Lantana Ridge sits on 55 acres of Hill Country off William Cannon Drive, and the classic one bedrooms run $200-300 less than every competitor within a half mile. I’ve been watching this property’s pricing for a while now as a licensed apartment locator (TX #679806), and the math keeps bringing clients to my inbox asking the same question: what’s the catch?

There are a few catches. This is a 1997 build. The 2014 renovation updated finishes in some units, and Gables Residential is still working through that process. That means you’re choosing between two very different apartments at two very different price points under the same roof. And then there’s the issue that no listing site will mention: vehicle theft and vandalism have become a pattern over the past year, and the gates that are supposed to prevent them aren’t doing the job.

If you’re budget conscious but want to stay in the Oak Hill corridor, Lantana Ridge is one of the few options that keeps a one bedroom below $1,100.

You work in the SW Parkway tech corridor. AMD, NXP, and ARM all have offices nearby. Residents mention this in reviews. Your commute along William Cannon or Southwest Parkway? 10-15 minutes. Compare that to fighting MoPac or I-35 from most other Austin apartments.

What’s Actually Nearby

Lantana Ridge is in East Oak Hill, which sits at the intersection of William Cannon and Highway 290/71. You need a car for everything out here.

Lantana Place shopping center is about a mile east on William Cannon. Basic retail and food. The closest grocery store is the Oak Hill H-E-B at US-290 and FM 1826, roughly 2-3 miles west. There’s also an H-E-B on Brodie Lane about 3-4 miles south.

Dick Nichols Park has a pool, trails, and playgrounds within a few miles. Circle C Ranch Metropolitan Park is a bit further but worth the drive for its trail system. And if you want greenbelt access, Barton Creek’s entry points are 10-15 minutes by car.

Dining? Within 5-10 minutes you’ve got the restaurants along William Cannon and the Sunset Valley area. You’re not walking to any of them, but the drive is short.

Route notes: MoPac (Loop 1) and Highway 290 are your two main arteries. The “Y at Oak Hill” where 290 meets Highway 71 is one of Austin’s worst traffic choke points. It’s been under construction for years and rush hour is still brutal. If your commute goes through that intersection, do a test drive at 7:45 AM before you sign anything.

Neighborhood Vibe

Oak Hill is suburban and quiet. Not a going out neighborhood.

You’re here because you want trees, relative affordability, and a short commute to the tech employers along Southwest Parkway. The tradeoff is that you’ll drive everywhere. And the Y at Oak Hill can turn a 15-minute commute into 40 minutes if you time it wrong.

Classic units are the value play. Renovated units compete with newer communities nearby at similar or higher prices. The decision comes down to whether you’d rather have lower rent with older finishes or pay more for updates that still sit inside a 1997 building. Net Effective Rent

The current special is $1,156 first month’s rent on a 12-month lease. This means your first month is capped at $1,156 regardless of your floor plan’s actual rent.

For floor plans already below $1,156 (all classic 1BRs), there’s no savings from this special. The math only helps if your base rent is above $1,156.

That’s not a big move. This special reduces what you pay in your first month, which helps with the upfront hit, but it doesn’t dramatically change your monthly budget.

Note: The Gables website currently advertises “½ month free on select apartments,” which may be a different or updated deal. Check what the current special is before you apply. So that “$997 apartment” is really a $1,052-$1,087 apartment before utilities, and closer to $1,150-$1,240 all-in. Still cheaper than competitors. But the gap narrows more than you’d think once those mandatory monthly fees stack up.

What Residents Praise

The leasing office staff gets mentioned by name more than I see at most properties. Lizy appears in 8+ reviews across the full timeline. JR in maintenance shows up in 5+ reviews. Kaitlyn, Leslie, and Christina all get named multiple times too. That kind of consistency tells you something. These aren’t random good days.

And maintenance is fast. “Same-day” comes up over and over. One resident called it “hands down the best maintenance out of any complex I’ve lived at.” JR gets most of the credit. He handles requests quickly and gets it right the first time, which matters more than most people realize until they’ve lived somewhere that doesn’t.

The security situation has gotten worse. Go back two years in the reviews and vehicle crime barely comes up. But starting around early 2025, the complaints pile on: car break-ins, stolen wheels, smashed windows. One resident counted nearly 30 incidents during their time here. Another described waking up to shattering glass.

And the gates? Open or broken 80% of the time, according to one reviewer. So much for “gated community.”

Classic units and renovated units share the same address, but you’re getting two completely different apartments. Classic units have W/D connections (you buy your own machines), 2014-era finishes, and lower pricing. Renovated units get supplied W/D, fireplaces, granite, and prices that compete with 2017-2023 construction nearby. If you tour a renovated model and sign for a classic unit to save money, know that what you’re getting won’t look like what you saw.

1997 Construction Has Real Limits

This building is 29 years old. The 2014 renovation updated finishes but didn’t replace plumbing, add wall insulation, or soundproof between units.

Thin walls, neighbor noise, gas appliances, older HVAC, and more ways for bugs to get in. That all comes with a building this age. None of it is unique to Lantana Ridge. It is the reality of 1990s apartment construction in Austin.
