Windermere Townhomes Austin Review: Townhome Living at Apartment Prices (But Read This First)

What You Need to Know Before You Apply

When you track Pflugerville apartment pricing the way I do, some properties catch your eye for reasons beyond just price. Windermere Townhomes is one of them. As a licensed Texas Realtor (TX #679806) who has toured hundreds of Austin-area communities, I can tell you that actual townhome layouts at $1,350–$1,895 in the 78660 ZIP code are hard to find. Most properties in this range put you in a standard flat with neighbors above, below, and beside you.

Windermere is different: fenced patios, no upstairs neighbor in the townhome units, and a washer and dryer in every unit. That combination keeps this 80-unit community on my radar.

But here’s what the listing sites won’t tell you: this property just changed management companies, the review pool is tiny, and two of six visible Google reviews mention roaches by name. Those are the details that matter when you’re deciding where to spend your application fee.

The 3.6 Google rating comes from just 10 reviews. That’s a tiny sample. But the patterns in those reviews say a lot, and I’ll get into that below.

This Property Works Well If…

You want a townhome layout without paying townhome prices. Most standalone townhome rentals in Pflugerville run $1,600–$1,800+ for a two bedroom. Windermere’s 2BR floor plans start at $1,495 for 1,082 square feet. You get your own entrance, no one walking above your head, and a fenced patio. Can’t deal with upstairs neighbors? You won’t have them here, and you’re still paying closer to regular apartment prices.

You need a washer and dryer in your unit. Every unit here comes with one. That’s not a given at this price in Pflugerville. A lot of other places nearby still rely on shared laundry rooms or charge extra for in-unit machines.

You have a small dog or cat and want outdoor space. The townhome units come with private fenced patios. One resident said the fenced patio was her reason for picking this place. The 25-pound weight limit and breed restrictions are tight, but if your pet qualifies, that private patio beats walking your dog to a shared dog run in July heat.

You’re commuting north on I-35 or east on SH 130. Windermere sits right off West Pecan Street, which connects directly to both highways. Round Rock, Dell’s campus, and Amazon’s Pflugerville facility are all 3–12 minutes away.

You Should Probably Skip This Property If…

You have a dog over 25 pounds. The weight limit here is firm at 25 lbs, and the breed restriction list is long: Doberman, Rottweiler, Pit Bull, Staffordshire Terrier, Bull Terrier, American Bulldog, Dalmatian, German Shepherd, Boxer, Husky, Akita, Chow, and mixes of these breeds. If your dog is over the limit or on the breed list, check out our Pflugerville apartment listings for properties with more flexible pet policies.

You want a pool, gym, or anything beyond the basics. Windermere has a clubhouse, picnic area, gated access, and recycling. That’s it. No pool. No gym. No business center. If amenities matter to you, nearby properties like Emerson at Wells Branch or Presidium at Pecan District offer a lot more for slightly higher rent.

Pest history concerns you. Two of six visible Google reviews mention roach infestations. That’s a high percentage even with a small sample. The 2023 renovation may have helped, but ask about it directly on tour. Don’t skip that question.

Location Deep Dive

What’s Actually Nearby

Windermere Townhomes sits on Windermere Drive just south of West Pecan Street in central Pflugerville. The Windermere Drive Retail Center is literally next door (0.1 miles), with a meat market, ice cream shop, and nail salon. That’s the walkable stuff.

For groceries, the nearest H-E-B is about 2 miles away on Louis Henna Blvd, roughly a 4-minute drive. Walmart Supercenter is about 2.5 miles northeast on FM 685.

The bigger shopping destination is Stone Hill Town Center, about 2.5 miles east. Target, Ross, Starbucks, Freddy’s, Texas Roadhouse, Cinemark. That’s where most of your errands end up.

The property is zoned to Pflugerville ISD: Windermere Elementary, Pflugerville Middle School, and Pflugerville High School. All three campuses are within 2 miles.

