  • 580–619: Possible approval with conditions. Windsor charges a monthly credit premium of $50 to $100 for conditional approvals. That’s not a one-time fee. It’s $600 to $1,200 added to your annual housing cost.
  • Below 580: Likely need a guarantor or face denial. Windsor accepts one personal guarantor per apartment, but that guarantor must earn at least 60x the monthly rent annually. For a $1,281 unit, your guarantor needs to make $76,860/year.

One thing to know: Windsor Property Management works with Insurent (a third-party guarantee service) at their properties nationally, but Insurent currently only operates in New York, New Jersey, Massachusetts, and a handful of other states. Texas isn’t on that list. That means your guarantor option here is a personal one: a family member or friend who meets the income threshold. Services like Jetty or TheGuarantors aren’t confirmed as accepted here.
