The Vaughan Apartments Austin Review: 12 Weeks Free, EastVillage Location, and What 272 Reviews Actually Say

The Vaughan keeps landing on my radar. Every week, two or three clients ask about it because the specials are aggressive and the photos look like a property that should cost $400 more per month. As a licensed apartment locator (TX #679806) who tracks pricing across 1,000+ Austin properties, I wanted to figure out whether The Vaughan is actually underpriced for what you get, or whether the specials are covering for something.

Here’s what I found: this is a 2022 build in northeast Austin’s EastVillage development, managed by Greystar, with 12 weeks free rent right now. The 4.6 on ModernMsg (167 reviews) and 4.2 on Google (89 reviews) are solid. But the 16 reviews on Apartments.com tell a different story: noise between units, thin floors, fire alarm disruptions, and construction that one resident called “cheap.” Listing sites also won’t tell you about the $56/month in mandatory fees Greystar tacks on beyond the advertised base rent. Or that EastVillage retail is still mostly under construction. Or that move-out charges have generated some of the angriest reviews on the property’s page.

This review covers all of it.

Here’s why the ratings matter. 272 reviews across three platforms, and they don’t all tell the same story. ModernMsg runs high at 4.6 because it mostly collects reviews from current residents who are generally happy. Google sits at 4.2 with more detailed negatives from people who already moved out. The 16 Apartments.com reviews are the most mixed, with real complaints about noise, construction quality, and management follow-through. I’ll break all of it down in the reviews section below.

Best For

New construction, not downtown prices. The Vaughan was built in 2022. You’re getting quartz countertops, vinyl plank flooring, kitchen islands, smart home tech, and full-size washer/dryer in every unit. One bedrooms start at $1,430 before the 12 weeks free kicks in. After concessions on a 13-month lease, your net effective rent on a 1BR drops to around $1,126. And the income requirement is only 2.5x rent, not the 3x that most Class A properties demand. That means you need about $21/hour instead of $25/hour to qualify for the cheapest 1BR.

Got a big dog? A no weight limit policy is rare in Austin. Most properties cap at 50 to 75 pounds. If you have a German Shepherd, Lab, Husky, or any breed that gets you rejected everywhere else, The Vaughan allows it. Two pets max, breed restrictions apply (Pit Bulls, Rottweilers, Dobermans, Chows, Presa Canarios, Akitas, Malamutes, and Wolf-hybrids are restricted), and pet screening is required.

Your commute is in the northeast tech corridor. Samsung is less than a 5-minute drive. Dell and Apple Parmer are within 15 minutes. (See our breakdown of big tech companies in Austin.) If your commute runs along Parmer, 130, or I-35 north, this saves you 20 to 30 minutes each way versus central Austin.

Amenities that aren’t just a brochure list. Pool, spa, fitness center, outdoor kitchen, coworking space, EV charging, jogging trail, dog park. Residents say the common areas are clean and actually taken care of.

Skip If

Walkable restaurants, bars, and retail matter right now. EastVillage is a $1 billion, 425-acre development with plans for 17 restaurants, three hotels, and a concert venue. But as of September 2026, only First Watch, Killer Burger, and Aburi Tora are open. Starbucks, Potbelly, Flame Broiler, and others are still coming. Multiple residents complained that the promised shops still aren’t open. If walkability matters to you today, this isn’t it yet.

Schools are a priority. The assigned schools are Pioneer Crossing Elementary, Decker Middle, and Manor High, all rated 2/10 on GreatSchools. This is Manor ISD, not Austin ISD.

Construction noise bothers you. EastVillage is still building out. Reviews mention construction noise, blocked walking paths, and general disruption. Full completion isn’t expected until 2030 to 2032.

Location Deep Dive

What’s Actually Nearby

12601 Innovar Circle, right in the EastVillage development, just off East Parmer Lane between I-35 and Highway 130. The 78754 zip code puts you in northeast Austin, on the edge of what locals call the Tech Ridge corridor.

Groceries? H-E-B on Canyon Ridge is about 3 miles west. Walmart Supercenter is roughly 3 miles off I-35. Neither is walkable. For quick meals, First Watch, Killer Burger, and Aburi Tora are open inside EastVillage. Shake Shack and 810 Billiards and Bowling are in the pipeline.

Where this location actually shines is outdoor access. EastVillage includes a 150-acre nature preserve with hiking and biking trails. The property has its own jogging and dog walk trails. Walnut Creek Park is within a few miles.

