The Pflugerville Apartment That Approves Almost Everyone For Rent

Wells Park Apartments Austin Review: Pflugerville’s Best-Kept Budget Secret (or Is It?)

Wells Park keeps landing on my radar for one reason: the math doesn’t look real. A 2018 build in Pflugerville with 1-bedroom rents starting under $1,000 and up to 8 weeks free on top of that? As a licensed apartment locator (TX #679806) who tracks pricing across 1,000+ Austin-area properties, I’ve learned that when the numbers look too good, there’s usually a story behind them. And Wells Park has a big one right now.

The property just changed hands. Haven Housing bought the 264-unit complex in June 2026, and Avenue5 Residential took over daily management. That means everything you’ve read about this place online — the reviews, the staff praise, the complaints — all of it reflects a team that’s already gone. Here’s what listing sites won’t tell you: this is both a risk and an opportunity, and I’ll break down exactly why.

Quick Facts: Wells Park

Field Details
Address 15001 Strathaven Pass, Pflugerville, TX 78660
Year Built 2018
Total Units 264 units, 11 buildings, 3 stories
Management Avenue5 Residential (new as of mid-2026; previously Greystar)
Ownership Haven Housing (BH Properties)
Rent Range $932–$1,743/month base rent (August 2026)
Current Special Up to 8 weeks free base rent on select homes
Income Requirement 2.5x monthly rent (per Avenue5 Residential screening criteria)
Pet Policy 2 pets max, $400 fee + $100 refundable deposit + $25/month pet rent per pet; breed restrictions apply
Application Fee $75 per person (credit check fee)
Admin Fee $150 (you don’t get this back)
Screening Accepts felony records, misdemeanors, foreclosures
Google Rating 4.4 stars (244 reviews)

The 4.4 Google rating is solid for a 264-unit property. But here’s what that number doesn’t tell you: the property changed ownership and management mid-2026, so those 244 reviews mostly reflect the Greystar era. I’ll break down what the reviews actually mean, and what they can’t tell you anymore, later in this review.

Best For

You need to get approved with a background issue. Wells Park flat-out accepts felony records, misdemeanors, and foreclosures. That’s not buried in fine print. It’s listed in their screening policies. If you’ve already been denied at three or four places, that honesty saves you $75 per wasted application. If you’re not sure which places will actually work with your background, an Austin apartment locator can help you skip the guesswork. We also have a full guide on second chance apartments in Austin that covers how the process works.

You want newer construction without new construction prices. Built in 2018, Wells Park has granite counters, vinyl plank flooring, prep islands, and garden tubs. The finishes are only about 8 years old. And the base rent on a 773 sqft one bedroom starts at $1,022/month before the special. That’s well below the Pflugerville 1-bedroom average of $1,373.

Your income is tight but not impossible. Avenue5 Residential only requires 2.5x monthly rent. Most Austin properties want 3x. For the cheapest 1BR at $932, that means you qualify at $2,330/month gross instead of $2,796. That’s roughly $13.44/hour full time. If you’ve been getting denied on income at 3x properties, this could be the workaround.

You have pets. Two pets allowed, no published weight limit (breed restrictions apply, so confirm with the office). They’ve got a dog park and a pet wash station on site. At $25/month pet rent, it’s lower than the $35–$50 many newer communities charge.

You’re relocating to the Austin area and need easy highway access. Wells Park sits right off SH 130 and I-35. The Tech Ridge shopping area is a short drive. You can get to downtown Austin in about 25 minutes off-peak, and Round Rock in roughly 15 minutes.

Skip If

Noise bothers you and you’re a light sleeper. Reviews across Google and ForRent confirm the walls are thin. One ForRent reviewer put it plainly: the walls are thin and there’s nothing anyone can do about it. That’s the reality of a 2018 wood-frame, 3-story building with vinyl plank floors. If you work nights or need quiet, think twice.

You rely on public transit. Wells Park has a Walk Score of 40 and a Transit Score of 30. The nearest MetroRail station (Howard) is 3.6 miles away. You need a car here. Period.

You want a known management track record. Avenue5 Residential just took over. They haven’t had time to prove anything at this building yet. If that bothers you, you’re rolling the dice here.

You struggle to reach people by phone. Even before the management change, multiple Google reviewers said they couldn’t get anyone at the office to pick up. That could improve or get worse with the new team. Too early to know.

Location Deep Dive

What’s Actually Nearby

Wells Park sits in northeast Pflugerville, east of I-35 and north of Wells Branch Parkway. You’re not in the middle of nowhere. The Shoppes at Wells Branch is a 7-minute walk (0.4 miles), with Heatherwild Crossing right next to it. So basic errands? You can handle those on foot.

