Best Apartments Near Indeed’s Domain Tower: 23 Communities Ranked by What You’ll Actually Pay

You search “apartments near Indeed Austin” and the top result is a locator site recommending five downtown luxury apartments with pricing from July 2024. Two years stale. All five are near Indeed’s downtown tower and none of them are within 15 minutes of the Domain office where most of Indeed’s Austin workforce actually sits.

That’s the competition right now. Five picks, sticker prices, wrong office.

I’ve profiled 23 apartment communities within commuting distance of Indeed’s Domain Tower and ranked every one of them by net effective rent per square foot. Not sticker price. Not what’s on the website. What you’ll actually pay each month once concessions are factored in.

Here’s why that matters: I track pricing and concessions across over 1,000 Austin apartment communities daily. The North Austin rental market is oversupplied. Properties are throwing 6 to 10 weeks of free rent at anyone who signs a lease. Some are stacking gift cards on top. When you do that math, the rankings shift. Communities that look expensive at face value become midrange deals. Communities running zero specials fall down the list despite lower sticker prices.

The spread is massive. The cheapest option on this list nets to $1.32 per square foot. The most expensive nets to $4.24. That’s a 3.2x difference in cost per square foot between two communities within a 10 minute drive of each other. Nobody else is doing this analysis for Indeed employees. And it changes which apartment you should pick.

Indeed’s Austin Offices: Where You’re Actually Commuting

Indeed has two major Austin locations, and most apartment search content ignores one of them.

The Indeed Domain Tower sits in Domain South End in North Austin. Eleven stories, roughly 310,000 square feet. This was Indeed’s main Austin office before the downtown tower opened, and it’s still where a large share of the Austin workforce operates day to day. It’s surrounded by The Domain’s shopping and restaurant district, walking distance to Rock Rose, and right off MoPac and US 183.

The Indeed Tower downtown at 200 W. 6th Street is one of Austin’s tallest office buildings at 36 stories. It occupies roughly 307,000 square feet of the larger tower. If you’ve seen the Austin skyline, you’ve seen it. The downtown tower sits in the same corridor as Google’s and Meta’s Austin offices along West 6th, so if you work with teams at Google or Meta, you’re making the same drive.

This matters: Indeed is co-headquartered in Austin. These aren’t satellite office employees on temporary assignment. They’re headquarters staff. Most are staying put, which means lease renewals matter. The community you pick for Year 1 is probably where you’ll be for Year 2 and beyond. That’s why the concession clawback math and renewal pricing matter more for you than for someone on a one-year rotation.

Indeed runs a hybrid schedule. Two to three days a week in office, depending on your team. That changes the commute math. When Apple required three fixed days, I told Apple employees that a 25 minute commute three days a week is worth caring about. With Indeed’s hybrid setup, you might be going in twice a week. That gives you more flexibility to live 15 to 20 minutes out instead of 5 minutes away, and pocket the rent savings.

Something else to consider. Some Indeed employees need to visit both offices. If you’re primarily at the Domain but occasionally head downtown, communities along the North Lamar or Burnet Road corridor put you 10 to 15 minutes from the Domain and 20 to 30 minutes from downtown. That’s the zone that splits the difference, and I’ll map it out after the rankings.

I’m focusing on apartments near Indeed’s Domain Tower in North Austin. If you work exclusively at the downtown tower, there’s a different set of communities worth profiling. But with 2,000+ employees co-headquartered here, the Domain is where the bulk of the apartment demand sits.

Indeed isn’t alone in North Austin, either. The Domain and surrounding tech corridor host Meta, IBM, Amazon, and a long list of companies with offices along Braker Lane and Domain Boulevard. There are dozens of apartment communities within a 10 to 15 minute drive of Indeed’s Domain Tower. I profiled 23 of the best options and ranked them by actual value.

