The Pflugerville Deal That Sounds Too Good For Rent

The Beacon at Pfluger Farm Apartments Austin Review: 2 Months Free on a 2022 Build in Pflugerville

The Beacon at Pfluger Farm keeps landing in my Pflugerville searches for a simple reason: the math. Two months free at a 2022-built community where 1-bedrooms start at $1,232. Do the math on net effective rent, and you’re looking at around $1,030/month for a property that’s only a few years old. As a licensed apartment locator (TX #679806) who tracks Pflugerville pricing daily, I can tell you that kind of number on a build this new doesn’t show up often.

But here’s what listing sites won’t tell you: this property has been through a management change in the last year, and it shows up in the reviews. The 3.7 Google rating tells part of the story. The pattern behind those 89 reviews tells the rest. And the screening criteria, fee structure, and breed restrictions will matter more to your decision than any photo gallery.

Google Rating 3.7 stars (89 reviews)
Other Ratings Chamber of Commerce: 3.8 (32 reviews); Yelp/ApartmentRatings/Apartments.com: barely any reviews

The 3.7 Google rating doesn’t tell you everything. About half the negative reviews come from a specific management transition period, and the positive ones call out individual staff members. Google is basically the only place with enough reviews to see patterns. Yelp, ApartmentRatings, and Apartments.com have zero reviews or close to it. The Chamber of Commerce has 32 reviews at 3.8, which lines up with Google. I’ll break down what’s behind those numbers below.

Who This Property Works For (and Who Should Skip It)

This property makes sense if…

You’re chasing net effective rent under $1,100 on newer construction. Two months free on a 12-month lease brings a $1,232 base rent down to about $1,030/month. That’s Class A pricing at Class B numbers. And the income requirement is only 2.5x rent, not the 3x most Austin apartments ask for. That means you can qualify for the cheapest 1BR here earning about $17.77/hour. If you’re relocating to the Pflugerville corridor for work at Samsung, Dell Parmer, or the tech employers along SH-130, the math here is hard to beat for a 2022 build. Check out how this stacks up against other options in our Pflugerville apartment guide.

You want newer finishes without paying new construction prices. Granite countertops, stainless appliances, hardwood style flooring, walk-in closets. The inside looks good for what you’re paying. And the amenities go deeper than most properties at this price: two fitness centers, two clubhouses, a year-round pool, coworking space, and EV charging. That’s a lot for under $1,300/month.

You need to be near Stone Hill Town Center. The property sits right next to Pflugerville’s main retail hub. Grocery, dining, and shopping are all within a few minutes. If you’re working the Samsung plant or Dell Parmer, your commute math is straightforward.

Skip this property if…

Thin walls are a dealbreaker for you. Multiple reviews say you can hear your neighbors, especially in certain buildings. If you work from home or sleep during the day, this is worth asking about on your tour. Building selection matters here.

You have a German Shepherd, Rottweiler, Doberman, Pit Bull, or Husky. The breed restriction list from their application paperwork: Rottweiler, Pit Bull, Doberman, German Shepherd, Akita, Chow, Husky, American Staffordshire Terrier, Malamute, or any dog with a prior bite history. Other listing sites also include Dalmatian and Presa Canario, so the list may be longer than the PDF shows. If your dog is on this list, you’ll need to look elsewhere.

You’ve been burned by management transitions before and don’t want to risk another one. This property changed ownership and management in January 2026 (Virga Capital acquired it, Valiant Residential took over from ZRS Management). Reviews from that transition period were rough. Some listing sites now show ZRS Management again, which could mean they switched back. If management stability matters to you, this is a yellow flag worth asking about before you apply.

Location Deep Dive

What’s Actually Nearby

The Beacon sits at 1300 Rauscher Rd in Pflugerville’s 78660 zip code, right next to Stone Hill Town Center. Being that close to the main retail hub is the biggest practical win here.

Grocery options are close. H-E-B is about 2 miles away on W. Pflugerville Pkwy. Target and Walmart are both in the Stone Hill area. For dining, you’ve got a solid mix of chains and local spots within a 5-minute drive: Torchy’s Tacos, Black’s BBQ, Pluckers, and a handful of Asian restaurants along Pflugerville Pkwy.

Lake Pflugerville is roughly 3 miles north, with a 3-mile loop trail for running, fishing access, and kayak rentals. Pfluger Park is closer, about a mile. If you’ve got kids, Hendrickson High School is roughly a mile away (rated 7/10 on GreatSchools), and Park Crest Middle School is about the same distance (rated 6/10). The Pflugerville ISD serves this area.

