Presidium Tech Ridge Apartments Austin Review: 10 Weeks Free on a 2024 Build in Austin’s Tech Ridge Corridor (For Rent)
When a brand new apartment community is giving away 10 weeks of rent, the question isn’t whether you should take the deal. It’s why the deal exists in the first place.
Presidium Tech Ridge opened in 2024 on Tech Ridge Boulevard, a 358-unit property with the kind of amenity list that fills up a brochure: golf simulator, cinema room, coworking space, zero-edge pool. I’ve tracked pricing on this corridor for years through my listing data and contacts with property managers. Presidium’s concession right now is one of the most aggressive I’ve seen on a building this new. As a licensed apartment locator (TX #679806), that pattern tells me something. The building is trying to fill units.
That’s not automatically bad. It means you have negotiating power. But it also means you need to know what 134 Google reviews say about what happens after you sign the lease. Here’s what the listing sites won’t show you.
Quick Facts: Presidium Tech Ridge
| Field | Details |
|---|---|
| Address | 12212 Tech Ridge Blvd, Austin, TX 78753 |
| Year Built | 2024 |
| Total Units | 358 |
| Management | Presidium Group |
| Rent Range | $1,099–$2,557 (as of October 2026) |
| Income Requirement | 3x monthly rent (before taxes) |
| Pet Policy | 2 pets max, 175 lb weight limit, $350 non-refundable fee + $20/mo pet rent per pet, breed restrictions apply |
| Current Special | Up to 10 weeks free on a 12-month lease + look and lease perks |
| Application Fee | $50/person |
| Admin Fee | $150 |
| Parking | Surface $150/mo, private garage $125/mo, no free option |
| Google Rating | 3.6 stars (134 reviews) |
| ApartmentRatings | 1.4 stars (2 reviews) — too small to draw conclusions |
The 3.6 Google rating looks decent at a glance. But I counted those 134 reviews closely, and here’s the thing: the early reviews are mostly positive, almost all from people who just moved in. Once residents hit the 6-month mark, the tone changes. I’ll break down why below.
Best For / Skip If
This Property Works Well If…
You want new-build finishes without paying full price for them. The 10-week free rent deal drops your effective rent by about $292/month. On a 1BR at $1,399, you’re looking at roughly $1,107/month net effective for the full year. That’s a 2024 build with quartz counters, kitchen islands, vinyl plank flooring, and in-unit washer/dryer for what some 2011 buildings in the corridor charge without any deal. The math on this deal is hard to beat if you get in while the concession lasts.
You drive to work and need I-35 access. The property sits right off I-35 and Tech Ridge Boulevard. Samsung, Dell, GM, and 3M are all out here. If your commute runs north on I-35 or east on Parmer, you’re looking at a short drive. Walk Score is 37, so you need a car. But for a car commuter, the location works.
You have a pet that other properties reject on weight. 175 pounds is the limit here. Most Austin apartments cap at 50–75 lbs. If you have a large breed dog, your options just got wider. Two pets allowed, $20/month pet rent each, no pet deposit (just the $350 non-refundable fee). If you’re dealing with breed or weight restrictions elsewhere, check out our guide to pet friendly apartments in Austin.
You Should Probably Skip This Property If…
Reliable maintenance matters to you. This is the single biggest issue at Presidium Tech Ridge. I counted 20+ Google reviews specifically about maintenance delays: requests ignored for weeks, work orders closed without anyone showing up, a dishwasher broken for 45 days. One resident had open maintenance requests for nearly three months with zero response. For a building that’s two years old, that many maintenance complaints is a problem.
You work out at night or keep late hours. The gym and mail room lock up in the evening. I saw this come up in several reviews. If you’re paying $1,400+/month and expect 24-hour gym access, you won’t get it here.
You need the office to actually respond. I found at least 10 reviews where people say they tried calling the leasing office 10+ times and nobody picked up. Emails don’t get answered. They make promises and break them. If you’re the type of person who needs a responsive management team, this place will frustrate you.

Location Deep Dive
What’s Actually Nearby
Presidium Tech Ridge is right where Tech Ridge Boulevard hits I-35, in the 78753 zip code. This is Northeast Austin, not downtown, not The Domain, and not walkable to much of anything. Walk Score: 37.
