Residences at 6G Apartments Austin Review: 66 Floors of Downtown Austin, Honest Take

A one bedroom here starts around $4,200 a month. That’s before fees. No concessions. Meanwhile, three downtown competitors within half a mile are offering six to ten weeks free on similar units. I use ApartmentData.com and talk to property managers directly to track pricing across 1,000+ Austin properties. That gap is the first thing I noticed when I pulled the numbers on this building.

The Residences at 6G sit inside Sixth and Guadalupe, Austin’s 66-story, 875-foot tower at 600 Guadalupe Street. Apartments start on floor 34 and go up to 66. The views are real. The pool and gym on floor 34 are real. But “real” and “worth $4,200 a month with no move-in special” are two different questions. Here’s what listing sites won’t tell you about living in Austin’s second tallest tower.

Google Rating 4.6 stars (69 reviews)
ApartmentRatings 1.5 stars (1 review)
Yelp 0 reviews (listing only)
Facebook 0 reviews

The Google rating looks strong at 4.6. But read past the number. Twenty of those reviews mention “friendly staff,” and most of the five-star reviews come from people who just moved in or toured. The one detailed ApartmentRatings review paints a different picture: Grounds 1/5, Maintenance 1/5, Staff 1/5, Noise 2/5, Safety 2/5. One review doesn’t make a trend, but those complaints are specific. I’ll break all of it down below.

Best For / Skip If

This Property Works If:

You earn $150K+ and want the best views in Austin. Nothing else in the city puts you this high. Floors 34 through 66 mean every unit sits above most other downtown buildings. If where you live actually matters to how you feel every day and you can comfortably spend $4,200 to $8,000 a month on rent, this delivers something no other Austin apartment can match.

You’re relocating from a major city and want a comparable high-rise experience. One Google reviewer moved from Chicago and said 6G was the only Austin building that matched what he was used to. If you’re coming from Manhattan, the Gold Coast, or Buckhead and want that same full-service concierge feel, 6G is one of the few options in Austin that even tries.

You work remotely and want built-in office infrastructure. The building has co-working areas, private conference rooms, a podcast studio, and office suites you can rent on the penthouse level. That’s not a shared table in a lobby. That’s actual workspace.

You have a dog of any size. Their website says no weight limit. The pet washing station, dog run, and concierge pet services (private walks, boarding, birthday parties) are legit. Two pets max, $30/month pet rent each.

Skip If:

You’re budget-conscious at all. The cheapest studio is $2,666. The cheapest one bedroom is $4,215. There are no concessions right now. Competitors like Hanover Republic Square (0.13 miles away, rents starting at $2,210) and Gables Republic Square (0.15 miles away, starting at $1,875) offer similar downtown locations at much lower rent with specials running right now.

You’re sensitive to hallway smoke or noise. Multiple reviews mention smoke drifting through hallways, and one current resident says there’s drilling noise every single day. At this price, that’s not the kind of thing you should have to tolerate.

You have any screening challenges. This is a Luxury/A+ property. Kairoi Residential doesn’t publish their screening criteria for 6G, but based on the property class and typical luxury screening in Austin, expect credit requirements of 680+ and they’ll want to see 3x to 3.5x rent in income. That means you’d need to show $12,600 to $14,700 a month in gross income just for a one bedroom.

You want locator representation. This property doesn’t pay standard locator commissions. The listing notes “Approved Locators ONLY. Call For Details,” which means locator access is limited and the commission setup isn’t standard.

Location Deep Dive

What’s Actually Nearby

Residences at 6G sits at 6th and Guadalupe on the west side of downtown. The Warehouse District is your immediate neighborhood.

You can walk to a lot from here. Trader Joe’s is about 0.4 miles south on Lamar. Whole Foods at 5th and Lamar is roughly the same distance. Republic Square Park? Two minutes. The Austin Central Library is about five minutes south on foot. And Lady Bird Lake with the Butler Trail is roughly 0.5 miles, so call it a 10 to 12 minute walk.

The ground floor has The Kitchen, Kimbal Musk’s farm-to-table American bistro, plus Black Sheep Coffee. That’s two dining options without leaving the property.

For groceries, Trader Joe’s and Whole Foods are both within walking distance. REI, West Elm, and Anthropologie are all within a few blocks for shopping.

