Skyview North Apartments Hutto Austin Review: 8 Weeks Free, 3.9 Google Stars, and the Full Story

If you searched for Skyview North Apartments in Hutto, there’s something the listing sites won’t mention: this property used to be called Prose Horizon. Same building, same management company (Valiant Residential), new name. When a property changes its name but keeps the same management, I always want to know why. I track rental pricing across the Austin metro daily, and name changes usually mean one thing: the old name picked up enough negative search results that the property wanted a fresh start.

I pulled reviews from Google (139 reviews, 3.9 stars), ApartmentRatings (5 reviews, 2.2 stars), Yelp (3 reviews, 3.5 stars), ForRent, RentCafe, and checked the BBB (A+ rating) before writing this.

The pattern is split right down the middle. A wall of 5-star reviews praising Lesly and the leasing team on one side. On the other, detailed 1-star reviews describing mold growing inside walls, gaps where bugs get in, unreturned security deposits, gates that stay open despite residents paying for a “gated community,” and a property that residents say has gotten worse since it opened.

The pitch is real though: 2021 build, 8 weeks free, in-unit washer and dryer, and rents starting under $1,100 for an 830 sqft one bedroom. Here’s what no listing site breaks down for you: which problems come from how the building was built (and aren’t going away), which are management choices (and could change), and whether you’ll actually get approved here.

The ratings tell different stories depending on where you look. Google’s 3.9 sounds solid, but a lot of those 139 reviews are short tour reviews from people who haven’t lived there yet. ApartmentRatings only has 5 reviews, but they’re the most detailed ones I found anywhere. Those 5 give the property 3 out of 5 in maintenance, noise, safety, and grounds. Only the neighborhood got a 4. Yelp has 3 reviews averaging 3.5.

Who Skyview North Works For

You’re looking for newer construction at a lower price point in the north Austin suburbs. Skyview North was built in 2021, which puts it in the same age range as properties charging $1,400+ for a 1-bedroom closer to Austin. Starting at $975 base rent for an 830 sqft one bedroom with washer and dryer included, the numbers work out well compared to what you’d find in Pflugerville or Round Rock.

You need the 8 weeks free to make your move-in costs work. That concession drops a $1,061 base rent down to about $898/month net effective on a 12-month lease. That’s $163/month in real savings. For renters watching every dollar during a move, that matters.

You have pets that aren’t on the restricted breed list. The property allows up to 2 pets with a $250 deposit and $20/month pet rent per pet. There’s a dog run, pet wash station, and fenced community. But here’s the catch: they restrict Pit Bulls, Staffordshire Terriers, American Bulldogs, German Shepherds, Malamutes, Rottweilers, Dobermans, Dalmatians, Akitas, Chows, and Presa Canarios, including mixes. That list knocks out a lot of dogs. If your dog is a mix of anything on that list, management has final say.

You work in Pflugerville, Round Rock, or along the 130 Toll corridor. Skyview North sits right off the toll road. Pflugerville is about 10 minutes away, Round Rock about 15. If your job is in central Austin, this is a different conversation.

Who Should Skip Skyview North

You need to be in Austin proper. This is Hutto. The 130 Toll is the fastest way to most jobs, and tolls add up. Downtown Austin is roughly 35 minutes with no traffic, 50+ during rush hour. If you don’t have a car, this doesn’t work.

Bug issues are a dealbreaker for you. Multiple reviews mention crickets and bugs getting in through gaps in the walls. In a building this new, that tells you it wasn’t sealed right. Spraying for bugs isn’t going to fix that.

You expect management to stay consistent. Residents who’ve been here a while describe a pattern: great experience in the first year, then the front office stopped keeping up as staff turned over. If you want a leasing team that stays on top of things, read the reviews section carefully.

You had a bad experience getting your deposit back somewhere else and you’re not interested in repeating it. At least two Google reviews describe going back and forth for months trying to get their security deposit back. One has been at it for two years with no resolution.

Location: What’s Actually Around Skyview North

What’s Nearby

Skyview North sits at 295 Co Rd 138 in Hutto, right off the 130 Toll. I’ll be straight with you: you need a car out here. The area is mostly houses, newer apartment communities, and a little retail.

Your closest grocery store is the H-E-B Plus about 1.1 miles away at the Commons at Star Ranch shopping center. That same center has a few restaurants and basic retail. Star Ranch Retail is about 1.3 miles out with a few more options. For anything beyond basics, you’re driving to Pflugerville or Round Rock.

The nearest hospital is Baylor Scott & White Medical Center in Pflugerville, about 4.9 miles and a 9-minute drive. Round Rock Medical Center is about 9.4 miles away.

Hutto ISD serves this address. The zoned schools are Howard Norman Elementary (GreatSchools rating 5/10), Farley Middle (5/10), and Hutto High School (5/10).

