Heritage Pointe Apartments Austin Review: Senior 55+ Tax Credit Housing on Webberville Road
Heritage Pointe starts at $627 a month. That number is real. But it comes with two qualifiers that 90% of Austin renters searching this property don’t realize until they call: you have to be 55 or older, and your income has to fall below a specific cap based on the unit you’re applying for.
This is a Low Income Housing Tax Credit property. Pricing isn’t market rate. It’s tied to Area Median Income tiers, and your household income determines which tier you qualify for. I track pricing across 1,000+ Austin apartment communities, and Heritage Pointe is one of a handful of senior affordable properties in the 78721 corridor that just completed a full renovation. Here’s what listing sites won’t tell you: that renovation fixed the finishes but didn’t fix everything residents were complaining about.

| Google Rating | 3.3 stars (36 reviews) |
That 3.3 Google rating sits in tricky territory. It reflects two different management companies and two different eras.
Heritage Pointe was managed by NuRock until 2024, when April Housing acquired the property and brought in AOG Living. A KXAN investigation in 2023 documented 146 code complaints and 20 repeat code violations under NuRock. The 2025 renovation was funded by $29.3 million in housing bonds through the Austin Affordable Housing Corporation. So the recent positive reviews? Those are from a different management team running a different version of this property. I’ll break down what actually changed below.
Best For / Skip If
Best For
You’re 55+ and need rent below $1,000 in East Austin. Heritage Pointe’s 30% and 40% AMI tiers put 1BR rents at $627 and $878. With the current 1 month free special, those drop even further. Finding anything under $900 for a renovated one bedroom in Austin is difficult. Finding it in a 240 unit gated community with a pool, fitness center, and elevator access? That’s rare.
You income qualify for LIHTC housing and want a recently renovated unit. The 2025 renovation brought quartz countertops, new stainless steel appliances, updated bathrooms, walk-in showers, and new ceiling fans. Recent reviews confirm the units look and feel new. If you’ve been stuck on waitlists at other affordable properties, Heritage Pointe has availability now across multiple AMI levels.
You have a pet under 50 pounds. The $0 pet deposit (just $100 non-refundable and $20/month pet rent) is lower than most Austin apartments. There’s a dog walk trail on the grounds too.
You want East Austin proximity without East Austin market rates. Heritage Pointe sits about 4 miles from downtown with easy access to Mueller and the 183 corridor. Market rate apartments in this same East Austin corridor start at $1,100+ for a one bedroom.
Skip If
You’re under 55. This is a senior community. The age restriction is firm and federally mandated. No exceptions.
Your income exceeds the cap for the unit tier you want. LIHTC properties have income maximums, not just minimums. If you earn too much for a given tier, you don’t qualify for that rent level. I’ll break down the specific caps in the Screening section.
You need strong on site management responsiveness. Google reviews flag management communication issues across several years. Problems with the online rent payment portal, slow follow up on maintenance, and inconsistent office availability come up more than once.
You’re sensitive to construction disruption. The 2025 renovation is recent, and at least one resident reported their unit flooded after remodel work was completed. Mold came up in three separate reviews.
Wondering if Heritage Pointe fits your situation?
Fill out a quick form and I’ll reach out to go over your specifics: income, credit, pets, timeline. I can help you figure out if you’ll qualify for a specific AMI tier at Heritage Pointe, or if another senior affordable community in Austin is a better match. Location Deep Dive
What’s Actually Nearby
Heritage Pointe sits on Webberville Road in the 78721 zip code, east of the 183 interchange. This is Far East Austin. It’s not the walkable part of East Austin packed with bars and restaurants in 78702. You’ll need a car for most errands.
Groceries mean driving to the H-E-B at Mueller, about 2.5 miles west (7 minute drive). Mueller also has Target, Torchy’s Tacos, and a cluster of restaurants within that same radius. For visiting family, the Thinkery children’s museum and Mueller Lake Park are close by.
St. David’s Medical Center is about 3 miles away. Austin Community College’s Eastview Campus is 2.8 miles (about 6 minutes by car).
Public transit exists but it’s limited. Capital Metro runs a bus route to the property, and the Transit Score sits around 40. That’s not a replacement for a car. The MLK Jr. MetroRail station is 2.6 miles away if you need the Red Line.