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin 22 min (16 miles via I-35) 35–50 min
Austin-Bergstrom Airport 30 min (22 miles) 40–55 min
Dell HQ (Round Rock) 12 min (6 miles) 18–25 min
The Domain 18 min (10 miles) 25–35 min
Amazon Pflugerville 8 min (3 miles) 10–15 min
Samsung Austin Semiconductor 15 min (8 miles) 20–30 min

The I-35 southbound commute to downtown is the painful direction. Morning rush between Wells Branch Parkway and the upper deck can add 15–25 minutes. SH 130 is the faster option if you’re heading south and don’t mind the toll.

Neighborhood Context

This is an older, settled part of Pflugerville. Windermere dates back to the early 1980s. Big trees. Houses with actual yards between them. It’s quiet. West Pecan Street carries around 38,000 vehicles per day, but Windermere Drive itself sees a fraction of that.

The Walk Score of 68 means you can run some errands on foot, which is better than most of Pflugerville. Biking is reasonable too, with a 53 Bike Score. But you’ll want a car for most daily needs.

Net Effective Rent Calculation

Right now they’re running 1 month free on select 1BR/1.5BA floor plans. Here’s the math on the 929 sq ft townhome:

  • Base rent: $1,395/month
  • Special: 1 month free on a 12-month lease
  • Daily multiplier: (365 – 30) / 365 = 0.9178
  • Net effective rent: $1,395 × 0.9178 = $1,280/month
  • Monthly savings: $115

That brings a townhome down to $1,280/month. The Emerson at Wells Branch (0.66 miles away, built 2023) starts around $1,200–$1,250 for a standard 1BR flat. So you’re paying a little more at Windermere, but you’re getting a townhome with a fenced patio instead of a regular apartment. For a lot of renters, that’s worth the extra money.

If you want to run your own numbers on different scenarios, use our net effective rent calculator.

Required Fees (Everyone Pays)

True Monthly Cost Scenario

A renter in the 1BR/1.5BA townhome (929 sq ft) with one small dog:

Item Monthly Cost
Base rent (with 1 month free special) $1,280
True monthly cost $1,280

Move-in costs: $50 (app) + $150 (admin) + $700–$1,200 (deposit) + $300 (pet fee) = $1,200–$1,700 before first month’s rent.

The property covers trash and water, which saves you $50–$80/month compared to places that make you pay for those separately.

Screening Criteria

Here’s the situation: Windermere Townhomes’ screening criteria aren’t published online right now. Belco Equities uses the Texas Apartment Association application process, but they don’t list credit or income thresholds on their website for any of their properties. What I’ve listed below is based on what I typically see at this price range. Confirm with the leasing office before you apply.

Income Requirement

Most places at this price want 3x the monthly rent. Here’s what that looks like:

Unit Type Base Rent Monthly Income (3x) Annual Income Hourly (40 hrs/week)
1BR/1BA (A2) $1,350 $4,050 $48,600 $23.37
1BR/1.5BA (A1) $1,395 $4,185 $50,220 $24.14
2BR/1.5BA (B1) $1,495 $4,485 $53,820 $25.88
2BR/2.5BA (B3) $1,595 $4,785 $57,420 $27.61
3BR/2BA (C1/C2) $1,895 $5,685 $68,220 $32.80

The cheapest unit ($1,350 for a 1BR) needs about $23.37/hour at 3x rent. If you’re under that, you’ll need a co-signer or someone else on the lease to make the income work. Use our 3x rent calculator or rent affordability tool to check your numbers.

Credit Expectations

Since Belco doesn’t publish their credit numbers, here’s what I’d expect for a property in this price range in Pflugerville:

  • 600+ credit: Smooth approval with standard deposit
  • 550–599 credit: They might approve you but expect a bigger deposit
  • Below 550 credit: Likely requires a co-signer or third-party guarantee

If your credit is below 600 and you’re concerned about approval, check out our second-chance apartment options or bad credit apartment guide for places that actually list what they’ll accept.

What Gets You Denied

Here’s what usually gets you denied:

  • Active property debt (money owed to a previous landlord)
  • Recent evictions (typically within 2–5 years, depending on management policy)
  • Fraudulent application information
  • Not enough income and no co-signer

Criminal background: The exact lookback period and the types of offenses they check for aren’t published for this property. If you have a felony or misdemeanor on your record, call the property directly at (512) 342-0281 before applying.

