Two-Car Garages, Flexible Screening, and One Major Catch For Rent

Double Eagle Townhomes Austin Review: Golf Course Townhomes in Hutto That Accept Broken Leases (2026)

Properties that accept broken leases and evictions are almost always 1980s apartment complexes with thin walls and questionable plumbing. I’ve tracked over 1,000 rental communities across the Austin metro for more than 14 years, and that pattern holds about 95% of the time. Double Eagle Townhomes breaks it.

This is a 62-unit townhome community built in 2014, sitting on the Golf Club at Star Ranch in Hutto. Every unit comes with a private attached garage that fits two cars, granite counters, and a patio backing up to the golf course. And outside listing sites show they accept renters with broken leases, evictions, and bad credit.

That combination caught my attention. Here’s what listing sites won’t tell you: a 2.5 Yelp rating, deposit return complaints that show up across multiple reviews, and a workforce housing component with income caps most people don’t know about. This review covers all of it.

The single Google review tells you almost nothing. The 9 Yelp reviews tell a more useful story: three 5-star reviews praising management and maintenance, four 1-star reviews about deposit disputes and move-in condition, and two in between. That split matters, and I’ll break it down in the reviews section below.

Best For

You need space and can’t find it under $2,000. The smallest unit here is a two bedroom at 1,156 square feet. Most floor plans run 1,300–1,590 square feet across three bedrooms. At $1,800–$2,200/month, the price per square foot ($1.30–$1.64) holds up well against newer Hutto apartment complexes that charge similar rent for 30–40% less space.

You have a screening issue and want something nicer than the typical second-chance property. Third-party listing data from ThriftyApartments (updated March 2025) shows Double Eagle accepts broken leases, evictions, and bad credit. If that’s current, this is one of very few properties in the Austin metro where you can get a golf course townhome with an attached garage while carrying screening issues. Most renters in that situation are looking at 1990s apartments off I-35. If you’re dealing with a broken lease or eviction history, call the property directly to confirm current criteria before applying.

You need a two-car garage. Every unit at Double Eagle has a private, attached two-car garage. That’s not common in the rental market at any price point. Most apartment communities charge $75–$150/month for a single covered spot. Here, two-car garage parking is included in the rent.

You work in the SH-130 corridor, Round Rock, or north Austin. Double Eagle sits one mile north of SH-45 on SH-130. Dell headquarters in Round Rock is about 10 miles west. Samsung’s Taylor campus is 11 miles northeast. The toll road access makes this location work for commuters who’d otherwise sit in I-35 traffic.

Skip If

You need a studio or one bedroom. Double Eagle doesn’t have them. The smallest option is a two bedroom at 1,156 square feet starting at $1,800. If you’re a single renter who doesn’t need two bedrooms, you’re paying for space you won’t use.

You can’t hit 3x rent on income. At $1,800/month for the cheapest unit, you need $5,400/month gross income ($64,800/year, or about $31.15/hour at 40 hours). At the top end ($2,200), you need $6,600/month ($79,200/year). There’s no flexibility on this multiplier based on published data.

You want walkable access to restaurants, bars, or grocery. This is Hutto. The nearest H-E-B (Hutto Marketplace) is about 2 miles and a 5-minute drive. There’s no walkable dining or nightlife from this address. You need a car for everything.

You’ve been burned on deposits before. Multiple Yelp reviewers flag deposit disputes at move-out. One reviewer wrote that units weren’t cleaned before they moved in, and charges when they moved out didn’t account for things they’d already noted on the walk-through. That’s a pattern worth knowing about before you sign.

Location Deep Dive

What’s Actually Nearby

Double Eagle sits inside the Star Ranch master-planned community in Hutto, on the Golf Club at Star Ranch. The address says Hutto, but it’s right on the Hutto/Round Rock border, about 9 miles east of downtown Round Rock.

