Newer, Cheaper Than The Domain — But There’s a Catch For Rent

Windsor Ridge Apartments Austin TX Review: 2020 Build, One Month Free, But Read the Fine Print

Windsor Ridge keeps landing on my shortlists for a specific reason: the math. A 2020 build in North Austin’s Scofield corridor with one month free on one bedrooms, base rents starting at $1,265, and the place is 96% full. Those numbers don’t usually coexist. Properties this new with specials this good typically have something hiding behind the leasing office smile.

I track screening criteria and pricing across 1,000+ Austin communities (TX license #679806), and I’ve watched Windsor Ridge since it opened. Here’s what listing sites won’t tell you: the 4.0 Google rating across 196 reviews doesn’t tell the whole story. Dozens of residents name specific staff members with genuine praise. But there’s also a smaller, louder group talking about package theft, broken security gates, and amenities that don’t work when they should. And that BBB “F” rating? That’s not in the marketing photos.

This review breaks down who actually thrives here and who should keep looking.

That Google rating looks solid for Austin apartments. But the BBB “F” and 196 reviews worth of mixed feedback paint a different picture, and I’ll break it down below.

Best For

You want newer construction without paying Domain prices. Windsor Ridge was built in 2020 and has the finishes to match: quartz countertops, vinyl plank flooring, stainless appliances, 9-foot ceilings. Similar quality at The Domain runs $1,700-$2,400 for a one bedroom. Here, you’re looking at $1,265-$1,657 before the special kicks in. That’s a $400+ gap for the same quality level.

You’re commuting to the tech corridor. Samsung’s Parmer Lane facility is about 5 minutes away. Apple and The Domain are 10-15 minutes south. If you’re driving north on I-35 or along Parmer every day, this location cuts real time off your commute.

You need a 1BR and want to lock in a deal. One month free on a 12 month lease drops your net effective rent by about 8%. On a $1,365 one bedroom, that’s saving roughly $112/month across the lease. I’ll show the full math in the pricing section.

You work from home and need good coworking space. Windsor Ridge’s ThinkTank business center has private offices, conference rooms, and free high speed WiFi. Multiple reviews mention the coworking setup as why they picked this place. If you work remotely, it’s set up for that.

Skip If

You have a German Shepherd, Pit Bull, or Rottweiler. Breed restrictions are firm here. Windsor Communities enforces this across their portfolio. If your dog is on the restricted list or is a mix, you’ll need to look elsewhere. Check out our guide to Austin apartments that accept large dogs for properties without breed restrictions.

Package security matters to you. Over the past year and a half, people keep reporting stolen packages even though the building has a locker system. One resident caught a thief on a doorbell camera at 11:30 PM inside the building. If you get a lot of deliveries, this is a real concern.

You need every amenity working every day. One former resident who lived here 15 months said at no point were the gates, elevators, gym equipment, and exterior doors all working at the same time. That’s a pattern I see at other large Windsor Communities properties too. Newer buildings have more systems that can break.

Your credit is below 570. Windsor doesn’t publish a credit minimum, but based on the building’s age and management company, approval below 600 comes with conditions and a monthly credit premium of $50-$100. Below 570, you’re likely looking at denial or needing a guarantor.

Location: What 3001 Scofield Ridge Pkwy Actually Means

What’s Actually Nearby

You’re at the northern edge of Austin’s city limits here. This is Tech Ridge/Scofield territory, and you’ll need a car for everything.

Grocery runs are easy enough. H-E-B at Parmer and I-35 is about 2 miles out, a 5 minute drive. The Shops at Tech Ridge sit roughly 1.5 miles east with Target, Ross, and the usual fast food options.

Dining within a mile? Limited. Chains and fast casual spots along Burnet Road and Parmer Lane. For anything with a pulse, you’re driving 10-15 minutes south toward The Domain or down Burnet Road’s restaurant corridor.

The nearest Capital Metro MetroRail station is Howard Station, which Windsor’s own website describes as a 20 minute walk, 9 minute bike ride, or 3 minute drive. That rail connects to downtown and Kramer Station near The Domain.

If you have a dog, there are two private dog parks on the property plus walking trails. Walnut Creek Metropolitan Park with 293 acres of trails is about 3.5 miles south.

Commute Math

Destination Distance Off-Peak Rush Hour
The Domain / Apple ~4 miles 8-12 min 15-25 min
Samsung (Parmer Ln) ~3 miles 5-8 min 10-15 min
Downtown Austin ~14 miles 18-22 min 35-50 min
UT Austin ~13 miles 18-22 min 35-50 min
Austin-Bergstrom Airport ~22 miles 25-30 min 40-55 min
Round Rock ~8 miles 12-15 min 20-30 min

Route notes: I-35 access is quick from Scofield Ridge Parkway, but I-35 itself gets brutal during rush hour between Parmer and 183. MoPac is about 3 miles west and runs smoother most days. If you’re headed to The Domain, surface streets through Scofield Farms work better than the highway.