Commute Math

Destination Distance Off-Peak Rush Hour
State Capitol 0.5 mi 3 min 5 min
UT Austin campus 1.2 mi 5 min 10 min
The Domain 10 mi 18 min 35–45 min
Apple Park (Parmer) 14 mi 22 min 40–50 min
Tesla Gigafactory (SE) 15 mi 20 min 30–40 min
Austin-Bergstrom Airport 12 mi 20 min 25–35 min

The Downtown Station for Capital MetroRail is 0.7 miles away. Walk Score runs above 90 here. Everyday errands don’t require a car. If you work downtown, at the Capitol, or at UT, that’s a real advantage. But anywhere north of Highway 183, you’re driving.

Neighborhood Vibe

This stretch of Guadalupe between 5th and 7th is office-heavy during the day and quieter at night than the Rainey Street or Dirty Sixth areas. You’re close enough to walk to 6th Street nightlife but far enough that the weekend noise doesn’t carry to your unit the way it does at buildings fronting Rainey. So what’s the catch? The immediate block doesn’t have much going on at night. It’s more of a “go to” location than a “be at” location after work hours.

C4 3/3.5 3,250 $37,075 Available

That’s a wide range. The cheapest studio starts at $2,666 but is unavailable. The cheapest available one bedroom is the A1-B at $4,215 for 703 square feet. That works out to $5.99 per square foot per month.

Net Effective Rent Calculation

Here’s where this property is different from most of downtown Austin right now. The listing notes “No ongoing concessions other than reduced rents.” That means the prices above are what you pay. No weeks free. No months free.

Now compare that to what the rest of downtown is doing. Most luxury high-rises in Austin are offering one to 2.5 months free on 12-month leases right now. If a competitor offered even six weeks free on a comparable $4,200 one bedroom:

Competitor with 6 weeks free on 12-month lease: Base rent: $4,200 × 0.8849 (daily multiplier) = $3,717/month net effective Monthly savings vs. 6G: $4,215 – $3,717 = $498/month Annual savings: $5,976

That $498 a month difference buys you a lot. And several nearby buildings offer even deeper concessions.

All the Fees

Fee Amount Required?
Application fee $50 per person Yes
Admin fee $100 Yes
Pet deposit $250 per pet If applicable
Pet non-refundable fee $400 per pet If applicable
Monthly pet rent $30 per pet If applicable
Parking (unreserved) $200/month Optional

They cover gas and trash. You’ll pay electric and water/sewer.

True Monthly Cost Example

For a one bedroom renter with one dog and parking, here’s the realistic monthly picture:

  • Base rent (A1-B floor plan): $4,215
  • Parking (unreserved): $200
  • Pet rent: $30
  • Estimated renter-paid utilities (electric, water/sewer): ~$100–150
  • Total monthly cost: approximately $4,545–$4,595

Move-in costs: First month’s rent ($4,215) + admin fee ($100) + application fee ($50) + pet deposit ($250) + pet non-refundable ($400) = $5,015 minimum before any security deposit. Add first month’s parking ($200) and you’re at $5,215.

Screening Criteria

Residences at 6G doesn’t publish their screening criteria. That’s common with luxury properties. They’d rather you call and talk to leasing than shop their numbers online. But based on the property class (Luxury/A+, built 2023) and Kairoi Residential’s standards, here’s what to expect.

Income Requirements

Luxury properties in Austin typically require 3x to 3.5x monthly rent in gross income.

Floor Plan Base Rent Income Needed (3x) Income Needed (3.5x) Annual Income
1BR (A1-B) $4,215 $12,645/mo $14,753/mo $151,740–$177,030
2BR (B1) $6,442 $19,326/mo $22,547/mo $231,912–$270,564
3BR (C1) $22,459 $67,377/mo $78,607/mo $808,524–$943,278

Those income numbers are not typos. A one bedroom here requires roughly $152K to $177K in annual household income just to qualify. The three bedrooms? Household income approaching $1 million annually. Let that sit for a second.

Credit Expectations

No published minimum. But here’s how it usually breaks down at this level:

  • 680+ credit: Smooth approval, lowest deposit
  • 650–679: Possible approval with higher deposit
  • Below 650: Likely decline at this property class

If your credit is below 650, I’d steer you toward Class A or B properties in other downtown sub-districts where you’re more likely to get approved.

