Mosaic at Mueller Apartments Austin Review: 4 Weeks Free, 3.1 Stars, and 36 Google Reviews About Rats (2026) For Rent
Mosaic at Mueller keeps showing up when people search for walkable apartments in Austin’s Mueller neighborhood. The photos look good, the location is hard to beat, and 4 weeks free on a 12 month lease makes the math look right. As a licensed apartment locator (TX #679806) who’s tracked pricing across 1,000+ Austin properties, I’ve learned to ask the question that listing sites skip: what’s the catch?
Start with the Google rating: 3.1 out of 5 across 312 reviews.
That’s low. But numbers alone don’t tell you much. The thing that actually matters is the word “rats” appearing in 36 of those reviews. That’s not a handful of complaints. That’s a pattern, and it’s been consistent from 2024 into 2026. Here’s what listing sites won’t tell you about Mosaic at Mueller: the location is genuinely great, but the building itself has problems that no amount of free rent fully offsets. I’ll cover both.

The 3.1 Google rating is one of the lowest I’ve tracked in Mueller for what they charge. AMLI at Mueller sits at roughly 4.0. SYNC at Mueller hovers around 4.0. I’ll get into what’s behind that number in the reviews section.
Best For / Skip If
This Property Works If…
You prioritize walkability over everything else. Mueller is one of the few places in Austin where you can walk to an H-E-B, coffee shops, restaurants, and a 30 acre lake park without getting in your car. That’s not marketing. Walk Score here is around 72 to 80 depending on the source. That’s high for Austin. If living without a car most days is a priority, Mueller works. It also ranks as one of the top neighborhoods in East Austin for remote workers thanks to Google Fiber coverage and walkable daily errands.
You want Mueller pricing below the new construction around you. AMLI Branch Park (built 2022) starts around $1,715. AMLI North Park (built 2024) starts at $1,792. Mosaic’s 1BR starts at $1,725 before the special, which drops your net effective to roughly $1,593. You’re getting into Mueller $100 to $200 below the newer buildings on a per month basis. The trade off is a building from 2009 with problems the 2022 and 2024 builds don’t have.
You need a SMART Housing option. Mosaic lists Austin’s SMART Housing program at $1,150 for qualifying renters. That’s an income restricted option that’s rare in Mueller and worth asking about if you qualify.
Skip This Property If…
Pest issues are a dealbreaker for you. I’ll go deeper on this later, but 36 of 312 Google reviewers mention rats by name. That’s not an isolated complaint. Reviewers describe rats in hallways, in AC vents, falling from ceilings, and running through the parking garage. If this makes you uncomfortable, save yourself the tour.
Elevators matter to you. Multiple 2025 and 2026 reviews describe outages lasting months, not days. In a four story building, that’s a real problem if you’re not on the first floor.
Building security is a priority. The garage gate has been broken for months at a stretch. Reviews describe unauthorized people entering the building, car break ins, and package theft.
You’re sensitive to noise disruptions. False fire alarms at 3 AM have been a thing here for years. Not a fluke. It keeps happening.

Location Deep Dive
What’s Actually Nearby
This is where Mosaic earns its rent. Mueller is a planned community built on the old airport site, about three miles northeast of downtown. The walkability here is real. Not the fake kind where listing sites say “close to dining” but you’re still driving everywhere.
On foot from Mosaic: H-E-B is about a 10 minute walk. Mueller Lake Park (30 acres, 1.2 mile trail loop) is right across the street. The Thinkery children’s museum is about a 5 minute walk. Alamo Drafthouse Mueller, coffee shops, and retail along Aldrich Street are all under 10 minutes. There’s a small market downstairs in the building.
You’ll need to drive for: major shopping, most medical offices beyond Dell Children’s (which is about a 5 minute walk), and anything on the south side of town.