Neighborhood Reality

Suburban North Austin. That’s what you’re getting here. Strip centers, newer apartment builds, and wide roads built for cars. Most reviews say it’s quiet at night, though the package theft complaints tell you building security has gaps. Schools feed into Westwood High through Austin ISD (Jollyville Elementary, Canyon Vista Middle). And the area is growing fast. Magnolia Scofield Ridge (built 2024) and Lenox Grand (built 2023) are both within a third of a mile.

*Net effective with 1 month free on 12 month lease (1BR only). Verified July 2026.

Note: The Biltmore floor plan shows $520-$599 for an 813 sq ft 1BR. That’s an income restricted unit through Austin’s SMART Housing program, not a market rate price. Windsor Communities runs similar programs at Windsor South Lamar and Windsor Commons. You can’t make too much money to qualify, and these units rarely open up. If you think you might be eligible, ask the leasing office directly.

Net Effective Rent: Here’s the Actual Math

The current special is one month free on one bedrooms with a 12 month lease (move in by 7/31/2026). Let me show you what that actually means.

I’ll use the A3 floor plan at $1,365/month as the example:

Daily multiplier: (365 days - 30 free days) ÷ 365 days = 0.9178

Base rent: $1,365
Net effective: $1,365 × 0.9178 = $1,253/month

Monthly savings: $1,365 - $1,253 = $112/month
Total savings over the lease: $1,365 (one full month)

That $112/month is real money. But understand how it works. It’s spread across all 12 months. You’re not getting a free month upfront where you pay nothing. You pay 11 months of full rent, and the value of that 12th month gets spread out over your lease.

One thing to know: the special only applies to one bedrooms right now. Two and three bedrooms are at full price.

All the Fees

Fee Amount Required?
Application fee $50 per person Yes
Admin fee / deposit $300 (refundable if denied) Yes
Pet deposit $500 (you don’t get this back) Per pet
Pet rent $40/month Per pet
Valet trash Included Yes
Renters insurance Required ($100K liability minimum) Yes
Garage parking $15-$30/month Optional
Reserved parking $30/month Optional
Covered parking $30/month Optional
Detached parking $200/month Optional
Credit premium (conditional approval) $50-$100/month If applicable

Here’s a detail on the $300 admin fee that most people miss. It doubles as your application deposit. Get denied? You get it back. Get approved? It goes toward your first month’s rent. That’s actually a fair structure compared to properties that charge an admin fee you never see again on top of the app fee.

True Monthly Cost: A Realistic Scenario

Here’s what a renter in a 1BR A3 with one dog and garage parking would actually pay:

Net effective rent (with special): $1,253
Pet rent: $40
Garage parking: $25 (midpoint)
Renters insurance: ~$15-25 (estimate)
Total: ~$1,333-$1,343/month

Move-in costs for this scenario: $300 admin deposit + $50 app fee + $500 pet deposit = $850 upfront, plus first month’s rent.

Specials change. What’s listed above was accurate as of July 2026, but I talk to leasing teams regularly and offers shift.

Screening Criteria: Will You Get Approved?

Income Requirement

Windsor Communities requires 3x monthly rent in gross income. Their Resident Selection Criteria says “36 times monthly rent annually,” which is just another way of saying 3x. This is the same across all their Austin properties.

Here’s what 3x looks like at different rent levels:

Floor Plan Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
A1 (1BR) $1,270 $3,810 $45,720 ~$22.00
A3 (1BR) $1,365 $4,095 $49,140 ~$23.63
A5 (1BR) $1,572 $4,716 $56,592 ~$27.21
B2 (2BR) $1,805 $5,415 $64,980 ~$31.24
C1 (3BR) $2,280 $6,840 $82,080 ~$39.46

Your income needs to cover the full listed rent, not the net effective number. Even with the special, they’re qualifying you at the higher price.

If you don’t meet the income requirement on your own, Windsor allows one personal guarantor per apartment. That guarantor needs to earn at least 60x the monthly rent in annual income. So for the B2 two bedroom at $1,805? Your guarantor would need roughly $108,300/year. That’s a high bar.

Credit Expectations

Windsor doesn’t publish a credit score minimum. They pull your report and look at the full picture: bankruptcies, collections, charge-offs, late payments, outstanding rent balances. No single number decides it.

