Mueller’s Newest Apartment Has a Catch For Rent

Rivette Tower Apartments Austin Review in Mueller: Honest Review, True Cost, and What Listing Sites Won’t Tell You

Rivette Tower charges you $70/month for internet you can’t opt out of. You won’t find that on any listing site. But it changes the math on every floor plan by $840/year. I’ve been tracking Austin apartment pricing across 1,000+ properties for the past three years, and Rivette Tower keeps showing up in my client searches for Mueller. The photos are sharp, the LEED Gold certification sounds impressive, and the amenity list checks every box. So what’s the catch?

It starts with the fees. Not the $125 application fee or even the pet deposit. It’s the $116/month in mandatory charges that get added on top of your rent whether you want them or not. And it continues with an internet service that has gone down repeatedly, sometimes for 48+ hours, in a building where you have no choice but to pay for it. Here’s what Apartments.com and Zillow won’t show you: the actual monthly cost, the review patterns that tell a bigger story than the 4.4 Google rating, and the screening criteria that decide whether you’ll even get approved.

Admin Fee $0
Minimum Lease 6 months
Google Rating 4.4 stars (164 reviews)
ApartmentRatings 4.2 stars (12 reviews)
ModernMsg 4.4 stars (83 reviews)

That 4.4 Google rating looks solid. But dig into the 164 reviews and you’ll notice something: dozens of those five star reviews are short maintenance shoutouts for the same team member. The critical reviews? Those tend to be long, detailed, and focused on internet outages, package theft, and building infrastructure problems. I’ll break down what’s behind those numbers below.

Best For / Skip If

Rivette Tower Works Best If…

You work in Mueller or nearby East Austin and want to walk to daily errands. Rivette sits inside the Mueller planned development, which means H-E-B Mueller is about a mile away, the Texas Farmers’ Market at Mueller is a short walk on Sundays, and you’ve got restaurants, coffee shops, and retail within the neighborhood. Mueller Lake Park is right there for morning runs. If cutting your commute matters more than saving $200/month, this location works.

You have a larger dog and are tired of weight limit rejections. Rivette has no pet weight limit. That’s hard to find in Austin’s newer buildings at this price point. Most cap at 50 to 75 pounds. If you have a German Shepherd, a Lab, or a large mixed breed, your options in Mueller just got wider. You’ll pay $250 deposit plus a $300 fee that isn’t returned for the first pet and $25/month per pet, but the lack of a weight cap is the real value here.

You want new construction with modern finishes and don’t mind paying for them. Built in 2024, Rivette is one of the newest buildings in the Mueller area. Quartz countertops, kitchen islands, high ceilings, wood and tile floors, gas appliances in some units. If you’re comparing against older Mueller properties like SYNC (2013) or Mosaic (2009), the interior quality difference is noticeable. And there aren’t many new apartment buildings coming to Mueller at this point. The area is mostly built out, so new apartment supply here is limited going forward.

You need flexible lease terms. Rivette offers leases starting at 6 months. Most newer Austin properties at this price point require 12 months minimum. If you’re on a short term work assignment, finishing school, or testing out Austin before committing, a 6 month option gives you an exit window without breaking a lease.

Skip Rivette Tower If…

You work from home and need reliable internet. This is the biggest red flag in the review data. Rivette requires a mandatory internet service at roughly $70/month. You can’t bring your own provider. And that service has gone down repeatedly, sometimes for 48+ hours. One resident wrote that they’ve had constant outages and management didn’t seem to care. A student said it wasn’t the first, second, or third time the internet went completely down. If your income depends on a stable connection, this is a real risk.

You’re trying to keep your total monthly cost under $1,800 for a one bedroom. The lowest listed one bedroom rents start around $1,219, but that’s a specific floor plan on a promotional rate. Most one bedrooms sit between $1,700 and $2,800 once you look at the full range. Add mandatory fees and you’re looking at $1,900 to $3,000+ depending on the plan. The gap between advertised rent and true cost is wider here than at most Austin properties.

Package security matters to you. Multiple reviews across Google and ModernMsg mention stolen packages. One resident had 4 packages stolen in less than a month. Another described a broken package room door that went unfixed. The building has a locker system, but based on the reviews, it’s not working well enough.