For groceries, the closest H-E-B is on Wells Branch Parkway, about 1.5 miles southwest. There’s a Walmart Supercenter and a bunch of chain restaurants near Tech Ridge, roughly 4 miles south. Walnut Creek Metro Park is a 7-minute drive (4.1 miles) if you want trails and green space.

Your kids would go to Pflugerville ISD schools: Springhill Elementary, Pflugerville Middle School, and Pflugerville High School.

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin ~25 min 35–50 min
Tech Ridge / I-35 Corridor ~8 min 10–15 min
Austin-Bergstrom Airport ~35 min 45–60 min
Round Rock (Dell HQ area) ~15 min 20–30 min
The Domain ~18 min 25–35 min
St. David’s North Austin Medical Center ~10 min 12–18 min

The I-35 commute southbound in the morning is the painful one. If you work downtown, expect 40+ minutes during peak hours. SH 130 is a tolled bypass that can shave off real time if you’re heading south or east.

The Real Neighborhood Vibe

This is suburban Pflugerville. Not walkable Austin. Not trendy East Side. You’ll drive everywhere except the shopping center across the street.

But it’s quiet. Residential. Growing. Traffic on I-35 gets rough during rush hour, but the property sits east of the highway, which keeps you out of the worst congestion for most errands.

The community is gated (though at least one resident says the gate tends to stay open). It’s a fenced property, which is a feature if you have dogs but not a security guarantee.

Net Effective Rent Calculation

Let me show you the real math on the A3 plan (773 sqft, 1 BR), since that’s the most common layout and the best deal per square foot.

Base rent: $1,022/month Special: 8 weeks free on a 13-month lease 8 weeks = 56 free days 13 months = 395 lease days

Daily multiplier: (395 − 56) ÷ 395 = 339 ÷ 395 = 0.8582

Net effective rent: $1,022 × 0.8582 = $877/month

That’s $145/month in savings over the lease term, or about $1,885 total. And you qualify at 2.5x the base rent ($1,022), not the net effective. So you need $2,555/month gross income to get approved.

Fee Breakdown

Required Fees (Everyone Pays):

Fee Amount When
Credit Check Fee $75/person At application
Administrative Fee $150 At application (non-refundable)
Amenity Fee $20/month Monthly
Valet Trash $35/month Monthly
Utility Admin Fee $5.75/month Monthly
Pest Control $6/month Monthly

Optional Fees (If Applicable):

Fee Amount When
Pet Fee $400/pet One-time
Pet Deposit $100/pet Refundable
Pet Rent $25/month per pet Monthly
Covered Parking $35/month Monthly
Garage Parking $125/month Monthly

True Monthly Cost Scenario

Here’s what a renter in the A3 plan (1BR, 773 sqft) with one pet and no covered parking actually pays each month:

Base rent: $1,022 Amenity fee: $20 Valet trash: $35 Utility admin: $5.75 Pest control: $6 Pet rent: $25 True monthly cost: $1,113.75

That’s $91.75/month above the advertised base rent when you include one pet. The mandatory fees alone ($66.75/month) add $867.75 over a 13-month lease. Throw in one pet and you’re at $1,192.75 in extra charges beyond your base rent.

So what do the listing sites show you? $1,022. What’s your actual check? $1,113.75 with one pet. $1,088.75 without. And that’s before the $400 pet fee, $100 pet deposit, and $225 in application/admin fees at move-in.

Screening Criteria

This is where Wells Park gets interesting. You’ve been turned down at other places. Your credit’s not perfect, or you’ve got something on your background. So what are your options? Wells Park openly accepts felony records, misdemeanors, and foreclosures. That’s right there in their policies. Most properties at this price range and build year won’t even have that conversation with you.

Income Requirement Table

Unit Type Base Rent Monthly Income Needed (2.5x) Annual Income Hourly Wage (40 hrs)
A1A (1BR, 510 sqft) $932 $2,330 $27,960 $13.44
A3 (1BR, 773 sqft) $1,022 $2,555 $30,660 $14.74
B1 (2BR, 1,018 sqft) $1,350 $3,375 $40,500 $19.47
C1 (3BR, 1,284 sqft) $1,743 $4,358 $52,290 $25.14

Avenue5 Residential only requires 2.5x monthly rent, not the 3x most Austin properties want. That’s a big deal. For the A3 plan at $1,022/month, you need $2,555/month instead of $3,066. That’s roughly $14.74/hour full time instead of $17.69. Two people splitting a 2BR need to earn $3,375/month combined.