For daily errands, Stonehill Town Center is the closest shopping cluster, less than 5 minutes by car. H-E-B Hutto Marketplace is about 2 miles northwest. There’s a Walmart Supercenter on US-79 roughly 3 miles away. For dining, most of your options are along US-79 and the FM-685 corridor.

Old Settlers Park in Round Rock (5.3 miles, 10 minutes) is the closest large park with trails, sports fields, and Lake Pflugerville is about 6 miles south. Fritz Park in Hutto has a playground and splash pad closer to the property.

There’s no public transit service at this location. Capital Metro’s bus network doesn’t reach Hutto. You need a car.

Commute Math

Destination Off-Peak Rush Hour Route
Dell HQ (Round Rock) 12 min 18–25 min SH-130 S to SH-45 W
Samsung (Taylor) 15 min 18–22 min US-79 E
Downtown Austin 30 min 55–80 min SH-130 S (tolls) or I-35 S
Apple Parmer Campus 20 min 30–40 min SH-130 S to Parmer Ln
Austin-Bergstrom Airport 35 min 50–65 min SH-130 S
Round Rock Premium Outlets 10 min 12–15 min SH-45 W

The SH-130 toll road is the reason this location works. Without it, you’re on US-79 through Hutto and Round Rock, which has gotten much worse with Samsung-related traffic and regional growth. Residents who commute south learn fast that the toll is worth the money.

But if you work downtown, this is a tough commute. Even on SH-130, you’re looking at 55–80 minutes during rush hour. This property makes the most sense for people working in Round Rock, north Austin, or the Taylor/Samsung corridor.

Neighborhood Reality

Hutto is growing fast. The restaurants and retail haven’t caught up yet. If you’re coming from central Austin, the shift is noticeable. There’s no bar scene. No walkable coffee shop strip. No late-night food within walking distance of this address.

What you get instead is quiet. The Star Ranch community backs up to the golf course, and the density is low compared to typical apartment complexes. At 62 units, Double Eagle is smaller than most apartment communities by a factor of four or five. The property itself sits on a low-traffic residential street.

Schools are Hutto ISD: Kerley Elementary, Farley Middle, and Hutto High. Hutto ISD has been rezoning elementary boundaries as new schools open, so check your current zone at hipponation.org before making decisions based on school zones.

Pricing and True Cost

Floor Plans

Double Eagle only offers two bedroom and three bedroom townhomes. No studios, no one bedrooms.

Bed/Bath Sq Ft Base Rent View Notes
2/2 1,156 $1,850–$1,900 Interior or Golf Type C plans
2/2 1,301 $1,800–$1,900 Interior or Golf C Floor plans
3/2 1,369–1,417 $1,925–$2,000 Interior or Golf B plans
3/2 1,490–1,522 $2,000–$2,150 Interior or Golf A and F plans
3/2.5 1,590 $2,075–$2,200 — D plan, largest unit

Golf course view units run $50–$85/month more than interior-facing units of the same size. All units include fullsize washer/dryer connections (hookups only, machines not included), an attached garage for two cars, and a private patio.

Net Effective Rent

Double Eagle is running two specials right now. Let me do the math on both.

Special 1: 1 month free on a 13-month lease

Using the lowest 2BR base rent ($1,800):

  • Lease term: 13 months = 395 days
  • Free rent: 1 month = 30 days
  • Daily multiplier: (395 – 30) / 395 = 0.9241
  • Net effective rent: $1,800 x 0.9241 = $1,663/month
  • Monthly savings: $137

Special 2: 8 weeks free (select units)

Using the same $1,800 base rent and assuming a 13-month lease:

  • Free rent: 8 weeks = 56 days
  • Daily multiplier: (395 – 56) / 395 = 0.8582
  • Net effective rent: $1,800 x 0.8582 = $1,545/month
  • Monthly savings: $255

That 8 weeks free deal drops a $1,800 unit to $1,545 net effective. At that rate, you’re paying $1.34 per square foot for a 1,156 sqft townhome with a garage that fits two cars. For comparison, Skyview North (0.76 miles away, built 2022) starts at $1,042 for a 1BR apartment with no garage.

