When you track rental pricing across 1,000+ Austin properties like I do, you learn to spot the listings that don’t make sense. Zilker Studios is one of them. A 2023 building on South Lamar Boulevard, 435 square feet, all utilities included, and rents starting at $555/month. The apartment literally next door, MAA South Lamar, starts at $1,514 for a studio. Without utilities.

So what’s the catch?

Zilker Studios isn’t a regular apartment. It’s income restricted supportive housing, built and run by Foundation Communities, a nonprofit. The rent is real. But the path to getting in is nothing like a standard apartment application. There’s an income cap, a waitlist, and a screening process that works completely differently from anything else on South Lamar. Here’s what listing sites won’t tell you about how it actually works.

Two things jump out from that table. First, the $0 admin fee. Most Austin apartments charge $150–$350 just to process your lease paperwork. Zilker Studios charges nothing. Second, the ~$100 security deposit. Most properties in 78704 want $200–$500 up front, sometimes more. Total move in costs here are roughly $1,029 for a $900 unit. That’s half of what you’d pay at a Class B property down the street.

You’re a single adult earning between $27,000 and $47,000 per year. That’s the sweet spot for Zilker Studios. You need to earn enough to meet the 2.5x rent minimum, but you can’t earn more than the AMI cap for your unit’s income tier. At the 50% AMI level, that ceiling is $46,850/year for one person.

You have credit challenges but no recent major negative items. Foundation Communities doesn’t use a hard credit score cutoff. They screen specific items like bankruptcy under 3 years old or collections over $1,500 in the last year. If your score is 520 but your record is clean of those specific triggers, you could qualify here. That same 520 would get you auto declined at most Class A, B, and even some Class C properties. The South Lamar food corridor is right outside your door. Ramen Tatsu-Ya is about a quarter mile south. Shake Shack and Lamar Union’s restaurant row (including Cantine Italian Cafe) sit a few blocks north at 1100 S Lamar. Maudie’s Too is a two minute walk for Tex Mex. Planet K’s Wall of Fame, one of Austin’s weirder landmarks, is literally next door to the building.

CapMetro bus service runs along South Lamar with stops right outside the property. One of the Google reviewers specifically mentioned using Austin’s UMO transit app from this location. Makes sense. Foundation Communities built this for people who rely on transit, not cars.

Zilker Park is about 1.5 miles north. Barton Springs Pool is roughly 2 miles. Barton Creek Greenbelt access points are within 3 miles. These are walkable for some and a short bus ride for most.

Neighborhood Reality

South Lamar is loud. This is one of Austin’s busiest corridors. Traffic backs up during rush hour and on weekends. The building sits between two heritage live oak trees with a breezeway that buffers some of the street noise, but you’re still living on a major commercial road.

That said, the transit access is a genuine advantage for the people who live here. Most supportive housing in Austin is located on the outskirts, along I-35, or in areas with limited walkability. Zilker Studios puts residents within walking distance of groceries, restaurants, transit, and parks. That matters more here than at a typical apartment because many residents depend on walking and bus routes rather than cars.

Income Requirements

You need to earn enough to afford the rent AND earn below the income cap for your unit’s AMI tier. That creates a narrow window you need to fit through.

For a $900/month unit with earned income:

Credit Screening

Here’s where Foundation Communities breaks from the market rate playbook. There’s no credit score minimum. None. They screen specific negative items instead:

Criminal History

Zilker Studios is supportive housing, and Foundation Communities is more lenient on criminal history here than at their other properties. Per their own website: violent felonies older than 6 years, nonviolent felonies older than 2 years, and Class A misdemeanors older than 1 year are generally not denied.

Lifetime disqualifiers with no lookback: intentional homicide, manslaughter, kidnapping, sex offenses (forcible and nonforcible), arson, and meth manufacturing.

If you went through a Foundation Communities special program (CHI, SafePlace, LifeWorks, or Salvation Army) and left in good standing, they’ll throw out your rental and credit history from before that program. That’s a real second chance if you’ve come through those systems.

Application Process

  4. If approved, you sign a lease and receive a fully furnished unit with a Welcome Home basket that includes kitchen supplies and household basics.

The $29 application fee is charged at step 3, not when you join the waitlist.

I’ll be straight with you: Zilker Studios has 10 Google reviews. Three of them have actual text. There’s no ApartmentRatings page. No Yelp review data I could confirm. For a property with 110 units that’s been open since 2023, that’s not much to work with. So instead of pretending I can pull trends from 10 reviews, I’ll share what’s there and fill in the rest from Foundation Communities’ track record.

The Reviews That Exist

The 4.7 Google rating skews positive, but with only 10 reviews, that number doesn’t carry much weight. The tone of the three text reviews says more:

One resident wrote “Anna, Paige, Shaka, etc are the best people I have ever met in my life. If you need help, they will not forget you, they saved my life.” Another wrote “Finally home” with a reference to using Austin’s local transit. The Google tag “helpful staff” appears on two reviews.

These aren’t typical apartment reviews. Nobody’s complaining about pool hours or parking. The language is about gratitude and stability. That fits what this place is: permanent supportive housing for single adults, many of whom came from homelessness.

What to Watch For

I can’t build a review section off 10 reviews. But I can tell you what to expect based on the building itself and how Foundation Communities runs their 9 supportive housing properties across Austin:

The 435 sqft size is real. That’s roughly the size of a large hotel room. One room, one bathroom, a kitchenette. No separate bedroom, no walk in closet. If you’re coming from housing instability, it’s a massive upgrade. If you’re comparing it to a standard one bedroom apartment, it’s going to feel tight.

Laundry is shared. The website says “on site laundry.” That means shared machines on the first two floors, not a washer and dryer in your unit.

The building has 24 hour front desk staff. For most residents, that means security and someone available around the clock. That comes with the territory in supportive housing.

Management Track Record

Foundation Communities isn’t a typical property management company. They’re a nonprofit that’s been running affordable housing in Austin since 1990. They have 31 communities across Austin and North Texas. Zilker Studios won the Texas Apartment Association’s Affordable Housing Community of the Year in 2024 and AIA Austin’s Community Impact Award the same year.

Your rent doesn’t jump to market rate at renewal. And Foundation Communities isn’t optimizing for profit margins. Rent stability is baked into their model. That’s a completely different deal than what you’d get from a Greystar, MAA, or any other big landlord.

The Listing Sites Are Misleading

Apartments.com shows “starting at $550” for Zilker Studios with a big green “Apply” button. Zillow has a listing page. ApartmentHomeLiving shows the floor plan. None of them mention that this is income restricted supportive housing. None explain the AMI tiers, the waitlist, or the fact that you can’t just apply and move in. Someone who sees $550 on South Lamar and calls expecting a normal leasing process is going to be confused.

The Community Is Not a Standard Apartment Complex

Many residents at Zilker Studios are coming from homelessness or were close to it. On site case managers, a food pantry, and support services are part of daily life here. That’s the entire point of the property. But if you’re picturing a typical South Lamar apartment with a pool deck and social events, this isn’t that. The amenities are practical (fitness room, computer lab, covered patio, community room). This place is about getting people housed and keeping them housed. It’s not selling you a lifestyle.

But the rent comes with real conditions. You need to fall within a specific income band, you need to get through a waitlist, and you need to be comfortable in 435 square feet with no pets.
