The Emerson Apartments Austin Review: Sub-$1,000 Rent in a 2017 Build — What’s the Catch?

A one bedroom apartment for under $1,000 a month in a building that’s less than 10 years old. In the Austin metro, that doesn’t happen by accident. The Emerson Apartments in Pflugerville starts at $976 for a 661 square foot one bedroom, and I’ve been tracking pricing across this submarket long enough to notice when a number like that shows up. As a licensed apartment locator (TX #679806) who tracks rental pricing across 1,000+ Austin-area communities, I wanted to figure out why this property keeps showing up in client searches. And whether the 4.4 Google rating (287 reviews) holds up when you look closer.

Here’s what listing sites won’t tell you: 384 units on a two story garden style footprint means a lot of neighbors. A lot of shared walls. And a lot of variation in what your daily experience actually looks like depending on which building you land in.

Google Rating 4.4 stars (287 reviews)
ApartmentRatings 4.0 stars (77 reviews)
ModernMsg 4.5 stars (422 reviews)
Yelp 3.5 stars (26 reviews) — Consumer Alert flagged

The ratings tell a story. Google (4.4), ModernMsg (4.5), and Apartments.com (4.7) all look good. But Yelp sits at 3.5 with a Consumer Alert flagged for abnormal review activity, and ApartmentRatings comes in at 4.0 where people actually take time to write something real. That gap between the quick tap ratings and the platforms where people write things out tells you something. I’ll break down the patterns below.

One more thing to know upfront: The Emerson used to be managed by Greystar. Highmark Residential took over, and some of the older reviews talk about the switch. So when you’re reading through reviews, pay attention to dates. Most of what you’ll see from 2024 onward is about Highmark.

Best For

You want a newer build without paying newer build prices. The Emerson was built in 2017, which puts it in the sweet spot: modern enough for granite counters, stainless appliances, and vinyl plank floors, but old enough that rent has settled below the $1,200+ you’d pay at luxury apartments in Pflugerville from 2020 or newer. Starting at $976 for a one bedroom, you’re getting granite counters and stainless appliances at a rent that usually comes with 1990s finishes.

You need space for a larger dog. No breed restrictions. No weight limit. They only turn away aggressive dogs or dogs with a bite history. That opens the door for owners of Labs, German Shepherds, Huskies, and other breeds that get shut out at 75%+ of Austin’s apartment inventory. They do a pet interview instead of just reviewing paperwork, which tells me they’re looking at the actual animal, not a list. Pet rent is $35/month per pet, and the first pet costs $250 fee plus $250 refundable deposit upfront.

You work off IH-35 or SH-130 and need a short commute north. The Emerson sits in northeast Pflugerville with quick access to both highways. If your job is in the tech corridor (Dell, Samsung, Apple Parmer), you’re looking at 15–25 minutes depending on traffic direction. I ranked the best apartments near Dell’s Parmer campus if that’s your commute.

You value quiet. This is the single most repeated word across 800+ total reviews. Residents call this place quiet over and over again. It’s a garden style layout with no shared hallways, private ground floor entries, and two story buildings spread across the property.

Skip If

You’re sensitive to thin walls. Multiple residents mention hearing neighbors through the walls. One wrote: they could hear their neighbor talking on the phone and the TV. That’s a 2017 wood frame building for you. The quiet reputation comes from the community and the neighborhood. But once you’re inside your unit, you can hear right through them.

You need reliable gate access. The gates keep coming up in reviews. Multiple people over the past two years say they don’t work or are left open. If you’re paying for gated access, you should actually get it.

Your credit is below 550. Highmark Residential’s screening will likely deny you. If you’ve already been denied on an apartment application, I can point you toward properties with more flexibility.

You don’t have a car. Walk Score is 30. There’s no real public transit nearby. Howard Station (Capital MetroRail) is nearly 8 miles away. You need a car here.

Location Deep Dive

What’s Actually Nearby

The Emerson sits on New Meister Lane in northeast Pflugerville, in a residential area east of SH-130. You’re about 2 miles from Haven at Heatherwilde (H-E-B, Walmart, Starbucks, restaurants). Shops at Forest Commons and Greenlawn Crossing are within a 5 minute drive. The closest grocery run is H-E-B on Heatherwilde Boulevard, roughly 2 miles south.