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin 25 min 40-55 min
Samsung Austin (SH-130) 10-15 min 15-20 min
Dell Parmer Lane 12-18 min 20-30 min
The Domain 18-22 min 30-40 min
Austin-Bergstrom Airport 30 min 40-50 min
Tesla Gigafactory 20-25 min 25-35 min

The SH-130 toll road and SH-45 are both accessible within minutes, which makes the Samsung and Dell commutes easy. Downtown is another story. I-35 going south into Austin during rush hour is exactly as bad as you’ve heard. Budget 45-55 minutes if you work downtown.

Neighborhood Reality

Pflugerville is suburban. There’s no way around that. You’re not walking to bars or coffee shops from your front door. You’ll need a car for everything. The trade-off is space, newer construction, and rents that are noticeably cheaper than anything comparable inside Austin city limits.

The area around Stone Hill Town Center has been growing fast. New retail, new restaurants, and a lot of new apartment construction in the last 4 years. That growth means more options nearby, but it also means construction noise is still part of the backdrop in some spots.

And about the gate: the community is gated with controlled access, but several reviews mention it breaking. If gated access is a deciding factor for you, ask about the gate’s current status during your tour.

Pricing and True Cost

1BR/1BA (A2) 657 $1,232 $1,030
1BR/1BA (A2A) 665 $1,244 $1,040
1BR/1BA (A2B) 680 $1,252 $1,046
1BR/1BA (A5) 827 $1,459 $1,219
2BR/2BA ~1,000-1,100 $1,616+ $1,351+

Pricing as of August 2026. Verify current availability directly.

Net Effective Rent Calculation

Here’s the math on the most common 1BR (A2 plan at $1,232/month with 2 months free on a 12-month lease):

  • Base rent: $1,232/month
  • Special: 2 months free on a 12-month lease
  • Daily multiplier: (365 – 60) / 365 = 0.8356
  • Net effective rent: $1,232 x 0.8356 = $1,030/month
  • Monthly savings: $1,232 – $1,030 = $202/month
  • Annual savings: $202 x 12 = $2,424

That’s real money. But remember: they qualify you based on the $1,232 base rent, not the net effective. At 2.5x, you’ll need to show roughly $3,080/month ($36,960/year) in gross income to qualify for this unit. That 2.5x multiplier is lower than the 3x most Austin apartments require. If you’ve been getting denied on income at other places, the math here might work where it didn’t before.

Fee Breakdown

Required Fees (everyone pays):

Fee Amount
Application Fee $50 per person
Administrative Fee $150 (due when you sign)
Security Deposit Varies by screening results

Optional Fees (if applicable):

Fee Amount
Dog Fee $350 per dog (one-time)
Cat Fee $300 per cat (one-time)
Storage Unit $45/month
Garage Parking Available but pricing not published online. Call (512) 355-7220 for current rates.

True Monthly Cost Scenario

A renter in the A2 1BR with one dog and storage:

  • Base rent: $1,232
  • Storage: $45
  • Estimated true monthly cost: $1,277+ (before trash, pest, water/sewer, and amenity fees they charge but don’t list amounts for online)
  • With 2 months free: ~$1,075/month net effective (before any utility add-ons)

Ask the leasing office for the full fee breakdown before you apply. The gap between the advertised $1,232 and what actually comes out of your account each month is always bigger than you think.

Screening Criteria

Income Requirement

Unit Type Base Rent Monthly Income (2.5x) Annual Income Hourly (40 hrs)
1BR (A2) $1,232 $3,080 $36,960 $17.77
1BR (A5) $1,459 $3,648 $43,770 $21.04
2BR $1,616+ $4,040+ $48,480+ $23.31+
3BR $2,299+ $5,748+ $68,970+ $33.16+

They want you making 2.5x the rent. That’s below the 3x standard you’ll see at most Austin apartments. If you’ve got a roommate, that’s combined income, not per person. But every person over 18 pays their own $50 app fee and gets screened separately.

What Gets Screened

Every applicant over 18 goes through third-party screening. Here’s what they check:

  • Valid ID and Social Security verification
  • Proof of income (2.5x monthly rent)
  • Rental history (12 months minimum in the last 2 years, must be positive)
  • Credit history
  • Criminal background

Credit Expectations

The property doesn’t publish a credit score minimum. That usually means a tiered deposit: higher credit gets a lower deposit, lower credit gets a bigger one or conditional approval. This is a Class A property built in 2022, so the bar isn’t low. Below 600? Expect a higher deposit. Below 550? You’re looking at possible denial or needing a guarantor.

