Best For

You want house-level privacy without a mortgage. That’s the whole point of this place. Village at Hutto Station isn’t an apartment complex. These are individual homes with private backyards, patios, and your own front door. Most units are one story, either attached or detached. If you’ve been renting apartments and feel done with shared hallways, elevator waits, and hearing your neighbor’s TV through the wall, you get the feel of living in a house without being locked into one. No lawn maintenance, no HOA, no 30-year commitment.

You work remotely and don’t commute to Austin. The property has fiber optic internet, a coworking area, and EV charging stations. The homes also come with smart home tech: Kwikset smart locks, Google Nest thermostats, and Bluetooth keyless entry to the clubhouse, fitness center, and pool. If your office is your living room, you get house space at apartment pricing without paying the “Austin address” premium. Hutto only hurts if you have to drive to Austin daily.

You have a bigger dog (under 175 lbs). The 175 lb weight limit is higher than what most Austin area apartments allow. Standard caps are 50 to 75 pounds. You commute to downtown Austin or South Austin. Hutto to downtown is roughly 35 miles. In morning rush hour, that’s 45 to 60+ minutes depending on your route and how I-35 or SH-130 is behaving. If you’re commuting to the Domain, Apple’s Parmer Lane campus, or Samsung and other major tech employers in North Austin, it’s more manageable (25 to 35 minutes). But anything south of the river and you’re looking at a brutal daily drive.

You need in unit laundry machines. The homes have washer/dryer connections, not machines. You’ll need to buy or bring your own. Some listings mention “full-size washer and dryer” but the floor plan specs say “Fullsize, Connection” on every unit. Confirm this on your tour. Buying machines adds $500 to $1,200 to your day one costs.

Your dog is on the breed restriction list. The list is extensive: Pit Bulls, Rottweilers, German Shepherds, Dobermans, Chow Chows, Akitas, Mastiffs, Alaskan Malamutes, and about a dozen other breeds. If you have a mixed breed that looks like any of these, ask the leasing office before applying. You’ll need to pass a third party pet screening.

What’s Actually Nearby

Village at Hutto Station sits on County Road 138 in Hutto, about 2 miles south of US-79 (the main commercial corridor through town). This is suburban Williamson County, not Austin. The nearest big grocery store is the H-E-B Plus on Gattis School Road, about 3 miles north. Walmart Supercenter is nearby on US-79.

Old Town Hutto, with its restaurants and small town Main Street feel, is about 2.5 miles north. You’ve got options like local taquerias, a few chains, and the Hutto Co-Op District, which is adding more retail. But this isn’t walkable. You’ll drive for groceries, restaurants, and pretty much everything.

The nearest competitor property is Skyview North, 0.68 miles away (built 2022, rents $1,042 to $1,450). It’s a traditional apartment complex, so the comparison isn’t apples to apples, but it gives you a sense of what the area charges.

The Real Neighborhood Context

Hutto is growing fast. The population has more than doubled in the last decade, and new construction is everywhere. That growth means the roads haven’t caught up. County Road 138 connects to the recently built Southeast Loop, which takes some pressure off, but you’re still getting on US-79 or SH-130 for anything outside Hutto.

Here’s the trade-off: you’re getting brand new construction and more space for less money, but you’re paying for it in commute time if your job is anywhere in Austin. SH-130 is a toll road, and that cost adds up. If you commute to Round Rock or work remotely, the location makes sense. If your job is south of the river, keep looking. Lease terms here run 14 to 18 months. The listing I pulled says “2 months free on a 12 month lease,” but the minimum lease is actually 14 months. Here’s the math on the most common floor plan (2 BD / 2 BA at $1,799) using the 14-month minimum:

  • Special: 2 months free on a 14-month lease
  • Daily multiplier: (426 days − 60 free days) ÷ 426 days = 0.8592
  • Net effective rent: $1,799 × 0.8592 = $1,546/month
  • Monthly savings: $1,799 − $1,546 = $253/month

Their website currently says “Up to 8 Weeks FREE,” which is 56 days rather than 60. If the actual offer is 8 weeks instead of 2 full months, the math shifts slightly:

  • 8 weeks free multiplier: (426 − 56) ÷ 426 = 0.8685
  • Net effective at $1,799: $1,799 × 0.8685 = $1,563/month

Confirm the exact concession terms before signing. The difference between “2 months free” and “8 weeks free” is small but real.

Apartments.com says “Be the First to Rate & Review.” Yelp has two pages (one under RPM Living, one current) with nothing on either. Facebook, RentCafe, HAR.com, Trulia, Homes.com all have listings, zero reviews. Birdeye, ModernMsg, VeryApt, ForRent don’t even have a page for this property. So Google is all we’ve got. That’s normal for something this new, but 29 reviews is a small sample and it’s weighted toward people who moved in during the honeymoon period.

It tells me the one story, house-style format is pulling in a different crowd than a typical apartment. People who might otherwise be looking at senior living are choosing this instead.

What to Watch

Management has changed at least three times. This is the biggest thing my research turned up. On Yelp, the original listing shows the property under “RPM Living.” ApartmentHomeLiving and Indeed job postings reference “RangeWater Real Estate” as the management company. Willow Bridge Property Company is the current operator. That’s three management companies on a property that’s less than two years old. Owner responses on Google from about 7 months ago reference a “new management team” and a “smooth transition,” and one reviewer (Flo Rida) had their originally positive review updated with concerns about new management. When management changes that fast, the people who earned that 4.9 rating might not be the same people answering the phone today.

Small sample size: 29 reviews isn’t enough to show patterns. Most of these reviews came during the initial fill-up period, when the team’s whole job is making new residents happy. The real test is what happens at month 12, when the HVAC breaks in August or the first lease renewal hits with a rent increase.

Management responses are mostly copy-paste. Almost every owner response follows the same format: “Thank you for your [positive/kind/wonderful] feedback…” These aren’t personalized. That’s a Willow Bridge pattern across their portfolio, not specific to this property, but it’s worth noting.


The Uncomfortable Truth

If you have a mixed breed with any of these in its lineage, you could get denied at pet screening. The property screens pets through an outside service, and they check the breed, not just behavior. No Maintenance History to Check

Built in 2025 means everything is new. That’s great for now. But it also means there’s nothing to go on for maintenance. How fast does maintenance respond? What happens when the AC goes out in July? How does the property handle a plumbing issue that affects multiple homes? You won’t know until it happens. New builds also come with the risk of things the builder got wrong showing up in years one through three: settling cracks, drainage problems, appliance failures. The 29 Google reviews don’t cover any of this because nobody has lived here long enough.

The Commute to Austin Is Real

The property is in Hutto, not Austin. SH-130 is the fastest route to most Austin destinations, and it’s a toll road. At current rates, a round trip from Hutto to central Austin on SH-130 runs roughly $8 to $12 per day in tolls. That’s $160 to $240 per month just in tolls, on top of gas. Your rent savings over Austin properties disappear fast if you’re commuting daily.

Three Management Companies in Under Two Years

RPM Living opened the property. RangeWater Real Estate took over. Now Willow Bridge Property Company runs it. Three operators in less than two years is a red flag for any property, and it’s worse on a brand new build because there’s no established team. Each transition means new staff, new systems, new policies, and a reset on whatever the previous team learned about the property’s quirks and maintenance needs. The positive Google reviews were earned under earlier management teams. Whoever you’d be signing a lease with today may be entirely different from the people those reviewers worked with.