For food, Stone Hill Town Center is about 3 miles west with a mix of chain and local restaurants. Pflugerville’s growing restaurant scene along FM 685 and Pecan Street is about 10 minutes away.

Closest hospital is Baylor Scott & White Medical Center Pflugerville, about 5 miles (8 minute drive). Round Rock Medical Center is 7 miles.

Commute Math

Destination Off-Peak Rush Hour
Dell Parmer Campus 15 min (8 mi) 25–30 min
Samsung Austin Semiconductor 12 min (7 mi) 20–25 min
Downtown Austin 25 min (19 mi) 40–55 min
Austin-Bergstrom Airport 35 min (30 mi) 45–60 min
Apple Parmer Lane 18 min (10 mi) 25–35 min
Round Rock (IH-35 corridor) 12 min (7 mi) 15–20 min

The SH-130 access is the real location advantage here. It’s a toll road, but it keeps you out of the IH-35 traffic when heading north to Round Rock or south toward the airport. The downtown commute is the painful one. 40–55 minutes at rush hour is the reality.

Neighborhood Feel

This is suburban Pflugerville. If you’re comparing options across the area, check out our full Pflugerville apartments for rent page. The area around New Meister Lane is residential and quiet. You won’t find walkable entertainment or nightlife. What you get is space, lower rent compared to anything inside Austin city limits, and access to Pflugerville ISD schools (Windermere Primary, Park Crest Middle, Hendrickson High). If you’re willing to trade urban convenience for lower rent, the location works.

Pricing as of August 2026. Verify directly with the property before applying.

Notice the A1 plan: same one bedroom, one bathroom layout at 786 square feet, but it jumps to $1,206 because it includes a direct access garage. That’s a $200+ premium over the A2 (798 square feet, no garage). If you don’t need the garage, the A2 at $1,004 gives you more space for $200 less per month.

Current Special

The property’s website is advertising a $300 gift card for new residents. Call the leasing office to find out what lease terms qualify. This isn’t a rent concession (no free months, no reduced rent), so there’s no net effective rent calculation to run. What you see on the rent table is what you pay monthly.

Fee Breakdown

Required Fees (everyone pays):

Fee Amount When Due
Application fee $100 per applicant At application
Administrative fee $125 At move in
Security deposit $500 At move in
Valet trash Not published (confirm with leasing office) Monthly
Pest control Not published, but residents confirm it’s charged monthly Monthly

The property has an expected fees page with a full fee sheet. Ask the leasing office for exact valet trash and pest control amounts before you sign.

Optional Fees:

Fee Amount Notes
First pet fee $250 (non-refundable) One time
First pet deposit $250 (refundable) One time
Second pet fee $150 (non-refundable) One time
Second pet deposit $150 (refundable) One time
Pet rent $35/month per pet Monthly
Garage Included with A1 plan; detached garages available (pricing not published) Monthly

Pet fee data from property’s own website (liveattheemerson.com). All other fees from Apartments.com community-supplied data, August 2026.

Here’s what your real monthly bill looks like: Say you rent the A2 one bedroom at $1,004 and you have one dog. That’s $1,004 + $35 pet rent + whatever they charge for valet trash and pest control. I don’t have the exact valet and pest numbers (the property doesn’t publish them), but at other Highmark properties those run $30–$60/month combined. So you’re probably looking at $1,069–$1,099 per month. Not $1,004.

Screening Criteria

Highmark Residential runs the same screening at all their properties, so I can give you a good idea of what to expect here based on what they publish at other communities. That said, always confirm with the leasing office before you apply.

Income Requirement

The income multiplier is 2.5x monthly rent. That’s lower than the 3x most Austin properties ask for, and that difference opens doors for a lot of renters.

Floor Plan Base Rent Monthly Income Needed (2.5x) Annual Income Hourly Wage (40 hrs)
A (1BR) $976 $2,440 $29,280 $14.08
A2 (1BR) $1,004 $2,510 $30,120 $14.48
A4 (1BR) $1,047 $2,618 $31,410 $15.10
B2 (2BR) $1,277 $3,193 $38,310 $18.42
C1 (3BR) $1,644 $4,110 $49,320 $23.71

At 2.5x income, someone earning $15/hour full time can qualify for a one bedroom here. If this property used the standard 3x that most properties require, that same person would need to earn $17.50/hour. That gap matters for a lot of renters.