Commute Math

Destination Off-Peak Rush Hour
Samsung Austin Semiconductor 5 min 8-10 min
Apple Parmer Lane Campus 10-12 min 15-20 min
The Domain 12-15 min 20-30 min
Downtown Austin 20-25 min 35-50 min
Austin-Bergstrom Airport 25-30 min 35-45 min
Round Rock (Dell HQ area) 15-18 min 20-25 min

If you work at Samsung, Dell, Apple Parmer, or anywhere along 130/I-35 north, you’re set. Downtown is the pain point. Rush hour on I-35 south can push past 45 minutes, and there’s no transit alternative from this location.

The Neighborhood Right Now

Don’t expect an established neighborhood here. You’re in a brand new development surrounded by other new apartment communities, ongoing construction, and open land. The Janis (422 units, opened 2025), Co/Op Tech Ridge, and Camber Ranch are all within a mile.

Here’s the honest take: this area will probably be great in 3 to 5 years as EastVillage fills in. Right now, it’s a construction zone with a handful of open restaurants. The 150-acre nature preserve keeps it from feeling as cookie-cutter as the rest of the Parmer Lane corridor.

Pricing and True Cost

Floor Plans

Bed/Bath Sq Ft Base Rent Net Effective (13-mo lease, 12 wks free) Notes
1 BD / 1 BA 815 $1,449 ~$1,117 On Notice
1 BD / 1 BA 823 $1,444 – $1,532 ~$1,113 – $1,181 6 available
1 BD / 1 BA 824 $1,430 – $1,539 ~$1,102 – $1,186 10 available
2 BD / 2 BA 1,029 $1,795 – $1,806 ~$1,383 – $1,392 On Notice
2 BD / 2 BA 1,182 $1,915 – $1,940 ~$1,476 – $1,495 3 available
3 BD / 2 BA 1,439 $2,115 ~$1,630 On Notice

All units include full-size washer/dryer.

Net Effective Rent Calculation

The current special is up to 12 weeks free base rent. That’s 84 days of free rent. On a 13-month lease (395 days):

Example: 1 BD / 1 BA at $1,430/month

Daily multiplier = (395 – 84) ÷ 395 = 311 ÷ 395 = 0.7873

Net effective rent = $1,430 × 0.7873 = $1,126/month

That’s $304/month in savings, or $3,952 over the lease term.

Plus the $500 gift card (or $1,000 if you apply within 48 hours). With the $1,000 gift card on top, you’re saving close to $5,000 over 13 months.

That’s a good deal for a 2022 build with quartz counters and laundry in every unit. For context, Creekside on Parmer Lane (built 2018) starts at $908, but you’re getting older finishes and fewer amenities for that price. The Janis next door (built 2025) starts at $1,449 with smaller concessions.

Fee Breakdown

This is where The Vaughan gets sneaky. Greystar buries a stack of mandatory monthly fees on top of that base rent, and most listing sites won’t show them to you.

Required Monthly Fees (everyone pays, every month):

Fee Amount
Doorstep Trash Pickup $25/month
Package Services $20/month
Pest Control $5/month
Trash Admin Fee $3/month
Stormwater/Drainage Admin Fee $3/month
Trash Hauling (shared) Varies
Water/Sewer (submetered) Varies
Electric (third party) Varies
Fixed mandatory total $56/month (plus variable utilities)

One-Time Move-In Fees:

Fee Amount
Application Fee $99 per person (non-refundable)
Admin Fee $0
Security Deposit $500 (could go up depending on your credit)

Optional Fees:

Fee Amount
Covered Parking $35/month
Detached Garage $125/month
Pet Deposit $250 per pet (refundable)
Pet Non-Refundable Fee $350 per pet
Pet Rent $25/month per pet
Positive Credit Reporting $4.95/month (optional)

Penalties to Know:

Fee Amount
Late Fee 9.99% of base rent
Early Termination 200% of base rent
Reletting Fee 85% of base rent
Express Move-Out Cleaning $100 – $500

True Monthly Cost Scenario

A renter in a 1 BD / 1 BA ($1,430 base) with one pet and covered parking:

  • Base rent: $1,430
  • Mandatory monthly fees: $56
  • Covered parking: $35
  • Pet rent: $25
  • True monthly cost: $1,546

That’s $116 more per month than the advertised rent. Over a 13-month lease, that’s $1,508 in fees beyond what the listing price suggests.

And here’s the catch: the 12 weeks free concession offsets most of it now. But if you renew without a concession, $1,546/month is your real number.

Greystar’s own listing includes a note: “Pricing shown does not reflect the total monthly leasing price.” Now you know why.

Screening Criteria

I pulled The Vaughan’s screening criteria from Greystar’s Resident Qualification Acknowledgment. Here’s the breakdown.

Income Requirements

The Vaughan needs your household income to be at least 2.5x the monthly rent. That’s lower than the 3x most Austin Class A properties ask for.