Commute Math
| Destination | Distance | Off-Peak | Rush Hour |
|---|---|---|---|
| Downtown Austin | 3.5 mi | 10 to 12 min | 20 to 30 min |
| UT Austin Campus | 2.5 mi | 8 to 10 min | 15 to 25 min |
| The Domain | 8 mi | 15 to 18 min | 30 to 45 min |
| Austin-Bergstrom Airport | 12 mi | 18 to 22 min | 30 to 40 min |
| Samsung Austin (Parmer) | 10 mi | 15 to 20 min | 25 to 40 min |
| Dell Round Rock | 17 mi | 20 to 25 min | 35 to 50 min |
Route notes: I-35 is under massive construction through at least 2027 (Capital Express Central project). Morning southbound rush hour hits hard between 7 and 9 AM. Airport Boulevard provides an alternate route to downtown that avoids I-35 entirely. There’s a MetroRail stop at Highland station nearby, but trains don’t run that often.
The Neighborhood
Mueller has a specific feel that’s different from the rest of East Austin. It’s planned. Streets are walkable, parks are maintained, and the retail was picked on purpose. But it doesn’t have the organic character of the 78702 corridor a mile south. If you’re looking for East Austin’s bar scene, Mueller isn’t that. If you want daily errands on foot and parks everywhere, Mueller delivers better than almost anywhere else in Austin outside of downtown.
There’s always something under construction in and around Mueller. New buildings going up, sidewalks closed, and the area around I-35 is a construction zone for the foreseeable future. That’s part of the deal.

*Net effective with 4 weeks free on 12 month lease
One thing that stands out: the 1BR floor plans range from 591 to 1,035 square feet, and pricing swings from $1,725 to $2,565. A 591 square foot 1BR and a 1,027 square foot 1BR aren’t the same apartment. If you’re touring, ask which specific floor plan and unit number you’re being shown. Several reviewers say the unit they moved into didn’t match what they toured.
Net Effective Rent: The Math
Current special: 4 weeks free (28 days) on a 12 month lease, plus no deposit.
For the entry level 1BR at $1,725:
- Base annual cost: $1,725 x 12 = $20,700
- Daily multiplier: (365 – 28) / 365 = 337 / 365 = 0.9233
- Net effective rent: $1,725 x 0.9233 = $1,593/month
- Monthly savings: $132/month vs. base rent
That’s real savings, about $1,584 over the lease. And the 93% occupancy rate means Mosaic isn’t full. Four weeks free plus no deposit confirms they’re working to attract leases. Mueller is pretty much done building new apartments, so this is competition from the AMLI and SYNC buildings next door that have better reviews.
All the Fees
Required Fees (Everyone Pays These)
| Fee | Amount |
|---|---|
| Application Fee | $50 per person |
| Admin Fee | $200 |
| Security Deposit | $0 (waived with current special) |
| Internet (Whitesky, required) | $85/month |
| Technology Fee | $20/month |
| Trash/Admin | $12/month |
| Pest Control | $6/month |
| Total Required Monthly Add-Ons | $123/month |
That $123 in required monthly fees is what listing sites don’t show you. A $1,725 apartment is really $1,848 before you factor in the special. After the 4 weeks free, your actual monthly cost on the entry 1BR is closer to $1,716, not $1,593.
Optional Fees (If Applicable)
| Fee | Amount |
|---|---|
| Covered/Garage Parking | $45/month |
| Pet Fee (not returned) | $350 per pet |
| Pet Rent | $20/month per pet |
| Pet Deposit | $0 |
| Storage Units | $15 to $75/month |
Something to know before you sign: the lease termination fee is 200% of base rent. On a $1,725 unit, that’s $3,450 to break the lease early. And if you go month to month after your lease ends, the surcharge is $500/month on top of your rent.
True Monthly Cost: What You’ll Actually Pay
Here’s a realistic scenario for a renter in the smallest 1BR with one dog and a garage parking spot:
- Net effective rent: $1,593
- Required monthly fees (internet, tech, trash, pest): $123
- Garage parking: $45
- Pet rent (1 dog): $20
- Total monthly: $1,781
Move in cost:
- Application fee: $50
- Admin fee: $200
- Pet fee (not returned): $350
- First month rent: $1,725 (full base rent)
- First month required fees: $123
- Total move in: $2,448
Specials change. What’s listed above was accurate as of July 2026, but I talk to leasing teams regularly and offers shift.