Credit Expectations

Based on Highmark Residential’s published criteria:

  • 650+ credit (Vantage 3.0): Standard approval, standard deposit
  • 600–649: Approval with increased deposit or qualified cosigner
  • 550–599: Cosigner required
  • Below 550: Likely denial

Highmark uses Experian Vantage 3.0 scoring, not FICO. Your Vantage score can be 20–50 points different from your FICO score, so check which one you’re looking at before you assume where you fall.

What Gets You Denied

  • Active property debt (money owed to a previous landlord). If that’s your situation, read my guide on renting with a broken lease for a full breakdown of timelines and options.
  • Bankruptcy that hasn’t been discharged yet
  • 3 or more late payments, bounced checks, noise complaints, or lease violations within 12 months at a prior address
  • Lying on your application
  • Credit score below 550

The Locator Advantage

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass The Emerson’s screening before you spend $100 finding out. If this property looks tight for your situation, I know which nearby communities have more flexibility.

What Residents Praise

Maintenance is the clear winner here. Across all platforms, people talk about getting same day or next day responses when they put in a work order. Specific maintenance team members (Brandon, Mike, Gabe, Joe, Frank) get called out by name repeatedly. When that many people name the same guys by name across different platforms, it’s real.

The leasing team gets more mixed feedback. Sierra, Sinclair, Michael, Monique, and Liz Arroyo all appear by name in positive reviews. Several Spanish speaking residents mention the office now has bilingual staff. That matters in a community with a large Spanish speaking population. But the office also catches heat on Yelp and ApartmentRatings. More on that below.

What Residents Complain About

The thin wall complaints are real but not dominant. Out of 800+ total reviews, roughly 8–10 mention hearing their neighbors through the walls. That’s actually a low rate for a wood frame property with 384 units. I’ve seen much worse. But if you’re a light sleeper, ask about which walls are shared versus exterior when you tour.

The gates bother me more. The property sells itself as gated, and multiple residents over the past two years say the gates don’t work or are left open. That’s a gap between what you’re told and what you get.

The leasing office split is real. Maintenance? Universal praise. But the office gets a different reaction on Yelp and ApartmentRatings. People call the staff unhelpful or dismissive. One Yelp reviewer flat out accused the positive reviews of being fake, saying the maintenance team is the only good part. Another on ApartmentRatings said they got the runaround trying to get their deposit back.

It’s not what most people say. But it’s more than one or two bad experiences.

Pest Issues Go Beyond Ants

The ants are tied to the valet trash (I get into that in the next section). But at least one ApartmentRatings reviewer said they got moved into a unit with 25+ roaches and had to refuse it. They do spray regularly, but if you’re moving in, walk through the unit yourself before you sign anything.

Management Response Patterns

Highmark responds to nearly every review on every platform, which is more than I can say for most Austin properties. Response time averages about 4 days. The replies are heavy on templates (“your comfort and peace of mind matter to us” shows up a lot), but at least they’re showing up. That alone beats the 60%+ of Austin properties that ignore negative reviews entirely.

One thing to flag: Yelp has placed a Consumer Alert on this property’s page for “abnormal activity or attempts to mislead.” That doesn’t necessarily mean the property planted fake reviews. But Yelp’s system picked up on something it didn’t like. Take the Yelp reviews (both positive and negative) with that context in mind. I’d weight the Google and ApartmentRatings reviews more heavily since both platforms do a better job of verifying who’s actually writing.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

The Gates Are More Marketing Than Security

Multiple residents across 2024 and 2025 say the gates are broken or left open more often than not. One reviewer gave 3.3 stars specifically because “a so-called gated complex is left wide open.” If controlled access matters to you, ask the leasing office about how often the gates go down and how long they usually stay broken. Don’t take “gated” on the website at face value.

Pool Area on Weekends Is a Different Property

On weekdays, the pool area is clean and well kept. Weekends are a different story. Trash, clutter, and residents who don’t clean up after themselves. One resident called out drink containers and food left behind. Another Google reviewer was blunt: don’t live near the pool. If you’re touring, check which buildings sit next to the pool areas and ask for a unit further away.