How I Ranked These: Net Effective Rent, Not Sticker Price

Most apartment search sites show you the advertised rent and sort by distance. That made sense when communities were charging what they listed. It doesn’t make sense right now.

The North Austin submarket is sitting on elevated vacancy. Properties built in 2023 and 2024 are still leasing up. So you’re seeing aggressive concessions: free months, waived deposits, gift cards, reduced admin fees. Twenty-one of the 23 communities I profiled are running concessions right now.

Here’s the catch: concessions distort the comparison. A community advertising $1,924 per month with 2.5 months free on a 12 month lease has a net effective rent of $1,524. That’s $400 less per month than the sticker price. Meanwhile, a community advertising $1,765 with zero concessions costs exactly $1,765. The first one looks more expensive. It’s actually cheaper by $241 a month.

The math:

Net Effective Rent = (Months You Pay ÷ Lease Term) × Monthly Rent

Broadstone North ATX advertises at $1.94 per square foot. After concessions, it drops to $1.57. The Reserve at the Arboretum sits at $1.89 either way because there’s no special running. The Bond lists at $2.35 but stacks 2.5 months free with a $1,000 gift card, landing at $1.76 fully effective. If you’re comparing on Apartments.com, Broadstone looks more expensive than the Reserve. It’s actually 17% cheaper.

So I rank by net effective rent per square foot. It’s the only honest way to compare.

One warning about concessions: most of these deals require you to complete the full lease term. If you break a 12 month lease at month 8, the community can claw back the prorated value of those free months. Leave early after getting 2.5 months free on a $1,900 apartment? You could owe $4,750 or more on top of standard early termination fees. Real savings, yes. But only if you stay.

One more thing. “Up to 10 weeks free” and “10 weeks free” are not the same thing. Several communities on this list use “up to” language, meaning the best deal only kicks in on certain floor plans, usually the biggest or hardest to fill. The one bedroom you want might get 6 weeks while the three bedroom gets 10. I verify the actual concession for each floor plan before my clients tour so there are no surprises.

And here’s something most comparison sites ignore entirely: mandatory monthly fees. A lot of North Austin communities charge $50 to $150 per month on top of rent for trash valet, pest control, technology packages, or amenity fees. Those aren’t included in the advertised rent or the NER numbers in this article. A community advertising $1,464 NER with $130 in mandatory fees actually costs $1,594 per month. Fee schedules change, and not every community publishes theirs online. Always ask for the full fee breakdown before signing anything. I pull this for my clients before they tour.

A few patterns jump out. The top six are all 1990s construction with renovations. Every one of them is running 1 to 2.5 months free, which is what pushes them to the top. The two communities running zero concessions (Reserve at the Arboretum and Flatiron Domain) both rank in the bottom half despite having moderate sticker prices. In this market, paying sticker price means you’re overpaying.

And then there’s the Domain walkability premium. Communities inside The Domain’s walkable ring (Standard, Gallery, Kenzie, Griffis, Grand, Flatiron, Watson, Bowen) average roughly $2.20 per square foot in net effective rent. Communities 5 to 10 minutes away average around $1.50. On a 900 square foot one bedroom, that gap is about $630 per month. Over a 12 month lease, that’s $7,560. What do you get for that premium? You walk out your door and you’re at Rock Rose, with cocktail bars, late-night restaurants, weekend pop-up markets, and Q2 Stadium for Austin FC matches. No Uber, no parking, no planning. For some people, that’s worth every dollar. For others, a 7 minute drive saves $630 a month. You know which one you are.

Value Tier: 6 Communities Under $1.55/Sqft (Ranks 1–6)

All six were built between 1986 and 1995. Every one of them has been renovated at least once. Older construction, no rooftop pools, and finishes that aren’t going to make your Instagram story. But they deliver serious square footage for the money, and every one of them is running aggressive concessions.