Screening Criteria
Mosaic’s FAQ page spells out the basics: all applicants 18 and older must pass a credit, criminal, and rental history background check, and must make 3x the monthly rent in gross income. Guarantors are allowed but they go through the same screening. Here’s what that looks like in practice.
Income Requirements
The property requires 3x monthly rent in gross income. Here’s what that looks like at different rent levels.
| Floor Plan | Base Rent | Monthly Income Needed (3x) | Annual Income | Hourly (40 hrs/wk) |
|---|---|---|---|---|
| 1BR (591 sf) | $1,725 | $5,175 | $62,100 | ~$29.86 |
| 1BR (690 sf) | $1,745 | $5,235 | $62,820 | ~$30.20 |
| 2BR (1,144 sf) | $2,035 | $6,105 | $73,260 | ~$35.22 |
| 3BR (1,421 sf) | $3,075 | $9,225 | $110,700 | ~$53.22 |
Credit Expectations
Without a published minimum, here’s what I’ve seen in practice for properties managed by Knightvest at this price point:
- 650+: Smooth approval, standard deposit (currently waived with the special)
- 600 to 649: Likely approval with possible conditions or higher deposit
- 550 to 599: You’ll probably need extra paperwork or a third party guarantee to get through
- Below 550: Expect challenges. Reach out to me before applying so you don’t waste the $50 fee
If your credit needs work and you’re looking at the Mueller area, there are other East Austin properties with more flexible screening worth looking at.
What Typically Gets You Denied
Let me be direct about what usually triggers an automatic decline at a property like this:
- Active property debt owed to a previous landlord (this is the hardest one to work around anywhere)
- Evictions filed within the past 3 to 5 years
- Felony convictions (typically anything in the past 7 years for non-violent charges, longer for violent or sexual offenses)
- Income below 3x rent without a co-signer or third party guarantee
- Providing false information on the application
The Application Process
- Apply: Fill out the application online or at the leasing office. $50 per person, not refundable.
- Screening: Credit, background, income verification, and rental history check. Usually 2 to 5 business days.
- Approval or denial: You’ll get a decision with conditions (deposit amount, anything extra they need).
- Lease signing: Sign, pay move in costs, coordinate your move in date.
To get the 4 weeks free special, you’ll need to sign a 12 month lease. The 3 month minimum lease option exists but won’t include concessions.
Here’s what separates working with a locator from applying blind: I can tell you whether you’ll likely get approved before you spend $50 finding out the hard way. If Mosaic’s screening looks tight for your situation, I know which nearby properties have more flexibility and which ones will definitely say no. My service is free. I’m paid a referral fee from the property’s marketing budget.
Resident Reviews Decoded
Listing sites show you a 3.1 Google rating and move on. That number by itself is useless. I read through 312 Google reviews, 94 ApartmentRatings reviews, 14 VeryApt reviews, and checked Yelp (154 reviews under the old Greystar listing), ApartmentHomeLiving, and the BBB (95 complaints filed, not accredited). One bad review doesn’t tell you much. But when the same complaints show up across 500+ reviews on six platforms, that’s a pattern worth paying attention to.
Review Pattern Analysis
| Theme | Approximate Mentions | Trend | Sources |
|---|---|---|---|
| Rats/pest infestation | 36+ | Ongoing since 2024, still active 2026 | Google, AR, VeryApt, AHL |
| Helpful/friendly staff | 49+ | Consistently praised | Google, AR, VeryApt |
| Security/gate issues | 20+ | Ongoing, not improving | Google, AR, VeryApt |
| Elevator outages | 15+ | Worsening (months-long outages) | Google, AR |
| Fire alarms (false, 3 AM) | 12+ | Persistent across years | Google, AR, VeryApt |
| Location praise | 36+ (AR), 8.3/10 (VeryApt) | Consistent positive | All platforms |
| Car break ins/bike theft | 10+ | Ongoing, shooting reported in garage | Google, AR |
| Maintenance staff (positive) | 20+ | Consistently praised individuals | Google, AR |
| Internet/WiFi problems | 8+ | Ongoing (Whitesky provider) | Google, AR |
| Management (negative) | 32 (AR), 4.5/10 (VeryApt) | Consistent across platforms | AR, VeryApt, Yelp |
What Residents Keep Praising
Two things get praised more than anything else: the location and specific staff members.
