Hutto Station Apartments Austin Review: New Construction at $1,329 With a 2.5x Income Requirement in Hutto, TX
Hutto Station keeps landing on my radar for a specific type of client: someone who earns enough to rent but not enough to pass the standard 3x income test. This 353-unit property at 551 Exchange Boulevard only asks for 2.5x monthly rent in gross income. On a $1,329 one bedroom, that drops your qualifying income from $3,987/month (at 3x) to $3,323/month (at 2.5x). Real difference. I track pricing and screening criteria across 1,000+ properties in the Austin metro, and a 2024 build with a 2.5x income requirement is not something I run into often.
But here’s what the listing sites won’t tell you: this property already changed management companies. RPM Living opened it. Cushman & Wakefield runs it now. And a 4.7 Google rating with 115 reviews sounds solid until you actually read what’s behind it. Ant infestations, water quality complaints, billing errors, stairwell maintenance issues. All in the past year. Google is the only platform with resident reviews. Zero on Yelp. Zero on Apartments.com. Zero on ApartmentRatings. So there’s no secondary source to check any of this against.

Most residents like this place. The 4.7 rating is real. But the negative reviews hit harder than their count suggests because the complaints aren’t about taste or preference. They’re about water quality, pests, and a billing system that charges people wrong. I’ll break all of that down below.
Best For
You need a lower income threshold to qualify. The 2.5x income requirement is the story here. Most newer apartment communities in the Austin metro require 3x rent. At Hutto Station, a renter earning $3,323/month gross can get approved for the $1,329 one bedroom. At a 3x property, you’d need $3,987. That’s a $664/month gap in required earnings. If you’re a single income earner making $19–20/hour full time, this property opens a door that most new construction keeps shut.
You have a larger dog and need new construction. No weight limit on pets is rare at a 2024 build. Actually rare, not marketing rare. Most new construction caps at 50–75 pounds. The $200 pet fee and $25/month pet rent are in line with what other new builds charge. Breed restrictions still apply (no aggressive breeds like pit bulls), so ask before you fall in love with the unit. But if you’ve got a German Shepherd or a Lab, you’re not automatically out.
You’re relocating from another state. One Google reviewer moved in sight unseen from Alabama and had keys ready on arrival. You can apply online without touring first. And the 1.5 months free on a 12 month lease takes some of the sting out of a long distance move. Hutto sits close to Samsung’s chip plant in Taylor and the SH-130 corridor, which makes it a landing spot for tech and manufacturing workers coming into the area. My north suburbs apartments guide has the full Hutto market breakdown.
You want new construction without Austin city prices. Studio at $1,286. One bedroom starting at $1,329. If you need to go lower, check my breakdown of Austin apartments under $1,000. Quartz counters, vinyl plank floors, kitchen islands, in-unit washer/dryer. You won’t find these finishes at this price inside Austin city limits right now.
Skip If
You need reliable pest control as a non-negotiable. Several reviewers, months apart from each other, report ant infestations. At least two separate residents confirmed ants in their units and in neighboring units, and one said management didn’t respond. Ants in a building this new tells you something about how well it was put together.
You depend on accurate billing. One resident left a 1-star review over wrong charges “all the time” through their payment system. Another reviewer mentioned front office staff problems during renewal. If you can’t afford surprise charges showing up on your rent statement, bring this up during your tour.
You need to be close to downtown Austin. Hutto is about 28 miles northeast of downtown. Even with SH-130, rush hour runs 45–55 minutes. If your job or social life is in downtown, South Austin, or East Austin, the commute will wear on you fast.