Unit Type Base Rent Monthly Income (2.5x) Annual Income Hourly (40 hrs/wk)
1 BD / 1 BA $1,430 $3,575 $42,900 $20.63
1 BD / 1 BA $1,539 $3,848 $46,170 $22.20
2 BD / 2 BA $1,795 $4,488 $53,850 $25.89
2 BD / 2 BA $1,940 $4,850 $58,200 $27.98
3 BD / 2 BA $2,115 $5,288 $63,450 $30.51

At 2.5x, you need roughly $21/hour for the cheapest 1BR. That’s about $4/hour less than a 3x property would require. Two incomes on a 2BR bring it down to about $13/hour each. If you can’t hit 2.5x on your own, a guarantor is allowed but must earn 5x the rent.

Credit Expectations

Greystar doesn’t publish a hard credit score minimum. They use a third-party company to score your credit and rental history. Based on that score:

  • Clean credit history: Standard approval, $500 security deposit
  • Borderline credit: Higher deposit or guarantor requirement
  • Poor credit or rental history: Denial

There’s no number like “600 minimum.” They look at your whole credit picture and rental payment history. If you’ve got no credit history at all, that can also bump up your deposit. In my experience with Greystar properties in Austin, renters with 620+ credit and clean rental history generally get smooth approvals. Below 580 gets harder.

What Gets You Denied

From the Greystar RQA:

  • Active property debt (money owed to a previous landlord) is almost always an automatic decline. If you have property debt, see our guide to broken lease apartments in Austin for communities that offer more flexibility
  • Criminal convictions can get you denied. The RQA doesn’t list specific lookback periods, but from my experience placing renters at Greystar properties in Austin, they typically look back 7 to 10 years on felonies
  • Bad credit or rental history that flags on their screening report
  • Not enough income (below the 2.5x threshold)
  • Lying on the application

Application Process

  1. Apply online or at the leasing office ($99 per person, non-refundable)
  2. They run your credit, background, and rental history
  3. You’ll usually hear back within 1 to 3 business days
  4. If approved, sign the lease and pick your move in date

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass The Vaughan’s screening before you spend $99 finding out. If The Vaughan looks tight for your situation, I know which nearby communities have more flexibility. That includes second-chance apartments in Austin that work with lower credit scores and rental history issues. Call me.

Resident Reviews Decoded

I pulled 272 reviews across three platforms: ModernMsg (167 reviews, 4.6/5), Google (89 reviews, 4.2/5), and Apartments.com (16 reviews, mixed). They don’t all agree, and that’s the part you need to pay attention to.

What Residents Love

Staff is the standout. Bryan gets mentioned by name in at least 15 reviews across Google and ModernMsg. Residents call him friendly, knowledgeable, and more than one person said he was the reason they picked this property. Earlier reviews mention Sarah and Iliana with the same kind of praise.

That tells me Greystar puts real effort into hiring good leasing people here. It matters because these are the folks you’ll deal with for every issue.

Maintenance is another strong point. Residents note fast response times and friendly techs. One reviewer said work orders get handled “quickly and early.” For a 312-unit property, that’s better than average.

Community events come up a lot. Pool parties, food trucks, yoga sessions, holiday events. One resident said it feels like living in a resort. Several others named the events specifically as a reason they renewed.

Where It Falls Short

Noise and thin construction. This is the biggest red flag, and it only shows up on Apartments.com and some Google reviews. One detailed review from July 2025 described hearing hallway conversations from the third floor. Thumping from above. Bass from below. The reviewer complained to management and got sent to some third-party security team that didn’t do anything. Another resident wrote that “noise level and non-supportive floors makes for a very hostile situation.” A third called the build “cheap” and reported outlets and fixtures that didn’t work from day one.

This is a 2022 build. These complaints tell me the builder spent money on how things look, not on how well the walls block noise.

Move-out charges are the second biggest pain point. Multiple Google reviews describe disputes over cleaning and damage fees after leaving units in good condition. With early termination at 200% of base rent and a reletting fee of 85% on top of that, breaking your lease here is brutal. Document your unit’s condition when you move in and when you move out. Dated photos and video.

Parking gets tight after 6:30 PM unless you pay for covered ($35/mo) or garage ($125/mo). One reviewer described the lot as confusing with poor visibility and their car getting dinged.

Fire alarms and power outages show up in Apartments.com reviews from 2024-2025. One resident said the alarms went off so often that people stopped taking them seriously. Power outages followed, messing up daily routines and remote work.

How Management Handles Complaints

Greystar responds to almost every review across all three platforms. The responses come fast (within days) and they’re polite, but they’re mostly the same template. “Thanks for the review” plus “please contact the office.” On negative reviews, they stay calm and offer direct contact, but they rarely get into the specifics of what went wrong. The most detailed negative review (July 2025, covering noise and construction quality) got the same template. That’s better than ignoring complaints, but if you have a real issue, the copy-paste responses are going to frustrate you.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to talk you out of anything. I just want you to know what you’re signing up for.

