Panorama Villas Apartments Austin Review: Honest Review, True Costs, and What Changed Under New Management

Panorama Villas keeps appearing in Southwest Austin apartment searches because the math looks too good. A 1BR starting at $1,215 in the 78735 zip code, with $450 off your first month’s rent. The nearest comparable property (Saint June, 0.38 miles away) starts at $2,283. That price gap gets your attention.

I’ve tracked Austin apartment pricing across 1,000+ properties for the past several years, and I know this property’s history. It used to be called Hudson Miramont. It’s been through at least three management companies: Roscoe Properties, Avenue5 Residential, and now Weidner Apartment Homes (who acquired it on December 30, 2025). That’s not just a name change. The reviews tell two very different stories depending on which management was in charge.

Here’s what the listing sites won’t tell you: this is a 2004 build with washer/dryer connections, not in-unit machines. There’s no pet weight limit, which is rare for Austin. And new management has residents genuinely optimistic for the first time in years. But 2004 construction has trade-offs. And the parking lot history raises questions no listing site will ask for you.

Two stories in the ratings. The 4.2 Google rating and 4.1 ApartmentRatings score look solid, but the older Hudson Miramont ApartmentRatings listing sits at 3.2 from 72 reviews. And the BBB contrast is even sharper: under Avenue5, the property had an F rating with 163 unanswered complaints. Under Weidner? A+. I’ll break down what’s behind those numbers in the reviews section below.

Best For / Skip If

Panorama Villas makes sense if…

You want Southwest Austin pricing without luxury pricing. The cheapest 1BR here starts at $1,215. The nearest competitor, Callista Hill Country (0.55 miles away), starts at $1,217. But AMLI Covered Bridge (0.69 miles) starts at $1,400 and Saint June (0.38 miles) starts at $2,283. For a 2004 build with solid bones, Panorama Villas undercuts most of the immediate competition.

You have a large dog. Panorama Villas’ website says there’s no weight limit. Most Austin apartments cap at 50 to 75 lbs, so that’s a real advantage if you have a bigger dog. That said, there are breed restrictions on 13 breeds (including Pit Bulls, Rottweilers, German Shepherds, Great Danes, and Dobermans), so check with the leasing office before you get attached. If you want to know more about how breed policies actually work, check out our guide to Austin apartments that accept large dogs.

You work from home and need quiet. Multiple reviewers describe the property as “hidden in the hills” and “peaceful.” The location sits on top of a hill off Highway 71, tucked back from the main road. It’s not downtown quiet (nothing is), but it’s about as removed from city noise as you’ll find inside Austin city limits.

You value a responsive management team. Under Weidner, the staff is the thing people praise the most. Charli, Emilee, Jennifer, Junior, and Alex show up in review after review, on Google, ApartmentRatings, and ModernMsg. When the same names keep popping up across different sites, that tells you something.

Skip Panorama Villas if…

You need in-unit laundry. Units have full-size washer/dryer connections, but you’ll need to buy or rent your own machines. There are laundry rooms on site for backup, but this is a dealbreaker for some renters.

You want walkability. This is car-dependent Southwest Austin. The nearest grocery store is a 5 to 7 minute drive. There’s no walking to restaurants or bars from here. If walkability matters, look at our Downtown Austin apartments guide or Central Austin guide instead.

Vehicle security is a high priority. Reviews from the past year mention car break-ins in the parking lot. One resident reported broken glass “all over the parking lots.” The property has access gates, but gated doesn’t mean your car is safe. If you drive something expensive, ask about covered or detached parking ($35 to $150/mo) and consider that trade-off carefully.

Location Deep Dive

What’s Actually Nearby

Panorama Villas sits off Travis Hills Drive, a hillside road that branches off Highway 71 in the Oak Hill area. The property is set back from the highway itself, which gives it the tucked away feel reviewers keep mentioning.