Location Deep Dive
What’s Actually Nearby
Hutto Station sits on Exchange Boulevard, right off Highway 79 in downtown Hutto. The Hutto Co-Op District is next door at 501 Exchange Boulevard, and that’s where you’ll find local restaurants, retail, and the Hutto Silos Farmers Market.
Grocery is the daily question. The answer isn’t great on foot. H-E-B Plus is at 5000 Gattis School Road, about 2.5 miles south. You’ll drive. Walmart is farther out near the Highway 79 and CR 119 intersection. There’s a Hutto Mart on Exchange Boulevard, but that’s a convenience store, not a full grocery run. The property does have a mini market with self-checkout on site for drinks, snacks, and basics when you don’t feel like getting in the car.
For food, the Highway 79 corridor has Pizza Hut, Panera Bread, Subway, Wingstop, and local spots like Ricardo’s and Julio’s Mexican Restaurant. Baked ‘n Sconed sits at the Exchange and 79 intersection if you need coffee. The dining scene is chain heavy. Local concepts keep popping up along 79, though. Southside Market & BBQ has a Hutto location now, and that alone is worth the trip.
Fritz Park and Hutto Lake Park are a few minutes’ drive for trails and green space. On the property, there’s a jogging trail and a dog walking trail.
Commute Math
| Destination | Off-Peak | Rush Hour | Distance |
|---|---|---|---|
| Downtown Austin | 30 min | 45–55 min | ~28 miles |
| Samsung (Taylor) | 15 min | 15–20 min | ~12 miles |
| Dell Round Rock HQ | 20 min | 25–35 min | ~15 miles |
| Round Rock (IKEA/I-35) | 15 min | 20–30 min | ~12 miles |
| Austin-Bergstrom Airport | 40 min | 55–70 min | ~33 miles |
| Apple Parmer Campus | 25 min | 30–40 min | ~20 miles |
SH-130 is your lifeline. It runs south through Pflugerville and Manor without touching I-35. Getting to Samsung’s Taylor campus is easy. Getting to downtown Austin during rush hour is not.
The I-35 leg through Round Rock adds 10–20 minutes during peak hours, and that’s on a good day. If you work in the Samsung/Dell/Apple corridor, the commute math works. If you work downtown, you’re trading real drive time for lower rent and newer finishes.
The Area Reality
Hutto is the fastest growing city in the Austin metro. The population more than doubled from about 23,000 in 2020 to over 46,000 by 2024. That’s a 9.4% single year growth rate. Construction everywhere. New stores and restaurants opening up to serve the new residents. And infrastructure that hasn’t caught up yet. The small town feel is fading fast. Highway 79 traffic has gotten noticeably worse.
The immediate area around Exchange Boulevard has a walkable stretch, but make no mistake: this is a car dependent suburb. Public transit is limited to CARTS, the regional bus service, which runs on-demand. No fixed route. No rail.

| Townhome | TH-B | 3/3 | 1,903 | $2,840 | $2,490 |
ANSI units are the accessible layouts. They run $125–$150 higher than standard plans and come with washer/dryer connections only, not supplied machines. Ask about this before you sign if you’re looking at an ANSI unit.
Net Effective Rent Calculation
The main special right now is 1.5 months free on a 12 month lease. Here’s how that works on the most popular plan (A1, 1 bed/1 bath at $1,329):
- Base rent: $1,329/month
- Free rent: 1.5 months = 45 days
- Lease term: 12 months = 365 days
- Daily multiplier: (365 – 45) ÷ 365 = 0.8767
- Net effective: $1,329 × 0.8767 = $1,165/month
- Monthly savings: $1,329 – $1,165 = $164/month
- Annual savings: $1,968
There’s also a separate offer on A1 and A4 plans: 4–6 weeks free on 12–14 month terms. On a 13 month lease with 6 weeks free (42 days), the multiplier works out to 0.8937. That brings the A1 down to about $1,188/month. And the Look & Lease deal credits back the $50 app fee and $200 admin fee if you apply the same day you tour. That’s $250 back in your pocket upfront.
Fee Breakdown
Required Fees (everyone pays):
| Fee | Amount |
|---|---|
| Application fee | $50 per person (waived with current special) |
| Admin fee | $200 (credited back with Look & Lease) |
| Security deposit | $500 or $1,500 (tiered by screening) |
| Renter’s insurance | Required, $300,000 minimum coverage |
| Valet trash | Included in amenity package |
Optional Fees:
| Fee | Amount |
|---|---|
| Garage parking | $150/month |
| Detached parking | $150/month |
| Pet fee | $200 (one time) |
| Pet rent | $25/month per pet |
True Monthly Cost Scenario
A renter in the A1 (1 bed/1 bath, $1,329 base) with one pet and no garage parking:
- Base rent: $1,329
- Pet rent: $25
- Renter’s insurance: ~$15 (estimated)
- True monthly cost: ~$1,369
With the net effective factored in over year one: ~$1,205/month all in.
Add garage parking at $150 and you’re at $1,519 base, $1,355 net effective. Worth asking about. Open parking is free, but Hutto gets its share of Texas hail and summer sun. One reviewer said garage access was a deciding factor for them.

