The Pricing Here Doesn’t Match The Building Age For Rent

Marquis SoCo Apartments Review: 2014 Build, Sub-$1,000 Net Rent, and What the Listing Sites Leave Out

A 2014 build in South Austin’s 78745 corridor with 1-bedroom net effective rent starting in the $920s. That number stopped me when I ran it. I track Austin rental pricing daily through ApartmentData.com and direct community contacts, and properties built after 2010 with stained concrete floors, attached garages, and gated access almost never price this low after concessions. Marquis SoCo is running up to 8 weeks free right now on 12-month leases, and the math drops the smallest one bedroom from $1,112 down to roughly $929 per month.

So what’s the catch? A few things. This 140-unit property doesn’t pay locator commissions, meaning I earn nothing by placing you here. I’m covering it because the value is real and renters keep asking about it. But the listing sites won’t tell you about the noise transfer between floors, the breed restrictions that rule out several popular dogs, or the $50/month in mandatory fees that don’t show up in advertised rent. ApartmentHomeLiving’s pricing comparison has Marquis SoCo running 28.7% below the Sweetbriar area average and 25.1% below Austin’s citywide average. The price gap is real.

With roughly 170+ reviews across Google, ApartmentRatings, Yelp, RentCafe, ApartmentHomeLiving, and Facebook, that’s more reviews than most 140-unit places get. The 4.3 on Google is the number I’d trust most. I’ll break down what’s behind it below.

Best For / Skip If

Best For

You want newer construction at prices you’d see at older buildings. The 8-week concession drops net effective rent on a 1BR to roughly $929–$1,102 depending on floor plan. That’s what you’d expect to pay at a 1985 renovation, not a 2014 build with granite counters and stained concrete. If your budget tops out around $1,100 for a one bedroom and you don’t want to sacrifice build quality, this is one of the few places in 78745 where the math actually works right now.

You have a dog with no weight limit concerns. Marquis SoCo doesn’t cap pet weight. That’s rare — most Austin apartments cut you off at 50–75 pounds. Got a Lab, Mastiff, or Great Dane? They won’t turn you away on size alone. You’ll pay $400 in nonrefundable pet fees and $20/month pet rent per pet, but you won’t get auto-declined for having a big dog. Pet owners with larger dogs should also check out our guide to Austin apartments that accept large dogs.

You prefer a small community. 140 units across 3 stories. That’s small by Austin standards. The small-community feel shows up in review after review. You’ll know your neighbors. The pool won’t be packed. The dog park won’t feel like a zoo. If you’ve lived at a 400-unit complex and hated it, this is the opposite.

You need an attached garage. Several floor plans include private attached garages with a dedicated spot inside and one in front. Garage units cost more, but if you need covered, secure parking for your car, this is built into the floor plan rather than tacked on as an afterthought.

Skip If

Your dog is a restricted breed. The breed list eliminates German Shepherds, Pit Bulls, Dobermans, Rottweilers, Chow Chows, American Bulldogs, American Staffordshire Terriers, and Presa Canarios. If you have any of these breeds or mixes, this property is not an option. Period.

You’re extremely noise sensitive. Multiple residents say they hear their upstairs neighbors. Clearly. One Google review put it this way: “every single step upstairs sounds like it’s made by a giant.” The property removed carpet in favor of stained concrete and vinyl flooring. Great for looks and allergens. Terrible for sound insulation. If you’re a light sleeper or work from home on calls, request a top floor unit or keep looking.

You need transparent screening criteria. CWS doesn’t publish credit minimums, income multiplier specifics, or lookback periods. If you have credit or background concerns and need to know your odds before applying, the screening here is more of a black box than properties that post their thresholds.

Location Deep Dive

What’s Actually Nearby

Marquis SoCo sits on William Cannon Drive, just east of South Congress Avenue. This is central South Austin, not the trendy SoCo strip with vintage shops and $7 lattes. The “SoCo” branding is generous. The actual walkable South Congress district is about 5 miles north.

What you do get within a few minutes: H-E-B at I-35 and William Cannon is about 1.5 miles east. Southpark Meadows is 2 miles south with Target, Best Buy, Ross, and a dozen restaurants. There’s a gas station next door, and you can walk to Little Darling restaurant. Cannon Square and Four Corners Shopping Center are both under half a mile.

You’ll drive for most errands, but everything you need is within five minutes. Outdoor access is solid: McKinney Falls State Park is about 5 miles east, and the Onion Creek Greenbelt is nearby for trail running and hiking. If you want South Austin apartments with genuine walking distance retail, properties closer to Stassney or South Lamar get you that.