Commute Math
| Destination | Distance | Off-Peak | Rush Hour |
|---|---|---|---|
| Downtown Austin | ~4 mi | 10-15 min | 20-30 min |
| Mueller H-E-B / Target | ~2.5 mi | 5-7 min | 10-12 min |
| Austin-Bergstrom Airport | ~11.5 mi | 18-22 min | 25-35 min |
| UT Austin Campus | ~5 mi | 12-15 min | 20-30 min |
| The Domain | ~13 mi | 20-25 min | 40-55 min |
| St. David’s Medical Center | ~3 mi | 7-10 min | 12-18 min |
Route note: You’ll primarily use 183 and MLK Blvd to get around. The 183 toll road provides a faster option heading north or to the airport, but tolls run $2-6 depending on time of day. If downtown Austin is your primary destination, the drive is short but rush hour on MLK can double your time.
Neighborhood Vibe
This stretch of Webberville Road is residential and quiet. For a senior community, that’s a selling point. But the immediate surroundings don’t have much walkable retail or dining. Mueller has all of that, and it’s a short drive. Just not a walk.
The 78721 zip code has been changing fast. New construction like Atlas Eastside (0.11 miles away, renting $1,238-$2,474) and Citizen House MLK ($1,376-$2,665) have brought market rate development right to this corridor. Heritage Pointe’s tax credit pricing stands out sharply against those neighbors. A $627 one bedroom next door to a $1,238 one bedroom is a different world.
Pricing and True Cost
Floor Plan Pricing by AMI Tier
Heritage Pointe doesn’t work like a normal apartment. The rent you pay depends on which AMI (Area Median Income) band your household income falls into. Here’s every available floor plan:
| Floor Plan | Bed/Bath | Sq Ft | AMI Tier | Base Rent | Net Effective* |
|---|---|---|---|---|---|
| 1×1 | 1 BR / 1 BA | 750 | 30% AMI | $627 | $575 |
| 1×1 | 1 BR / 1 BA | 750 | 40% AMI | $878 | $806 |
| 1×1 | 1 BR / 1 BA | 750 | 50% AMI | $1,129 | $1,036 |
| 1×1 | 1 BR / 1 BA | 750 | 60% AMI | $1,380 | $1,267 |
| 1×1 | 1 BR / 1 BA | 750 | 80% AMI | $1,882 | $1,727 |
| 2×2 | 2 BR / 2 BA | 1,150 | 30% AMI | $730 | $670 |
| 2×2 | 2 BR / 2 BA | 1,150 | 40% AMI | $1,032 | $947 |
| 2×2 | 2 BR / 2 BA | 1,150 | 50% AMI | $1,333 | $1,224 |
| 2×2 | 2 BR / 2 BA | 1,150 | 60% AMI | $1,634 | $1,500 |
| 2×2 | 2 BR / 2 BA | 1,150 | 80% AMI | $2,237 | $2,053 |
*With 1 month free on 12 month lease
Bonus specials on select units: Heritage Pointe is also advertising reduced rents of $850 for select 1BR units and $750 for select 2BR units. These are promotional rates on specific vacancies. Ask the leasing office which AMI tier and unit numbers qualify.
Net Effective Rent Calculation
I’ll walk through the math on the 1BR at 60% AMI ($1,380/month), since that’s the tier most applicants I work with tend to fall into:
Current special: 1 month free on a 12 month lease
Daily multiplier method:
- Lease term: 365 days
- Free rent: 30 days (1 month)
- Multiplier: (365 – 30) ÷ 365 = 0.9178
$1,380 × 0.9178 = $1,267/month net effective rent
That’s $113/month in real savings over the lease term, or $1,356 total.
For the 30% AMI tier ($627 base): $627 × 0.9178 = $575/month net effective
All the Fees
| Fee | Amount | Required? |
|---|---|---|
| Application Fee | $18 | Yes |
| Admin Fee | $0 | Yes (waived) |
| Security Deposit | Confirm with leasing office (previously $500 under prior management) | Yes |
| Pet Non-Refundable Fee | $100 per pet | If applicable |
| Pet Monthly Rent | $20 per pet | If applicable |
| Trash | $0 (property pays) | N/A |
| Parking | Free (surface lot) | N/A |
That $18 application fee is one of the lowest in Austin. Most properties charge $50-75. No admin fee. Free parking. And trash is included in rent, which saves you another $25-40/month compared to the mandatory valet trash fees at most Austin apartments. Those small numbers add up.