What does B/C+ class feel like when you walk in? The renovations replaced countertops, fixtures, and flooring, but the cabinet boxes and layouts are original. HVAC systems are builder grade. Walls are thinner than new construction, so you’ll hear your neighbors more. Common areas are functional, not designed. If you’ve been living in a newer apartment in San Francisco or New York, the finish quality will feel like a step down. But the square footage will feel like a step up.

There’s a hidden cost with older buildings: higher utility bills. A 1995 property with standard insulation and older HVAC can cost $100 to $150 more per month in electricity during Austin summers compared to 2023 construction with modern insulation and Energy Star appliances. That narrows the value gap. At Radius ($1,151 NER) plus $125 in summer utilities, you’re closer to $1,275 total. Still the cheapest option on the list, but the gap is tighter than the rent numbers alone suggest.

The trade-off that works in this tier’s favor: parking is almost always included and uncovered (surface lots). No garage fees. At some Domain properties in the mid and premium tiers, covered or garage parking runs $50 to $150 per month extra. In Austin’s summers, where your car interior hits 140°F by noon, that’s worth knowing about.

Radius at the Domain (#1) · 11900 Hobby Horse Ct, 78758. C+, built 1995, renovated 2007. 1–3 BR, 642–1,101 sqft, $919–$1,844. Running 2 months free (flat, not “up to”) with a waived admin fee. Net effective: $1,151/mo ($1.32/sqft). About 5 minutes from Indeed’s Domain Tower. This is the value leader on the list. The 2007 renovation is the oldest on this tier, and the C+ class rating reflects that. But at $1.32 per square foot, you’re paying 40% less than the average inside The Domain. If value is your priority over finishes, this is the math winner. Rating: 3.6.

Folio (#2) · 11915 Stonehollow Dr, 78758. B, built 1995, renovated 2018. 1–3 BR, 602–1,352 sqft, $1,159–$2,076. Advertising “up to 8 weeks free,” which means the full concession only applies to specific floor plans. That nets to $1,348 per month, or $1.38 per square foot. Eight minutes to Indeed’s Domain office. Better renovation than Radius (2018 vs. 2007). Larger units too, with three bedrooms hitting 1,352 sqft. The B class bump shows in the common areas and construction quality. Verify which floor plans get the full 8 weeks before touring. Rating: 3.5.

San Marin (#3) · 3625 Duval Rd, 78759. B-, built 1995, renovated 2011. 1–3 BR, 692–1,362 sqft, $1,070–$2,608. Advertising “up to 10 weeks free.” After concessions, you’re looking at $1,456 per month ($1.42/sqft). Ten minutes out from The Domain. Arboretum location puts you slightly farther from The Domain but closer to MoPac for the drive downtown. The biggest raw dollar savings on the list: $4,598 over 12 months compared to sticker price. If you need to visit Indeed’s downtown tower occasionally, the MoPac access from the Arboretum makes that a 25 minute drive. Rating: 3.5.

The Village at Gracy Farms (#4) · 2600 Gracy Farms Ln, 78758. C+, built 1994, renovated 2010. 1–3 BR, 659–1,219 sqft, $1,000–$1,984. One month free (flat concession). Net effective: $1,368/mo ($1.46/sqft). Quick drive to Indeed, about 8 minutes. Smallest concession in this tier (1 month), so the discount is thinner. But the three bedroom options are worth a look. Three bedrooms are rare in the apartment market near The Domain, and Gracy Farms goes up to 1,219 square feet. If you have roommates or need a home office, this is one of the few places near Indeed where you can get a third bedroom under $2,000. Rating: 3.7.

The Milo (#5) · 3220 Duval Rd, 78759. B-, built 1986, renovated 2019. Studios–2 BR, 375–946 sqft, $870–$1,510. Running 2 months free (flat) with application fee waived. Net effective: $992/mo ($1.50/sqft). A 10 minute drive to the Domain office. Lowest total monthly cost on the entire list at $992 NER. The catch: smaller units (midpoint is 660 sqft) and studios start at just 375 square feet. This is the oldest building I profiled (1986), though the 2019 renovation freshened things up. The waived application fee is a nice touch. If you want the absolute lowest monthly number near Indeed and don’t need a lot of space, The Milo is it. Rating: 3.5.