Important: Both specials say “select units.” Call to confirm which units qualify for which offer before you plan your budget around the bigger concession.

Fee Breakdown

Required Fees (everyone pays):

Fee Amount
Application Fee $55/person (non-refundable)
Admin Fee $95
Security Deposit $1,000+

Optional Fees:

Fee Amount
Pet Deposit $200
Pet Non-Refundable Fee $150
Pet Monthly Rent $0

The $0/month pet rent is worth flagging. Most properties charge $25–$50/month per pet. Over a 13-month lease with two pets, that saves you $650–$1,300 compared to a property charging $25–$50/month per pet. The $200 deposit per pet is on the low end too.

I couldn’t find anything about trash valet fees, pest control fees, or other mandatory monthly charges on any listing site, and the property’s own website doesn’t list any. That tracks with how townhome communities this size usually work, where you put out your own trash cans. Still worth asking when you tour, because some properties add fees that don’t show up on listing sites.

True Monthly Cost

Here’s what a realistic month looks like for a renter in the 2BR/2BA (1,301 sqft, C Floor Plan) with the 1 month free special and one pet:

Line Item Monthly Cost
Net Effective Rent $1,663
Pet Rent $0
Garage Parking $0 (included)
Estimated True Monthly Cost $1,663

Here’s what’s unusual: the gap between advertised rent ($1,800) and what you actually pay ($1,663) works in your favor because parking and pet rent are both zero. At most Austin-area properties, parking and pet fees add $100–$200/month to the advertised rent. Double Eagle is one of the few where the true cost tracks close to the net effective rent.

Over a 13-month lease, the total savings from the 1 month free concession: about $1,781.

Screening Criteria

Income Requirement

Double Eagle requires 3x monthly rent. Here’s what that looks like across the rent range:

Unit Type Base Rent Monthly Income Needed Annual Income Hourly (40 hrs)
2BR (lowest) $1,800 $5,400 $64,800 $31.15
3BR (mid) $1,950 $5,850 $70,200 $33.75
3BR (highest) $2,200 $6,600 $79,200 $38.08

The 3x multiplier is standard for the Austin market. Nothing unusual here. Income is calculated against base rent, not net effective rent, so the special doesn’t help you qualify.

Credit and Background

Here’s what I know and what I don’t. And honestly? That gap is bigger than usual with this property.

Double Eagle does not publish a minimum credit score. Anywhere. Not on their website, not on Apartments.com, not on any listing site. That’s unusual but not rare for small, privately managed properties.

What I do know: ThriftyApartments (updated March 2025) flags Double Eagle as accepting broken leases, evictions, and bad credit. If that’s accurate, it means the property probably reviews each application on its own rather than running everything through an automated system.

What I don’t know: specific lookback periods for evictions, the credit floor, whether a lease guarantor is required for certain profiles, or felony policies. None of that is published anywhere online.

Here’s my honest take: a 62-unit townhome community run by a small private management company (TACK Management) is more likely to review applications individually than a 300-unit complex run by Greystar or MAA. That’s typical for this property size. But “accepts broken leases” could mean anything from automatic approval to individual review with additional deposit requirements. Call Alex at (512) 846-2050 and ask directly about your specific situation before spending the $55 application fee.

Denial Triggers (What Will Likely Get You Declined)

Based on the Knowledge Base and typical screening for properties at this price point:

  • Active property debt (money owed to a previous landlord) without a lease guarantor
  • Income below 3x rent with no co-signer
  • Fraudulent or falsified application documents
  • Sex offenses on background (this is an auto-decline at 95%+ of properties regardless of class)

Application Process

  1. Contact Alex to schedule a tour: (512) 846-2050 or alex@tackmgmt.com
  2. Apply (fee is $55/person, non-refundable)
  3. Screening and review (no published timeline, but smaller management companies like this tend to get back to you faster than the big corporate ones)
  4. Approval, deposit payment, and lease signing

Office hours for walk-ins: Monday, Wednesday, and Friday 9am–2pm. Tours available all week and weekends by appointment.