Groceries: H-E-B Tech Ridge is about 1.5 miles south on I-35 (5-minute drive). There’s a Walmart Supercenter roughly 2 miles east. For quick stops, a CVS and Dollar General sit within a mile.
Food and retail: The Tech Ridge Center shopping area is right across I-35 with chain restaurants, a Starbucks, and basic retail. If you want anything beyond chains, you’re driving 4–5 miles south to The Domain or the restaurants along Parmer.
The property backs up to a spring-fed creek running through about five acres of park space, plus a quarter-acre dog park on site. That’s actually one of the best things about this place. The nature views and trail access are real.
Transit: Capital Metro Bus Route 392 (Braker) stops within 0.2 miles. Route 1 (N Lamar/S Congress) and Route 801 (MetroRapid) are about half a mile away. Transit Score is 39. You can get to things on the bus, but it’s not fast.
Commute Math
| Destination | Off-Peak | Rush Hour |
|---|---|---|
| Downtown Austin (6th & Congress) | 20 min | 35–50 min |
| Samsung Austin Semiconductor (E Parmer) | 8 min | 12–15 min |
| The Domain | 10 min | 15–20 min |
| Austin-Bergstrom Airport | 25 min | 40–55 min |
| Dell HQ (Round Rock) | 12 min | 18–25 min |
| Apple Parmer Campus | 10 min | 15–18 min |
The I-35 southbound commute to downtown gets ugly during rush hour. That 20-minute off-peak drive can triple. Northbound toward Round Rock and Dell is more manageable, and if you’re working at Samsung or Apple on Parmer, you’re looking at 10 minutes door to door most days.
The Real Feel of the Area
Tech Ridge is a strip of shopping centers and chain stores. Big box retail, fast food, car dealerships, newer apartment complexes filling in every open lot. It’s not charming. It’s not walkable. But it’s functional if your life revolves around a car and a job in the tech corridor.
The property is gated with a fence around it. One thing to know: I found a Google review claiming some units were being used as Airbnbs. So management added roving security patrols and started making guests register their cars. That tells you something about a new property still figuring out how to run things.
Schools (Pflugerville ISD): River Oaks Elementary, Westview Middle, John B. Connally High School.

Pricing and True Cost
Floor Plans
| Bed/Bath | Plan | Sq Ft | Base Rent | Net Effective* | W/D |
|---|---|---|---|---|---|
| Studio | S1 | 576 | $1,099–$1,334 | $869–$1,055 | Supplied |
| 1BR/1BA | A3 | 772 | $1,399–$1,619 | $1,107–$1,281 | Supplied |

| 1BR/1BA | A2 | 720 | $1,559–$1,574 | $1,233–$1,245 | Supplied |
| 1BR/1BA | A3.3 | 725 | $1,899 | $1,502 | Connection only |
| 2BR/2BA | B1 | 1,106 | $1,899–$2,209 | $1,502–$1,747 | Supplied |

*Net effective calculated with 2.5 months (76.1 days) free on a 12-month lease.
Watch the W/D situation. Most floor plans come with a full-size washer/dryer supplied. But the A2 Type A and A3.3 plans only have a connection. That means you’re buying or renting your own machines. Make sure you know which plan you’re signing for.
Net Effective Rent: Here’s the Math
Using the most common 1BR plan (A3 at $1,399 base rent) with the current 2.5-month free special on a 12-month lease:
- Base rent: $1,399/month
- Free period: 2.5 months = 76.1 days (2.5 × 30.44)
- Paid days: 365 − 76.1 = 288.9 days
- Daily multiplier: 288.9 ÷ 365 = 0.7915
- Net effective rent: $1,399 × 0.7915 = $1,107/month
- Monthly savings vs. sticker price: $292/month
That’s a real number. Over 12 months, you’re saving about $3,500 compared to paying full rent. But remember: this is a 12-month lease. When renewal comes, the base rent is what you’ll negotiate from. If the free rent deal disappears and rent holds at $1,399, your housing cost jumps 26% overnight.