Based on what I’ve seen at other Windsor Communities properties in Austin:

620+ credit: Smooth approval, standard deposit. This is where Windsor wants you.

580-619: Possible approval with conditions. Windsor charges a monthly credit premium of $50 to $100. That’s an extra $600-$1,200 per year on top of what you’re already paying in rent.

Below 580: Likely denial or you’ll need a guarantor. If your credit is in this range, I’d look at communities that are more upfront about what they’ll work with. Check our guide to second chance apartments for options.

What Gets You Denied

Let me be direct about what typically triggers denial at a property like this:

  • Outstanding property debt showing on your rental history report
  • Eviction on record (lookback period not published, but properties in this price range typically go back 5-7 years)
  • Felony conviction (screening is done, but lookback periods aren’t published)
  • Too many people in the unit (max is 2 per bedroom plus 1)
  • False or misleading statements on the application
  • Not enough income documentation

Application Process

  1. Apply online ($50 per applicant, non-refundable)
  2. Pay $300 admin deposit (refundable if denied)
  3. Wait for screening results (typically 1-3 business days)
  4. If approved, sign lease and pay remaining move-in costs

What a locator does differently here

Here’s the reality: I can tell you whether you’re likely to qualify before you spend $50 finding out. If Windsor Ridge’s screening looks tight for your situation, I know which nearby North Austin properties have more flexibility and which ones will definitely deny you. That pre-screening saves you time and application fees.

Resident Reviews Decoded

I went through everything: 196 Google reviews, 20 on Yelp, 8 on ApartmentRatings. Then I checked ForRent (67 ratings, 4.4 average) and ApartmentHomeLiving (70 reviews, 4.0 average). Roughly 360 reviews and ratings total. Individual complaints aren’t that useful. Repeated themes are.

What Residents Consistently Praise

Staff get called out by name here more than at most Austin properties I review. Sabrina Bretz shows up in 10+ Google reviews. People specifically praise how quickly she responds and follows through. Getting things done fast that normally take days, answering questions on weekends, sorting out problems after move in. That kind of thing.

Yelp tells a different story. William in maintenance dominates that platform with 10 separate mentions. People say he’s reliable and does good work. Shanieka in leasing gets credit for handling virtual tours for people moving from other states, and Brooke gets recognized as a solid manager. Over on Google, Carlos in maintenance gets called out for fixing fire alarms, kitchen lights, and plumbing quickly. Mr. Hampton and Khalid also get named. When the service team went through a rough patch with turnover, those two stepped up and handled it.

Pool and coworking space? Genuine praise on every site I checked. One reviewer noted the pool has a sunken living room area. And the ThinkTank business center comes up a lot from residents who work remotely.

What Residents Consistently Criticize

Package theft is the loudest concern. Someone was caught stealing packages on a doorbell camera at 11:30 PM inside the building, and they weren’t a resident. Another resident had four stolen packages in three months. Management’s response? They told one person it’s “happening all over Austin” and suggested a police report. On ApartmentRatings, a 2022-2023 tenant specifically called out the mail/package system as poorly managed.

Vehicle break-ins show up on Google, Yelp, and in Wheree’s review summary. One Google reviewer broke their lease over it. This isn’t a single incident.

Pest issues are worse than what you see on any one site. On Google, one resident reported rats and cockroaches. Wheree’s review summary calls out “rodents and insects” as an ongoing problem even after management has tried pest control. For a 2020 build, that’s worth asking about on your tour.

One former resident who lived there 15 months put it bluntly: the gate, elevators, gym equipment, and fob-access doors were never all working at the same time. Other reviews back that up.

One more thing from ApartmentHomeLiving: a few residents complained about early morning grounds maintenance noise. Management responded to that and said they’d look into it.

How Management Responds

Management here responds to virtually every Google review. Positive ones, negative ones, doesn’t matter. They get back fast. A bit corporate and templated in how they word it, sure, but they address specific issues and invite follow-up. That’s more than a lot of Austin properties do.

Worth noting: a recent ForRent response mentions they’ve “recently welcomed a new Service Manager” and are “committed to making meaningful improvements.” That tells me they know the maintenance side needed new leadership.

The Uncomfortable Truth

No listing site will write this section.

I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

Security Has Real Gaps

The gated community branding suggests controlled access. Reality is different. Residents on Google and Yelp report the gate broken or left open, non-residents getting into buildings, packages stolen from inside hallways. Cars getting broken into shows up on more than one review site. One resident broke their lease over it.

You’re paying for that security. You should be getting it.

