You need walkability. Manor is car dependent. There’s no getting around it. The nearest grocery store, restaurants, and daily errands all require a car. If you’re used to walking to coffee shops and bars, this isn’t your spot.

You’re a light sleeper or noise bothers you. The most recent reviews (within the past few weeks) include multiple complaints about loud gatherings, music through the night, and thin walls. Location: What’s Actually Around The Jasper

You’re on E Yager Lane in Manor, just off Highway 290 East. Far east edge of the Austin metro. And I mean far. You’re not in Austin proper. This is Manor, TX, its own city with its own school district (Manor ISD). What’s nearby: EastVillage shopping center is about a mile away (18 minute walk). Shops at Parmer Commons is 1.2 miles. H-E-B and Walmart Supercenter are both within a few miles along 290. The closest hospital is Cross Creek Hospital, about 4 miles and 11 minutes. A handful of fast food and chain restaurants line the highway corridor. Manor ISD schools (Pioneer Crossing Elementary, Decker Middle, Manor High) are all within the attendance zone.

What’s not nearby: Sit-down restaurants with any variety, nightlife, entertainment, or anything you’d call “an area with things to do on a Saturday night.” For that, you’re driving into Austin or Round Rock. That’s just the reality of Manor right now. It’s growing fast, but the restaurants and retail haven’t caught up yet.

Samsung is the reason this location works. Highway 130 runs north-south right nearby, so you can get to Taylor without touching I-35 or 290 during peak hours. Going west toward Austin? Different story. The 290 corridor backs up starting around 7 AM and doesn’t clear until 9:30.

That’s real money. But remember: you qualify based on the base rent, not the discounted number. So you’ll still need to show income at 3x the full $1,549 or $1,849. Confirm the exact income multiplier with the leasing office since AMP doesn’t publish it.

The 1BR has no current special. At $1,399/mo, that’s your actual cost. No discount.

ApartmentRatings has a listing page but no reviews. The rest have zero coverage. That’s not unusual for a property this new, but it means the 180 Google reviews are all we’ve got. Leasing is clearly a strength here. People describe the application process as fast and smooth. For a property that’s still filling up, that matters. You’re not waiting days for callbacks.

The Concerning Part

Here’s where it gets interesting. The most recent reviews (last two to three weeks as of this writing) tell a very different story than that 4.7 average. Four separate reviewers posted complaints about noise in a tight window. Most of those 180 reviews come from people who toured, applied, or just moved in. They’re rating the leasing staff and the new apartment smell. Very few are from residents who’ve lived here 6+ months through a Texas summer with the AC running, neighbors on both sides, and the parking lot full.

Redfin shows 118 available units at The Jasper as of this writing. Other listing sites show 37-71. Even the low end of that range is a lot of empty apartments. For a property that opened last year, some empty units are normal. But that many means the property is under pressure to fill. That pressure can work in your favor (aggressive specials, flexible terms). It can also mean they’re less picky about who gets approved, which affects who you’re living next to. Keep that in mind if the noise complaints bother you.

4. AMP’s Track Record Is Mixed

Apartment Management Professionals manages 45+ communities across Texas. Their Glassdoor rating from employees is 2.4 out of 5, with only 29% saying they’d recommend it as a workplace. That’s an internal number, not a resident review. But management company culture tends to roll downhill to the properties. AMP’s individual communities vary widely, and The Jasper could be one of their better ones. Still, it’s worth knowing who you’re signing a lease with.