Here’s What Separates Working with a Locator from Applying Blind

I can tell you whether your income, credit, and rental history are likely to pass this property’s screening before you spend $50 finding out. If Windermere looks tight for your situation, I know which nearby communities have more flexibility.

Resident Reviews Decoded

I searched every major review platform for this property. Google, ApartmentRatings, Yelp, Birdeye, RentCafe, Apartments.com, ApartmentHomeLiving, ForRent, VeryApt, ApartmentList, Zumper, HAR, Facebook, BBB. The total across all platforms is roughly 12 reviews, and most overlap between Google and Birdeye. For an 80-unit community that’s been open since 2008, that’s almost no feedback to work with. Here’s every platform that had data:

  • Google: 3.6 average, 10 reviews (6 with visible text)
  • Birdeye: 4.3 average, 8 reviews (mirrors Google)
  • RentCafe: 5.0 (1 review, June 2026)
  • Apartments.com/ApartmentHomeLiving: 1.0 (1 review from November 2015)
  • Yelp, ApartmentRatings, ModernMsg, ForRent, VeryApt, ApartmentList, Zumper, Facebook: Zero reviews

Here’s what the combined data shows:

What Residents Like

Two of the positive reviews are about the management team. David M. (3 months ago) said the manager is “super kind and very efficient” and that the property is well kept. A June 2026 RentCafe review mentions “Michelle” by name, calling her “amazing” for how fast she responds and how helpful she is.

Glenda R. (about a year ago) called the property a “hidden gem for the price and location” and appreciated the townhome layout: no upstairs neighbor and a fenced patio for her dog. She’d been there over a year when she wrote that.

What Residents Don’t Like

The pest complaints are specific and bad. N. Flores (10 months ago) described roaches “in the walls, along the ridge where the carpet meets the wall, in the stairs, behind the shower heads, and all over the kitchen and laundry room.” That’s not a vague complaint. Indie N. (5 days ago) was blunter: “Roach infested hellhole.”

Flaca J. (5 days ago) focused on the management change. She said the complex “was so much better with previous owners and management” and that the new ownership is pushing too many changes too fast. She called the units “cheap and old” and said they aren’t worth the price.

An older review from Apartments.com (November 2015) describes a burglary. The resident came home to find over $1,500 in items gone. It happened the same day a maintenance work order was completed, and there were no signs of forced entry. Ridge Hill management at the time wouldn’t share the names of the maintenance staff who’d been in the unit. That’s a single incident from over a decade ago under previous management, so I wouldn’t hold it against the new team. But it’s part of the record.

Management Response Pattern

Management has started responding to Google reviews, but both responses showed up on the same day (“5 days ago” at the time of data collection). One is a generic thank-you. The other asks the reviewer to “reach out to us directly.” Both look copy-pasted rather than actually addressing the complaint. Still, the fact that they’re responding at all is a good sign for new management.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

1. The Pest History Is Real

Two out of six visible Google reviews mention roach infestations by name. One goes into detail about finding them in the walls, behind the shower heads, in the stairs, and throughout the kitchen. The 2023 renovation may have closed up gaps where bugs get in. But roaches in buildings with shared walls are a building problem, not just a “keep your kitchen clean” problem. Ask the leasing office about their pest control schedule and whether units get treated before move-in. Don’t skip that conversation.

2. Management Just Changed, and the Track Record Is Blank

The property changed hands from Ridge Hill Investments (the original builder who managed it since 2008) to Belco Equities. I found a broker listing where this property was being sold as a “value-add opportunity” with the potential for “$200+/month upgrade premiums.” In plain English: the new owners bought this property planning to renovate units and raise rents.

Belco is an established Austin property management company with 40+ years in the market and 3,000+ units across Central Texas. They already manage Riverhorse Ranch Apartments II, which is half a mile from Windermere. That’s a solid company on paper. But “solid on paper” and “solid at this specific 80-unit property” are two different things. The existing reviews mostly reflect the old management. You’re betting on a new team that hasn’t proven itself here yet, and there’s a real chance your rent goes up at renewal once they finish renovating and bump the prices.

