2.5 miles south with bus stops (Routes 37, 350, and 10) right outside the building.

You’re working remotely and want a walkable daily routine. Mueller ranks #1 on our Remote Work Readiness Index. SYNC has a coworking area, business center, conference room, and community WiFi.

Skip If

Garage security is a priority for you. I see this one a lot. Multiple residents report cars getting broken into inside the garage and gates that are frequently broken. If you drive a newer or more expensive car and that would stress you out, this is a real concern.

You’re sensitive to thin walls and neighbor noise. You’ll hear your upstairs neighbor’s footsteps. People bring this up a lot in reviews. The building uses standard wood frame construction, not concrete between floors. One reviewer on ApartmentRatings straight up says ask for the 5th (top) floor if noise matters to you.

You want brand new finishes. At 13 years old, SYNC’s interiors are showing wear. Reviews keep mentioning aging fixtures, old faucets, and finishes that feel dated compared to the newer AMLI and Solomon properties nearby. The bones are fine, but don’t expect 2024 luxury finishes.

You have a German Shepherd, Husky, Rottweiler, or similar breed. The breed restriction list here is long: Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, Great Danes, Akitas, Staffordshire Terriers, American Bulldogs, and any mixes of these breeds. If you have one of these, this isn’t your property.

Location Deep Dive

What’s Actually Nearby

SYNC sits in Mueller, Austin’s 700-acre planned community built on the old Mueller airport site. The East Austin apartments page covers the broader area, but here’s what’s within walking distance of SYNC.

Under 10 minutes on foot: Mueller Lake Park and trails, Thinkery children’s museum, H-E-B (Mueller location), Torchy’s Tacos, P. Terry’s, Starbucks, Chipotle, the Mueller Farmers Market (Sundays). Dell Children’s Medical Center is about 0.2 miles away (basically across the street).

10–15 minute walk: Aldrich Street shops and restaurants, the Mueller retail center, CapMetro bus stops (Route 37 and 350).

You’ll need to drive: Downtown Austin (about 3 miles), UT campus (2.5 miles), The Domain (8 miles), Austin-Bergstrom Airport (11.7 miles).

Walk Score is around 78, which is high for Austin. You can realistically go car-light here. Not car-free, but close. For comparison, Central Austin averages around 70–80 depending on the pocket.

The Commute Math

Destination Distance Off-Peak Rush Hour
Downtown Austin 3 mi 8–10 min 15–25 min
UT Austin campus 2.5 mi 7–10 min 12–20 min
Dell Children’s Medical Center 0.2 mi 4 min walk 4 min walk
The Domain 8 mi 15–18 min 30–45 min
Austin-Bergstrom Airport 11.7 mi 18–22 min 30–40 min
Apple campus (N. Austin) 10 mi 18–22 min 35–50 min

Route note: I-35 runs close but Mueller’s street grid keeps you off the highway for most local trips. The Capital Express Central construction on I-35 can slow you down if you commute south. Test the drive at your actual commute time. CapMetro Route 37 and 350 both stop near the property if you want to try the bus commute.

Neighborhood Vibe

Mueller is the most planned, most polished part of East Austin. The streets are organized, the parks are maintained, and everything looks like somebody planned it. Some people love that. Others think it lacks the character of inner East Austin or Hyde Park. Mueller was designed, not evolved. The neighborhood is essentially built out for multifamily, so you won’t see the same kind of fire-sale concessions that buildings along East Riverside or Downtown are throwing around.

Pricing and True Cost

This is where it gets interesting.

Floor Plans and Net Effective Rent

SYNC has both Smart Housing (income restricted) and market rate units. Same building, same amenities, different price tiers.

D1 3/2 1,452 $3,440–$3,630 $3,044–$3,212

*Net effective with 6 weeks free on a 12-month lease

SYNC also has live-work loft units (A2-LW at $3,450, C4-LW at $4,800, C3-LW at $6,465–$6,495) if you want to live and work in the same space. They’re the units on Mueller Blvd with a storefront on the ground floor.

Net Effective Rent Calculation

Let me show the math on a market rate one bedroom A1 at $1,621:

Current special: 6 weeks free on a 12-month lease, no security deposit

Using the daily multiplier method:

  • 12-month lease = 365 days
  • 6 weeks free = 42 days
  • Multiplier: (365 – 42) / 365 = 0.8849
  • $1,621 x 0.8849 = $1,434/month net effective
  • Monthly savings: $1,621 – $1,434 = $187/month

Over a full year lease, that 6 weeks free saves you $2,244 total. And the security deposit is waived, which saves another few hundred at move in.