What Likely Gets You Denied

Based on standard luxury screening in Austin:

  • Credit below 650
  • Any eviction on record (most luxury properties auto-decline regardless of age)
  • Active property debt or collections from a previous landlord
  • Felony conviction within 7 to 10 years
  • Not enough income documentation
  • Bankruptcy within 2 years

The Application Process

  1. Apply online with $50 application fee per person
  2. They run your credit, background, rental history, and income
  3. Approval or denial typically within 2 to 5 business days
  4. If approved, sign lease and pay what you owe upfront

The $50 application fee is non-refundable. At this rent level, that’s a small number. But if you’re applying to multiple luxury properties, those fees add up fast.

What a Locator Does for You Here

Here’s what separates working with a locator from applying blind: I can tell you whether your credit, income, and background are likely to clear at this price point before you spend $50 finding out. If 6G’s screening is tight for your situation, I know which nearby downtown properties have slightly more flexibility, and which ones will definitely decline you. That pre-screening costs you nothing.

Resident Reviews Decoded

I read through 69 Google reviews and the lone ApartmentRatings review. I also checked Yelp, Facebook, and AptAmigo. Zero reviews on any of them. That’s not a lot of feedback for a 349-unit property that’s been leasing for roughly three years. Individual opinions aren’t that useful. Patterns are. Here’s what showed up repeatedly.

Review Pattern Analysis

Theme Mentions Trend Source
Staff praised by name 20+ of 69 Consistent across all dates Google
Building/views positive 8–10 of 69 Steady Google
Hallway smoke complaints 2–3 Keeps coming back, especially in wind Google, AR
Dirty windows 2 Both from high-rent units Google, AR
Concierge/front desk rudeness 2–3 Scattered across dates Google, AR
Refused walk-in tours 1 Prospect turned away twice Google
Missing packages 1 Single source, detailed AR
Construction/drilling noise 1 Single source, detailed AR
Increasing fees 1 Single source AR

What Residents Consistently Praise

The staff. That’s what people talk about. Across all 69 Google reviews, it’s the clearest pattern by far. Nadia gets called out by name in four separate reviews: “Nadia’s a saint,” “Nadia is a rockstar,” “Nadia was great with helping me move in.” Alex gets mentioned twice for patient leasing help. Stephanie gets specific praise from a Chicago relocator who said she “truly takes care of everything.” And Michael McDade gets recommended by name for the luxury leasing experience. Pam, Aniyah, and Mu get mentioned too.

Moving in also gets specific praise. Champagne and welcome gifts in the apartment on move-in day. They brought drinks to the movers. Small touches, but they keep showing up in reviews.

Something to keep in mind: 69 Google reviews for 349 units over roughly three years is a thin sample. Compare that to 700 River, which pulled 127+ Google reviews in a similar timeframe. That doesn’t mean anything is wrong. It does mean the praise is coming from fewer people than you’d expect.

What Residents Consistently Criticize

The complaints that come up matter more here because of what you’re paying. A resident paying over $8,000 a month posted about filthy windows and asked management multiple times with no resolution. And the ApartmentRatings review? It’s the only one on that platform, but it hits hard. Dog waste in common areas, dirty bike room, rude management, missing packages, smoke in hallways, constant drilling noise. That’s one person’s experience. But the level of detail makes it hard to dismiss.

Ernest Liu posted a detailed Google review showing hallway smoke that returned during windy weather, even after initial fixes. This isn’t a one-time incident.

How Management Responds

On Google, Kairoi responds to nearly every review. The responses use reviewer names and mention specific details, but some of them read like templates. Response time looks like days to a few weeks.

On ApartmentRatings, the profile is unclaimed. That means the most critical review on the internet about this property has no management response. For a property charging $4,200+ for a one bedroom, that’s a gap.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

You’re Paying a Premium Without the Concessions Everyone Else Is Offering

Most luxury buildings downtown are running concessions right now. Properties within walking distance of 6G are offering six to ten weeks free on 12-month leases. That’s $2,500 to $5,000+ in savings over a year. 6G? “No ongoing concessions other than reduced rents.” Whether those “reduced rents” are actually below their original asking prices from 2023 is anyone’s guess. But the bottom line is simple: you can get comparable downtown luxury living for less at competing buildings right now.