Commute Math

Destination Off-Peak Rush Hour
Pflugerville (FM 685/Grand Avenue) ~10 min ~15 min
Round Rock (I-35 corridor) ~15 min ~25 min
Dell Round Rock Campus ~20 min ~30 min
Apple Parmer Campus ~25 min ~40 min
Downtown Austin ~35 min ~50-60 min
Austin-Bergstrom Airport ~37 min ~50+ min

The 130 Toll is the lifeline here. It gets you to Pflugerville, Round Rock, and the I-35 corridor fast, but you’re paying for it. If you commute five days a week on the toll road, budget $100-150/month in toll charges on top of gas. That eats into the rent savings pretty quickly.

The Neighborhood Reality

Hutto has grown fast over the past five years, and the area around Skyview North reflects that. New construction, some established retail, and a lot of development still going in. It’s not walkable. Walk Score is 40, bike score is 40, and public transit basically doesn’t exist out here. The closest MetroRail station is Howard Station, 12.2 miles away.

What you get in exchange: newer buildings, lower rents than closer in Austin communities, relative quiet, and a small town feel. If your daily life revolves around Pflugerville, Round Rock, or the 130/79 corridor, the location works well. If your daily life is in Austin, add the commute and toll costs to what you’re actually spending each month.

Pricing and True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent Net Effective (8 wks free, 12-mo lease)
A1 1BR / 1BA 830 From $975 From ~$863
B1 2BR / 2BA 1,174 From $1,523 From ~$1,289

Note: The property’s own listing shows 1BR pricing starting at $1,061. Apartments.com and RentCafe show it as low as $975 for the A1 plan. Pricing changes by unit and move-in date. Right now there are about 30 units available.

Net Effective Rent Calculation

Using the most common floor plan (A1, 1BR/1BA at $1,061 base rent):

  • Base rent: $1,061/month
  • Special: 8 weeks free on a 12-month lease
  • 8 weeks = 56 free days
  • Daily multiplier: (365 – 56) ÷ 365 = 0.8466
  • Net effective rent: $1,061 × 0.8466 = $898/month
  • Monthly savings: $1,061 – $898 = $163/month

That’s $163/month in real savings over a 12-month lease, or about $1,956 total.

The 8-week concession is aggressive for Hutto. That tells you the property is working to fill units. Not necessarily a bad sign in this market, where most Austin-area properties are running some kind of deal. But 30 units sitting empty in a 336-unit community? They’ve got inventory to move.

Fee Breakdown

Required Fees (everyone pays):

Fee Amount
Monthly Amenity/Service Fee $125/month
Application Fee $55 per applicant
Admin Fee $150 one-time (due at move-in)
Security Deposit Depends on your credit and background

Optional Fees:

Fee Amount
Pet Deposit $250 per pet
Monthly Pet Rent $20/month per pet
Parking I’m getting different answers on this one. Ask the leasing office.

True Monthly Cost Scenario

Here’s what a renter in the A1 (1BR/1BA) actually pays each month with the current special:

  • Net effective rent: $898
  • Required monthly fees: $125
  • True monthly cost: $1,023

Without the special, that same unit costs $1,061 + $125 = $1,186/month. The 8 weeks free brings your actual monthly cost down by about $163.

If you add a pet, that’s the $250 deposit upfront plus $20/month per pet added to your rent. Two pets means $40/month and $500 in deposits. That $125/month mandatory fee package covers trash pickup, pest control, and use of the pool, gym, and business center. It’s standard for newer builds in this market, but make sure you know it’s there before you compare base rents against older communities that don’t charge it.

Screening Criteria

Skyview North uses a third-party screening service that checks five things: your ID, household income, rental history, credit, and criminal history. They don’t publish specific thresholds on their website, which is pretty standard for Valiant Residential properties.

Income Requirement

The income requirement is 3x monthly rent. Here’s what that looks like:

Unit Type Base Rent Monthly Income Needed (3x) Annual Income Hourly (40 hrs/wk)
1BR (A1) $1,061 $3,183 $38,196 ~$18.36
2BR (B1) $1,523 $4,569 $54,828 ~$26.36

If you’re earning $18-19/hour full time, you can qualify for the 1-bedroom. The 2-bedroom requires roughly $26/hour. If your income falls short, you can combine income with a roommate or co-applicant. A third-party guarantee service can also bring the requirement down to 2.5x rent in some cases.

Credit Expectations

The property doesn’t publish a credit score minimum, but for a 2021 build with professional management, I’d expect you need at least 580-600 to get through. Below 580, you’re looking at a higher deposit or getting turned down. Above 650 should be no issue.

If your credit is below 550, you’ll want to talk to me first before paying the application fee. I can tell you which Hutto properties are more flexible on credit.