Commute Math

Destination Distance Off-Peak Rush Hour
Downtown Austin ~7 mi 15–18 min 30–45 min
Austin-Bergstrom Airport (ABIA) ~10 mi 20–25 min 25–35 min
The Domain ~15 mi 22–28 min 45–60+ min
St. Edward’s University ~2.5 mi 5–8 min 10–15 min
Tesla Gigafactory (Del Valle) ~12 mi 18–22 min 25–35 min
Southpark Meadows ~2 mi 5 min 5–8 min

Route notes: I-35 or South Congress will be your main routes heading north. Fair warning: I-35 rush hour between William Cannon and Ben White is brutal. And MoPac? Accessible via Slaughter Lane or William Cannon west, but it adds distance to most trips.

The Real Neighborhood Vibe

This stretch of William Cannon is functional, not flashy. Strip malls, gas stations, fast food, and apartment communities. It’s not ugly, but nobody’s posting Instagram stories from this intersection. The property itself is gated and sits back from the road, which helps with noise. Inside the gates, it’s quiet. Outside the gates? Standard suburban South Austin.

Austin ISD serves this area: Pleasant Hill Elementary, Bedichek Middle, and Crockett High School.

Net Effective Rent Calculation

Here’s something listing sites skip entirely. The property advertises “up to 8 weeks free,” which works out to about 2 months free on a 12-month lease. Let me show you the actual math.

Using the daily multiplier method:

1BR (1A) at $1,112/month:

  • Lease term: 365 days
  • Free rent: 60 days (2 months)
  • Multiplier: (365 – 60) ÷ 365 = 0.8356
  • $1,112 × 0.8356 = $929/month net effective
  • Monthly savings vs. listed rent: $183

That means over 12 months, you’re paying $11,148 instead of $13,344. That’s $2,196 back in your pocket.

All the Fees

Required fees (everyone pays these):

Fee Amount Frequency
Application Fee $65 (currently waived) One time
Admin Fee $200 (waived with Look & Lease) One time
Valet Trash $37 Monthly
Amenity Fee $5 Monthly
Pest Control $5 Monthly
Administrative Processing $3 Monthly
Water/Sewer Usage-based (~$30–50) Monthly

Optional fees:

Fee Amount Frequency
Covered Parking/Carport $50 Monthly
Pet Fee (nonrefundable) $400 per pet One time
Pet Rent $20 per pet Monthly
Debit Card Payment Fee $3.95–$9.95 Per transaction
Credit Card Payment Fee 2.95% Per transaction

True Monthly Cost Scenario

Here’s what you’d actually pay each month for the 1A floor plan with one dog:

Line Item Amount
Net effective rent (1A) $929
Valet trash $37
Amenity fee $5
Pest control $5
Admin processing $3
Water/sewer (estimated) $40
Pet rent (1 dog) $20
Monthly total ~$1,039

Move-in costs with current Look & Lease special: $0 application fee + $0 admin fee + $400 pet nonrefundable fee + first month’s rent = roughly $1,512 out the door.

Without the Look & Lease: Add $65 application + $200 admin = $1,777.

Screening Criteria

CWS Apartment Homes doesn’t publish specific credit minimums or detailed screening thresholds for Marquis SoCo. Their website says the usual — credit, criminal history, rental history, employment/income verification. But for renters with screening concerns, “we’ll review your application” isn’t very helpful.

Income Requirements

CWS typically requires 3x monthly rent across their Austin portfolio. They don’t publish the multiplier for Marquis SoCo specifically, but 3x is consistent across every CWS property I’ve tracked. Here’s what that means:

Floor Plan Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
1A (1BR) $1,112 $3,336 $40,032 $19.25
1B (1BR) $1,144 $3,432 $41,184 $19.80
2A (2BR) $1,469 $4,407 $52,884 $25.43
2B (2BR) $1,541 $4,623 $55,476 $26.67

If you’re splitting with a roommate, combined income counts. Two people splitting the 2A at $1,469 each need to earn about $2,204/month individually, which works out to roughly $12.71/hour full time.

Credit Expectations

No published minimum. Based on the building (2014, modern finishes, CWS management) and what I see across comparable properties:

  • 650+: Smooth approval, standard deposit
  • 600–649: Likely approved, may see higher deposit
  • 570–599: Gray area. Strong income helps. Possible with conditions.
  • Below 570: Unlikely without strong compensating factors

If your credit is below 600, I’d recommend pre-screening before spending money on an application. I can give you a realistic read on your odds based on what I know about CWS properties. If Marquis SoCo looks tight, I know which nearby properties are more flexible on screening.

What Gets You Denied

Let me be direct about what typically triggers automatic denial at CWS properties:

  • Active property debt (money owed to a previous landlord)
  • Recent eviction judgments (lookback period not published, but CWS tends to be strict)
  • Insufficient income documentation
  • Felony convictions (individual review, but violent offenses face longer lookbacks)
  • Falsified application information

If you’re dealing with a second chance apartment situation, CWS is not your most flexible option. They’re a large management company with standardized screening. Properties with published thresholds and individual review policies give you better odds.