Screening Criteria
Income Requirement
Hutto Station asks for 2.5x monthly rent in combined gross income. That’s below the Austin metro standard of 3x. Here’s what that looks like for each unit type:
| Unit Type | Base Rent | Monthly Income (2.5x) | Annual Income | Hourly (40 hrs) |
|---|---|---|---|---|
| Studio (S1) | $1,286 | $3,215 | $38,580 | $18.55 |
| 1 Bed (A1) | $1,329 | $3,323 | $39,870 | $19.17 |
| 1 Bed (A2) | $1,404 | $3,510 | $42,120 | $20.25 |
| 2 Bed (B1) | $1,900 | $4,750 | $57,000 | $27.40 |
| 2 Bed (B2 mid) | $2,125 | $5,313 | $63,750 | $30.65 |
| 3 Bed TH | $2,820 | $7,050 | $84,600 | $40.67 |
Income verification goes through Nova. You’ll need paycheck stubs or bank statements.
Credit and Deposit Tiers
The property’s FAQ page lists two deposit tiers: $500 or $1,500. They don’t list a credit score minimum anywhere. Here’s what that tells me based on how Cushman & Wakefield typically screens:
- $500 deposit: Likely for applicants with clean credit and rental history
- $1,500 deposit: Likely for applicants with credit below 600 or rental history flags
- Rental verification required if you have no credit history or credit is 599 or below
The tiered deposit tells me this property works with imperfect credit rather than auto-declining everyone. That lines up with the 2.5x income requirement: they’re casting a wider net than most new construction. The exact credit score that triggers each deposit tier isn’t listed anywhere — not on the property website, not on any listing site I checked. I went through Apartments.com, RentCafe, Zillow, ApartmentSpots, and ThriftyApartments. None of them have it. You’ll need to ask the leasing office, or I can call and find out before you apply.
Denial Triggers
Based on Cushman & Wakefield’s screening criteria at comparable properties:
- An eviction showing on your credit report or confirmed by a past landlord within the last 2 years
- A seriously bad rental history (multiple broken leases, repeated late payments)
- Active property debt (money owed to a previous landlord)
- Not enough income (below 2.5x monthly rent)
- Fake or missing documents on your application
If you have an eviction from more than 2 years ago with compensating factors (higher credit, strong income), there may be room for individual review. Active property debt is the hardest one. You’ll almost certainly need a third-party guarantee service for that. I can tell you which guarantee companies this management group works with before you apply.
Application Process
- Apply online or in person at the leasing office
- Provide income verification through Nova (paystubs or bank statements)
- Screening decision (credit, rental history, background)
- Security deposit set at $500 or $1,500
- Renter’s insurance required before move in ($300,000 minimum)
- You need to give 60 days’ notice in writing before you move out
Here’s what separates working with a locator from applying blind: I can tell you if your income, credit, and rental history will pass Hutto Station’s screening before you spend $50 finding out. If this property looks tight for your situation, I know which nearby communities have more flexibility.
Resident Reviews Decoded
I checked every major review platform before putting this together: Google, ApartmentRatings, Yelp, Apartments.com, ModernMsg, Birdeye, VeryApt, ForRent, Facebook, and RentCafe. Google is the only platform with actual resident reviews. 115 of them, 4.7 average. ApartmentRatings doesn’t have a listing for Hutto Station (only the nearby Village at Hutto Station, which is a different property). Yelp has zero reviews. Apartments.com says “Be the First to Rate & Review.” ModernMsg pulled down the page entirely. Facebook has 104 likes but no visible review thread.
That matters. When all the feedback lives on one platform, you can’t cross-check patterns. Everything in this section comes from Google reviews only.
And here’s something most listing sites skip: this property changed management companies. The old Yelp listing shows up as “Hutto Station by RPM Living” and it’s marked CLOSED. Cushman & Wakefield Living is the current operator. The exact switch date isn’t listed anywhere, but early Google reviews (roughly the first year) were likely under RPM. The more recent complaints about billing and maintenance fall under Cushman & Wakefield’s watch.

What Residents Like
Staff names come up again and again. Tony, Max, Sabrina, James, Leo. Each one gets called out by name across multiple reviews, which is uncommon at any property, let alone one with only 115 reviews. Max dominated the early reviews during the first year. More recent reviews mention Tony and James. Staff has turned over, but the new people are getting the same kind of praise.
The pool gets called out as a highlight in multiple reviews. Units get positive comments about spaciousness and layout. One reviewer called out the natural light.
Ernesto’s review stands out: he handled the entire application from Alabama without seeing the apartment, showed up on a Sunday, and had keys in hand after five minutes of paperwork. If you’re moving from out of state, that’s the kind of thing you want to hear.
What Residents Don’t Like
The negative reviews are few. But they’re specific.
Fabian Garcia (2 months ago, 3 stars) mentioned “several leaks” that weren’t his fault and front office staff issues during renewal. Juan Lopez (2 months ago, low rating) had garage parking problems from day one. Tahari Delvecchio wrote about filthy stairwells and nobody from management keeping up with common areas. The reviewer “E” (4 months ago, 1 star) listed wrong billing charges, an unhelpful office, maintenance that never got done, and bad water quality.
The ant reports come from at least two separate residents (grace rae at 7 months, jayson mix at 10 months). One confirmed the problem existed across multiple units and buildings. Not just their apartment.
Management Response Pattern
Cushman & Wakefield responds to most reviews, positive and negative. The responses are templated. Polite, but generic. On the negative reviews, they say thank you but don’t explain what they’re doing to fix things.
The property owner personally responded to at least one critical review (Megan McClain). That’s unusual. It tells me ownership is paying attention even if the template responses don’t show it.
One more thing. Before ModernMsg pulled down Hutto Station’s review page, a resident brought up the gate access system. The entrance gate is app-based. If the office is closed and your phone is dead or you don’t have internet, you can’t get in. Nobody mentioned a physical key or backup code. That’s worth asking about on your tour, especially if you work late or have spotty cell service.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.
Pest Problems in a Building That’s Barely Two Years Old
Ant infestations don’t happen in well sealed new construction. When residents in different buildings report the same pest issue months apart, that’s not bad luck. That’s a construction problem: gaps around pipes, ways for bugs to travel between units, or a foundation that isn’t sealed tight. This isn’t a “call the exterminator once” fix. It’s recurring. And at least one resident said management was unresponsive about it. Ask the leasing office directly what they’ve done about the ant complaints. Ask about their pest control schedule. Do it before you sign.
The Billing System Has Problems
Wrong charges on your rent statement are more than annoying. If they don’t get fixed, they can show up on your rental history and cause problems at your next apartment. The resident who wrote about this said it happens “all the time,” and the same review called the office unhelpful in sorting it out. Before you move in, confirm exactly what your monthly charges will be. Get it in writing. Save a copy. And check your statement every single month.
You’re Betting on a City That’s Still Building Its Infrastructure
Hutto doubled its population in four years. The roads, restaurants, and services haven’t kept up. Highway 79 traffic has gotten worse. Grocery shopping requires a car. Public transit is basically nonexistent. If you’re coming from a city where things are already built out, the gap will be noticeable.
That’s the trade off for new construction at $1,329.

