ModernMsg’s 4.4 across 202 reviews skews higher because the platform pushes current residents to leave reviews. ForRent’s 4.6 pulls from only 37 verified renters. Yelp’s 3.0 has just 6 reviews, too small to mean much. I went through all four platforms plus ApartmentRatings, ApartmentHomeLiving, and Apple Maps looking for what kept coming up. Here’s what I found.


Who Prose Manor Works For

You work east of Austin and want a short commute. If your job is at Samsung Austin Semiconductor, Tesla Giga Texas, or anywhere along the 290/130 interchange, Prose Manor puts you 10 to 20 minutes from work. That shorter drive alone changes the math on living out here. And the lower rent you get for being in Manor instead of central Austin is a bonus on top of it.

You want 2021 construction without 2021 pricing. Granite countertops, stainless steel appliances, island kitchens, washer and dryer in the unit, 830+ square feet for a 1BR. At most 2021 builds in Austin proper, you’d pay $1,500 to $1,800 for that package. Here, your net effective rent starts at $998. That’s a gap of $500 to $800 a month for the same build quality.

You have a pet (or two) and need reasonable fees. The $20/month pet rent per pet is on the low end for Austin metro. Most Greystar properties charge $25 to $35. Two pets allowed, $250 deposit and $250 fee per pet. No weight limit is published, but Greystar has a list of breeds they won’t allow (Pit Bulls, Rottweilers, Dobermans, and a few others). Who Should Skip It

You need to be close to downtown Austin. Manor is 12 miles northeast. In rush hour, that’s 30 to 45 minutes on 290. There’s no Capital Metro bus route that runs to Prose Manor. If your social life, your job, or your daily routine depends on being in Austin, this location will wear on you.

You’re highly sensitive to pest issues. I’ll get into this in the Uncomfortable Truth section, but roach complaints at this property go back months across multiple review sites. The property charges $7/month for pest control. Based on what I’m seeing, it’s not doing the job.

You want a balcony or patio. Most units at Prose Manor don’t have outdoor space. This comes up in reviews pretty often. If sitting outside with your morning coffee matters, ask the leasing office which units (if any) have a patio option.

You park multiple vehicles or have frequent overnight guests. Towing complaints keep coming up. Prose Manor sits on Ring Drive, off Highway 290 in Manor. It’s suburban out here, and the area is still filling in. Here’s what you’re working with for daily errands:

  • Grocery: H-E-B Manor (1.8 miles, 5 min drive), Walmart Supercenter Pflugerville (6.5 miles, 12 min)
  • Dining: A handful of local spots along Main Street in downtown Manor (2 miles). Fast food chains along 290. For anything beyond that, you’re driving to Pflugerville or east Austin.
  • Parks: Manor Park and the Shadow Glen trails are walking distance. Walter E. Long Lake (Decker Lake) is about 8 miles south for fishing, kayaking, and swimming.
  • Schools: Manor ISD. Manor Middle School and Manor High School are both within 3 miles.

The area around Prose Manor is quiet. You get peace and green space, but you need a car for everything.

The 290 corridor heading west into Austin is where the commute gets painful. Morning rush into the city and evening rush heading back out can add 15 to 25 minutes to any trip. The 130 toll road is faster but costs money daily.

Manor is growing faster than almost any suburb in the Austin metro, but it still feels like a small town. The downtown strip has a few restaurants and a coffee shop. Development is happening fast along 290, so what’s here now will look different in two years. That growth cuts both ways: more retail and dining options are coming, but construction noise and traffic changes come with it.

That matters. It’s not just one good employee carrying the team. The whole office earns it. One ApartmentRatings reviewer leased remotely from overseas and said the leasing team did virtual tours and sent personalized photos of amenities. That’s above and beyond for a Greystar property.

The community is genuinely quiet for most residents. “Peaceful,” “quiet,” and “stays to themselves” show up on every platform. Long-term residents who’ve been here 2+ years keep renewing because of it. One review on ForRent put it simply: “This community is pretty relaxing and chill for the most part.”

Something else to know: the exterior corridor style (uncarpeted outdoor hallways with no doors between floors) looks unusual to people relocating from the Northeast or Midwest. One resident compared it to “military barracks” when they first moved in. That’s how most Texas apartments are built. It’s not a red flag. But if you’re used to indoor hallways with carpet, it’ll feel different when you walk through.

What’s Not Working

Management responds to most Google and ForRent reviews. The responses are mostly the same thing (“100% satisfaction is our goal!” shows up verbatim across dozens of replies). They do ask unhappy residents to call the office, which is better than ignoring them. But when you see the same response 30 times, it stops feeling like anyone’s actually reading what you wrote. The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

The Pest Problem Is Real

Multiple Google and ModernMsg reviews across different time periods use the word “infestation” specifically. This isn’t one angry reviewer. Complaints come from residents who moved in at different times, and one described it as a building-wide problem. The property charges $7/month for pest control, which means they’re aware of the issue.

Here’s what makes it complicated: a recent Apple Maps reviewer specifically said “no roaches and very clean community.” And ForRent reviews from late 2025 through early 2026 don’t mention pests at all. So what’s going on? It could mean the problem varies by building within the complex. Or it could mean the pest control program has actually improved since the worst complaints hit Google 5 to 7 months ago. I don’t know which one it is. But I know how to find out. Either way, ask on your tour. Ask specifically which building your unit would be in, whether that building has had recent pest complaints, and what the current treatment schedule looks like. See the actual unit you’d be moving into, not just the model.

They Tow First and Ask Questions Later

Parking at Prose Manor requires vehicle registration. Cars still get towed even after people complete that process. The tow company’s phone number has reportedly been disconnected at times, which makes recovering your car even more frustrating. When you move in, get your parking registration confirmation in writing and keep it. Photograph your registration sticker. If you have a second vehicle or a partner who parks overnight regularly, clarify the guest parking rules before you sign the lease.

The 8 Weeks Free Tells You Something

Eight weeks free on a 306-unit property that’s only 5 years old tells you the property is having trouble filling units. That’s not automatically a red flag. The entire Austin market has softened, and Manor’s suburban location means Prose Manor competes against every new-build from Pflugerville to Hutto. Check the baseboards, look under the kitchen sink, and open the bathroom cabinets. That’ll tell you more than any review I can write.
