Resia Hutto Square Apartments Austin Review: New Construction in Hutto Starting at $1,175 For Rent

A three bedroom apartment in a building from 2023 for $1,640 a month. With a washer and dryer in the unit, no breed restrictions on dogs, and 20 units sitting available right now. That’s what pulled Resia Hutto Square to the top of my search results for renters looking at the north suburbs. I track pricing across the Austin metro daily as a licensed Texas REALTOR (TX #679806). This property keeps standing out for one reason: the pricing doesn’t match anything else in the corridor for a building this new.

Apartment Finder’s own data shows Resia’s pricing runs 17% to 28% below other apartments nearby. For a property that’s barely three years old, that gap is unusual. It usually means one of two things: either the property is offering aggressive concessions to fill units, or the location discount is doing the heavy lifting. At Resia Hutto Square, it’s both.

But here’s what the listing sites won’t show you: 160+ reviews across Google, ModernMsg, and ApartmentHomeLiving tell a more complicated story. The leasing staff gets praised by name in 40+ reviews. But recurring noise complaints, cockroach reports that management deflected, and a mold problem from water intrusion paint a different picture. A review from this month flags ventilation problems. This new building has growing pains that matter more than the amenity list.

The 4.5 Google rating across 109 reviews is solid for a property this young. But dig into the actual reviews and noise complaints show up in every period since the building opened. And the newest review? It’s about ventilation and construction quality. I’ll break those patterns down below.

Best For

You need space at a price that doesn’t require a six-figure household income. The three bedroom here runs $1,640 for 1,018 square feet with two bathrooms and a washer/dryer included. At the property’s ~2.85x income requirement, you’d need about $4,674 in monthly gross income to qualify. That’s roughly $27 an hour. Try finding a new construction three bedroom at that price point anywhere closer to Austin proper. It doesn’t exist.

You have a dog of any size. Resia has no breed restrictions and no weight limits on dogs. That’s genuinely rare. Most Austin-area apartments cap at 50 to 75 pounds, and plenty ban specific breeds outright. If you have a pit bull, a Rottweiler, a German Shepherd, or any large breed that usually gets you turned away, this property won’t auto-decline based on your dog. Pet rent is $25 a month per pet with a $400 fee paid once at move in. If pet policies are a constant headache in your search, I put together a guide to apartments in Austin that allow large dogs that covers what to watch for.

You work at Samsung, near the SH-130 corridor, or anywhere in Round Rock/Hutto. Samsung’s semiconductor facility in Taylor is minutes away. Dell’s headquarters in Round Rock? About 15 minutes west on US-79. If your job is north of Austin, this location works. Commuting to downtown? That’s a harder sell, and I’ll get into why in the location section.

You speak Spanish and want a bilingual leasing experience. A lot of the reviews are written in Spanish, and management responds in Spanish. The leasing staff is bilingual. If handling a lease in English feels uncomfortable, this is a property where you can do the entire process in your preferred language.

Skip If

You’re sensitive to neighbor noise. This is the most consistent complaint across the property’s review history. Music after midnight, pool area parties, neighbors with speakers going until 2 or 3 AM. At least six reviews mention it. One reviewer reported police getting involved. Management says quiet hours are 9 PM to 7 AM, but based on what residents say, enforcement is hit or miss.

You need to commute to downtown Austin daily. Hutto to downtown is 35 to 45 minutes during rush hour, and that’s on a good day. I-35 congestion can push that past an hour. There’s no practical transit option. If you work downtown five days a week, the rent savings here get eaten by gas, tolls on SH-130, and time in your car.

You have concerns about new construction quality. The most recent Google review flags ventilation issues. An earlier review describes water coming up through the floor panels during rain, leading to a mold problem that took two months to fix. For a building barely three years old, these are the kinds of reports that make me want to see how the property responds over the next year.

Location Deep Dive

What’s Actually Nearby

Resia Hutto Square sits on Exchange Blvd along US-79, right in the middle of Hutto’s commercial strip. The Co-Op District is across the street. Literally 0.2 miles. That’s a 35-acre mixed-use development with shops and restaurants you can walk to.