Fee Breakdown
Required Fees (Everyone Pays)
| Fee | Amount |
|---|---|
| Application fee | $50/person (non-refundable) |
| Admin fee | $150 (one-time) |
| Security deposit (refundable) | $150 for studios/1BR, $250 for 2BR (based on credit) |
| Valet trash | $25/month |
| Community fee | $30/month |
| Pest control | $5/month |
That’s $60/month in mandatory fees on top of rent that won’t show up in the advertised price.
Optional Fees
| Fee | Amount |
|---|---|
| Parking (detached surface) | $150/month |
| Private garage | $125/month |
| Pet non-refundable fee | $350/pet |
| Pet rent | $20/month per pet |
| AT&T Fiber internet | $70/month |
True Monthly Cost: A Real Scenario
Here’s what a renter in a 1BR A3 plan actually pays each month with one pet and parking:
- Net effective rent: $1,107
- Mandatory monthly fees (valet trash + community + pest): $60
- Parking: $150
- Pet rent: $20
- True monthly cost: $1,337
So compare that to the advertised $1,399. The net effective brings it down, but $60 in mandatory fees plus parking and pet rent push it right back up. And when the free months run out at renewal, that number jumps to $1,629/month for the same setup.

Screening Criteria
Presidium doesn’t put all their screening info in one place. I pieced together what I could from their listings and the property’s own data. Here’s what I know.
Income Requirement
3x monthly rent before taxes. Here’s what that looks like:
| Unit Type | Base Rent | Monthly Income (3x) | Annual Income | Hourly (40 hrs/wk) |
|---|---|---|---|---|
| Studio (S1) | $1,099 | $3,297 | $39,564 | $19.02 |
| 1BR (A3) | $1,399 | $4,197 | $50,364 | $24.21 |
| 1BR (A2) | $1,559 | $4,677 | $56,124 | $26.98 |
| 2BR (B1) | $1,899 | $5,697 | $68,364 | $32.87 |
| 2BR (B2) | $1,999 | $5,997 | $71,964 | $34.60 |
Credit Expectations
They don’t publish a hard credit cutoff. But the security deposit changes depending on how your credit comes back: $150 for studios and one bedrooms, $250 for two bedrooms on a standard approval. I also found a $750 “high risk fee” (non-refundable) buried in their fee structure. That tells me they’ll work with riskier applicants, but they’re going to charge you for it. For a building like this, I’d expect somewhere in the 620–680 range for standard approval. Below that, the $750 fee kicks in.
If your credit is below 600, this property is likely a stretch. Presidium Group manages several Austin properties, and their newer builds run tighter screening. If that’s where you’re at, check out my guide on second chance apartments in Austin for properties with more flexibility.
What’ll Get You Denied
They don’t publish the full list. But for a newer build at this price point, here’s what typically gets you denied:
- Active property debt (money you owe a previous landlord). If that’s your situation, read my broken lease apartments guide
- Evictions within the last 5–7 years
- Felonies within the last 7–10 years (violent crimes face longer lookbacks)
- Not enough income (below the multiplier)
- Lying on the application
Application Process
The application fee is $50 per person, non-refundable. Presidium uses an online application system. They’ll pull your credit, run a background check, and look at your income and rental history. On paper, that takes 2–3 business days. Based on how slow this office is at getting back to people, I’d plan for longer.
Here’s what separates working with a locator from applying blind: I can tell you whether your situation is likely to pass here before you spend $50 finding out. If this property looks tight for your situation, I know which nearby communities have more flexibility. Text me.
Resident Reviews Decoded
I pulled reviews from every platform I could find. Here’s what exists:
| Platform | Rating | Reviews | Notes |
|---|---|---|---|
| 3.6 | 134 | Primary source, largest sample | |
| RentCafe | 4.5 | 6 | Small sample, skews recent move-ins |
| ApartmentList | 4.5 | 2 | Too small to draw from |
| Apartments.com | 3.0 | 2 | Both reviews are detailed and critical |
| ForRent | 3.0 | 2 | One detailed privacy violation review |
| ApartmentHomeLiving | 3.0 | 2 | Same review cross-posted from ForRent |
| ApartmentRatings | 1.4 | 2 | Both negative, too small alone |
No reviews on Yelp, Birdeye, VeryApt, or ModernMsg. Google is the only platform with enough volume to show real patterns, but the smaller platforms tell the same story. When six different sites all point to the same problems, that’s not a fluke.