True Monthly Cost Example
Here’s what a 1BR at the 50% AMI tier actually costs with one pet:
- Net effective rent: $1,036
- Pet rent (1 pet): $20
- Renter’s insurance (estimate): $15
- Electric/gas (estimate for 750 sq ft): $80-120
True monthly cost: roughly $1,151-$1,191
No parking fee. No trash fee. No admin fee. At this tier, for a renovated one bedroom in a gated Austin community with a pool and fitness center, that monthly number is hard to match anywhere else.

Screening Criteria: Income Caps, Not Just Income Minimums
This is where Heritage Pointe works differently from market rate apartments. It’s a LIHTC tax credit property, so your qualification depends on earning below a certain threshold, not above one.
How LIHTC Income Qualification Works
Every unit here is assigned an AMI (Area Median Income) tier: 30%, 40%, 50%, 60%, or 80%. Your total household income has to fall at or below the limit for the tier you’re applying to.
The Austin-Round Rock metro area’s FY 2026 Median Family Income is $134,400. I calculated the caps below from that number, adjusted for household size the way HUD does it (70% for one person, 80% for two person). Exact limits for this property are available through the TDHCA Project Income and Rent Tool or by calling the leasing office.
| AMI Tier | 1-Person Cap | 2-Person Cap | 1BR Rent | 2BR Rent |
|---|---|---|---|---|
| 30% | ~$28,200/yr | ~$32,250/yr | $627 | $730 |
| 40% | ~$37,650/yr | ~$43,000/yr | $878 | $1,032 |
| 50% | ~$47,050/yr | ~$53,750/yr | $1,129 | $1,333 |
| 60% | ~$56,450/yr | ~$64,500/yr | $1,380 | $1,634 |
| 80% | ~$75,250/yr | ~$86,000/yr | $1,882 | $2,237 |
So if you’re a single person earning $45,000 a year, you’d qualify for the 50% AMI tier ($1,129/month for a 1BR) but not the 40% tier. If you earn $60,000, you’d qualify for the 80% tier but not the 60% tier.
Age Requirement
Heritage Pointe is designated 55+ senior housing. At least one person in the household must be 55 or older. This is a federal designation, not a property preference. There’s no flexibility on this.
Credit and Background Screening
Heritage Pointe doesn’t publish a specific credit score minimum or background check policy. That’s common for LIHTC properties. In my experience working with tax credit communities in Austin, screening tends to be more flexible than market rate. But “flexible” doesn’t mean “no screening.” You’ll still go through a background and credit check. If credit or background issues are part of your situation, check out my breakdown of second chance apartments in Austin for properties with documented flexible screening.
Here’s what I’d recommend: contact the leasing office directly at (877) 592-6492 or email heritagepointe@aogliving.com to ask about their specific screening criteria before you apply. That $18 app fee is low, but there’s no reason to waste it.
Application Process
- Contact the leasing office to confirm income eligibility for your target AMI tier
- Submit income documentation (tax returns, pay stubs, Social Security statements)
- Complete the application ($18 fee per person)
- Wait for income verification and background screening (timeline varies)
LIHTC applications ask for more paperwork than a standard lease. The property has to verify your income falls within the allowed range, so expect to provide two years of tax returns, current pay stubs or benefit statements, and bank statements.
What a locator can help with here: LIHTC eligibility gets complicated fast, especially if your income sits close to a tier boundary or you have multiple income sources. I can help you figure out which tier you likely qualify for and whether Heritage Pointe or another senior affordable community is the better fit, before you start gathering documentation. My service is free. Fill out the form and I’ll reach out.
Resident Reviews Decoded
Listing sites show you a 3.3 rating and call it a day. That number? Useless without context. I read through all 36 Google reviews, checked Yelp, Apartments.com, ApartmentRatings, Facebook, After55, and Caring.com, and pulled the 2023 KXAN investigative report. Here’s what’s actually going on.
Review availability across platforms: Google has 36 reviews at 3.3 stars. Facebook has 7 reviews with only 56% recommending (mostly from the NuRock era). Apartments.com, Yelp, and ApartmentRatings have zero reviews or no listing at all. After55 and Caring.com are listing pages with no resident feedback.
