What’s Actually Nearby

Postmaster Flats sits on Emory Crossing Boulevard on Hutto’s growing east side, off CR 119 near US-79. Still developing. You’ll see construction on the lots around the property, which is normal for this part of Hutto right now.

Your closest grocery option is the H-E-B Plus at 5000 Gattis School Road, about 1.1 miles away. It’s a full-service H-E-B with pharmacy, curbside pickup, and a Whataburger drive-thru on site. Walmart Supercenter is a bit further south on SH-130.

Hutto Square is about 1.2 miles away. The restaurants along US-79 (local BBQ, Mexican food, a few chains) are all within a 5-minute drive. Downtown Hutto has a small-town strip with a handful of local spots, but don’t expect a food scene. If you want more variety, Round Rock’s restaurant corridor along I-35 is about 15 minutes west.

The property has jogging trails and the 18-hole disc golf course on site, plus a dog walking trail. For bigger outdoor spots, Fritz Park and Old Settlers Park in Round Rock are about 15 minutes away.

Income Requirement

Greystar’s standard is 3x the monthly rent. Here’s what that means for each unit type:

Leasing staff turnover at new properties is common, and one great employee can cover for problems you won’t see until they leave.

One Google reviewer (Esmeralda) said she was told a 6-month lease was available, then found out it wasn’t after she’d already invested time in the process. Management replied and said they were sorry about the confusion. Worth asking about upfront. The property’s listing shows a 12-month minimum, so nail down lease terms before you tour.

The noise complaint from one resident (Seunghun on ModernMsg) mentions hearing downstairs neighbors. On a brand new build, that’s worth paying attention to. Don’t expect the GM to personally respond to your Google review. But you will get a reply.

The Reviews Are Too New to Trust

Twenty Google reviews. Seven on ModernMsg. Zero on ApartmentRatings, Apartments.com, ApartmentList, Yelp, RentCafe, or Facebook. I checked all of them. So the entire review picture for this 336-unit property comes from 27 reviews on two platforms. Almost all five stars. Several posted the same month. And at least one five-star Google review was left by Karolina Araujo, who works at the property as a leasing agent. She’s praised by actual residents too, so her work quality isn’t in question. But a staff member reviewing their own workplace inflates the rating.

This is a property filling up its first round of residents. The real review picture won’t form for another 6–12 months, once maintenance requests pile up, lease renewals happen, and the honeymoon period wears off.

Listing Sites Are Already Getting Facts Wrong

Apartments.com claims Postmaster Flats “has units with in-unit washers and dryers, making laundry day simple for residents.” That’s wrong. The property has washer/dryer connections only. Still Under Construction

One reviewer (L J on Google) noted the property was “still under construction” at the time of their review. The amenity list is long. But confirm which amenities are actually open before you sign. That disc golf course already has one critical review about maintenance (unmowed grass, misaligned tee pads). First-year outdoor amenities at new builds tend to look better on paper than in person.

Hutto Is Not Austin

The marketing leans on being close to Samsung, and that’s fair. But if you’re expecting Austin-level dining, nightlife, grocery options, or transit access, Hutto won’t deliver that. Your restaurant options within a 5-minute drive are limited. There’s no rail service. CapMetro bus options are minimal. This is a car-required community, and you’ll want to factor gas and toll costs into your monthly budget if you’re commuting toward Austin on SH-130.

Washer/Dryer Connections Only

Every unit has full-size washer/dryer connections, but you’ll need to bring or buy your own machines. At a 2026 property in this price range, most renters expect machines included. They’re not.