FAQ
Does Hutto Station accept dogs with no weight limit?
Yes. No weight limit, but breed restrictions apply. Aggressive breeds like pit bulls aren’t allowed. You can have up to 2 pets. The fee is $200 per pet plus $25/month pet rent.
What is the income requirement at Hutto Station?
2.5x monthly rent in combined gross income. Lower than the 3x standard at most Austin area apartments. Income is verified through Nova using paystubs or bank statements.
Is Hutto Station income restricted?
No. Market rate property. No income caps, no income restricted units.
How far is Hutto Station from downtown Austin?
About 28 miles. Off peak, that’s a 30 minute drive using SH-130. Rush hour pushes it to 45–55 minutes. If you commute downtown daily, plan accordingly.
What school district serves Hutto Station?
Hutto ISD. Elementary feeds to Cottonwood Creek Elementary, middle school is Hutto Middle, high school is Hutto High. Check with the district to confirm current boundaries before you sign a lease.
Does Hutto Station have in-unit washer and dryer?
Most floor plans come with a full size washer and dryer supplied in unit. The ANSI (accessible) units have connections only, so you’d bring your own machines.

The Bottom Line
Hutto Station has genuinely hard to find math: new construction with 2024 finishes, a 2.5x income requirement, and no pet weight limit. Net effective rent lands around $1,165/month on a one bedroom after the 1.5 months free special. The leasing staff gets praised by name in dozens of reviews. The property is clean, the pool is solid, and the units have the finishes you’d expect from a building under two years old.
The trade off is just as clear. Pest complaints in a new building point to construction gaps that one exterminator visit won’t solve. The billing system has known problems. And Hutto, for all its growth, is still a suburb without a full grocery store within walking distance and no real public transit.
This property makes sense if:
- Your income works at 2.5x but not 3x rent
- You work near Samsung in Taylor, Dell in Round Rock, or along the SH-130 corridor
- You have a larger dog and need new construction with no weight limit
- You’re moving from out of state and want to handle everything online
- You want the lowest cost per square foot on a 2024 build in the Austin metro
This property doesn’t make sense if:
- You commute to downtown Austin daily
- Pest issues are a hard dealbreaker for you
- You need walkable grocery and dining
- You need public transit
- You want an established area with proven infrastructure
My verdict: the first year math works, especially if you lock in the 1.5 months free. Renewal is the question mark. That depends on Cushman & Wakefield fixing the pest and billing complaints by then. Ask about both during your tour.
Need Help?
My service is free. I’m paid a referral fee from the property’s marketing budget. Your rent is the same with or without a locator.
Here’s what I can do that the listing sites can’t. I’ll pre-screen your application against Hutto Station’s criteria. I’ll compare your true monthly cost across 4–5 similar properties in Hutto and the north suburbs. And I’ll tell you which communities are most likely to approve your specific situation. If you’ve got screening challenges (credit, rental history, background), I know which management companies work with those issues and which ones just auto-decline.
If you’d rather apply on your own, contact Hutto Station at (737) 257-5994 or email huttostation@cushwake.com. Just tell them “Ross Quade from Austin Apartment Team” referred you on your tour and application. Text me at 512-360-0852 when you apply so I can make sure everything’s on track.