Application Process

  1. Apply online through CWS’s portal ($65 per person, currently waived with Look & Lease)
  2. Screening includes credit, criminal, rental history, income verification (paystubs or W-2s required)
  3. Preliminary approval via email
  4. Lease signing and move-in cost payment

Here’s what separates working with a locator from applying blind: I can tell you whether your specific profile is likely to pass CWS’s screening before you spend money finding out. If Marquis SoCo looks tight for your situation, I know which nearby properties have more flexibility. That pre-screening saves you real money. Full disclosure: this property doesn’t pay locator commissions, so I have no financial incentive here. I’m recommending it when it fits because the numbers back it up.

Resident Reviews Decoded

I read through 119 Google reviews, 19 ApartmentRatings reviews, and cross-checked against Yelp, RentCafe, ApartmentHomeLiving, ForRent, and Facebook for additional patterns. That’s roughly 170+ reviews across platforms. Individual complaints aren’t that useful. Repeated themes are.

Review Pattern Analysis

Theme Mentions Trend Source
Maintenance responsiveness (positive) 15+ → Steady Google/AR/RentCafe
Leasing staff quality (Rocio praised) 10+ ↑ Recent surge Google
Clean/well-maintained property 12+ → Steady Google/AR/AHL
Small community feel 8+ → Steady Google/AR/Yelp
Noise between floors 4-5 → Steady Google
Guest parking limitations 4+ → Steady Google/AHL/ForRent
Gate/security concerns 3 ↓ Recent concern Google
Pest issues (Building 2) 2-3 → Isolated Google

What Residents Consistently Praise

Maintenance staff. Stephen gets called out by name in at least 5 reviews spanning over a year. Same-day service. Positive attitude. Thorough work. Josue also gets specific praise for handling work orders fast. When individual maintenance techs get praised across dozens of reviews by different people, that’s not cherry-picked marketing. That’s a pattern.

Here’s what happened: CWS posted job listings for a Maintenance Director and Leasing Consultant at Marquis SoCo in late 2025. One Google reviewer from early 2026 said things went downhill “since the previous maintenance team left.” That tracks. But the May and June 2026 reviews? Overwhelmingly positive. Looks like the new crew has found its footing.

Rocio in leasing. Six recent Google reviews specifically praise Rocio for making the tour and move-in process easy. Welcoming, knowledgeable, no pressure. That kind of cluster in a short window tells me the current leasing team is strong.

The community feel. “Small and intimate” comes up over and over in reviews. People know their neighbors here. The pool is relaxed, not a party scene. One long-term resident on ApartmentRatings put it this way: “full of pet lovers” with a pool that’s “truly a relaxing place to be.” And multiple residents have stayed 2-4+ years, which tells you something about whether people actually like living here.

What Residents Consistently Criticize

Floor noise. The most consistent complaint across every platform. One reviewer said the ceilings are “made out of paper.” Another was up at 1 AM listening to stomping from above. This isn’t a management problem. It’s construction. When they pulled up the carpet and put down hard flooring, they removed the only sound buffer between units. No amount of quiet hours fixes that. Your options: top floor unit, or learn to live with footsteps.

Gate and security. One Google reviewer from late 2025 said homeless people were getting into the property and gates were “always breaking.” A separate reviewer from about 3 months ago said someone tried to break into Building 2 and asked whether security actually patrols. But another resident from around the same time praised new parking lot lights and said they feel safe. The gate issue comes and goes. Ask the leasing office about current security measures during your tour.

Guest parking. This complaint shows up across multiple platforms: Google, ApartmentHomeLiving, and ForRent. Guest parking is limited to the area behind Building 2 only. If you regularly have visitors, this matters. Residents with garage units have it better (two dedicated spots), but everyone else is competing for numbered surface spaces and guest access is limited to one small lot. If you have people over often, it’s going to be annoying.

How Management Responds

CWS responds to nearly every Google review, positive and negative. The responses are templated (most signed by “Maggie at CWS Customer Care”) and follow a standard corporate script. When someone complains, they respond and ask them to call. It’s formulaic but consistent. They respond. That matters more than the wording.

The Uncomfortable Truth

No listing site will write this section. I’m not here to kill the deal. I just want you walking in with your eyes open.

The Noise Problem Isn’t Going Away

When Marquis SoCo pulled out the carpet and put in stained concrete and vinyl, the units got better looking. No question. But they also killed the sound barrier between floors. Multiple residents say they hear every footstep from above. This isn’t something maintenance can fix — it’s how the building is built. Management can post quiet hours all day long, but they can’t add insulation between floors without tearing the place apart. If noise bothers you, top floor is your only real option here.