The $8,000-a-Month Dirty Window Problem

When you charge $8,000+ a month for a two bedroom, the expectations are different. A resident paying that amount brought up repeated requests to management about filthy windows with no resolution. The ApartmentRatings review says the same thing, plus dirty common areas and a messy bike room. At lower price points, this is annoying. At 6G’s prices, it raises questions about whether they’re actually running the building at the level they’re charging for.

Smoke in the Hallways Keeps Coming Back

Ernest Liu’s detailed Google review shows hallway smoke returning during windy conditions, even after the building addressed it once. The ApartmentRatings review mentions the same thing. In a sealed tower, smoke getting into hallways through the ventilation system is the kind of problem that quick fixes don’t solve for good. Ask about this on your tour.

FAQ

Does Residences at 6G allow pets?

Yes. Two pets maximum, no weight limit. There’s a $400 non-refundable fee and $250 deposit per pet, plus $30 monthly pet rent per pet. Breed restrictions apply, and you’ll need to go through PetScreening.com. The building also has a pet concierge team that does private walks, boarding, and even birthday parties.

What credit score do I need to live at 6G?

No published minimum. As a Luxury/A+ property, expect 680+ for smooth approval. Below 650, you’ll probably get turned down. If your credit is below this range, check out our guide to second chance apartments in Austin or call me for alternatives.

What utilities are included in rent?

Gas and trash are included. You’ll pay electric and water/sewer separately. Expect $100 to $150 per month in renter-paid utilities for a one bedroom.

Is there parking at 6G?

Yes. The building has three levels of underground parking, plus a surface lot and reserved spaces. Unreserved parking starts at $200 per month. They’ve got EV chargers in the garage too. Ask the leasing office about reserved spot pricing.

What is the current move-in special?

As of this writing, there are no ongoing concessions other than reduced rents. That’s unusual for downtown Austin right now, where most luxury buildings are offering one to 2.5 months free.

How tall is the building?

Sixty-six stories, 875 feet. It was Austin’s tallest building when completed in 2023. It’s now second tallest behind the Waterline tower.

What floor do apartments start on?

Apartments start on floor 34. Floors 2 through 12 are parking. Floors 14 through 32 are office space. You won’t share elevator banks or common areas with office tenants.

Is 6G a good location for commuting?

For downtown, UT Austin, and Capitol jobs, it’s hard to beat. Walk Score above 90. For North Austin tech campuses (Apple, The Domain), expect 35 to 50 minutes during rush hour. For the airport, about 20 to 35 minutes depending on traffic.

What are the biggest complaints from residents?

Hallway smoke, dirty windows on higher floors, and occasional concierge service inconsistency. These complaints come from a small number of reviewers but are specific and detailed.

The Bottom Line: Is Residences at 6G Worth It?

The building itself is impressive. Sixty-six stories. Bosch appliances, custom Italian cabinetry, quartz counters, gas ranges. A full amenity deck with pool on floor 34 and a penthouse-exclusive rooftop on floor 66. The finishes are real. And the staff gets praised more consistently than at any other downtown tower I’ve reviewed. Nadia, Alex, Stephanie, Michael McDade, and the broader team deliver a first-day experience that multiple residents compare to a five-star hotel.

The trade-off is straightforward: you’re paying full price in a market where everyone else is discounting.

This property makes sense if:

  • You earn $150K+ and prioritize views and building prestige over monthly savings
  • You’re relocating from a city with comparable luxury tower pricing and want a similar experience
  • You work remotely and need built-in co-working and conference space
  • You can comfortably spend $4,200+ monthly without concessions

This property doesn’t make sense if:

  • You want the best value per dollar in downtown Austin right now
  • You have credit below 650 or any screening challenges
  • Hallway smoke or maintenance consistency at premium prices bothers you
  • You’d rather save $5,000+ over a year at a competing tower with concessions

My verdict: 6G delivers what no other Austin building can on views and height. But the current pricing, without concessions, makes it a harder sell compared to downtown competitors offering aggressive specials. Run the numbers on net effective rent at competing buildings before you commit.