Bridge at Mesa Verde (#6) · 3201 Duval Rd, 78759. B, built 1995, renovated 2021. 1–2 BR, 658–1,222 sqft, $1,329–$2,284. Advertising “up to 10 weeks free.” Net effective: $1,430/mo ($1.52/sqft). About a 10 minute drive from The Domain. Best renovation in the value tier (2021, most recent). The B class rating is the highest in this tier alongside Folio. Residents rate it 4.2, highest in this tier by a comfortable margin. The Arboretum location gives you MoPac access and puts you closer to Whole Foods, Central Market, and the established dining scene along Research Blvd. If you want the best combination of updated finishes and value pricing, Bridge at Mesa Verde is the pick in this group.

Mid Tier: 9 Communities at $1.57–$1.91/Sqft (Ranks 7–15)

The sweet spot for most Indeed employees. This tier is where two market forces collide. On one side, 2023 new construction still leasing up with aggressive concessions dragging Class A pricing down toward B territory. On the other, established Domain properties charging the walkability premium but softening it with 1 to 1.5 months free.

What does Class A feel like compared to the value tier? Solid core doors, better soundproofing, quartz or granite countertops specced by a designer rather than a renovation contractor. In-unit washers and dryers are standard. Most of these communities have coworking lounges (useful for hybrid work days at home), pools that are actually maintained, and fitness centers with equipment newer than 2015. The 2023 builds (Broadstone, Alexan Braker Pointe, Bond) have the tightest construction with modern insulation, which keeps utility costs noticeably lower than the 1990s properties in the value tier.

The 2023 sweet spot in action: Broadstone North ATX, Alexan Braker Pointe, and The Bond were all delivered during oversupply. They opened into a market with too much inventory chasing too few tenants. So they’re offering 2 to 2.5 months free to fill units. You get new construction finishes, smart home tech, and costs per square foot that would have been impossible two years ago. That window closes when occupancy stabilizes.

Broadstone North ATX (#7) · 10605 Delta Dr, 78758. A, 2023. 1–2 BR, 674–1,195 sqft, $1,299–$2,327. Running 2.5 months free on a 15 month lease (flat, specific concession). Net effective: $1,464/mo ($1.57/sqft). Seven minutes from the Domain office. The sleeper pick on the entire list. Class A, 2023 construction, 4.5 resident rating. That’s the highest among the 2023 builds. And the cost per square foot undercuts most renovated B class properties on this list. One catch: the full concession requires a 15 month lease. That’s three extra months of commitment. If there’s any chance you’ll need to move in 12 months, ask about their 12 month lease terms.

Residences at the Domain (#8) · 11400 Domain Dr, 78758. B+, 2007, renovated 2016. Studios–2 BR, 498–1,721 sqft, $930–$2,980. One month free plus $1,000 in savings (flat). Net effective: $1,792/mo ($1.62/sqft). Inside The Domain, about 3 minutes from Indeed’s Domain Tower. The largest average unit size on the entire list (midpoint 1,110 sqft). One of the original residential buildings in the Domain development. The 2016 renovation is aging, but the square footage is hard to match anywhere else this close to Rock Rose. If space is your top priority and you want Domain walkability, this is the play.

Alexan Braker Pointe (#9) · 10801 N MoPac Expy, 78759. A, 2023. Studios–2 BR, 616–1,471 sqft, $1,575–$2,912. Advertising “up to 10 weeks free.” That drops the effective rent to $1,776 per month ($1.70/sqft). About 10 minutes from Indeed’s Domain Tower. Another 2023 lease-up deal. MoPac frontage gives you a straight shot downtown when you need it. Generous floor plans for new construction, with two bedrooms reaching 1,471 sqft. Verify which floor plans get the full 10 weeks. Residents give it a 4.1.

