Living in 78704 Comes Down to the Block You Choose

South Central Austin Apartments (78704). Walkable pockets next to car-dependent ones, new buildings next to 1970s garden apartments, and a price range to match. Studios from under $1,000. Communities built from 1972 to 2025.

I’ve toured apartment communities across the 78704 ZIP code more than any other in Austin. Everybody wants to live here until they see what it actually costs. Half the calls I get are about which corners of the ZIP still have something affordable. The answer changes depending on what you’re willing to trade.

Every community in this ZIP code has a full review below. Each one covers what listing sites leave out: actual screening criteria, real fee breakdowns, net effective rent math, and honest resident feedback compared to what I saw on my own tours.

A few things worth knowing about 78704 before you dig in.

There are at least five different 78704s. SoCo is the walkable strip everybody pictures: restaurants, shops, hotels, foot traffic. Zilker is where the newer buildings sit, mostly along South Lamar. Bouldin Creek is residential and quiet. Behind Zilker Park, Barton Hills feels like its own small town. Travis Heights has tree cover and not many apartments. Galindo and Dawson are further south and tend to be cheaper.

The age gap is massive. 1972 garden apartments with window units sitting a mile from 2025 buildings with rooftop pools and parking garages. The older stock is where the lower rents live. Both are 78704, and the experience is nothing alike.

The SoCo H-E-B at Congress and Oltorf is brand new. Opened December 2024. Two stories, 145,000 square feet, True Texas BBQ on the ground floor.

Barton Springs Pool is what sells this ZIP. Free swim runs 5 to 8am daily, no fee, no lifeguards. Tuesday and Wednesday mornings you’ll share the water with maybe 20 or 30 people. Closed every Thursday from 9am to 7pm for cleaning. If Barton Springs matters to you, check how far your apartment actually is from the Zilker Park entrance. Some communities here are a five minute walk. Others are a 15 minute drive.

Screening is tighter here than in most South Austin ZIPs. The newer buildings screen credit, rental history, and background with less flexibility than 78745 or 78748. Some older communities have more room to work with, but not all. If you have an eviction, a broken lease, or anything on your record, talk to me before you apply. App fees in this ZIP add up fast.

Most of the newer construction landed on South Lamar. That’s where they’re all packed in. The trade-off is traffic. South Lamar gets loud, and it gets worse during ACL and any Zilker Park event.