Location Deep Dive

What’s Actually Nearby

Rivette Tower sits at the northern end of Mueller on Berkman Drive. If you don’t know Mueller, it’s a 700 acre development built where Austin’s old municipal airport used to be, about three miles northeast of downtown.

Within a 15 minute walk you’ve got the Texas Farmers’ Market at Mueller (Sundays), the Thinkery children’s museum, restaurants along Aldrich Street, and Mueller Lake Park with its 1.2 mile trail loop. H-E-B Mueller is about a mile south, roughly a 20 minute walk or 4 minute drive.

You’ll need to drive for: Costco (4.5 miles), major hospital campuses, most downtown entertainment, and anything west of I-35.

If you work from home, Mueller is one of the better spots in Austin for it. Google Fiber runs throughout the area, which makes the mandatory building internet situation even more frustrating. I wrote a breakdown of the best Austin neighborhoods for young professionals and remote workers that covers internet, walkability, and pricing by area if you want to compare Mueller to other options.

Commute Math

Destination Distance Off Peak Rush Hour
Downtown Austin 4.5 mi 12 to 15 min 25 to 40 min
UT Austin Campus 4 mi 10 to 15 min 20 to 35 min
The Domain 10 mi 18 to 22 min 30 to 45 min
Austin Bergstrom Airport 12 mi 18 to 25 min 30 to 45 min
Samsung Austin (Parmer) 12 mi 20 to 25 min 30 to 45 min
Apple Campus (Parmer) 11 mi 18 to 25 min 30 to 45 min

Route notes: Most commutes from Mueller use Airport Blvd, 51st Street, or I-35 frontage roads. The I-35 construction is ongoing through at least 2027 and adds 5 to 15 minutes during peak hours. If you’re commuting to North Austin tech campuses, you’ll cut through the Highland/ACC area. CapMetro bus routes serve Mueller, and the MetroRail Red Line stops at MLK Station about 1.5 miles south, but most Mueller residents still drive.

Neighborhood Vibe

Mueller feels designed because it is. Wide streets, maintained parks, hand-picked retail. Not the “Keep Austin Weird” vibe. More like a well planned suburb that happens to be three miles from downtown. Quiet at night. Dog owners love the trails. The Sunday farmers’ market draws crowds. If you want gritty East Austin energy, Mueller isn’t that. But if you want parks, newer buildings, and a neighborhood built for daily errands on foot, it delivers. For a broader look at East Austin apartments and how Mueller fits into the bigger picture, I’ve put together a full area guide.

Pricing and True Cost

Floor Plans Overview

Rivette Tower has a lot of floor plans. Here’s a simplified breakdown:

Category Bed/Bath Sq Ft Range Base Rent Range Notes
Studio 0/1 615 to 735 $1,343 to $2,135 Wide price range due to floor and view
1 Bedroom 1/1 556 to 1,048 $1,219 to $3,243 Huge range: small studios relabeled as 1BR up to large loft layouts
2 Bedroom 2/2 1,030 to 1,468 $1,507 to $4,200 Regular layouts and larger loft layouts
3 Bedroom 3/2 1,458 to 2,033 $4,002 to $4,888 Limited inventory

Fair warning: The base rents above don’t include your mandatory monthly fees. I’ll break those down below.

The $1,219 entry point you see on listing sites is one specific 1BR+D floor plan at 850 square feet on a promotional rate. That unit is marked as “on notice,” meaning someone is moving out. Most one bedrooms you can actually move into today start closer to $1,700 to $2,000.

Net Effective Rent Calculation

As of July 2026, Apartment Finder lists a current special of 4 weeks free base rent (minimum lease term applies). Other listing sites still show “no ongoing concessions other than reduced rents,” so the special might be newer than those listings. Call the leasing office to confirm what’s actually available right now.