The maintenance team gets called out by name repeatedly. Humberto and Javi (also referred to as Javier) appear in dozens of positive reviews over the past year. Residents say they show up fast, do good work, and are easy to deal with. Leasing staff members Emma, Sabrina, Alexis, and property manager Courtney K. also get named over and over for being helpful and easy to reach.
That’s worth noting because the positive reviews aren’t generic. They name names.
The individual people working at this property are clearly trying. VeryApt’s numbers tell the same story: Location scores 8.3 out of 10, but Management scores 4.5 out of 10. The people working on site aren’t the problem. It’s the bigger decisions about how much money goes back into the building.
What Keeps Coming Up as Problems
The complaints aren’t about the people. They’re about the building. And that’s the frustrating part for residents who like their neighbors and the staff but deal with problems that no individual worker can fix.
The rat issue shows up more than any other complaint. Google’s own review filters show “rats” as a topic with 36 tagged mentions. Reviewers describe rats in hallways, trash areas, the parking garage, AC vents, and inside units. Management closed trash chutes and moved dumpsters to the garage as a response, but reviews through 2026 show the problem isn’t resolved. The building’s trash system and holes in the outside walls are where rats get in. Traps help, but a maintenance tech can’t fix what’s really a construction issue.
Security is the next biggest issue. The garage gate has been broken for months at a time. Reviewers describe unauthorized people entering the building, and one ApartmentRatings reviewer reported a shooting in the parking garage. Car break ins and bike theft from the bike storage area appear across multiple reviews on Google and ApartmentRatings. Mosaic installed a new access system, but reviews through 2026 say it still doesn’t work half the time.
In a four story building, elevator outages aren’t a minor thing. Multiple reviewers report going months without working elevators. If you’re on the third or fourth floor, that means stairs every single day with groceries, laundry, everything.
How Management Responds
One thing worth knowing: Mosaic was previously managed by Greystar (Yelp still shows 154 reviews under the old “Greystar” listing, now marked as closed). Knightvest took over and completed the 2023 renovation. Some reviewers say things got better after the switch, and property manager Courtney K. gets called out positively. But the rats, elevators, fire alarms, and security gates have persisted across both management companies. That tells you these are building problems, not management problems.
Knightvest responds to most Google reviews. The responses are template based, directing residents to call the office number. They’re present but not personalized. The BBB shows 95 complaints filed against the property, which is high for a 443 unit complex. It reads more like a corporate playbook than someone actually tracking problems to a fix.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.
The Rat Problem Is Real and All Over the Reviews
This isn’t a rumor or a few unhappy tenants exaggerating. Thirty-six Google reviewers mention rats specifically. They describe rats falling from ceilings, running through hallways, nesting in AC vent systems, and showing up in the parking garage. Management tried closing trash chutes and relocating dumpsters, but reviews posted in 2026 show it hasn’t worked. This problem was here before Knightvest took over. Fixing it for real will probably take serious money. A 2009 building with a complex trash chute system sitting right next to Mueller’s restaurants and retail is always going to attract pests. That’s not a problem you fix once and forget.
The Renovation Fixed the Look, Not the Building
The 2023 renovation made the units look good (countertops, flooring, appliances). But the stuff you don’t see? Still original from 2009. Elevators, fire alarm systems, the parking garage gate, the HVAC. That’s where the complaints keep coming from. New countertops don’t fix old elevators or faulty fire alarm wiring. The gap between how the units look and how the building actually runs is the story these reviews tell over and over.