The Copeland (#10) · 2511 W Braker Ln, 78758. A, 2019. Studios–2 BR, 468–1,276 sqft, $1,224–$2,628. Advertising “up to 10 weeks free.” Nets to $1,525 per month ($1.75/sqft). Five minutes from Indeed. Just outside The Domain’s walkable ring, but close enough to feel connected. One of the best-designed buildings in North Austin. The studios start at just 468 sqft, so check the actual unit you’d be renting. Rating: 4.1.

The Bond (#11) · 10300 Metropolitan Dr, 78758. A, 2023. Studios–2 BR, 381–1,260 sqft, $1,099–$2,750. Running 2.5 months free (flat) plus a $1,000 gift card on select units (expires 9/12/2026). Fully effective: $1,440/mo ($1.76/sqft). Five minute drive to the Domain office. Highest resident rating on the entire list at 4.7. The stacked concessions are the most complex on the list, and the gift card expiration date means this deal has a shelf life. If you’re touring in the next couple months, The Bond should be on your list.

The Standard at Domain Northside (#12) · 11711 Domain Dr, 78758. A, 2016. Studios–2 BR, 531–1,280 sqft, $1,340–$2,320. Advertising “up to 6 weeks free.” Nets to $1,601 per month ($1.77/sqft). Inside The Domain, about 2 minutes from Indeed’s Domain Tower. This is the Domain lifestyle entry point. You’re steps from North Italia, True Food Kitchen, and the bar scene on Rock Rose, plus a short walk to Q2 Stadium. Smaller concession than the 2023 builds, but you’re paying for location. Of all the communities inside The Domain’s walkable ring, the Standard and Gallery (#13) are the most affordable after concessions. Verify which floor plans qualify for the full 6 weeks.

Gallery at Domain (#13) · 11119 Alterra Pkwy, 78758. A-, 2015. Studios–2 BR, 348–1,338 sqft, $1,015–$2,400. Has 1.5 months free (flat concession). Net effective: $1,494/mo ($1.77/sqft). Inside The Domain, about 3 minutes from Indeed’s Domain Tower. Same NER per square foot as the Standard. Studios start tiny (348 sqft), so look at the one and two bedrooms for livable space. Rating: 3.5.

The Reserve at the Arboretum (#14) · 10011 Stonelake Blvd, 78759. A-, 2015. 1–2 BR, 608–1,260 sqft, $1,315–$2,215. Zero concessions. NER: $1,765/mo ($1.89/sqft). Twelve minutes to Indeed’s Domain campus. Here’s the contrarian data point. This is a solid property with a 4.4 rating, the second highest on the list. But in a market where 21 of 23 communities are giving away free months, paying full price puts you at $1.89/sqft while Broadstone North ATX (#7) sits at $1.57. That’s a 20% premium for an older building with no concession. You’re paying for stability and a proven management track record, not for a deal.

Bridge at The Kenzie (#15) · 3201 Esperanza Crossing, 78758. A-, 2014. Studios–3 BR, 516–1,600 sqft, $1,285–$3,326. Advertising “up to 6 weeks free.” Net effective: $2,017/mo ($1.91/sqft). Inside The Domain, about 3 minutes from Indeed’s Domain Tower, directly across from Rock Rose. One of the few communities on this list with three bedrooms (up to 1,600 sqft). The Kenzie is positioned as second-tier Domain luxury behind Flatiron, but at roughly two thirds the cost per square foot. Rating: 3.9.

Premium Tier: 8 Communities at $2.00–$4.24/Sqft (Ranks 16–23)

Two things happening in this tier. First, ultra-premium Domain properties where base rents are so high that even large concessions barely dent the cost per square foot. Second, established properties running minimal or zero concessions because they’re confident enough in their occupancy to hold the line.