Review Pattern Analysis
| Theme | Mentions | Trend | Source |
|---|---|---|---|
| Leasing staff praised by name | 40+ | Steady, though staff names shift over time | Google, RentCafe |
| Maintenance delays / ignored requests | 20+ | Worsening (more recent reviews, more complaints) | Google, ApartmentRatings, ForRent, Apartments.com |
| Communication failures (phone, email) | 15+ | Persistent from early reviews through 2026 | Google, ApartmentRatings |
| “New and clean” praise | 15–20 | Concentrated in move-in reviews | Google, RentCafe, ApartmentList |
| Pool/common area conditions | 8–10 | Worsening (recent reviews cite dirty water, broken jets) | |
| Staff professionalism / privacy concerns | 5–8 | Sporadic but recurring, showing up on multiple sites | Google, ApartmentRatings, ForRent |
| Water leaks / plumbing in units | 5–7 | Showing up since the first residents moved in | |
| Work orders marked “completed” without resolution | 4+ | Same story on multiple sites | Google, ForRent, ApartmentHomeLiving |
The Good
Six leasing staff members get called out by name across dozens of reviews: Ezequiel, Bianca, Nicole, Bailee, Lucas, and Danna. When someone has a good leasing experience here, they go out of their way to say so. People praise the move-in process a lot, and the building itself looks great. No argument there.
But one resident who’d been there a while flagged something worth knowing. Stephanie O., who’d been living there over six months, put it bluntly: most of the positive reviews come from people who just moved in. She’s right. The 5-star reviews are almost all about the leasing experience and first impressions. The detailed negative ones? Those come after people have lived there six months or more.
The Bad
Maintenance is the central problem. I counted over 20 reviews specifically describing work orders that went weeks or months without response. One resident waited 45 days for a dishwasher repair. Another had open requests for three months. A third said the system showed “completed” on their request, but nobody ever came.
The communication problem feeds into it. I found at least four people on Google who said they called the office 10 or more times without anyone answering. Emails don’t get answered either. Both ApartmentRatings reviews say the same thing: promises made to your face that never go anywhere.
A ForRent review added something the Google reviews only hinted at: maintenance walked into an apartment without permission while both residents were at work. They caught it on camera. When the resident confronted Bailey, she brushed it off. The same person had a broken window for five months. Every time they asked, the system showed “completed.” Lucas said it was under warranty. Five months later, still broken.
That “completed without resolution” pattern shows up on Google too. I counted at least four separate people saying the same thing: they put in a work order, it gets closed in the system, and nobody actually shows up. Not a one-off.
Management responds to almost every Google review. But they use the same template every time. “We appreciate your feedback. Please reach out to us directly.” That exact redirect language shows up across dozens of responses. Not once did I see management actually address what went wrong or explain how they fixed it.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.
A Building This New Shouldn’t Have This Many Maintenance Complaints
Presidium Tech Ridge is two years old. The plumbing should work. The appliances should function. But I’m counting water leaks, broken appliances lasting 45+ days, and work orders closed with nothing actually fixed. That tells me they either don’t have enough maintenance staff, don’t have the budget, or both. New construction usually means fewer headaches. Here, it’s the opposite.
Ten Weeks Free Tells a Story
Ten weeks free on a 358-unit building is not a seasonal perk. It’s a sign they can’t fill the building at the prices they want. Worth thinking about. The deal benefits you right now. But if the property can’t fill units at these rates, what does that say about your bargaining position at renewal? And what does it say about who’s living there and how often people move out?
People Keep Leaving
I looked at which staff names show up across 134 reviews over about 18 months. The names change. Nicole and Bianca dominate the older reviews. Alondra, Danna, Ezequiel, and Bailee appear in newer ones. At least one recent reviewer (Angie M.) said things got worse after one specific staff member left. When people keep leaving, the person who promised you something during your tour might not be there when you need them to follow through.