The “Luxury” Label Doesn’t Match the Experience
Mosaic markets itself as “luxury apartments.” Residents across Google and ApartmentRatings push back hard. The interiors have been updated, but broken elevators, rats, security gaps, and 3 AM fire alarms don’t match what people picture when they hear “luxury.” You’re paying $1,725+ for a 1BR in a building where the same problems keep showing up in review after review. Know what you’re getting.

FAQ
Does Mosaic at Mueller allow pets?
Yes. Two pets maximum with an 85 lb combined weight limit (not per pet, so two 50 lb dogs wouldn’t qualify). Pit bulls, rottweilers, German shepherds, and about a dozen other breeds are on the restricted list. Expect $350 fee per pet plus $20/month pet rent.
What credit score do I need for Mosaic at Mueller?
No published minimum. Based on what they charge and how they screen, expect 600+ for smooth approval. Below 600 may need conditions. Reach out before applying if you’re unsure.
What utilities are included at Mosaic at Mueller?
You’ll pay $85/month for Whitesky internet and $20/month for the technology fee. Both are required, and the internet has had outage problems based on what residents say. Water and sewer get split across units and show up on your online account. Electric goes in your name.
How much is parking at Mosaic at Mueller?
Surface lot parking is free. Garage and covered spots are $45/month. The garage gate keeps breaking, so ask about that on a tour.
Is Mosaic at Mueller a good location for commuting?
Yes. About 3.5 miles to downtown (10 to 12 minutes without traffic, 20 to 30 in rush hour). UT Austin is 2.5 miles. I-35 is nearby but under major construction through 2027. See our central Austin guide for how Mueller compares.
What are the biggest complaints about Mosaic at Mueller?
Rats (36 Google reviews mention them), broken elevators (outages lasting months), security (broken garage gate, unauthorized access), and false fire alarms at night. The maintenance staff gets praised even in 1 star reviews.
When was Mosaic at Mueller built and renovated?
Built in 2009. Renovated in 2023 with updated unit interiors (quartz countertops, vinyl flooring, new appliances). They didn’t replace the elevators, fire alarms, or HVAC.
Are there better alternatives to Mosaic at Mueller in the neighborhood?
SYNC at Mueller (built 2013, $1,216+) is directly next door. AMLI at Mueller ($1,742+), AMLI Branch Park ($1,715+), and AMLI North Park ($1,792+) are all within a quarter mile with higher Google ratings. Mosaic’s net effective undercuts several of them. Check our Mueller neighborhood guide for the full comparison.
Does Mosaic at Mueller have income restricted units?
Yes, through Austin’s SMART Housing program at $1,150 for qualifying applicants. Reach out for details.
The Bottom Line: Is Mosaic at Mueller Worth It?
Here’s what Mosaic genuinely has going for it: a walkable Mueller address with a 1BR net effective starting at $1,593 after the current special. That’s $100 to $200 below the newer buildings within walking distance. The 2023 renovation updated the interiors. The maintenance staff is good. And the location, next to Mueller Lake Park and H-E-B, is one of the best in Central/East Austin.
The trade off is the building itself. This is a 2009 property with a serious rat problem, elevator outages that last months, security gaps from broken gates, and false fire alarms that wake you up at 3 AM. Those aren’t small things. They affect how you actually live, every day.
This property makes sense if:
- Mueller walkability is your top priority and you’re willing to accept building issues for the location
- You need a SMART Housing option in the Mueller area
- Your budget is tight for Mueller and the $1,593 net effective 1BR saves you real money vs. alternatives
- You’re on a shorter timeline and need availability now (93% occupied means units turn over regularly)
This property doesn’t make sense if:
- Pest issues are a hard dealbreaker (and for most people, they should be)
- You’re above the first floor and need reliable elevator access
- Vehicle security matters to you (garage gate has been chronically broken)
- You expect the “luxury” experience the marketing promises
My honest take: the first year math works if you can handle the issues. But those issues show up across hundreds of reviews and haven’t been resolved despite management changes and renovation work. Go in with your eyes open.