Credit Expectations

Wells Park doesn’t publish a hard credit score cutoff. But I’ve seen enough properties with this kind of pricing and screening flexibility to give you a pretty good idea of what to expect:

  • 600+ credit: Smooth approval, standard deposit
  • 550–599 credit: Approval likely with higher deposit; may need third-party guarantee if combined with other issues
  • Below 550 credit: Harder, but the fact that they accept felonies and misdemeanors tells me there’s more flexibility here than at most places. Third-party guarantee likely required. See our guide on apartments that accept bad credit in Austin for more on how this works

What Gets You Denied

  • Active property debt (money owed to a previous landlord): Avenue5 says this has to be paid in full, but conditional approval is possible in some cases. If you’re dealing with a broken lease, it comes down to whether there’s still money owed
  • Sex offenses on the registry
  • Fraudulent application information
  • Not enough income (below 2.5x rent)
  • Open bankruptcy, or bankruptcy discharged within the past 12 months
  • More than 2 late rent payments in the past 12 months, or any bounced rent check in the past 2 years
  • Prior eviction or lease breach: Avenue5’s screening criteria treats this as a denial. The property’s “Accepts Felony Record” and “Allows Misdemeanors” policies don’t say anything about evictions, so don’t assume they’re flexible on that

Application Process

  1. Apply online or at the office. You’ll pay the $75 credit check fee and $150 admin fee up front.
  2. They run credit, background, and rental history.
  3. You’ll hear back in about 2–3 business days: approved, approved with a higher deposit, or denied.
  4. If you’re approved, sign your lease, pay the deposit, and pick a move-in date.

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass Wells Park’s screening before you spend $225 finding out. The 2.5x income requirement is lower than most Austin properties, but the eviction and lease breach policies are strict. If Wells Park looks tight for your situation, I know which nearby communities have more flexibility.

What Residents Like

Staff praise is the biggest pattern in the reviews, and it’s not generic. Specific names come up again and again. Mayani, the Assistant Property Manager, shows up by name in 15+ reviews going back over a year. Christopher (leasing) shows up in 8+ reviews. Karla, the new Manager, is all over the latest ones.

When the same names keep showing up across reviews written months apart, that tells you something real.

People keep calling out how clean and well kept the property is, too. Multiple reviews mention the pool, gym, and dog wash. A few say how quiet the community feels. And a few go further, saying they feel safe here.

What Residents Don’t Like

The thin walls aren’t a one-off complaint. A ForRent reviewer wrote that “the walls are pretty thin here, but there’s nothing that can be done about the way it was built.” A Google reviewer says the same thing: no soundproofing, no carpeting, you hear everything from the neighbors. Two different people on two different platforms, same story. That’s 2018 wood-frame construction with vinyl plank flooring for you. Sound travels. And no management change is going to fix that.

Don’t count on the gate working. This shows up on ForRent, ApartmentHomeLiving, and ModernMsg. One resident wrote that the gate “seems to stay open constantly.” Another said the “gates kinda suck responding to the fob.” They call it a “limited access gated community,” but multiple reviews across multiple platforms say the gate is either broken or open most of the time.

Good luck getting someone on the phone. Google and ForRent reviewers both say they called the office over and over and nobody picked up. Then they’d email and wait days to hear back. One ForRent reviewer summed it up: “The office is not the best at answering phone calls.” And one Google reviewer said they were quoted different prices at different points in the process.

Guest parking can get you towed. There are reports of guest vehicles getting towed because they weren’t registered at the office. If you have visitors, make sure they check in with the front desk first.

Other residents have become part of the problem, at least recently. A RentCafe review mentions other residents “waking me up in the middle of the night, to breaking the gates and the pool.” Another resident on the same platform wrote “I miss the old mgrment team.” These are newer reviews, and they might be tied to the management changeover.

One more thing worth knowing. A former Google reviewer (lived there 1.5 years) said they felt “exploited” by move-out charges. And someone else said they waited over 2 months to get a $400 security deposit back after their application was denied. Not common complaints, but they’re out there.

Management Response

Under the previous Greystar management, the property responded to most reviews. But don’t mistake responses for engagement. They’re mostly copy-paste (“thanks for letting us know we went Beyond Expectations!” shows up word for word across multiple replies). Some negative reviews sat unanswered for months.

The new Avenue5 team? Too early to grade.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

You’re Signing a Lease With a Management Team That Has Zero Track Record at This Property

Haven Housing bought Wells Park in June 2026. Avenue5 Residential is managing it. The website still references Greystar pet policies. The Apartments.com listing still says Greystar. The Facebook page still says Greystar. This transition is fresh. That means any promises about maintenance speed, communication, or renewal flexibility haven’t been tested yet. The previous staff (Mayani, Christopher, Karla) may or may not still be there. Ask before you sign.