For groceries, Walmart Supercenter is about 1.5 miles north on US-79. Target is roughly the same distance. H-E-B is a bit further into old Hutto, about 2 miles. You’re not walking to any of these, but they’re all a five-minute drive.

Dining within a mile: Casa Jalisco is half a mile away. Southside Market & Barbeque (the Hutto location of the Elgin original) is on US-79 about a mile out. Bien Hoa Restaurant and Ricardo’s Tacos are both under a mile. Jack Allen’s Kitchen is about a 5-minute drive. For a suburb, the restaurant options have gotten a lot better over the past two years as Hutto’s population has grown.

Hutto Lake Park is close by for walking trails and green space. Brushy Creek Dog Park is less than 10 minutes by car, which matters if you have a large dog taking advantage of the pet policy here (no weight limits).

One thing listing sites won’t mention: the property sits close to active train tracks. At least one resident flagged train noise as a factor. It’s not a dealbreaker for most people, but if you’re sensitive to that kind of background noise, ask the leasing office which buildings are farthest from the tracks.

The closest rail station is Taylor Amtrak, about 13 minutes and 9.5 miles east, but that’s intercity rail, not a commuter option. Cap Metro bus service doesn’t reach Hutto. You need a car here. Period.

Commute Math

Destination Off-Peak Rush Hour
Samsung (Taylor) 15 min 20 min
Round Rock / Dell HQ 15 min 25 min
Downtown Austin 30 min 40-50 min
Austin-Bergstrom Airport 40 min 55-65 min
Domain / North Austin 20 min 30-35 min
Georgetown 20 min 25 min

The Samsung and Round Rock commutes are easy. The downtown Austin commute is where this location shows its limits. SH-130 to I-35 during rush hour is unpredictable, and there’s no real alternate route.

Neighborhood Vibe

Hutto is a fast-growing suburb that still has a small-town feel. The downtown square is a few minutes away with local shops and the famous Hutto Hippos branding everywhere (the hippo is the town mascot, and they take it seriously). This isn’t Austin. There’s no live music scene, no nightlife to speak of, and the closest thing to a bar district is a few restaurants with patios.

What Hutto does offer: newer construction everywhere, rents that run $200 to $400 less than similar apartments in Round Rock and Pflugerville, and quick highway access via US-79 and SH-130. The tradeoff is isolation. If your social life revolves around Austin proper, plan on driving 30+ minutes each way. I cover the full breakdown of this area in my north suburbs apartment guide, which compares Hutto to Round Rock, Pflugerville, Cedar Park, Georgetown, and Leander side by side.

Pricing & True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent Net Effective (1 Month Free) Availability
A1 1 Bed / 1 Bath 599 $1,175/mo $1,079/mo 3 units
B1 2 Bed / 2 Bath 849 $1,435/mo $1,317/mo 12 units
C1 3 Bed / 2 Bath 1,018 $1,640/mo $1,505/mo 5 units

20 units available across all three floor plans. That’s roughly 10% of the building sitting empty, which is high for a property this new and tells you they’re motivated to fill units.

Net Effective Rent Calculation

Listing sites show up to 1 month free right now. The exact concession varies by unit and lease term. Here’s what the math looks like at 1 month free on the B1 (2 bed/2 bath at $1,435):

  • Base rent: $1,435/mo
  • Special: 1 month free on a 12-month lease
  • 1 month = 30 days
  • Daily multiplier: (365 – 30) ÷ 365 = 0.9178
  • Net effective: $1,435 × 0.9178 = $1,317/mo
  • Monthly savings: $118/mo ($1,435 over the lease)

That’s a real savings. But the offer changes depending on which unit you pick and how long you sign for. Call the leasing office at (866) 930-7568 and ask for the exact deal on the unit you want before making any assumptions about your monthly cost.