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass Double Eagle’s screening before you spend $55 finding out. If Double Eagle looks tight for your situation, I know which nearby communities have more flexibility. That’s what I do.

Resident Reviews Decoded

Double Eagle has 10 total reviews across Google (1) and Yelp (9). That’s thin for a property that’s been open since 2014. But the patterns in what’s there are worth paying attention to.

Review Pattern Analysis

Theme Mentions Trend Source
Management (Alex) praised 5 of 10 reviews Steady across years Google + Yelp
Fast maintenance response 3 of 10 reviews Consistent Google + Yelp
Deposit disputes at move-out 2 of 10 reviews Confirmed by multiple reviewers Yelp
Units not cleaned at move-in 2 of 10 reviews — Yelp
Owner inaccessible 1 of 10 reviews — Yelp

What’s Working

Alex, the onsite manager, shows up by name in half of all reviews. That’s significant. One resident who’s been there 8 years called her “wonderful” and said maintenance “shows up really fast.” A six-month resident praised both Alex and the maintenance responsiveness. A newer resident said Alex “made my moving process” smooth.

For a 62-unit property with limited office hours, that tells you something. People remember Alex by name because she’s actually responsive.

What’s Not Working

The deposit situation is the clearest negative pattern. One reviewer wrote that every warning they’d read about deposits was accurate. They described units that weren’t cleaned before they moved in, and charges when they left for things they’d already written down on the walk-through form.

Another reviewer was frustrated that the property owner was unreachable. They asked Alex for the owner’s contact info, and the answer was that the message had been passed along but the owner wouldn’t call back.

With only 10 total reviews, I don’t want to overstate patterns. Two deposit complaints could mean 2 out of 62 units had problems. Or it could mean most residents just don’t bother leaving reviews. The 2.5 Yelp average tells you something, though. It’s split between five-star and one-star with almost nothing in between. People who feel strongly write reviews. Everyone else stays quiet.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

The Deposit Track Record Needs Attention

Two of 9 Yelp reviewers specifically mention deposit problems. That’s over 20% of all Yelp reviews focused on a single issue. One reviewer confirmed that warnings from other reviewers about deposits were accurate. The pattern they described: units aren’t professionally cleaned between tenants, but charges when you leave include cleaning and damage that was already there when you got the keys.

If you move in here, document everything. Take timestamped photos and videos of every room, every scratch, every stain on the day you get your keys. Email those photos to the management email (alex@tackmgmt.com) so you have a paper trail with a date stamp. Do a thorough walk-through and make sure every issue is written down on the condition report they give you. This is good practice anywhere, but at this property the reviews suggest it’s essential.

You’re Paying New-Build Prices for a Property Built in 2014

Double Eagle was built in 2014–2015. That makes these units 11–12 years old. At $1,800–$2,200/month, you’re in the same rent range as newer construction in Hutto. Skyview North (built 2022, 0.76 miles away) starts at $1,042 for a 1BR. YardHomes Cottonwood Creek (built 2023, nearby) starts at $1,305 for a 1BR.

The counter-argument is real: those properties are standard apartments without garages. Double Eagle gives you a townhome with an attached garage for two cars, which you can’t get at those newer communities. But the finishes inside a 2014 unit won’t match 2022 construction, and things like the AC, water heater, and appliances are getting close to the age where they start needing replacement.

Hutto Is Still Building Out

Hutto has grown fast. But the restaurants, shops, and entertainment still haven’t caught up. If you’re used to central Austin or even Round Rock, you’ll feel the difference. Your closest grocery run is a drive, there’s no walkable dining strip, and US-79 through town has gotten noticeably worse with Samsung-related traffic.

This is a trade-off, not a dealbreaker. But you should visit Hutto on a weekday evening before signing a lease. Drive US-79 during rush hour. See if the pace and the options match what you need from where you live.

FAQ

Does Double Eagle Townhomes accept broken leases?