One thing to watch: they check your income against the base rent ($1,621), not the net effective ($1,434). So you’d need to show $4,863/month gross income (3x $1,621) to qualify.

All the Fees

Fee Amount Required?
Application fee $60 per person Yes
Admin fee $150 Yes
Security deposit $0 (waived with current special) Normally yes
Pet deposit $200 (refundable) If you have pets
Pet non-refundable fee $300 If you have pets
Monthly pet rent $20 per pet If you have pets
Reserved parking $75/month Optional
Open lot parking $0 (included) N/A

Here’s what the fee sheet won’t tell you: your real costs will be higher than base rent. A VeryApt reviewer put it at $200–$300 extra once you add utilities and fees. An older ApartmentRatings review from the Elysian era mentions a “$100/month resident service fee” and another mentions required cable service. I couldn’t find either fee on any current listing site or SYNC’s own website, so the new management may have dropped them. But ask before you sign. Utilities are not included in rent. You’ll pay electricity, water/sewer, and internet separately.

True Monthly Cost Example

Here’s what a market rate one bedroom A1 renter with one dog would actually pay monthly:

Line Item Amount
Net effective rent (with 6 weeks free) $1,434
Pet rent (1 dog) $20
Estimated utilities (electric + water/sewer) $100–$175 (summer months push higher)
Open lot parking $0
Estimated true monthly cost $1,554–$1,629

Move-in costs:

  • Application fee: $60
  • Admin fee: $150
  • Security deposit: $0 (waived)
  • Pet deposit: $200
  • Pet non-refundable fee: $300
  • First month’s prorated rent: varies
  • Total upfront (with one dog): ~$710 + prorated rent

Specials change. What’s listed above was accurate as of July 2026. I talk to leasing teams regularly, and offers shift. The 6 weeks free deal has been running for a while. When a property keeps the same concession at 92% occupancy, they’re having trouble getting people to sign at sticker price.

Screening Criteria

Income Requirement

SYNC requires 3x monthly rent in gross household income. That’s standard for Class A properties in Austin. Here’s what that means:

Unit Type Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
Smart Housing 1BR A1 $1,216 $3,648 $43,776 ~$21.05
Market Rate 1BR A1 $1,621 $4,863 $58,356 ~$28.06
Market Rate 2BR C1 $2,465 $7,395 $88,740 ~$42.66
Market Rate 3BR D2 $2,750 $8,250 $99,000 ~$47.60

Remember: they qualify you based on base (listed) rent, not the net effective. All adults on the lease can pool their income toward the total.

Credit Expectations

SYNC doesn’t publish a specific credit score minimum. Their screening page says they run a credit check and look at your “credit score and debt to income ratio.” That doesn’t tell you much. Based on how Class A properties in Mueller typically screen:

650+ credit: Smooth approval, standard deposit (currently waived with the special).

600–649 credit: Likely approved, possibly with a higher deposit requirement if one applied.

Below 600 credit: Gets unpredictable. SYNC doesn’t advertise flexibility for lower scores, and their screening system might flag you. If you’re in this range, I’d want to know more about your full profile before I’d tell you to spend $60 here.

What Gets You Denied

Let me be direct about what triggers automatic denial at SYNC:

  • Open bankruptcy. Their screening page states this explicitly.
  • History of violent, sex-related, or drug-related crimes. Their system auto-declines for these.
  • Outstanding debt to a previous landlord. They verify rental history and check for balances owed.
  • Not enough income. If you can’t show 3x rent in verifiable income, the application won’t go through.

SYNC’s screening page doesn’t publish a specific eviction lookback period. It says they “verify rental history” and make sure “there is no outstanding debt to a previous landlord.” Reading between the lines, outstanding balances seem to matter more to them than the eviction filing itself.

Under federal law, evictions show on screening reports for up to 7 years. For Class A properties at this price point, a 7 to 10 year lookback is typical. If you have an eviction, the age matters. Whether you still owe a balance matters. I’d want to look at your situation before telling you to spend $60 here.

The Application Process

  1. Apply online or in the office. $60 per applicant. You don’t get that back regardless of the outcome.
  2. SYNC Residential runs screening through a third party service: credit, criminal background, rental history.
  3. Approval or denial, typically within a few business days.
  4. If approved, sign the lease and coordinate your move-in date.