Pest Reports on a 2020 Build

This one surprised me. Six years old. Pest complaints shouldn’t be a thing yet. But the review data says otherwise. Rats and cockroaches on Google. Wheree’s summary flags “rodents and insects” as a problem that keeps coming back even after management has sprayed. Ask the leasing office about pest history in the specific unit you’re looking at before you sign.

That BBB “F” Rating Is Real

Windsor Ridge Apartments has an F rating from the Better Business Bureau because they didn’t respond to three complaints people filed. BBB ratings aren’t gospel, but when a management company won’t even respond to formal complaints, that tells you something about how they handle real disputes when nobody’s watching the Google reviews.

The Conditional Approval Premium Adds Up

If your credit falls in the 580-619 range, Windsor’s approval comes with a $50-$100 monthly credit premium. On top of rent. That’s $600-$1,200 extra per year that doesn’t show up in the advertised price. For a renter looking at the A3 plan at $1,365/month, the real cost jumps to $1,415-$1,465 before you add pet rent, parking, or insurance.

Frequently Asked Questions

Does Windsor Ridge allow pets?

Yes. Windsor Ridge allows up to 2 pets with a 100 lb weight limit per pet. You’ll pay a $500 non-refundable deposit plus $40/month pet rent per pet. They restrict German Shepherds, Pit Bulls, Rottweilers, and mixes. Cats, dogs, birds, and fish are welcome. No reptiles or exotic animals.

What credit score do you need for Windsor Ridge?

Windsor doesn’t publish a minimum. Their criteria says they look at your full credit picture, not just the number. Expect smooth approval at 620+. Between 580-619, approval with conditions is possible but comes with a $50-$100 monthly premium. Below 580, you’ll likely need a guarantor.

What utilities are included at Windsor Ridge?

Valet trash is included. You’re on the hook for electric, water/sewer, gas, and internet. Fiber optic lines are available, and there’s WiFi in common areas. Budget $100-$175/month for utilities depending on unit size and how much AC you run.

How much is parking at Windsor Ridge?

Surface lot parking comes with the apartment. Garage spaces run $15-$30/month. Reserved spots and covered parking are $30/month each. Detached parking spaces are $200/month.

What special is Windsor Ridge offering right now?

As of July 2026, Windsor Ridge offers one month free on one bedroom floor plans with a 12 month lease. You must move in by 7/31/2026. Two and three bedroom plans don’t have specials right now.

Is Windsor Ridge a good location for commuting?

Depends where you work. Samsung on Parmer Lane? About a 5 minute drive. The Domain and Apple are 8-12 minutes in normal traffic. Downtown is a different story: 18-22 minutes when traffic cooperates, 35-50 when it doesn’t. This location works for the north Austin tech corridor. It’s not a downtown commuter spot.

What are the biggest complaints about Windsor Ridge?

Package theft and security gaps top the list. Cars getting broken into keeps coming up, and it’s not just one or two people saying it. Broken amenities (gates, elevators, gym equipment) appear in several reviews. Pest issues (roaches, rats) show up on more than one review site, which is unusual for a 2020 build. The leasing and maintenance staff consistently get praised, though.

When was Windsor Ridge built?

Windsor Ridge was built in 2020. It’s 6 years old with no renovations needed yet. Elevators, modern systems, and all the finishes you’d expect from something built that recently.

The Bottom Line: Is Windsor Ridge Worth It?

Here’s what Windsor Ridge actually gives you: 2020 construction quality at prices that undercut The Domain by $400-$600/month on comparable one bedrooms. With the current special, net effective rent on a 1BR starts around $1,161. For that, you get quartz counters, vinyl plank floors, in-unit washer/dryer, 9-foot ceilings, a coworking space, and Peloton bikes in the gym. Staff? Genuine praise across the board. Sabrina, Hannah, Manni, and Carlos get called out by name in dozens of reviews.

But the security and pest situation is real. Residents on Google, Yelp, and other review sites report package theft, cars getting broken into, and gates that don’t stay fixed. Pest complaints on a 6 year old building are a red flag worth looking into before you apply. And the BBB “F” rating tells me that how they respond to Google reviews isn’t the whole picture of how they handle problems.

This property makes sense if:

  • You work in the Scofield/Parmer/Domain tech corridor and want a short commute
  • You’re looking for a 1BR and can lock in the current special before 7/31/2026
  • You prioritize modern finishes and amenities over walkability
  • Your credit is 620+ and income hits at least 3x rent

This property doesn’t make sense if:

  • Your dog is on the breed restriction list
  • Package security is a priority and you can’t receive deliveries in person
  • Your credit is below 580 without a guarantor
  • You want walkable dining and nightlife outside your front door

The first year math works if you grab the 1BR special. Whether the security trade-offs work depends on what you’re coming from and what you’re willing to manage.