Third-party listing data (ThriftyApartments, updated March 2025) says yes. Specific terms aren’t published. Call (512) 846-2050 and ask about your situation directly before applying. If you’re navigating a broken lease in the Austin area, I maintain a list of communities that work with broken leases and can tell you which ones match your profile.

What is the income requirement at Double Eagle?

3x monthly rent. For the lowest rent ($1,800), that’s $5,400/month gross income, or about $31.15/hour full-time. Income is calculated against base rent, not net effective rent.

Does Double Eagle have income-restricted units?

ThriftyApartments lists P6 (60% AMI) and P8 (80% AMI) workforce housing tiers with income caps. For a single-person household, P6 caps at $39,120/year and P8 caps at $52,260/year. Call the property to confirm which units (if any) are currently available under these programs.

Are pets allowed at Double Eagle Townhomes?

Yes. Up to 2 pets, 100 pounds max weight limit. Breed restrictions apply. The deposit is $200 per pet plus a $150 non-refundable fee. Monthly pet rent is $0, which is uncommon and saves $25–$50/month compared to most properties.

Does every unit have a garage?

Yes. Every unit includes a private, attached two-car garage at no additional cost. That’s a big deal in the rental market.

What schools serve Double Eagle Townhomes?

Hutto ISD: Kerley Elementary, Farley Middle School, and Hutto High School. Hutto ISD rezoned elementary attendance boundaries in 2025 when Lee Martinez Elementary opened, so confirm your current zone at hipponation.org.

How far is Double Eagle from downtown Austin?

About 28 miles. Off-peak drive time is 30 minutes via SH-130 (tolls apply). During rush hour, expect 55–80 minutes. This property makes more sense for people working in Round Rock, north Austin, or the Samsung corridor in Taylor.

What’s the current special at Double Eagle?

Two specials are listed: 1 month free on a 13-month lease (select units) and 8 weeks free (select units). The 8 weeks free offer drops a $1,800 base rent to $1,545 net effective. Call to confirm which units qualify for which offer.

Is Double Eagle really in Round Rock or Hutto?

Hutto. The address is 405 Winterfield Dr, Hutto, TX 78634. Some listing sites categorize it under Round Rock because it’s on the Hutto/Round Rock border, about 9 miles east of downtown Round Rock. But the mailing address, school district (Hutto ISD), and tax jurisdiction are all Hutto.

The Bottom Line

Double Eagle Townhomes offers something genuinely hard to find in the Austin metro: a golf course townhome with an attached garage that fits two cars, where outside listing data suggests the property will work with renters carrying screening issues. At $1,800–$2,200/month with specials that can drop effective rent to the $1,500s, the math is competitive when you factor in the included garage parking and zero monthly pet rent.

The main trade-off is location. Hutto is 28 miles from downtown Austin, car-dependent for everything, and still waiting on more restaurants and retail to fill in. And the deposit complaints in Yelp reviews are a real concern, not a one-off.

This property makes sense if:

  • You have a broken lease, eviction, or credit challenges and want a property that doesn’t look or feel like a typical second-chance option
  • You work in Round Rock, north Austin, or the Taylor/Samsung corridor and want a short commute via SH-130
  • You need a two-car garage and enough space for a household (1,156–1,590 sqft)
  • You have pets and want to avoid monthly pet rent charges

This property doesn’t make sense if:

  • You work downtown and aren’t willing to tolerate a 55–80 minute rush hour commute
  • You want walkable restaurants, nightlife, or grocery access
  • You’re a single renter who only needs a studio or one bedroom
  • You’ve had bad experiences with deposit disputes and don’t want to deal with that risk

My honest take: Double Eagle is a solid option for the right renter. The right renter is someone who prioritizes space, garage parking, and a quiet golf course setting over urban access, and who either has clean screening or knows their history qualifies under the property’s flexible criteria. Document everything at move-in. Call before you apply. And if you’re not sure whether this property fits your situation, that’s what I’m here for.