Required Fees (Everyone Pays)

Fee Amount Frequency
Application Fee $50 Per applicant, paid once
Admin Fee $150 Paid once at move in
Amenity Fee $15 Monthly
Internet (Spectrum, mandatory) $45 Monthly
Pest Control $5 Monthly

Optional Fees

Fee Amount Frequency
Pet Rent $25 Monthly, per pet
Pet Fee $400 Paid once per pet, not refundable
Covered Parking $75 Monthly, per vehicle

True Monthly Cost: What You’ll Actually Pay

Here’s what a renter in the B1 (2 bed/2 bath) with one dog and covered parking actually pays each month:

  • Base rent: $1,435
  • Amenity fee: $15
  • Internet: $45
  • Pest control: $5
  • Pet rent (1 dog): $25
  • Covered parking: $75
  • True monthly cost: $1,600

That’s $165 more than the advertised $1,435. Over a 12-month lease, those mandatory and optional fees add up to $1,980 beyond what you budgeted based on the listing price. The $65 in mandatory monthly fees (amenity + internet + pest control) hit every unit regardless of floor plan. That’s $780 per year you can’t avoid.

Screening Criteria

Income Requirement by Unit Type

Unit Type Base Rent Monthly Income (~2.85x) Annual Income Hourly (40 hrs)
A1 (1 Bed) $1,175 $3,350 $40,200 $19.33
B1 (2 Bed) $1,435 $4,090 $49,080 $23.60
C1 (3 Bed) $1,640 $4,674 $56,088 $26.97

The income requirement here is slightly below the standard 3x most Austin-area properties demand. Resia’s FAQ page states rent cannot exceed 35% of your gross monthly income, which works out to about 2.85x. That small difference matters. On the two bedroom, it means you qualify at $4,090 a month instead of the $4,305 you’d need at a standard 3x property. That means renters earning $23 to $24 an hour can qualify here when most competing properties would deny them.

Credit Expectations

No published credit score minimum. Not on the property’s website, not on Willow Bridge’s corporate site, not anywhere I could find online.

Based on the property class (new construction, professional management company), I’d expect a minimum somewhere in the 580 to 620 range. Below 580? You’ll probably need to look elsewhere. I keep a list of apartments in Austin that work with bad credit if that’s your situation.

Fair warning: call the leasing office at (866) 930-7568 and ask directly before paying the $50 application fee. Don’t guess on this one.

What Gets You Denied

Willow Bridge doesn’t publish Resia’s specific screening criteria online. Based on what I see at similar properties, typical denial triggers include:

  • Active property debt owed to a previous landlord
  • Eviction judgments within the past 5 to 7 years
  • Certain felony convictions depending on type and recency
  • Not enough income documentation
  • Fraudulent application information

I couldn’t find published thresholds for evictions, felonies, or broken leases at this property. That’s not unusual for a Willow Bridge community, but it means you need to call (866) 930-7568 before applying to confirm your situation won’t be an automatic denial. Don’t spend $50 to find out.

Application Process

  1. Apply online through the property’s website or visit the leasing office in person
  2. Bring a government-issued photo ID and proof of income
  3. Pay the $50 application fee (per applicant, non-refundable) plus a security deposit based on your floor plan. Both are due with the application.
  4. Wait for screening results (typically 24 to 72 hours)

One detail worth knowing: the security deposit varies by floor plan and is collected at the time of application, not at move in. The $150 admin fee is due at move in. Ask the leasing office for the exact deposit amount on your unit before applying so you know the full upfront cost.

Here’s what separates working with a locator from applying blind. I can check whether your income, credit, and rental history are likely to pass Resia’s screening before you spend $50 finding out the hard way. If Resia looks tight for your situation, I know which communities in the north suburbs have more flexibility. That’s what I do.

What Residents Like

The leasing staff is, by a wide margin, the strongest praise point. Alfonso and Max each get called out by name in 6 to 8+ reviews individually. Chase gets mentioned 4+ times. This isn’t generic “staff was nice” feedback. Residents name specific people and describe specific situations where those staff members went above and beyond during tours, applications, and move-ins. That’s unusual. New properties churn through leasing staff fast, so seeing the same names praised over two years says something.

Move in gets good reviews across the board. Multiple residents say it was fast and easy, which tracks. Willow Bridge uses RentCafe for online applications, so the process is usually quick.