If your credit is below 600 and you’ve got rental history issues on top of it, this probably isn’t the property to start with. I can point you toward Pflugerville communities with more screening flexibility.

What Gets You Denied

I pulled their qualifying criteria PDF. Here’s what it says:

  • Automatic decline: Any felony conviction, deferred adjudication, or probation for a felony. Same for violent crimes against a person and sexual offenses. No lookback window listed, which means even old stuff can still get you denied.
  • May be declined: Misdemeanors involving drugs, crimes against person or property, theft, or weapons.
  • Rental history: You need 12 months of positive rental history in the last 2 years. If you’re a first-time renter with no history, expect a higher deposit.
  • Active property debt: The criteria don’t mention this directly, but if you owe money to a previous landlord, expect a decline. That’s standard for a place like this.
  • Lying on the application: Automatic denial, and you lose your application fee and deposit.
  • Income below 2.5x: If your income doesn’t hit 2.5x the monthly rent, you won’t qualify.

They only take cosigners if you’re a full-time student. And the cosigner needs to make 5x the monthly rent. If you’re not a student and don’t meet income on your own, a cosigner won’t help you here.

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass this property’s screening before you spend $50 finding out. If The Beacon looks tight for your situation, I know which nearby communities have more flexibility. Call me.

What the Positive Reviews Actually Say

The staff gets called out by name more than anything else. Zaire comes up in at least 5 recent reviews, and the praise is specific: she’s quick to respond and actually follows through. One reviewer with 20 years in the multifamily industry called her “one of the best leasing professionals I have ever encountered.” Julie showed up a lot in the older reviews too, back when she was running the front office. Angelo on the maintenance team gets props for quick turnaround.

Residents who’ve been there 2+ years tend to be positive. Multiple people mention following the management team from a previous property, which says something about how good the front office staff are.

What the Negative Reviews Actually Say

The management change is the elephant in the room. When Valiant Residential took over from ZRS Management in early 2026, the reviews got worse fast. One resident wrote that “everything changed” after the transition. Another said the experience got drastically worse. Complaints about predatory lease renewal pricing, slow maintenance, and gate failures cluster in this period.

Trash keeps coming up too. Multiple reviewers mention dumpsters overflowing by Sunday, and the valet trash service doesn’t always make it to every building and sometimes won’t take heavier bags. One Chamber of Commerce reviewer put it bluntly: the gates stay broken, people who don’t live there use the amenities residents pay for, and the property lost whatever community feel it had when management changed.

Move-out billing is another red flag. One resident was told they’d get their deposit back, then received a bill instead. Another fought for months to get their security deposit returned. That’s a pattern worth watching.

One Chamber of Commerce review goes further than anything on Google, telling residents to call 311 for code enforcement complaints and to put everything in writing. That’s a single reviewer, but the detail in that post suggests real frustration, not just someone blowing off steam.

Management Response Pattern

Management responds to every review, positive and negative. But the responses are mostly copy-paste (“Thanks for sharing your thoughts with us”). They don’t get defensive, which is good. But they also don’t say anything specific about what they’re fixing. That’s how it goes with corporate management.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

Management Keeps Changing

This property opened in 2022 under ZRS Management. Then Virga Capital bought it in January 2026 and handed it to Valiant Residential. Some listing sites now show ZRS again. That’s a lot of shuffling for a property that hasn’t even hit its fifth birthday. And every time management changes, new staff are learning the systems, new policies roll out, and existing residents get caught in the middle. The reviews from that transition period back this up.

You’ll Hear Your Neighbors

Thin walls come up repeatedly. One reviewer in Building 1 described “constant intentional stomping” and said asking for help didn’t fix it. Another said the walls in their building were fine. So it varies by location.

If you work from home or you’re a light sleeper, this matters. Ask specifically which buildings have fewer noise complaints and try to get a unit on a higher floor.

Getting Your Deposit Back? Good Luck.

At least three recent reviews mention problems getting security deposits back or surprise charges at move-out. One resident got a friendly call asking for their forwarding address, then got an email saying they actually owed $100. Another spent months chasing their deposit. Take photos and video of everything the day you move in. If something’s already scratched, dented, or broken, write it down and email it to the office so there’s a record.

The Trash Situation

For a property built in 2022, this comes up way more than it should. Dumpsters overflow before pickup day. The valet trash service (which you’re probably paying a monthly fee for) skips buildings, according to multiple reviewers, or won’t take bags it considers too heavy. I saw this on both Google and Chamber of Commerce reviews. Ask the leasing office what the valet trash fee is, how often pickup happens, and what they do when a building gets skipped.