You’ll need to drive for basically everything. The Oak Hill H-E-B (7901 US-290, the newer 90,000 sq ft store) is about 3 miles west. Seven minutes in the car. Jack Allen’s Kitchen Oak Hill sits along Highway 290, about a 5 minute drive. Barton Creek Square Mall is roughly 5 miles northeast, and The Natural Gardener (a large nursery and one of the more interesting stops in the area) is just outside the front gate.

Closest hospital is Ascension Seton Southwest, about 3.4 miles away. Dick Nichols Park, Circle C Ranch Metropolitan Park, and Lady Bird Johnson Wildflower Center are all within 8 miles if you want green space beyond what’s on the property itself.

For schools, the property feeds into Austin ISD: Oak Hill Elementary, Small Middle School, and Austin High School. Verify assignments through the Austin ISD School Finder since boundaries can shift block by block.

Commute Math

Destination Distance Off-Peak Rush Hour Notes
Downtown Austin ~12 mi 18–22 min 35–50 min Via MoPac or Hwy 71 to I-35
Barton Creek Square ~5 mi 10–12 min 15–20 min Via Hwy 71 east
The Domain ~18 mi 25–30 min 50–70 min Via MoPac north
Austin-Bergstrom Airport ~18 mi 25–30 min 35–45 min Via Hwy 71 to 183
Bee Cave / Lakeway ~5 mi 8–10 min 12–18 min Via Hwy 71 west
Apple Park (Parmer) ~22 mi 28–35 min 55–75 min Via MoPac north

Route reality: The Y at Oak Hill (where Highway 290 meets Highway 71) has been under major construction and is one of Austin’s worst chokepoints. If you commute north or east during rush hour, test-drive it before you sign. What Google Maps shows at 2 PM on a Sunday is fiction at 7:45 AM on a Wednesday. The South Austin apartments guide covers this in more detail.

Neighborhood Vibe

Oak Hill is suburban and quiet. There’s no nightlife. There’s no trendy food scene. What there is: Hill Country views, green space, and low traffic noise once you’re off the main roads. The neighborhood feels more like Dripping Springs than Austin proper.

It’s a real trade-off. You’re giving up urban convenience for space, quiet, and lower rent. Remote workers and people commuting toward Bee Cave and Lakeway do well here. But if your life revolves around downtown or East Austin, that 35 to 50 minute rush hour drive will wear on you.

Pricing and True Cost

B3 2/2 1,225 $1,750–$1,770 $1,712–$1,732 Connection
C1 3/2 1,327 $1,955–$1,970 $1,918–$1,932 Connection

*With $450 off first month on 12 month lease

Something to pay attention to on square footage: The 1BR plans range from 704 to 995 sq ft. That’s a big spread. The A3 at 995 sq ft includes a den/study, which is basically a second room without a closet. If you work from home, that plan is worth asking about.

Net Effective Rent Calculation

Let’s do the math on the most common floor plan, the A1 one bedroom at $1,255:

  • Current special: $450 off first month on a 12 month lease
  • Base annual cost: $1,255 × 12 = $15,060
  • Minus concession: $15,060 − $450 = $14,610
  • Divided by 12 months: $1,218/month net effective
  • Monthly savings: $37/month

That’s a modest concession on its own. $37 a month. Not nothing, but not a game changer either. The listing also mentions “save up to $4,500 off move in on select homes,” and RentCafe advertises “up to 6 weeks off move in on select homes.” These seem to be different versions of the same offer, and the actual savings depend on which unit you pick. Six weeks free on a $1,500/month 2BR would save you roughly $2,250. So it’s worth asking the leasing office exactly which homes qualify and how the deal works for your specific unit.

They qualify you on base rent, not net effective. So for the $1,255 plan, you’d need to show $3,765/month gross income (3x) to qualify.