Quite a few of the Spanish-language reviews call out the bilingual staff as a big reason people feel comfortable here. Being able to handle your lease, maintenance requests, and questions in Spanish makes a difference.

What Residents Complain About

Noise is the biggest complaint, and it shows up on every review site. It’s not clustered in one period either.

Music blasting from personal speakers past midnight. Pool area gatherings that run late. Neighbors playing music until 2 or 3 AM. One reviewer reported police involvement. Another on ApartmentHomeLiving put it plainly: noise is “definitely an issue, especially at night or on weekends.”

And the property sits close to train tracks, which one resident flagged as a separate noise factor.

Management posts quiet hours of 9 PM to 7 AM, but two years of reviews suggest those rules aren’t enforced consistently.

Cockroaches are a bigger problem than it first looked. One Google reviewer reported an infestation that fumigation didn’t fix. A second complaint on ApartmentHomeLiving is blunter: roaches have been a problem for two years, and management told the resident it was “residents responsibility to manage pest.” That doesn’t add up when every resident is paying a $5 per month pest control fee.

Parking is a problem too, and it comes up on more than one site. One resident described it as “a serious challenge” with limited spots that are hard to find. Covered parking runs $75 a month, but even paying for it, finding a good spot sounds like a fight at a 204-unit property.

The construction complaints are fewer, but they’re the ones that worry me most for a building this new. One resident reported water coming up through floor panels during rain, which led to mold that took two months to deal with and then came back. The most recent Google review (from this month) flags ventilation problems and says the construction quality isn’t what you’d expect for the price. In a building from 2023, that should worry you.

How Management Handles Feedback

Management responds to almost every review. That part is good. But the responses run on autopilot. Positive reviews get a copy-paste thank-you. Negative reviews get “we’re sorry, please call us” without actually addressing the problem the person raised. I see this pattern at a lot of Willow Bridge properties, and it tells me the responses are coming from a template, not from someone who read the review carefully.

The bilingual responses in Spanish are a real plus though. They usually reply within a few days.

The Uncomfortable Truth

No listing site will write this section.

I’m not trying to kill the deal. I want you to know what you’re signing up for before you lock in a 12-month lease.

New Construction Doesn’t Mean Problem-Free

Resia Hutto Square was built in 2023, which means it should be in its best shape. But the water intrusion and mold report, combined with the recent ventilation complaint, make you wonder about how well this building was put together. Water coming through floor panels during rain in a building this new isn’t a maintenance issue. It’s a construction problem with the building itself. Ask the leasing office directly about any known water intrusion incidents and what was done to fix them before you sign.

The $65/Month You Don’t See Coming

Go to any listing site right now and search for Resia Hutto Square. You’ll see $1,175 for a one bedroom. What you won’t see: the $15 amenity fee, the $45 Spectrum internet charge, and the $5 pest control fee. Those hit every unit every month. That’s $65 in fees that push your real rent to $1,240 before parking or pets even enter the picture. Over a year? $780 you didn’t budget for.

You’re Paying $5/Month for Pest Control That May Not Work

Here’s a question worth asking the leasing office: what does the $5 monthly pest control fee actually cover? Because at least two residents across Google and ApartmentHomeLiving report cockroach problems that fumigation didn’t fix. One resident says management told them it was their responsibility to manage pests, despite the mandatory fee. For a property built in 2023, roaches shouldn’t be an established problem. Find out what happens if the treatment doesn’t work before you sign.

Noise Enforcement Is a Known Weakness

This isn’t a one-off complaint. Six or more reviews going back to when the place first opened mention late-night noise from neighbors. The leasing office acknowledges quiet hours of 9 PM to 7 AM, but residents report music going until 2 or 3 AM with minimal consequence. If you’re a light sleeper, work nights, or need consistent quiet after 9 PM, this pattern is worth taking seriously.