Modera EaDo (#16) · 11604 Stonehollow Dr, 78758. A, 2023. Studios–2 BR, 540–1,411 sqft, $1,376–$3,307. Advertising “up to 8 weeks free.” Net effective: $1,951/mo ($2.00/sqft). Eight minutes from The Domain. Don’t let the “EaDo” name confuse you. This is in North Austin, not East Austin. Another 2023 build, but the base rents push it into the premium tier even with 2 months free. Rating: 4.3.

Griffis at the Domain (#17) · 3001 Esperanza Crossing, 78758. A, 2014, renovated 2021. Studios–2 BR, 497–1,252 sqft, $1,440–$2,800. One month free “on select homes.” Net effective: $1,943/mo ($2.22/sqft). Inside The Domain, about 3 minutes from Indeed’s Domain Tower. Thin concession, and it only applies to select floor plans. That’s why it lands here despite solid fundamentals. Rating: 4.0.

Solaris House (#18) · 2800 Solaris St, 78758. A+, 2024. Studios–2 BR, 480–1,473 sqft, $1,155–$4,635. Advertising “up to 10 weeks free.” Net effective: $2,292/mo ($2.35/sqft). Close to Indeed, about 5 minutes. Part of the Uptown ATX development. A+ class, brand new, and still expensive after the concession. The studio starts at $1,155 (sticker), which makes entry more accessible than most of this tier. Rating: 4.3.

The Grand at the Domain (#19) · 11009 Alterra Pkwy, 78758. A, 2019. 1–2 BR, 666–1,397 sqft, $1,696–$3,550. Offers “up to $1,000 off” the first full month, which spreads to about $83/month over a year. Barely a concession. Net effective: $2,623/mo ($2.54/sqft). Inside The Domain, about 3 minutes from Indeed’s Domain Tower. Rating: 4.0.

Seven minutes from The Domain. One thing the ranking by cost per square foot doesn’t capture: $1,212 per month is one of the lowest total costs on this entire list. Terrible value per square foot, but the total monthly number beats 17 of 22 other communities. For an Indeed employee who works long hours, spends evenings at Rock Rose, and just needs a clean furnished place to sleep, total cost might matter more than space. Worth considering if that’s your situation.

The Watson (#22) · 11901 Burnet Rd, 78758. A, 2026. Studios–3 BR, 425–2,266 sqft, $1,230–$7,950. Zero concessions. NER: $4,590/mo ($3.41/sqft). Seven minutes up Burnet Road from The Domain. Brand new, still in initial lease-up. The studio starting at $1,230 is actually accessible, but the midpoint rent of $4,590 reflects the high end of the floor plan range. Give it 6 months. If occupancy doesn’t hit targets, concessions will follow.

The Bowen (#23) · 3000 Gracie Kiltz Ln, 78758. A+, 2021. Studios–3 BR, 588–2,455 sqft, $1,975–$13,495. Two months free (flat) and still the most expensive per square foot on the list at $4.24. Inside The Domain, about 3 minutes from Indeed’s Domain Tower. The concession saves real money but doesn’t move the needle on ranking. The Bowen proves that big concessions don’t always mean a good deal.

Here’s the honest truth about this tier and this whole article. If you have a 700+ credit score, W-2 income from Indeed that clears 3x rent, and no screening issues, you can walk into any of these 23 communities and apply yourself. The listings are public. Nobody’s hiding anything.

If you visit both Indeed offices, communities along North Lamar and Burnet Road give you a 10 to 15 minute drive to the Domain and 20 to 30 minutes to downtown via MoPac. The MetroRail Red Line runs through this corridor with stops at Kramer Station and Broadmoor Station. That’s a realistic transit option for occasional downtown office visits without fighting I-35 traffic.

Zone 3 is quieter and slightly farther from The Domain, but the Arboretum puts you closer to MoPac for downtown access and near established retail (Whole Foods, Central Market, Research Blvd dining).