The “SoCo” Name Is Marketing

Marquis SoCo is on William Cannon Drive. The South Congress district that people picture when they hear “SoCo”? That’s about 5 miles north. You’re closer to Southpark Meadows than you are to the “I Love You So Much” mural. Not a knock on the location. William Cannon is functional and centrally located in South Austin. But don’t sign a lease expecting to walk to SoCo restaurants. It’s a 10-15 minute drive in good traffic.

This Property Doesn’t Pay Locators

Full transparency: Marquis SoCo does not pay referral commissions. I make $0 if you move here. I’m writing this review because clients keep asking about the property and the value is genuinely strong right now. But it also means there’s no financial incentive for any locator to send you here, which is why you probably haven’t seen it recommended elsewhere. If you want to work with me on other properties that do pay commissions, I’m happy to help. If Marquis SoCo is the right fit, I’ll tell you that too.

Breed Restrictions Eliminate Common Dogs

The restricted breed list includes German Shepherds, Pit Bulls, Dobermans, and Rottweilers. These are among the most popular dog breeds in the U.S. If you have one of these breeds or a mix, this is an automatic disqualifier. No exceptions, no vet letters, and no published ESA workaround. Ask the leasing office directly about their current policy before applying with a restricted breed.

You’ve seen the full picture now. If Marquis SoCo fits, I can check your screening profile and confirm current availability. If it doesn’t fit, I know every property within a mile of this address and what they’ll approve.

Frequently Asked Questions

Does Marquis SoCo allow pets?

Yes. Up to 2 pets with no weight limit. Expect $400 nonrefundable fee per pet plus $20/month pet rent per pet. Breed restrictions apply to Pit Bulls, German Shepherds, Dobermans, Rottweilers, Chow Chows, American Bulldogs, American Staffordshire Terriers, and Presa Canarios.

What credit score do I need for Marquis SoCo?

No published minimum. CWS screens credit, criminal history, rental history, and income. Based on the building’s age, finishes, and CWS’s screening patterns at similar properties, I’d estimate 600+ for smooth approval. Below 570 gets difficult.

What utilities are included at Marquis SoCo?

None. You’ll pay electric (Austin Energy), water/sewer (usage-based, billed by the property), internet, and renter’s insurance separately. Mandatory monthly fees for valet trash ($37), amenity ($5), pest control ($5), and admin processing ($3) total $50/month on top of rent.

How much is parking at Marquis SoCo?

Standard surface lot parking is included. Covered carport spaces are $50/month. Garage units include a private attached garage with two dedicated spots. Guest parking is behind Building 2.

Is Marquis SoCo a good location for commuting?

It’s solid for South Austin. About 7 miles to downtown (15-18 minutes off-peak, 30-45 in rush hour). Airport is roughly 10 miles east (about 20-25 minutes). I-35 and South Congress are both nearby. It’s car-dependent, but everything you need is within a short drive.

What are the biggest complaints about Marquis SoCo?

Noise between floors is the most consistent complaint. Gate issues and guest parking complaints pop up occasionally. A few reviews from 3-9 months ago mention pest concerns in Building 2 and one attempted break-in. Recent reviews trend positive.

When was Marquis SoCo built?

2014 with no major renovation since. The building has stained concrete floors, granite counters, and stainless appliances. CWS has managed the property since 2019.

What is the lease minimum at Marquis SoCo?

3-month minimum lease. The current 8-week free concession requires a 12-month lease. Shorter lease terms are available but likely won’t include the concession.

The Bottom Line: Is Marquis SoCo Worth It?

The first-year math is hard to argue with. A 2014 build with modern finishes, one bedrooms starting at $929/month after the concession, no pet weight limit, attached garage options, and a gated community of only 140 units. That combination doesn’t exist at many other properties in 78745. And 119 Google reviews at a 4.3 average? That tells you most people living here are happy.

The main trade-off is noise. Hard flooring throughout means you’ll hear upstairs neighbors. That’s not fixable without a top floor unit, and those aren’t always available.

This property makes sense if…

  • Your budget is $1,000–$1,300 for a one bedroom and you want something built after 2010
  • You have a large dog (no weight limit, but check the breed list)
  • You prefer small communities and don’t mind being a few miles south of the trendy SoCo strip
  • You can secure a top floor unit to avoid the noise issue

This property doesn’t make sense if…

  • Your dog is a restricted breed (German Shepherd, Pit Bull, Doberman, Rottweiler, or others on the list)
  • You can’t tolerate any neighbor noise and can’t get a top floor unit
  • You have credit or background concerns and need transparent screening criteria before applying
  • You want walkable access to South Congress restaurants and nightlife

My verdict: Marquis SoCo is one of the better values in the 78745 corridor right now. The concession drops year one into the $920s for the smallest one bedroom. Just go in knowing the noise situation, request the right unit, and you’ll probably like it here.