Google is doing all the heavy lifting here. And those 36 reviews span two completely different management eras.
Review Pattern Analysis
| Theme | Mentions | Trend | Source |
|---|---|---|---|
| Helpful/friendly staff | 13 of 36 | → Steady positive (both eras) | |
| New renovations praised | 5 of 36 | ↑ Recent (AOG Living era) | |
| Mold/flooding issues | 4 of 36 | → Ongoing concern | |
| Management complaints | 4 of 36 | ↓ Concentrated in NuRock era | |
| Elevator issues | Multiple | Documented in KXAN report (2023) | Google, KXAN |
| Code violations | 146+ complaints | Historical (NuRock era) | KXAN, City of Austin |
| Fire alarm problems | 1 of 36 | Isolated but severe |
What Residents Praise
Staff gets called out by name, and that tells me something. Tina in leasing earned praise from three separate reviewers. One of those reviewers was a property manager herself who said she’d “hire her immediately.” Mr. Lewis on maintenance was described as someone who “keeps the grounds clean, helps everyone in complex.” Lena Solis got credit for making the application process easy. And Kristen, a newer property manager, was called “200% better than the previous manager.”
Recent reviews tell a consistent story: people who moved in after the renovation are happy. Randy Thompson said “everything is brand new, super nice and clean.” Mel described the apartments as “beautiful on the inside” and highlighted the pool area.
What Residents Criticize (And What’s Changed)
This is where the management change matters.
Under NuRock (pre-2024), Heritage Pointe had serious documented problems. KXAN’s May 2023 investigation found 146 code complaints since 2020, 20 repeat code violations since 2014, and the property was registered with the City of Austin’s Repeat Offender Program. Residents formed their own Heritage Pointe Tenants Association to push for better conditions. The organizer, Clifford Lee, received a lease violation notice for “slandering the company” after submitting a complaints box to management. A disabled Army veteran told KXAN he was trying to move out because elevators were “always broken.”
That was NuRock’s Heritage Pointe.
In 2024, April Housing acquired the property with $29.3 million in bond financing through the Austin Affordable Housing Corporation. AOG Living replaced NuRock. The renovation followed in 2025.
Google reviews from the past six months run mostly positive, reflecting the new management and renovated units. But the flooding and mold report from Samantha Elias happened after the renovation was completed. That raises a real question about whether the rehab fixed what’s underneath the new finishes, or just covered it up.
How Management Responds
AOG Living responds to nearly every Google review. That’s good. The problem is what they say. Positive reviews all get the same “we are so happy you have had this experience here at Heritage Pointe!” copy. Negative reviews all get “we take our reviews very seriously.” Word for word, every time. That template pattern tells you something about how personalized their communication will be when you actually have a maintenance issue. But they’re responding. NuRock, during the period KXAN documented, wasn’t even doing that.
The Uncomfortable Truth
No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.
This Property Had 146 Code Complaints Under Previous Management
Between 2020 and 2023, Heritage Pointe accumulated 146 code complaints with the City of Austin. 121 of those were structure condition violations. The property landed on Austin’s Repeat Offender Program after 20 repeat code violations since 2014.
KXAN’s 2023 investigation documented the worst of it: elevator breakdowns that left disabled seniors climbing stairs, homeless individuals in stairways, and a tenant association organizer who got a lease violation for raising complaints. All of this happened under NuRock management.
AOG Living and the new ownership took over in 2024. They completed the renovation in 2025. The question you need to ask on your tour: has the new management actually fixed the structural and safety issues that triggered those 146 complaints, or just the cosmetic ones?
The Renovation Didn’t Fix Everything
New countertops, appliances, bathrooms, light fixtures. The cosmetic update is real. But at least one unit flooded after the remodel was complete, and mold appeared on the walls. That’s a 2004 building. Renovations can fix what you see without touching what you can’t: plumbing, drainage, structural issues.
The elevator breakdowns documented in 2023 were infrastructure failures, not cosmetic ones. On your tour, ask specifically about elevator reliability, whether your unit has had any water issues since the renovation, and what happened with the code violations that triggered the Repeat Offender registration.
The Online Rent Payment System Has Problems
DeNese Lara’s review describes a payment portal where “the information that is entered is incorrect” and login credentials stop working month to month. Daniel Butler reported that legal aid offered $4,200 toward rent and the on site manager rejected the funds. Two complaints out of 36 isn’t a trend. But if you’re on a fixed income and a late payment triggers fees, a broken payment portal isn’t a small problem.