What Gets You Denied

The property doesn’t publish a specific list of what gets you denied. But based on how Valiant Residential screens and the type of property this is, here’s what will likely cause problems:

  • Active property debt (money owed to a previous landlord)
  • Recent eviction judgments (within 3-5 years)
  • Not enough income documentation
  • Lying on your application
  • Criminal history that doesn’t pass their background check

If you have a broken lease or eviction on your record, the age of the incident and whether you owe money matters more than the label. I work with renters in this situation every day and can tell you before you apply whether you’d get approved here.

Application Process

  1. Tour the property or apply online through their RentCafe portal
  2. Pay the $55 application fee (per applicant, non-refundable)
  3. They run your credit, background, rental history, and check your income
  4. Decision usually comes within 2-5 business days

Here’s what working with a locator does for you here: I can tell you whether you’d get approved at Skyview North before you spend $55 finding out. If it looks tight for your situation, I know which nearby communities have more flexibility. My service is free. I’m paid a referral fee from the property’s marketing budget, so your rent stays the same.

What Residents Praise

Lesly’s name appears in at least 15 Google reviews. That’s not normal. Most properties are lucky if one staff member gets mentioned twice. Residents call her out for being responsive, patient, and willing to go out of her way. Emileigh gets similar praise in 5+ reviews, mostly from people who toured. And Amir in maintenance gets recognized in 3+ reviews for being fast and thorough.

The staff who’ve stuck around genuinely seem to care. Residents also describe the apartments as spacious, well designed, and a good value for the price. The washer and dryer in every unit is a consistent plus.

What Residents Criticize

The negative reviews are specific and detailed, and they show up across multiple platforms.

The mold issue is the most serious. One resident on ForRent and RentCafe described hearing water leaking from their AC unit, seeing water pooling under baseboards, and putting in maintenance requests that went nowhere. The first tech who showed up said it was just rain. It wasn’t. It was mold growing inside the walls. That resident had to track down the regional manager to get anyone to take it seriously. A separate resident on ApartmentRatings told basically the same story: ignored requests, mold growth, and management that only acted after the resident refused to stop calling. Two different people, on two different sites, telling the same story. That’s not a one-off.

On Google, a former resident described fighting for two months to get a stinking refrigerator replaced, with management repeatedly trying cheaper fixes before swapping it out. That same reviewer reported a $50 charge for trash bags not being in a designated trash can for valet pickup.

The “gated community” claim takes a hit in the ApartmentRatings reviews too. One former resident who now lives across the highway says the gates are “constantly open.” So you’re paying for a gate that doesn’t actually work. Dog waste covering the grounds with nobody picking it up comes up in multiple Google reviews. And bugs? That traces back to how the building was put together. Reviewers describe gaps in the walls that let crickets and other pests inside, and management hasn’t fixed the actual problem.

Management Response Pattern

Valiant Residential responds to almost every review on Google and ApartmentRatings. The responses follow a template: thank you for your feedback, we’re sorry, please email us. Every time. They almost never say anything about the actual problem. That’s a corporate playbook, not a property manager rolling up their sleeves.

The Uncomfortable Truth

No listing site will write this section. And I get why. It’s bad for business to tell you the problems. But I’d rather you know before you sign than find out after.

The “New Build” Quality Questions

Skyview North was built in 2021. It’s only 5 years old. But multiple reviews describe problems tied to how the building was put together: gaps that let bugs in, flat paint that comes off when you clean it, and AC systems that one resident called “badly built” after living there for 2.5 years. You can’t fix these with a work order. They’re baked into the construction.

The Property Has Gotten Worse Over Time According to Residents

This is a pattern I take seriously. At least four reviews describe the same arc: moved in and loved it, then watched the property decline. One reviewer specifically said they would have given 5 stars 2.5 years ago but now rates it much lower. Residents describe management turnover, slower response times, and a general feeling that the property stopped trying after the first year. That happens a lot with newer communities once they’ve filled the building and start trying to save money instead.

The Rebrand From Prose Horizon

This property operated as Prose Horizon before becoming Skyview North. Same management the whole time. So why the name change? Usually it means the old name got buried in enough bad reviews that a fresh start made more sense than trying to fix the reputation. That doesn’t mean the problems went away. It just means searching “Prose Horizon reviews” might show you complaints that “Skyview North reviews” won’t pull up as easily. Do yourself a favor and search both names.

The Gates Don’t Stay Closed

You’re paying for a gated community. That $125/month fee package covers amenities including the gate system. But residents on ApartmentRatings report the gates are frequently left open. One former resident who moved across the highway says they can see the gates standing open from their new place. If the gate matters to you, ask the leasing office what they’re doing about it and check the gates yourself when you tour.