The $66.75/Month in Mandatory Fees Is Real

The listing sites show you “$932/month” or “$1,022/month.” What they don’t make clear is the $66.75 in required monthly charges on top of that. Amenity fee, valet trash, utility admin, pest control. Every unit, every month. So that $932 rent? It’s actually $998.75 before you add parking or pets.

Over 13 months, that’s an extra $867.75 nobody warned you about.

This Property Is Not Paying Locators Right Now

I’ll be straight with you. As of the last check (May 2025), Wells Park is not paying locator referral fees. I don’t earn a commission if you move here. I’m writing about this property because it’s a solid option for certain renters, not because there’s a check in it for me. If you apply directly, mention that Ross Quade at Austin Apartment Locators sent you. That helps me track whether the new ownership starts paying locators down the road.

The “Gated Community” Label Is Generous

Wells Park calls itself a “limited access gated community.” Four separate reviews across ForRent, ApartmentHomeLiving, and ModernMsg say otherwise. The gate stays open. The fobs don’t work. One reviewer said they haven’t seen it closed once since moving in.

Does that mean the complex is unsafe? No. But if a working security gate matters to you, check the gate yourself on your tour.

FAQ

Does Wells Park accept felonies?

Yes. Wells Park lists “Accepts Felony Record” right in their screening policies. They don’t spell out lookback periods or which offense types qualify, so call the office or work with a locator to check before you apply. For more on how felony screening works in Austin, check out our felony approved apartments page.

What’s the income requirement at Wells Park?

2.5x monthly rent. That’s lower than the 3x most Austin properties want. For the cheapest 1BR at $932/month base, you need $2,330/month gross income, or about $13.44/hour full time.

Is Wells Park pet friendly?

Two pets max per unit. There’s a $400 non-refundable pet fee, $100 refundable deposit, and $25/month pet rent, all per pet. Breed restrictions apply, so confirm your specific breed with the leasing office before you apply.

Who manages Wells Park now?

Haven Housing (a BH Properties company) bought the building in mid-2026. Avenue5 Residential runs it now. Before that, Greystar had it.

Does Wells Park have washer and dryer in unit?

Connections only, not actual machines. You’ll need to buy or rent your own washer and dryer.

What school district is Wells Park in?

Pflugerville ISD. You’re zoned for Springhill Elementary, Pflugerville Middle School, and Pflugerville High School.

Is Wells Park gated?

Yes. It’s listed as a “limited access gated community.” But more than one resident says the gate stays open most of the time. Check it yourself when you tour.

How far is Wells Park from downtown Austin?

About 15 miles. Roughly 25 minutes off-peak, 35–50 minutes during rush hour depending on I-35 traffic. SH 130 is a tolled shortcut if you’re heading south.

What parking options does Wells Park offer?

Surface parking is included. Covered parking (carport) is $35/month. Detached garage parking is $125/month. Both fill up, so ask what’s open when you tour.

Are utilities included at Wells Park?

No. You pay your own electricity, water, gas, and internet. There’s also a $5.75/month utility administration fee on top of those bills.

The Bottom Line

Wells Park makes mathematical sense. A 2018 build with 1-bedroom base rents starting under $1,000, a 2.5x income requirement, and 8 weeks free is hard to beat in Pflugerville. The finishes are only 8 years old, you get solid amenities for the price, and the felony/misdemeanor acceptance opens options that most of Austin’s inventory won’t touch.

But you’re signing a lease during a management transition. That’s the trade-off.

This property makes sense if:

  • You need screening flexibility on background issues and want a newer building
  • Your budget is $950–$1,800/month and you’re okay being in suburban Pflugerville
  • You can tolerate the unknowns of a brand-new management team
  • You drive everywhere and don’t depend on transit

This property doesn’t make sense if:

  • Noise sensitivity is a factor and you need solid sound insulation
  • You want a proven management team with a track record at this specific building
  • Your commute requires daily I-35 travel into central Austin during rush hour
  • You need walkability or public transit access

My honest take: if your profile fits the screening criteria and the price works, Wells Park is worth touring. The bones are good. The concessions are aggressive. And the felony/misdemeanor acceptance is genuinely uncommon at this build quality. Just go in with your eyes open about the management change, ask whether the staff from the reviews is still there, and budget for the $66.75/month in mandatory fees the headline rent doesn’t show you.