For a typical one bedroom at $2,017/month (the A9 plan at 740 sq ft) with 4 weeks free on a 12 month lease:

Base rent: $2,017/month Special: 4 weeks free (28 days) Daily multiplier: (365 – 28) ÷ 365 = 0.9233 Net effective rent: $2,017 × 0.9233 = $1,862/month Monthly savings: $155/month vs. the listed price

All the Fees

This is where Rivette Tower gets expensive in ways listing sites don’t show.

Required Fees (Everyone Pays These):

Fee Amount Frequency
Application fee $125 per person One time
Admin fee $0 One time
Security deposit $300 to $500 (varies by floor plan and screening) One time, refundable
Internet (mandatory) $70/month Monthly
Trash/valet (doorstep pickup) $20/month Monthly
Package services $15/month Monthly
Pest control $5/month Monthly
Stormwater/drainage admin $3/month Monthly
Trash admin fee $3/month Monthly
Water/sewer Variable (submetered) Monthly
Electric Variable (third party) Monthly
Renter’s insurance Required (own provider) Monthly

That’s $116/month in fixed fees before you even turn on a light. Water, sewer, and electric are on top of that and vary by usage.

Optional Fees (If Applicable):

Fee Amount Frequency
Pet deposit (1st pet) $250 + $300 fee (not returned) One time
Pet deposit (2nd pet) +$250 fee (not returned) One time
Pet rent $25 per pet Monthly
Reserved parking $75/month Monthly
Storage unit $50 to $100/month Monthly

True Monthly Cost Example

Here’s what you actually pay each month. That $2,017 rent for the A9 one bedroom (740 sq ft) is just the starting number.

With the 4 weeks free special (first year on a 12 month lease):

Line Item Monthly Cost
Net effective rent (4 weeks free on 12 month lease) $1,862
Mandatory fixed fees (internet, trash, package, pest, admin) $116
Water/sewer/electric (estimated) $50 to $80
Pet rent (1 dog) $25
True monthly cost (year one) ~$2,053 to $2,083

At renewal (no special, full base rent):

Line Item Monthly Cost
Base rent $2,017
Mandatory fixed fees $116
Water/sewer/electric (estimated) $50 to $80
Pet rent (1 dog) $25
True monthly cost (renewal) ~$2,208 to $2,238

The gap between what listing sites show ($2,017) and what you’d actually pay at renewal ($2,208 to $2,238) is roughly $190 to $220/month. That’s over $2,300/year in charges that don’t show up on Zillow or Apartments.com. And Rivette Tower isn’t cheap to begin with. It runs about 20% above the Mueller average and nearly 50% above Austin citywide, according to ApartmentHomeLiving.

Move in costs for this scenario:

Item Amount
First month’s rent $2,017
Security deposit $500
Application fee $125
Pet deposit + fees $550
Total move in ~$3,192

Screening Criteria

Income Requirement

Greystar’s standard is 3x monthly rent in gross income. Here’s what that looks like at different Rivette Tower price points:

Floor Plan Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
Affordable 1BR $1,219 $3,657 $43,884 ~$21.10
Studio (mid range) $1,945 $5,835 $70,020 ~$33.66
1BR (mid range) $2,017 $6,051 $72,612 ~$34.91
2BR (entry) $1,507 $4,521 $54,252 ~$26.08
2BR (mid range) $3,334 $10,002 $120,024 ~$57.70

Note the affordable units at the lower end of the rent range. Rivette Tower sets aside roughly 15% of its 345 units for the Mueller Affordable Homes Program. Those are for renters earning up to 60% of the area median income. If you’re looking at those units, the income rules are different from standard apartments. Ask the leasing office about availability and what you’d need to qualify.

Credit Expectations

Greystar doesn’t list a credit score minimum for Rivette Tower anywhere. Based on how Greystar screens at similar newer properties in Austin:

650+ credit: Smooth approval, standard deposit ($500 or lower), best lease terms.

600 to 649 credit: Probably approved. Higher deposit. Strong income helps offset.

Below 600 credit: Tough at a newer Greystar property in this price range. You’ll likely be declined or asked to pay a much higher deposit. If your credit is in this range, reach out before you apply. I can tell you whether it’s worth the $125 application fee or if another property fits better.