The Gate Keeps Breaking

Multiple residents mention the gate going down. One reviewer said it broke twice in their first two months. A gated community where the gate doesn’t work is just a community with a speed bump at the entrance. If controlled access matters to you, ask about it on your tour.

FAQ

Does The Beacon at Pfluger Farm have in-unit washer and dryer?

No. Units have washer/dryer connections, but the machines aren’t included. You’ll need to buy or rent your own. There’s no shared laundry room either.

What breed restrictions does The Beacon at Pfluger Farm have?

The restricted breeds from their application paperwork: Rottweiler, Pit Bull, Doberman, German Shepherd, Akita, Chow, Husky, American Staffordshire Terrier, Malamute, or any dog with a bite history. Other listing sites also show Dalmatian and Presa Canario on the list. Management gets the final call on whether your dog is allowed. One more thing: every dog has to give a DNA sample at move-in.

Is The Beacon at Pfluger Farm in Austin or Pflugerville?

Pflugerville. The address is 1300 Rauscher Rd, Pflugerville, TX 78660. You’ll have a Pflugerville mailing address and Pflugerville utility providers. It’s about 20 miles from downtown Austin.

What school district serves The Beacon at Pfluger Farm?

Pflugerville ISD. Hendrickson High School (7/10 GreatSchools) and Park Crest Middle School (6/10) are both roughly a mile from the property.

Does The Beacon at Pfluger Farm have garage parking?

Yes. They’ve got private detached garages, and some are set up for EV charging. Pricing isn’t published online. Call the leasing office at (512) 355-7220 for current garage rates.

Who manages The Beacon at Pfluger Farm?

This one’s genuinely confusing. Virga Capital bought the property in January 2026 and named Valiant Residential as manager. HAR.com still shows Valiant. But some apartment listing sites say ZRS Management, and the qualifying criteria PDF references Carbon Thompson Multifamily Management. Three different names across three different sources. Call the leasing office at (512) 355-7220 to find out who’s actually running things right now.

How far is The Beacon at Pfluger Farm from Samsung?

About 10-15 minutes off-peak via SH-130. During rush hour, expect 15-20 minutes. It’s one of the closer Pflugerville options to the Samsung Austin semiconductor plant. For more options near Samsung, check out our Samsung apartment rankings.

Is The Beacon at Pfluger Farm a gated community?

Yes, it has a gated entrance with controlled access. That said, multiple residents have noted the gate has broken on more than one occasion. Ask the leasing office about the current status.

What’s the application fee at The Beacon at Pfluger Farm?

$50 per person. Every applicant over 18 pays separately. You don’t get it back. There’s also a $150 admin fee due at move-in.

Does The Beacon at Pfluger Farm accept second-chance renters?

Their qualifying criteria are strict on criminal background: any felony, deferred adjudication for a felony, violent crime against a person, or sexual offense is an automatic decline. No lookback window is listed, which means even older offenses could be a problem. Misdemeanors involving drugs, property crimes, theft, or weapons may also be declined. The 2.5x income requirement is lower than most, which helps on the income side. If you’ve got a background concern, reach out to me first. I can tell you if you’ve got a shot here or if a different community would be a better fit.

The Bottom Line

The Beacon at Pfluger Farm is a 258-unit community built in 2022 in Pflugerville with solid finishes, good amenities, and an aggressive concession that makes the math work. Two months free brings the net effective rent on a 1BR down to around $1,030/month, which is hard to beat for a property this new.

The catch is management instability. This property has already gone through at least one ownership and management change in its short life, and the reviews from that transition period are rough. Things look like they’re settling down, especially with staff like Zaire earning strong reviews. But you’re still dealing with a property that’s figuring itself out.

This property makes sense if:

  • The 2.5x income requirement works in your favor (lower than the 3x most places ask for)
  • You commute to Samsung, Dell Parmer, or the SH-130 corridor
  • You’re comfortable with the suburban Pflugerville trade-off for lower rent
  • Your rental history is clean and you have no felony history (they decline any felony, deferred adjudication, or probation)

This property doesn’t make sense if:

  • You own a restricted breed dog (German Shepherd, Rottweiler, Pit Bull, etc.)
  • Thin walls are a dealbreaker for working from home or sleeping during the day
  • You need in-unit washer/dryer (not connections, the actual machines)
  • You want a property with a long, stable management track record

My honest take: the concession math is strong, the location works for the Pflugerville corridor, and the staff getting named in reviews is a good sign. But go in with eyes open about the management history, ask about noise in whatever building you’re touring, and take pictures of everything when you move in.