The $125 Monthly Fee Is Real Money

That $125/month required fee doesn’t show up in the base rent advertised on listing sites. Over a 12-month lease, it adds $1,500 to what you actually pay. On the 1-bedroom at $1,061 base rent, the fee bumps your actual rent from $1,061 to $1,186 before any optional charges. When you’re comparing Skyview North against an older community at $1,100 with no mandatory fees, the older place might actually cost less.

FAQ: Skyview North Apartments

Does Skyview North accept pets?

Yes, with restrictions. You can have up to 2 pets. The deposit is $250 per pet, plus $20/month pet rent per pet. But the breed restriction list is long: Pit Bulls, Staffordshire Terriers, American Bulldogs, German Shepherds, Malamutes, Rottweilers, Dobermans, Dalmatians, Akitas, Chows, Presa Canarios, and any mixes of these breeds. Management makes the call on mixed breeds. If you have a dog on this list, check out communities with more flexible pet policies.

What’s included in the $125 monthly fee?

The $125 covers valet trash pickup, pest control, and the pool, gym, and business center. It’s billed every month on top of your base rent and is not optional.

How far is Skyview North from downtown Austin?

About 30 miles. Off-peak, that’s roughly 35 minutes via the 130 Toll to I-35. During rush hour, expect 50-60 minutes. Budget for toll costs if you’re commuting daily.

Is the 8 weeks free deal real?

Yes. The property’s marketing says 8 weeks free on all floor plans right now. I also found listings on Rent.com showing up to 12 weeks free, which probably kicks in on longer lease terms. On a 12-month lease at $1,061 base rent with 8 weeks free, your net effective rent drops to about $898/month. A longer lease with more free weeks would drop it further. Ask the leasing office exactly how many weeks you’d get for your lease term, as move-in specials change frequently.

What school district serves Skyview North?

Hutto ISD. The zoned schools are Howard Norman Elementary, Farley Middle, and Hutto High School. All three have GreatSchools ratings of 5 out of 10.

Does Skyview North have in-unit washer and dryer?

Yes. Every unit comes with a full-size washer and dryer. That’s standard for 2021 builds in this market, but it’s still a big plus compared to older communities where you’d pay $50-75/month extra or use a shared laundry room.

Is Skyview North gated?

On paper, yes. Key fob gated access with a fenced perimeter. But at least one reviewer says the gates don’t always stay closed after hours. Worth checking when you tour.

What’s the parking situation?

Multiple reviews mention parking getting tight after 7pm. Ask the leasing office whether covered or reserved spots are available and what they cost. If you have two vehicles, ask about how many spots you’d get.

Was Skyview North previously called something else?

Yes. The property was originally called Prose Horizon. Valiant Residential managed it under both names. They changed the name, but the management company stayed the same. If you’re researching this property, search “Prose Horizon Hutto reviews” to see the full picture.

Does Skyview North have a pool?

Yes, and residents actually like it. One confirmed it stays open year-round. That’s one of the few amenities that gets consistently positive feedback.

How does Skyview North compare to other Hutto apartments?

Skyview North is one of the newer options in Hutto and generally runs cheaper than similar newer apartments in Pflugerville and Round Rock. Nearby competitors include The Narrows, Hutto Station, Vantage at Hutto, and Fairways at Star Ranch. I cover the north suburbs market in detail if you want to compare.

The Bottom Line

Skyview North gives you a 2021 build with washer/dryer in every unit, gated access, and an 8-week concession that brings a 1-bedroom down to about $898/month net effective. For Hutto, that’s a good deal. Lesly and the leasing team get a lot of genuine praise, and residents like the unit size and finishes for the price.

The catch: construction quality concerns that multiple residents describe (gaps where bugs get in, flat paint, AC issues) and a property that residents say has declined since opening. Add the $125/month mandatory fee that listing sites don’t show you, plus a location that requires a car and toll road budget for any Austin commute.

This property makes sense if:

  • You work in Pflugerville, Round Rock, or along the 130 corridor and want a newer build at a lower price
  • You want the 8 weeks free to ease your move-in costs
  • You have pets and want a fenced community with a dog run
  • You’re comfortable with Hutto’s suburban setting and not being able to walk to much

This property doesn’t make sense if:

  • You commute to central Austin daily (the tolls and drive time eat into your savings)
  • Construction quality issues like bug gaps and thin walls are dealbreakers
  • You’ve had bad experiences with management that stops caring after the first year
  • You want to see clear screening numbers posted before you apply

My honest take: Skyview North works if your daily life is in Hutto, Pflugerville, or Round Rock and you want a newer build at a price that beats the competition. The 8 weeks free is real money. But go in with your eyes open. The construction quality issues in the reviews aren’t going away, and residents who’ve been here since the beginning say the property has gone downhill. Tour the unit you’d actually live in. Check the window seals, look at the baseboards, and run the faucets.