A note on Smart Housing units: These come with extra income checks through the City of Austin’s SMART Housing program. You’ll need to show that your household income is under the program’s cap. The limits are based on the area’s median income, and they change year to year. Call the leasing office for the current numbers.

What a locator does here: I can look at your full picture: credit, income, rental history, background. Then I can tell you whether SYNC is likely to approve you before you spend $60 finding out. If it looks tight, I know which Mueller and East Austin properties screen differently and where you’d have a better shot. That costs you nothing.

Resident Reviews Decoded

I read through 281 ApartmentRatings reviews, 450 ModernMsg reviews, 36 Yelp reviews, and the Birdeye, VeryApt, and Google profiles to find the patterns. A single complaint doesn’t tell you much. Repeated themes across 900+ reviews do.

Review Pattern Analysis

Theme Mentions Trend Sources
Location/walkability (positive) 54+ Always positive AR, ModernMsg, Google, VeryApt
Staff friendliness (positive) 106+ Positive, with named staff AR, ModernMsg
Maintenance speed (mixed) 72+ Improving since mid-2025 AR, ModernMsg
Garage security/car break-ins 12+ Ongoing concern AR, Google, ApartmentHomeLiving
Noise/thin walls 22+ Steady AR, VeryApt
Building aging/finishes 16+ Steady AR, ModernMsg
Management transition complaints 10+ Peaked late 2025, slowly improving AR
High utility costs (summer electric) 3+ Steady AR, VeryApt
Pest issues (rats, roaches) 5+ Mentioned through mid-2025, fewer recent AR
Move-out fee disputes 2+ Ongoing AR, Yelp

The numbers behind the numbers: The 4.4 overall masks a safety score of 3.1/5 (“below average”) and maintenance at 3.7/5. Neighborhood scores 4.4/5. Over on VeryApt, value scored lowest at 7.7/10 and safety highest at 9.7. Only 4 reviews though, so take that with a grain of salt.

What People Like

The location wins every time. More people mention this than anything else. Mueller Lake Park, walking trails, H-E-B, restaurants, being close to Dell Children’s. Residents who love SYNC love it because of where it sits, not because of the building itself.

Staff get called out by name. Melanie, the current manager, keeps getting called out in recent reviews for helping people after hours and actually following through. Joy, Amanda, and Casey got the same kind of praise under the old management. That’s usually a good sign.

Maintenance is getting better. Before mid 2025, reviews describe slow response times and work orders marked “completed” when nothing had actually been fixed. That’s changed. Recent reviews say turnaround is faster and the team is more responsive.

What Keeps Coming Up as Problems

Garage security is the biggest recurring safety concern. This shows up in reviews going back years. Cars getting broken into inside the parking garage. Garage gates that stay broken for weeks. One March 2026 reviewer said it bluntly: “Cars get broken into and the garage gates are always broken.” A January 2026 reviewer warned: “security is oftentimes broken so be careful especially in garage.” This isn’t an isolated complaint.

Common areas need work. Dirty hallways, weird smells in the corridors, the elevator breaking down, packages going missing, a garage that’s too dark. All of it shows up repeatedly. Management replies mention a new cleaning company and planned renovations through 2026. The elevator keeps coming up. One resident says it’s “always under repair.”

The building is 13 years old and feels like it. You’ll see aging fixtures, leaky pipes, worn finishes, and beat-up cabinets come up again and again. One resident who works in interior design called the finishes “okay, but not great.” A 2026 move-in found a leaking bathroom pipe and an old faucet on day one. That’s just what happens after 13 years.

Watch for move-out charges. One ApartmentRatings dispute is about an $800 carpet replacement charge. Management said the staining went through to the carpet backing. Lesson: take photos of everything when you move in.

How Management Responds

SYNC Residential replies to almost every review on every platform. Mostly templated, directing people to pm.mueller@syncre.com. What’s missing: specific timelines. “We’re working on it” appears often. “It will be fixed by [date]” does not.

The Uncomfortable Truth

No listing site will write this section. Why would they? I just want you to know what you’re signing up for.

The Management Transition Is Still Playing Out

SYNC Residential took over from the previous “Elysian” management around mid-2025. One long term resident wrote: “My advice is do NOT live at sync while this management is still running it.” Another mentioned “growing pains of the switch” and a pest problem that took months to fix.