All the Fees

Fee Amount Required?
Application fee $85/person Yes
Admin/move-in fee $250 Yes
Pet deposit $200 If you have a pet
Pet non-refundable fee $300 If you have a pet
Pet rent $25/month per pet If you have a pet
Covered parking $35/month Optional
Detached parking $150/month Optional
Renter’s insurance Required (varies) Yes, $50k liability minimum

Property pays for: Trash and water. That’s worth noting because many Austin apartments charge $30 to $50/month for valet trash and water/sewer fees on top of rent.

True Monthly Cost: What You’d Actually Pay

Here’s a realistic scenario for a 1BR renter with one dog:

Line Item Monthly Cost
Net effective rent (A1 plan) $1,218
Pet rent (1 dog) $25
Covered parking $35
Electric/gas (estimated) $90–$130
Internet (estimated) $50–$70
Renter’s insurance $15–$25
Total $1,433–$1,503

Move in costs for this scenario: first month’s rent ($1,255 minus $450 = $805), admin fee ($250), app fee ($85), pet deposit ($200), pet fee you don’t get back ($300) = roughly $1,640 at move in.

Screening Criteria

Income Requirement

Weidner requires 3x monthly rent in gross income. Here’s what that looks like across the rent range:

Unit Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
A2 (1BR) $1,215 $3,645 $43,740 ~$21.03
A1 (1BR) $1,255 $3,765 $45,180 ~$21.72
B1 (2BR) $1,515 $4,545 $54,540 ~$26.22
C1 (3BR) $1,955 $5,865 $70,380 ~$33.84

If multiple people are on the lease, incomes combine. Two roommates each earning $2,300/month would qualify for the 1BR. That opens up the 2BR plans for roommate setups too.

Credit Expectations

No published credit score minimum here. What Weidner does is look at your full credit report: current accounts, late payments, collections, bankruptcies, liens, and judgments. They ignore medical collections and home foreclosure collections, which is worth knowing.

Here’s what that looks like in practice for a property at this price point:

600+ credit: Smooth approval, standard deposit. You shouldn’t have any issues here.

550–599 credit: Approval possible, but expect a higher security deposit or you might need a co-signer.

Below 550 credit: Approval gets tough. You’ll probably need a co-signer or guarantor. Weidner does allow guarantors on their leases.

If you have credit concerns, don’t guess. I can tell you before you spend $85 whether your profile fits what this property typically approves. Check our second chance apartments guide for properties with more flexible screening.

What Gets You Denied

Let me be direct about what typically triggers a denial at Weidner properties:

  • Active property debt (money owed to a previous apartment): that’s usually an automatic no
  • Evictions with balances still owed: depends on how recent
  • Not enough income proof: they need to be able to verify it, and it has to come from a legal source
  • Sex offender registry: this is the one thing Weidner specifically screens for in background checks
  • No valid photo ID: they check a government ID in person before you move in
  • No renter’s insurance: you’ll need a policy with at least $50,000 in liability coverage before move in day

What’s unusual here: Weidner only checks the sex offender registry. They don’t run a full criminal background check beyond that. So if you have something on your record that isn’t a sex offense, this property won’t screen for it. Most Austin apartments do.

The Application Process

  1. Apply online through the Weidner/RentCafe portal. Every adult 18+ must apply separately.
  2. Pay $85 per person (you don’t get this back). Earnest money may be required to hold a unit.
  3. Screening checks your credit, rental history, income, and the sex offender registry.
  4. Approval or denial typically within 2 to 5 business days. If approved, sign a 12 month minimum lease.

What separates working with a locator from applying blind: I can tell you whether you’re likely to qualify before you spend $85 finding out. If Panorama Villas’ screening looks tight for your situation, I know which nearby properties have more flexibility. And I reimburse your application fee upon approval when you list me on your application.

Resident Reviews Decoded

Listing sites show you a 4.2 rating and call it a day. That number is useless without context. I went through every review I could find: 114 on Google, 112 on ApartmentRatings (plus another 72 under the old Hudson Miramont name), 39 on ModernMsg, and whatever was on ForRent and ApartmentHomeLiving. Here’s what actually showed up over and over.