What You’re Told During Leasing May Not Match Reality
One person on ForRent said the leasing team told them an officer was on duty at the property. After signing the lease, the story changed to “on call” only. That’s a big difference if security mattered to your decision. The same resident said they were nearly mugged on property. I can’t confirm what the leasing team said or didn’t say. But if security was part of why you picked this place, get the details in writing before you sign.
Retaliation Claims Are Serious
I found two separate accounts of staff retaliation after negative feedback. One current resident said a staff member yelled at their partner multiple times just for asking questions. Their advice: “PRO TIP: wouldn’t recommend leaving an honest review until you move out.” I can’t confirm this from my end. But two people telling the same story is worth paying attention to.

Frequently Asked Questions
Does Presidium Tech Ridge have in-unit washer and dryer?
Most plans come with a washer and dryer already in the unit. But two plans don’t. The A2 Type A and A3.3 only give you a hookup, so you’re buying or renting your own machines. Ask which one your unit has before you sign.
What’s the pet policy at Presidium Tech Ridge?
175 lb weight limit, two pets max, dogs and cats. You’ll pay $350 per pet (non-refundable) plus $20/month in pet rent for each one. They do have breed restrictions. Get the list from the leasing office before you apply.
Is Presidium Tech Ridge in Austin ISD or Pflugerville ISD?
Pflugerville ISD. River Oaks Elementary, Westview Middle, John B. Connally High.
How far is Presidium Tech Ridge from downtown Austin?
About 14 miles. That’s roughly 20 minutes off-peak and 35–50 minutes during rush hour on I-35 southbound. If you commute downtown daily, budget for traffic.
Does Presidium Tech Ridge pay locator commissions?
No. Presidium Tech Ridge does not pay locator referral fees. I’m reviewing this property because people search for it and deserve honest info, but I don’t earn anything if you lease here. If you want to work with me on properties that do pay commissions, I can show you what else is out there in the Tech Ridge area.
What’s the parking situation?
Surface parking runs $150/month. They also have private garages at $125/month. No free parking. If you have two vehicles, you’re looking at $250–$300/month in parking costs on top of rent.
Is Presidium Tech Ridge on a bus route?
Yes. Capital Metro Route 392 (Braker) stops within about 0.2 miles. Routes 1 and 801 are roughly half a mile away. Transit Score is 39, so it’s possible but not fast.
Are utilities included?
No. You pay water, electric, and gas on your own (amounts depend on usage). On top of that, everyone pays $60/month in mandatory fees: valet trash ($25), community fee ($30), and pest control ($5). AT&T Fiber internet runs $70/month if you want it. And there’s a $9/month utility admin fee tacked on too.
The Bottom Line
Here’s where I land on Presidium Tech Ridge. The building is new. The finishes are solid: quartz counters, kitchen islands, vinyl plank floors, smart tech, in-unit washer/dryer on most plans. The amenities go beyond what you usually see out here (golf simulator, cinema room, coworking space). And 10 weeks free makes the math work for a 1BR in the $1,100–$1,300 range net effective, which is a real deal for 2024 construction.
The catch is maintenance and communication. Slow repairs. Ignored requests. An office that doesn’t answer the phone. On a building that’s two years old, that’s a real problem.
This property makes sense if:
- You want new finishes and good amenities at a price that’s hard to beat right now
- Your commute runs through the Tech Ridge/I-35 north corridor
- You have a large dog that other properties turn away
- You can deal with slow maintenance if the price is right
This property doesn’t make sense if:
- You need maintenance to actually show up when you ask
- You don’t have a car or don’t want to need one
- You expect to reach the office when you call
- You’re a night owl who wants 24-hour gym access
My honest take: that free rent is doing a lot of heavy lifting here. If you’re willing to tolerate the maintenance risk for a building that looks great and prices well right now, Presidium Tech Ridge is worth touring. Go in with your eyes open. Ask the leasing team directly about their maintenance response times, get it in writing if you can, and read the lease carefully before you sign.

I’m Ross Quade, a licensed Texas apartment locator (TX #679806). My service is free. I’m paid a small referral fee from the property’s marketing budget when I place a renter.
Full transparency: Presidium Tech Ridge does not pay locator commissions. I reviewed this property because renters search for it and deserve honest data, not because I earn anything from it. If you decide to apply here, go directly through their leasing office at (737) 337-4951.