3. No Amenities Beyond the Basics

Windermere has no pool, no gym, no business center, no package lockers. What you get is a clubhouse, picnic area, gated access, and recycling. Compare that to Emerson at Wells Branch down the road (pool, gym, business center, dog park) or Presidium at Pecan District (pool, fitness center, coworking space). You’re giving up a lot on amenities. What you get instead is the townhome layout and a lower price. Whether that’s worth it depends on how you actually use amenities.

4. The Pet Restrictions Are Stricter Than They Look

The 25-pound weight limit cuts out most medium and large dog breeds. And the breed restriction list includes German Shepherds, Boxers, Huskies, and Dalmatians. These are common breeds that plenty of other Pflugerville properties accept at 50–75 pounds. If you adopt a puppy that grows past 25 pounds, you’ll have a problem at lease renewal.

If those catches work for your situation, Windermere could be a solid pick. If not, I can pull a list of Pflugerville townhomes and apartments that better match what you need.

Frequently Asked Questions

Does Windermere Townhomes have a gym or pool?

No. The property has a clubhouse, picnic area, gated entry, and recycling. No fitness center, pool, or business center. If those matter, Emerson at Wells Branch (0.66 miles) and Presidium at Pecan District (0.42 miles) both have pools, gyms, and more.

What’s the pet policy at Windermere Townhomes?

Three pets max, 25-pound weight limit per pet, and there are breed restrictions. The pet fee is $300 per animal (non-refundable), plus an extra $100 deposit for pets under one year old. You’ll need current vet records and a photo of your pet before you move in. The breed restriction list includes German Shepherds, Pit Bulls, Rottweilers, Huskies, Boxers, Chows, Akitas, Dalmatians, and several others.

Does every unit come with a washer and dryer?

Yes. Every unit comes with a washer and dryer included.

What schools serve Windermere Townhomes?

The property is zoned to Pflugerville ISD: Windermere Elementary, Pflugerville Middle School, and Pflugerville High School. All three are within 2 miles of the property.

Does Windermere Townhomes accept Section 8 or housing vouchers?

They don’t publish that info. Call the leasing office at (512) 342-0281 and ask.

What utilities are included in rent?

The property covers trash and water. You’re responsible for electricity, gas, and internet/cable.

Is Windermere Townhomes gated?

Yes. The community has access gates and a fence around the property.

What’s the commute from Windermere Townhomes to downtown Austin?

About 22 minutes off-peak via I-35 (16 miles). During morning rush, expect 35–50 minutes. SH 130 is a toll road but it’s faster heading south.

Has Windermere Townhomes changed management recently?

Yes. The property went from Ridge Hill Investments (the original builder/owner since 2008) to Belco Equities, an Austin property management company that’s been around since 1984. Based on review timing and the property’s website (which now shows Belco in the footer), the change happened in late 2025 or early 2026.

The Bottom Line

Windermere Townhomes works for a specific situation: you want a townhome layout with a fenced patio and your own entrance, but you don’t want to pay $1,800+ for a standalone rental. The 1BR townhome at $1,280/month net effective (with the current special) is competitive with standard apartments nearby. Trash and water are covered. Washer and dryer in every unit. Pflugerville ISD schools within 2 miles. Easy access to I-35 and SH 130.

The catches are real. No gym, no pool, a recent management change with no proven track record at this specific property, a pest history that needs to be addressed before you sign, and pet restrictions that rule out most medium and large dogs.

This property makes sense if:

  • You value the townhome layout (no upstairs neighbor, private patio) over community amenities
  • You have a small pet under 25 pounds that isn’t on the breed restriction list
  • You’re commuting north to Round Rock/Dell or east on SH 130
  • You’re comfortable with a property that’s in a management transition period

This property doesn’t make sense if:

  • You want a gym, pool, or modern amenity package
  • You have a dog over 25 pounds or a restricted breed
  • Pest history is a dealbreaker for you
  • You want an established management team with a track record you can verify through years of reviews

My honest take: Windermere is a good deal for renters who care more about what’s inside their unit than what’s in the common areas. The townhome layout at this price is what sets it apart. But go in with your eyes open about the management transition and ask the hard questions about pest control during your tour.