What Gets You Denied

Let me be direct about what typically triggers automatic denial at a property like Rivette Tower:

  • Active property debt (money owed to a previous landlord) on your rental history report
  • Evictions within the past 3 to 5 years (newer Greystar properties tend to have stricter lookback periods than average)
  • Felony convictions within the past 7 years (violent or property crimes face longer lookbacks)
  • Not enough income documentation (they will verify)
  • Lying on your application

The Application Process

  1. Apply online through the Rivette Tower website or through a locator. The $125 fee is non-refundable, per person.
  2. Screening runs through a third party. Greystar checks credit, criminal background, rental history, and income.
  3. Approval or denial typically within 1 to 3 business days.
  4. Lease signing and move in once approved.

Here’s what separates working with a locator from applying blind: I can tell you whether you’re likely to qualify before you spend $125 finding out. If Rivette Tower’s screening looks tight for your situation, I know which nearby properties have more flexibility, and which ones will definitely deny you.

Resident Reviews Decoded

Listing sites show you a 4.4 and call it a day. That number is useless without context. I went through 164 Google reviews, 12 ApartmentRatings reviews, and 83 ModernMsg reviews to find the patterns.

Review Pattern Analysis

Theme Approximate Mentions Trend Primary Source
Maintenance staff (Abed) praised 50+ Consistent since early 2025 Google
Leasing staff praised (Justin, Isaac, Travis) 30+ Consistent Google, ApartmentRatings
Internet outages 10+ (detailed, critical) Worsening in recent months Google, ModernMsg
Package theft/issues 8+ Ongoing Google, ModernMsg
Noise between units (thin floors/walls) 6+ Steady (ApartmentRatings noise score: 4.3/5, lowest subcategory) ModernMsg, Google, ApartmentRatings
Fire alarm false activations 3+ (detailed) Appeared in past year Google
Key fob/door access issues 5+ Ongoing Google
Community events praised 10+ Consistent Google, ModernMsg

What Residents Consistently Praise

Maintenance, specifically Abed. This is the biggest theme in the reviews by far. Over 50 Google reviews mention Abed by name. He shows up fast, fixes things right, and people genuinely like the guy. Whatever Rivette Tower is doing with their maintenance team, it’s working.

Leasing staff during move in. Justin, Isaac, and Travis all get called out by name across multiple reviews. The tour and signing process gets consistently good marks.

Location and community events. Residents like being in Mueller, the nearby parks, and the community events (drag bingo, social gatherings). The building is clean and well maintained.

What Residents Consistently Criticize

Internet reliability is the single biggest issue. The mandatory $70/month internet has had multiple extended outages, some lasting 48+ hours. One resident called it “not the first, second, or third time.” A student pointed out that reliable internet isn’t optional when you’re paying premium rent. Residents say management has been slow to respond when it happens.

Package security hasn’t been solved. Multiple residents report stolen packages. One had 4 stolen in under a month and noticed other reviews saying the same thing. The building has a locker system, but doors not working with key fobs makes it worse.

Noise travels between units. Several ModernMsg reviews mention thin floors and ceilings. ApartmentRatings scores noise at 4.3 out of 5, the lowest score of any category they track. For a 2024 building, that’s worth knowing.

How Management Responds

Greystar does respond to Google reviews, which is better than many properties. But the responses are mostly template (“Thank you for sharing your experience!”) rather than addressing specific complaints with specific fixes. Here’s something I noticed: management has challenged the identity of some negative reviewers, saying the reviewer’s name doesn’t show up in their resident database.

The Uncomfortable Truth

No listing site will write this section. That’s the point. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

You’re Locked Into Internet You Can’t Control

Rivette Tower requires a mandatory internet service at about $70/month. You can’t opt out. You can’t bring your own provider. That’s $840/year in a building where Google Fiber is available throughout Mueller. The service has had repeated outages, and when it goes down, you have no backup. For remote workers, this is a dealbreaker.

The Advertised Rent Is Not What You’ll Pay

Greystar’s own website now shows that “total monthly leasing price” includes mandatory fees beyond base rent. Zillow and Apartments.com? They still show just the base rent. The fixed fees alone add $116/month. Tack on variable utilities and you’re paying $190+/month more than the number you saw online. Over a year, that’s $2,300+ in charges you didn’t plan for.