Review Pattern Analysis

Theme Mentions Trend Source
Staff praise (Charli, Emilee, Jennifer, Junior, Alex) 28+ (“friendly staff” tag) + dozens more by name ↑ Strong since Weidner took over Google, ApartmentRatings, ModernMsg
Maintenance responsiveness 11+ (quick maintenance + responsive staff tags) ↑ Improving under Weidner Google, ModernMsg
Views / peaceful setting 8+ (hill country views, peaceful atmosphere, location) → Steady Google, ForRent, ApartmentHomeLiving
Vehicle break-ins / theft 4–5 reviews across platforms → Concern (pre-Weidner, some recent) Google, ApartmentRatings
Building age / thin walls 3–4 reviews → Ongoing (structural) Google, ApartmentRatings
Valet trash pickup issues 2–3 reviews → Reported under Avenue5 ApartmentHomeLiving, ForRent
Maintenance volume (1 resident: 18 issues in 1 year) 1 review → Isolated but specific ApartmentRatings

What Residents Consistently Praise

The staff is the story here. Charli, Emilee, Jennifer (Jen), Junior, Alex, and Mario appear by name in dozens of reviews across multiple platforms. You don’t see that often. Most apartment reviews either say “staff is nice” generically or complain. Here, residents are calling out specific people and describing specific interactions.

Junior and Mario on the maintenance team get praised a lot for fast turnarounds. One reviewer had an AC issue fixed before lunch. Another got same-day patio door repairs. That kind of speed isn’t typical at a property this age.

Long-term residents tell the most important story. Valerie Jean has lived there 17 years. Melanie Ross, 7 years. Dennis Palafox, 5 years. Several of them say the same thing: Weidner is the best management this property has had. When people who’ve lived through multiple management changes all land on the same conclusion, that carries weight.

What Residents Consistently Criticize

Cars getting broken into. That’s the most consistent negative across platforms. Diana Hajali dropped her rating to 4 stars over it. T S reported it happening weekly, with broken glass across the parking lots, plus a harassment incident in the gym. Most of these reviews are from the Avenue5 era, but it’s still worth asking the current team what they’ve done about parking lot security.

Building age comes up in a handful of negative reviews too. Seth-Michael Wiedmer mentioned thin walls, a cockroach infestation on move in, and water issues. At 22 years old, this isn’t an ancient building by Austin standards (plenty of properties are from the 1970s and 1980s). But two decades of wear means plumbing and pest issues can pop up.

How Management Responds

Nearly every Google review gets a response from management now. Positive and negative. And the responses are mostly personalized, not copy-paste templates. They actually talk about the specific points the reviewer brought up. Under Avenue5, the responses were more generic. Same pattern as everything else with this management change.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

You’re Betting on New Management Staying Good

Weidner acquired this property on December 30, 2025. The reviews since then have been overwhelmingly positive.

But here’s what you should know: under Avenue5, the BBB file shows an F rating with 163 unanswered complaints and 47 unresolved complaints. Under Weidner, it’s an A+. That’s a huge swing, and the resident reviews back it up.

The catch? This property has been through at least three management companies (Roscoe Properties, Avenue5, Weidner). The same residents praising Weidner today praised previous teams before things went downhill. Whether this keeps up for 2 years or 10 years, nobody knows.

The Parking Lot Security History Is Real

Vehicle theft and vandalism come up across the reviews. One reviewer specifically called out “broken glass all over the parking lots.” Access gates help, but gated communities still see car crime. Keep valuables out of sight if you park in the open lot. Covered parking at $35/month or detached parking at $150/month helps, but neither is a guarantee.

You’re Buying Washer/Dryer Connections, Not Machines

Every floor plan says “Fullsize Connection” in the listing. What that means: hookups in your unit, but no machines. You’ll need to buy or rent your own washer and dryer. Budget $600 to $1,200 to buy a set, or $40 to $60/month to rent. Laundry rooms on site are there as backup, but this is a real cost that doesn’t show up in the rent.