Rent Increases Are Hitting Hard

At least three residents brought up renewal pricing. One wrote that a two bedroom jumped to $2,160, which they called outrageous. Another noted they could find a nicer place down the street for less, with a free month of rent. The current $300 gift card offer doesn’t reduce your monthly rent, and it won’t change what renewal pricing looks like. Ask about the typical renewal increase range before you sign.

The Valet Trash Situation

Here’s how it works: trash sits outside units over the weekend waiting for Monday pickup, which attracts ants. The valet trash service appears to be Monday through Friday only. If you’re in a building where multiple neighbors leave bags out Saturday morning, you’ve got 48 hours of trash sitting in the breeze. The ant complaints in reviews come straight from this.

Getting Your Deposit Back May Take a Fight

At least two people say they waited months for their security deposit after moving out. One Google reviewer (translated from Spanish) said they’d been waiting over 6 months. Another on ApartmentRatings said they were told a “technical issue” was the reason they couldn’t get their money back. I don’t see this in most reviews, but it’s worth knowing before you hand over $500. Take photos and timestamps of your unit’s condition at move in and move out.

FAQ

Does The Emerson Apartments accept dogs with no weight limit?

Yes. No weight limit, no breed restrictions. The only dogs they turn away are aggressive ones or dogs with a bite history. Every pet goes through a pet interview before you move in.

How much is rent at The Emerson Apartments in 2026?

One bedrooms start at $976 (661 sq ft). Two bedrooms start at $1,277 (1,192 sq ft). Three bedrooms start at $1,644 (1,346 sq ft). Pricing as of August 2026.

Is The Emerson Apartments in Austin or Pflugerville?

Pflugerville. The mailing address is 1221 New Meister Ln, Pflugerville, TX 78660. It’s in the Pflugerville ISD school zone, not Austin ISD.

What is the income requirement at The Emerson?

Highmark Residential typically requires 2.5x monthly rent in provable income. For the cheapest one bedroom at $976, that’s $2,440/month or about $14/hour full time. Confirm the exact multiplier with the leasing office before applying.

Does The Emerson have washer and dryer in unit?

Every unit has full size washer and dryer connections. Some come with the machines already installed; others just have the hookups. Big difference. Ask which one your specific unit gets before you assume.

Are the apartments at The Emerson gated?

It’s listed as a gated, controlled access community. But multiple residents say the gates are frequently broken or left open. Ask the leasing office about the current gate situation before you sign.

What school district is The Emerson in?

Pflugerville ISD. Zoned schools include Windermere Primary, Park Crest Middle (GreatSchools rating 6/10), and Hendrickson High School (GreatSchools rating 7/10).

Does The Emerson have a pool?

Yes, two pools. There’s a two level pool with a sundeck and an in-pool bar with barstools. Weekdays they’re clean. Weekends can get messy from residents leaving trash behind.

How far is The Emerson from downtown Austin?

About 19 miles. Off-peak, that’s a 25 minute drive. During rush hour, expect 40–55 minutes. SH-130 south to SH-45 or IH-35 are the main routes.

The Bottom Line

The Emerson works because the math works. Sub-$1,000 for a one bedroom in a 2017 build, with a 2.5x income requirement and no breed restrictions. That combination is genuinely hard to find in the Austin metro right now.

But the trade-offs are real.

Thin walls between units. Gates that don’t reliably work. Weekend pool mess. Rent increases that frustrate longtime residents. And a suburban Pflugerville location that means you need a car for everything.

This property makes sense if:

  • You work in the north Austin or Round Rock tech corridor and want a short commute
  • You have a larger dog that gets rejected at breed restricted properties
  • You earn $14–$18/hour and need a property with a 2.5x income multiplier instead of 3x
  • You want 2017 finishes without 2017 pricing

This property doesn’t make sense if:

  • You work downtown and can’t handle a 45+ minute commute each way
  • You need reliable gated access as a real security feature
  • You’re sensitive to noise and can’t tolerate hearing neighbors through walls
  • You want walkable restaurants, grocery stores, and nightlife

My honest take: The Emerson gives you better finishes and faster maintenance than what you’d normally get at this rent. If you can live with the suburban location and the thin walls, it’s one of the better deals in 78660 right now.