0% Locator Commission Means Limited Advocacy
I’m going to be transparent here. Heritage Pointe does not pay locator referral commissions. That means I can help you figure out if you qualify and point you in the right direction, but I can’t place you here the way I can at properties that work with locators directly. If Heritage Pointe doesn’t work out, I can help you find alternatives. But for this property specifically, you’ll be applying on your own.

Frequently Asked Questions
Is Heritage Pointe really only for people 55 and older?
Yes. Heritage Pointe is federally designated as senior 55+ housing. At least one household member must be 55 or older. This isn’t a property preference. It’s federal law.
What credit score do I need for Heritage Pointe?
Heritage Pointe doesn’t publish a credit minimum. LIHTC properties tend to screen more flexibly than market rate apartments, but that doesn’t mean no screening at all. Call the leasing office at (877) 592-6492 and ask about their current criteria before you apply.
What utilities are included in rent?
Trash removal is included (property pays). You’ll pay for electricity and gas separately. Units have gas appliances. Nobody publishes the water and sewer billing for this property. Some LIHTC properties include water in rent. Others split it across all units based on building usage. Ask the leasing office at (877) 592-6492 exactly how water is billed before you sign.
Does Heritage Pointe allow pets?
Yes. Up to 2 pets, 50 pounds maximum each. There’s a $100 non-refundable pet fee per pet plus $20/month pet rent. Breed restrictions apply. Pet screening through a third party service is required.
What’s the current move-in special?
As of June 2026, Heritage Pointe is offering 1 month free on a 12 month lease, plus reduced rents of $850 for select 1BR units and $750 for select 2BR units. Specials change, so confirm directly with the leasing office.
Is parking free?
Yes. Heritage Pointe has a free surface parking lot. There’s no covered or garage parking option.
When was Heritage Pointe last renovated?
Built in 2004. The 2025 renovation brought quartz countertops, stainless steel appliances, updated bathrooms with walk-in showers, new light fixtures, and ceiling fans. Units look and feel new inside. The building structure is still 22 years old.
How do I know which AMI tier I qualify for?
Your household income determines your tier. They’ll verify your income when you apply. You can also check the City of Austin income and rent limits page for current thresholds, or contact me and I can help you figure it out.
What are the biggest complaints from residents?
Reviews from before the renovation mention worn down units, management communication problems, and maintenance delays. Since the renovation, the main concern is a flooding/mold incident in at least one unit after remodel work. One thing both old and new reviews agree on: the staff is friendly.
The Bottom Line: Is Heritage Pointe Worth It?
Here’s what Heritage Pointe gets right: a recently renovated, gated senior community with rents starting at $627/month. Elevator access. Pool. Fitness center. Pet friendly policies with low fees. The $18 application fee, $0 admin fee, and free parking keep move-in costs low. The 2025 renovation, funded by $29.3 million in housing bonds, brought modern finishes to a property that desperately needed them.
And here’s what you’re weighing against that: a rough history. 146 code complaints. A Repeat Offender Program registration. A KXAN investigation. All under the previous management company. New ownership and new management took over in 2024. Recent reviews are positive. But this is still a 2004 building, and the flooding report from at least one resident after the renovation raises a fair question. Did the rehab address infrastructure, or just surfaces?
This property makes sense if…
- You’re 55+ and income qualify for any AMI tier from 30% to 80%
- You want a renovated unit in East Austin at below market rates
- You need elevator access and senior focused amenities
- You’re comfortable that the management change and renovation represent a genuine reset
This property doesn’t make sense if…
- You’re under 55 (no exceptions)
- Your income exceeds the 80% AMI cap for your household size
- The code violation history and Repeat Offender registration concern you, even with new management
- You’re sensitive to potential water or mold issues in older construction
My verdict: the pricing is real, and the renovation is real. The management change from NuRock to AOG Living is a meaningful reset. But “reset” isn’t “proven.” If you qualify, tour it. Ask hard questions about the infrastructure repairs. And decide for yourself whether you’re betting on the new direction or staying cautious about the old pattern.
If Heritage Pointe doesn’t fit, I cover apartment options across East Austin, South Austin, Central Austin, and North Austin on this site.