The Walls Are Thin

This is the one that made me rethink the whole picture. Multiple Apartments.com reviewers report hearing hallway conversations, upstairs footsteps, and bass from neighboring units. One resident said the floors don’t block any sound and the noise made the apartment “hostile.” Someone else said they had to leave their own apartment just to find some quiet.

It’s a 2022 build with vinyl plank flooring and what looks like standard wood frame construction. Looks modern. But the walls and floors clearly don’t block much noise. If you work from home or you’re sensitive to noise, ask to see a unit that isn’t sandwiched between neighbors. A top floor corner unit is your best bet here. Better yet, visit in the evening when neighbors are home and listen.

$56/Month in Mandatory Fees Nobody Mentions

The advertised base rent is $1,430 for a 1BR. Your actual monthly bill starts at $1,486 before you add parking, pets, or utilities. Greystar charges $25/month for doorstep trash, $20/month for package services, $5/month for pest control, plus admin fees for trash, stormwater, and water billing. These fees add up to $56/month in fixed charges that show up on every lease. Over a 13-month lease, that’s $728 in fees that the listing price doesn’t show. Factor them into your budget before you compare The Vaughan’s “base rent” to competitors.

EastVillage Is Still a Construction Zone

The marketing leans hard on EastVillage: 425 acres, 17 restaurants, concert venue, three hotels. The reality in September 2026 is that a handful of restaurants are open, a few more are coming, and the whole thing won’t be finished until 2030 to 2032. Walk score: 2 out of 100. You need a car for everything.

Move-Out Math Is Brutal

Multiple residents described disputes over cleaning and damage fees at move-out. But the real pain is in the lease terms: early termination costs 200% of base rent, plus an 85% reletting fee. On a $1,430 unit, that’s over $4,000 before any damage charges. Document everything when you move in and when you move out. Dated photos and video, sent to the leasing office in writing.

Security Gaps

Three Google reviewers reported break-ins (two vehicles, one unit). The property has access gates and a fenced perimeter, and one reviewer mentioned overnight security. But here’s the thing: multiple other reviewers said those gates frequently break. One resident updated their review months later to say the gate access panel was still down. Gated with broken gates isn’t really gated.

FAQ

How much is rent at The Vaughan?

Base rent ranges from $1,430 for a 1 bedroom to $2,115 for a 3 bedroom. With the current 12 weeks free special on a 13-month lease, net effective rent on a 1BR drops to roughly $1,126/month.

Yes. There’s no weight limit, which is rare in Austin. Two pets maximum, breed restrictions apply (Pit Bulls, Rottweilers, Dobermans, Chows, Presa Canarios, Akitas, Alaskan Malamutes, and Wolf-hybrids are restricted). Pet screening is required. Expect $250 deposit, $350 non-refundable fee, and $25/month per pet.

What is The Vaughan’s current move-in special?

The Bottom Line

The Vaughan is a 2022 Greystar build with 312 units, strong reviews on ModernMsg (4.6) and Google (4.2), and some of the most aggressive concessions in northeast Austin. The 12 weeks free drops a $1,430 one bedroom to around $1,126 net effective. The pet policy with no weight limit is a real differentiator. Staff gets praised by name across all three review platforms, and maintenance gets good marks.

The main trade offs are the thin walls, the $56/month in hidden mandatory fees, and a location that’s betting on a future that’s still under construction.

This property makes sense if:

  • Your commute is Samsung, Dell, Apple Parmer, or anywhere in the northeast tech corridor
  • You have a large dog that gets you rejected everywhere else
  • You want 2022 Class A finishes at net effective rent below $1,200 for a 1BR (and you can deal with thin walls)
  • You’re OK with a developing area that’s still a couple years from being what it promises

This property doesn’t make sense if:

  • You work from home and need quiet. The noise complaints are real and consistent.
  • Walkable dining and nightlife matter to you right now (Walk Score: 2/100)
  • School ratings are a factor. Manor ISD, all three assigned schools rated 2/10 on GreatSchools.
  • Your credit is rough or you have criminal convictions within the past 7 to 10 years
  • There’s any chance you’ll need to break your lease. Early termination runs 200% of base rent plus an 85% reletting fee.

My honest read: The Vaughan looks great on paper. The concessions make the math work, and the 2.5x income requirement is a real plus that most Class A properties don’t offer. But those Apartments.com reviews tell a story the higher rated ModernMsg reviews don’t. The noise between units is real. The fees are real. And the EastVillage you see in the marketing isn’t quite what’s outside your door yet. If you can handle some sound transfer and an area that’s still filling in, the net effective pricing on a 2022 build is hard to beat. Just go in with your eyes open.