10% Vacancy in a Property This New

Twenty units sitting empty out of 204. That’s a 10% vacancy rate in a building that opened less than three years ago. Maybe the concessions haven’t been aggressive enough. Maybe turnover is running higher than they expected. Could just be a newer suburb still filling out. But here’s what matters to you: a property with 10% vacancy needs renters. That gives you room to negotiate lease terms, and they know it.

Frequently Asked Questions

Does Resia Hutto Square allow large dogs?

Yes. There are no breed restrictions and no weight limits. You can have up to two pets. Pet rent is $25 per month per pet, and there’s a $400 non-refundable fee per pet paid at move in.

What is the income requirement at Resia Hutto Square?

Rent cannot exceed 35% of your gross monthly income. That works out to roughly 2.85 times your monthly rent. For the one bedroom at $1,175, you’d need to earn about $3,350 per month ($19.33/hour at 40 hours a week).

Is Resia Hutto Square income restricted?

No. Market rate, no income caps, no tax credit restrictions. But they do accept housing vouchers through the Taylor Housing Authority and Round Rock Housing Authority. If you have a voucher, call (866) 930-7568 to check availability.

Does Resia Hutto Square have in-unit washer and dryer?

Yes. Every unit comes with a stackable washer and dryer inside the apartment at no additional monthly charge.

How far is Resia Hutto Square from Austin?

Downtown Austin is about 30 minutes without traffic and 40 to 50 minutes during rush hour. The Domain area is about 20 to 30 minutes. Samsung’s Taylor facility and Round Rock are both about 15 minutes away.

What school district serves Resia Hutto Square?

Hutto Independent School District. The zoned schools are Cottonwood Creek Elementary, Hutto Middle School, and Hutto High School.

Who manages Resia Hutto Square?

Willow Bridge Property Company manages the property now. RPM Living had it before that. The switch happened sometime in the first year or two after the building opened. Reviews since the change have been mostly positive about the leasing staff.

Is there a security gate at Resia Hutto Square?

It’s a fenced community with controlled access. Key fob or electronic entry, not a manned gatehouse. If the specifics matter to you, ask during your tour.

What’s included in the $45 monthly internet fee?

Spectrum internet, $45 a month, mandatory. You can’t opt out or bring your own provider. The property confirms Spectrum but doesn’t list the speed. Worth asking what tier you’re getting and whether you can upgrade if you work from home.

Does Resia Hutto Square have covered parking?

Yes. Covered parking is $75 per month per vehicle. Surface parking appears to be included based on the property listing showing “Parking: 1 Space,” but the exact terms aren’t published. Ask the leasing office whether your unit comes with an assigned spot or if surface parking is first-come, first-served.

The Bottom Line

Resia Hutto Square has something that’s hard to find in the Austin metro right now: new construction at prices that don’t require dual incomes to afford. A three bedroom for $1,640 a month in a building from 2023, with a washer/dryer in the unit and no breed restrictions on pets. That’s a strong deal if the location works for your life.

The leasing staff is a genuine bright spot. When 40+ reviews name specific people and describe positive experiences over a two-year period, that’s not marketing. That’s a team that cares about the job. The bilingual staff matters. A lot of residents here speak Spanish, and being able to handle your entire lease in Spanish is a real plus that most properties can’t match.

But the trade-offs are real. And you need to go in knowing what they are.

This property makes sense if:

  • You work at Samsung, in Round Rock, or anywhere along the SH-130 corridor
  • You have a large dog that gets rejected everywhere else
  • You need a two or three bedroom at below-market pricing in a new building
  • You speak Spanish and want a fully bilingual leasing experience
  • You value new finishes and a washer/dryer in your apartment over being close to the city

This property doesn’t make sense if:

  • Your daily commute goes to downtown Austin
  • You’re a light sleeper or work nights (noise enforcement is weak)
  • Construction quality concerns bother you (ask about the water intrusion history)
  • You want walkable access to restaurants, nightlife, or transit
  • You need to be close to central Austin’s cultural and entertainment options

My honest take: Resia Hutto Square is a good deal for the right renter. The math works if your life is oriented north and east of Austin. The math falls apart if you’re trying to save money on rent while spending two hours a day commuting to the city. Know what you’re trading before you sign.