Here’s my honest read on it. Transitions are messy. Every new team inherits problems. Recent reviews (early and mid 2026) are looking better, with praise for Melanie and the maintenance team. But a few months of better reviews doesn’t mean the problems are solved. If you tend to play it safe, you’re betting things keep getting better.

Garage Security Has No Clear Fix

Car break-ins and broken garage gates aren’t something management can patch with a work order. This is a bigger problem that takes real money to fix. The gates break, they get fixed, they break again. One ApartmentHomeLiving reviewer put it bluntly: “Sync @ Mueller is not a safe, secure option.” If you own a car you care about, ask the leasing office what security improvements they’re planning before you sign.

Your Actual Monthly Cost Is Higher Than Advertised

That $1,621 for a market rate one bedroom? It’s the base rent. Add electricity and water/sewer ($100–$175/month depending on season), pet fees if you have one, and whatever else shows up on your statement. One resident complained about “expensive electricity bill in the summers” even at thermostat 77°. An older review from the Elysian era mentioned a $100/month service fee, but I can’t find any proof it’s still around. Ask before you sign. The 6 weeks free special softens year one, but when you renew without that concession, your rent jumps $187/month overnight. Budget for full base rent when deciding if you can afford this long term.

FAQ

Does SYNC at Mueller allow pets?

Yes. Up to 2 pets, 175 lb weight limit. Expect $200 deposit plus $300 you won’t get back, with $20/month pet rent. The breed restriction list is long: German Shepherds, Huskies, Rottweilers, Great Danes, Pit Bulls, and more. Pet screening through a third party service is required.

What credit score do I need for SYNC at Mueller?

No published minimum. SYNC checks your credit score and how your debt compares to your income. I’d expect 600+ to get straightforward approval here. Below 600 gets unpredictable. Open bankruptcy is automatic denial.

What utilities are included in rent?

None. You’re responsible for electricity, water/sewer, and internet. Budget $100–$150/month minimum. Summer electric bills can spike.

What’s the current move-in special?

As of July 2026, 6 weeks free on all floor plans with a 12–15 month lease, plus no security deposit. That drops a $1,621 market rate 1-bedroom to about $1,434/month net effective. A Rent.com listing from March 2026 showed up to 12 weeks free on select homes. Larger concessions may be out there. Ask.

Is parking free at SYNC at Mueller?

Open lot parking is included. Reserved garage spaces are $75/month. Multiple residents say cars have been broken into and the gates break constantly.

What is Smart Housing at SYNC at Mueller?

SYNC participates in the City of Austin’s SMART Housing program. Smart Housing 1-bedrooms start at $1,216 compared to $1,621+ for market rate. Call the leasing office for current income limits.

What are the biggest complaints about SYNC at Mueller?

Based on 900+ reviews, the top three complaints are: garage security (break-ins, broken gates), maintenance delays during the management transition, and aging finishes. ApartmentRatings’ safety score sits at just 3.1 out of 5. Location and staff always get good marks.

Is SYNC at Mueller good for commuting?

Very good for east side commuters. Dell Children’s is walking distance. UT is 2.5 miles. Downtown is 3 miles. The Domain is 30–50 minutes in rush hour. CapMetro Route 37 stops right outside.

The Bottom Line: Is SYNC at Mueller Worth It?

SYNC at Mueller has a really strong location in one of Austin’s most walkable neighborhoods. The 6 weeks free special brings market rate 1-bedrooms down to $1,434/month net effective, undercutting most Mueller competitors. Smart Housing units at $1,216? Hard to beat in this zip code.

The tradeoff is clear. This building is 13 years old, still working through a management transition, and has real garage security problems. The finishes won’t impress you if you’re coming from newer construction.

This property makes sense if:

  • You qualify for Smart Housing and want Mueller walkability at below market rates
  • You work at Dell Children’s or commute to UT and location is your top priority
  • You’re comfortable with a building that’s functional but not flashy
  • You’re willing to bet that the management improvements continue trending upward

This property doesn’t make sense if:

  • Garage security gives you anxiety and you rely on a car
  • You want brand new finishes and luxury common areas
  • You’re not comfortable being part of a management transition that’s still in progress
  • You have a restricted breed dog

The first year math works with the current special. If location and price top your list and you can live with some rough edges, SYNC is worth a serious look. If building quality matters as much as the address, tour AMLI on Aldrich or Solomon down the street and compare.
