That concession is doing real work. It pulls a $1,234 one bedroom down to about $980/month net effective. That’s competitive for a 2016-built property on South Congress Ave. But here’s what the listing sites won’t tell you: Sur512 has over 500 reviews across Google, ApartmentRatings, Facebook, and Birdeye. The gap between the five-star tour reviews and the one-star living reviews is one of the widest I’ve tracked in 78745. The leasing team is impressive. The property behind that leasing team? That’s where it falls apart.

You have pets and don’t want to stress about weight limits. Sur512 doesn’t cap pet weight. Most Austin apartments cut you off at 50 to 75 pounds. If you have a larger dog, your options shrink fast. Sur512 accepts them, and the property has a dog walk area. The $400 non-refundable fee plus $25/month pet rent is standard. Sur512 is right where South Congress hits St. Elmo Road. The address says South Congress, and it delivers on that. But this is the working stretch of South Congress, not the boutique district near Bouldin Creek. The trendy SoCo strip is about 2.5 miles north, a 7 to 10 minute drive.

What you can walk to: not much. Walk Score gives this address a 66 (Somewhat Walkable), but that number is generous. The closest grocery is the H-E-B on South Congress and William Cannon, about 1.5 miles south. There’s a Walgreens within half a mile. A handful of taco trucks and convenience stores are within walking distance, but you’ll drive for most errands. Transit Score is 48. Capital Metro buses stop nearby, but they don’t come that often.

What’s within a short drive: H-E-B at William Cannon (1.5 miles south), Stassney Square shopping (0.8 miles), and several restaurants along the Stassney Lane corridor are all under 5 minutes. Southpark Meadows (Target, Best Buy, Home Depot) is about 4.5 miles south, roughly 10 minutes. St. David’s South Austin Medical Center is about 2 miles away.

Schools: Austin ISD. St. Elmo Elementary, Bedichek Middle School, and Travis High School serve this address.

Neighborhood Reality

This stretch of South Congress is transitioning. New construction is going up in every direction: Prospect (2023), Bishop Momo (2024), Alexan St. Elmo (2026), and Matador (2025) are all within a mile. That competing inventory is partly why Sur512’s concessions are so aggressive right now.

The area is safe enough for Austin, but residents mention camps along Williamson Creek behind the property. Package theft keeps coming up. The gated community helps, but gates only work when they work.

  • 570–599: Conditional. May require additional deposit or co-signer

Rashod Whitaker. Full stop. Across Google, ApartmentRatings, and ModernMsg, Rashod gets named more than any individual staff member at any South Austin property I’ve reviewed. Tour reviews, resident reviews, even reviews from other apartment locators mention him by name. That kind of consistency across 80+ reviews doesn’t happen by accident. Miriam gets strong mentions too, particularly from 2025 and 2026 residents. Dianne, the property manager, gets credit for being hands-on.

The location gets honest appreciation from residents who know what they signed up for. South Congress proximity, easy highway access, short drive to most things. People like the spacious layouts, high ceilings, and the included washer/dryer.

What Residents Criticize

Here’s where the split shows up. The praise? All about people. The criticism? All about operations.

Security is the loudest issue. Conrad Ager wrote about his car being broken into twice in four years, noting the parking garage gate was “broken more often than it was functional.” One ApartmentRatings reviewer described gates being stuck open for over a year, with squatters and trash dumping in the garage as a result. That same resident had their own car towed from their garage spot because management switched towing companies without notifying anyone. Package theft comes up repeatedly. One reviewer described seeing glass from broken car windows and torn-open boxes in the stairwells.

Noise between units is a bigger problem than the Google reviews alone suggest. An ApartmentRatings resident described subwoofer noise that ruined sleep from move-in day. Thin walls and footstep noise from upper floors show up in 12+ reviews spanning 2024 through 2026. Joann Bowie transferred units specifically because of upstairs stomping. Wood frame construction doing what wood frame construction does. But it comes up more here than at most four-story buildings I’ve tracked.

Building upkeep is a separate issue. ApartmentList and ApartmentHomeLiving reviewers describe dirty stairwells, broken doors, ceiling fans hanging by a single screw, and non-working exterior lights. One ApartmentHomeLiving reviewer also reported management entering their apartment without approval. That’s a serious complaint, and it came up unprompted in a review listing a half dozen other problems.

Maintenance is the second big problem. Clara Sampaio described waiting 4.5 months for a mold issue to be addressed. Four and a half months. Krys KM reported their AC going out six times in five months with no response from the office. One resident described rotten patio wood with mushrooms growing on it, and the property manager refused to add it to a patio repair project already happening in the same building. Whether those issues actually get fixed is a different question. Multiple residents describe filing complaints, getting a public response online, and then hearing nothing after that.

One bright spot: several 2025 and 2026 reviews mention improvement under the new management. Sara Chapman wrote that the new team is “doing a great job recovering from what I hear was a disaster from last property management.” Rachael Harrison noted that negative reviews she’d read were “basically obsolete” under the new team.

Communication Falls Apart After You Sign

People love the leasing experience. But communication after you sign the lease? That’s a different story.