2004 Construction Has a Ceiling

Built in 2004. Not old enough for the serious plumbing and electrical problems you see in 1970s and 1980s buildings, but old enough that finishes are showing wear. Cabinet wood coverings and wall quality came up in reviews. This isn’t a fully renovated property with brand new everything. It is what it is: a well-maintained building that’s been around for 22 years, with the limitations that come with that.

FAQ

Does Panorama Villas allow pets?

Yes. Up to 2 pets with no weight limit per the property’s website. Breed restrictions apply to 13 breeds (Pit Bulls, Rottweilers, German Shepherds, Dobermans, Great Danes, Akitas, Chow Chows, Saint Bernards, American Bulldogs, Wolf Hybrids, and Staffordshire mixes). You’ll go through a pet screening service before approval. Costs: $200 refundable deposit, $300 non-refundable fee, and $25/month pet rent per pet.

What credit score do I need for Panorama Villas?

Weidner doesn’t publish a minimum credit score. They look at the full credit report, your income, and your rental history together. At this price point, 600+ typically gets smooth approval. Below 550, you’ll likely need a guarantor.

What utilities are included at Panorama Villas?

Trash and water are included in rent. You’ll pay separately for electricity, gas, and internet. Gas appliances are in the units, so expect both an electric and gas bill. Budget $90 to $130/month combined for utilities.

Is Panorama Villas the same as Hudson Miramont?

Yes. Same place, different name. It used to be Hudson Miramont, and it’s had several management companies run it over the years, including Roscoe Properties and Avenue5 Residential. Weidner Apartment Homes bought it on December 30, 2025 and renamed it Panorama Villas.

What’s the commute from Panorama Villas to downtown Austin?

About 12 miles. Off-peak, expect 18 to 22 minutes. Rush hour stretches that to 35 to 50 minutes, and the Y at Oak Hill construction can make it worse on any given day.

Does Panorama Villas have in-unit washer and dryer?

No. Units have full-size washer/dryer connections, meaning you bring your own machines. There are laundry rooms on site if you need them.

What’s the parking situation at Panorama Villas?

Open surface lot parking is included. Covered parking is $35/month. Detached parking is $150/month. There are access gates, but car theft has been reported in the lot in the past.

When was Panorama Villas built?

  1. It’s 22 years old with no major renovation on record. Weidner has been making improvements since they took over in December 2025, but the bones of the building are original.

Does Panorama Villas do criminal background checks?

Only for the sex offender registry. Weidner doesn’t run a full criminal background check beyond that. If you’ve had trouble getting approved at other properties because of your record, this policy is worth knowing about.

What school district is Panorama Villas in?

Austin ISD. The property feeds into Oak Hill Elementary, Small Middle School, and Austin High School. Always verify current assignments through the Austin ISD School Finder since boundaries change.

The Bottom Line: Is Panorama Villas Worth It?

Panorama Villas delivers real value for Southwest Austin. A 1BR starting at $1,215 in the 78735 zip code. No pet weight limit. Trash and water included. And a management team that has earned genuinely positive reviews since taking over. Those aren’t marketing claims. Those are numbers you can check.

What’s the catch? Building age and what comes with it. A 22 year old property with washer/dryer hookups instead of machines included. Finishes that show their age. And a parking lot security history that deserves a direct question during your tour.

This property makes sense if: you want Southwest Austin pricing without paying for new construction, you have a large dog and need a place with no weight limit (just watch for the breed restrictions), you work from home and want quiet over walkability, or you have something on your criminal record and keep getting screened out at other properties (Weidner only checks sex offender registry).

Skip it if: you need laundry machines already in the apartment, walkability is a priority for you, the parking theft history makes you uneasy, or you want brand new finishes and don’t want to deal with a 2004 build.

The first-year math works, especially if you can land one of the “up to $4,500 off move in” deals on select homes. The wild card is whether Weidner keeps up the momentum. Right now, the trend is positive.