Package Theft Is a Real, Unresolved Problem

At a 345 unit building charging premium rent, package security should be solved. It isn’t. Stolen package complaints go back to when the building first opened, and the locker system has had access issues. Management hasn’t fixed it.

Garage Security Has Gaps

At least one detailed review describes a car break-in in the access controlled garage. The reviewer said the gates had been broken for months and left wide open. Management didn’t notify them even though another resident reported it first. Here’s the kicker: that same reviewer and a separate ApartmentRatings review both allege that negative Google reviews have been deleted or flagged by management. If you’re parking here, ask whether the garage gates are actually working right now.

Renewal Pricing May Surprise You

At least one resident in the affordable/assisted units reported a $300 rent increase at renewal and was shocked by the jump. Rivette Tower is less than two years old, so most of the first wave of residents is now hitting their first renewal. Texas has no rent control. No cap on increases. If you sign here, don’t assume your renewal price will match what you’re paying now.

Ready to move forward, or want to look at alternatives?

You’ve seen the full picture now: the real costs, the screening criteria, the uncomfortable truths. If Rivette Tower still looks right, I can help you get the best deal. And if it doesn’t, I know every property in Mueller and East Austin and can match you to something that fits better.

Let’s Talk

Frequently Asked Questions

Does Rivette Tower allow pets?

Yes. Rivette allows up to 2 pets with no weight limit. Expect to pay $250 deposit plus a $300 fee (not returned) for the first pet, and $250 (also not returned) for a second. Monthly pet rent is $25 per pet. Breed restrictions apply. Call the leasing office for the current restricted list.

What credit score do I need for Rivette Tower?

Greystar doesn’t publish a minimum. Expect 650+ for smooth approval, 600 to 649 with strong income, and below 600 is tough. If you’re unsure, reach out to me before spending $125 on the application.

What utilities are included in rent?

The property says they cover trash and water, but residents still get billed monthly for water/sewer and trash on top of base rent. You’ll also pay for electricity and the mandatory internet ($70/month) separately. Get the full fee sheet from the leasing office before you apply.

Is Rivette Tower good for working from home?

Mixed. Mueller is walkable and the neighborhood is great for remote workers. But the mandatory internet service has had repeated extended outages. If reliable internet is critical for your job, this is a real concern.

What is parking like at Rivette Tower?

Surface lot, garage, and covered parking. Reserved spots run $75/month. The garage is access controlled, but reviews mention the gates breaking down. Ask about availability on your tour.

What are the biggest complaints about Rivette Tower?

Internet outages (mandatory $70/month service with repeated downtime), package theft, thin floors and noise between units, and management being slow to communicate when things go wrong. Maintenance response is the consistent bright spot.

The Bottom Line: Is Rivette Tower Worth It?

Rivette Tower has real strengths. Prime Mueller location with walkable access to parks, retail, and the farmers’ market. Brand new 2024 construction with quality finishes. A maintenance team that gets praised by name in dozens of reviews. No pet weight limit. And lease options starting at 6 months, which is rare at this price point.

The trade-off is clear: you’re paying new construction prices in a building that hasn’t figured out the basics. Mandatory internet goes down. Packages go missing. And the fees on top of rent add up faster than most renters expect.

This property makes sense if:

  • You prioritize the Mueller location above all else and your budget handles the true monthly cost (not just advertised rent)
  • You have a larger dog and need the no weight limit policy
  • You want new construction in East Austin and are comparing against older Mueller inventory
  • You have a short term housing need and value the 6 month lease option

This property doesn’t make sense if:

  • You work from home and depend on stable internet
  • Your budget is tight and the $116+/month in mandatory fees above rent pushes you to the limit
  • You order a lot online and can’t afford packages going missing
  • You’re noise sensitive (thin floors between units)

The internet situation alone is enough to make me hesitate for remote workers. If the Mueller location is what you’re after and you can live with that risk, Rivette Tower is worth touring. Otherwise, AMLI at Mueller or The Emma Browning offer similar location advantages. Or check out Central Austin for a different mix just a few minutes west.
