Elan Apartments Austin Review: 8 Weeks Free, 1BRs from $764 Net in 78750 — For Rent

When you look at as many Austin apartments as I do, pricing patterns jump off the page. Elan keeps showing up in my Northwest Austin client searches because of one number: eight. Eight weeks free. On a property where classic one bedrooms start at $902, that special drops your net effective rent into the $700s. As a licensed apartment locator (TX #679806), I’ve tracked Austin pricing for the past several years. That kind of math in the 78750 zip code is hard to beat right now.

But here’s what the listing sites won’t tell you: this is a 2007 building that’s been through three management companies. The reality is that noise levels, gate reliability, pest history, and the finishes in your unit are what’ll make or break your experience here. I pulled reviews from Google, ApartmentRatings, Birdeye, and Yelp to give you the full picture, not just the recent 5-star burst.

Application Fee $40 per applicant (non-refundable)
Google Rating 4.3 stars (318 reviews)
ApartmentRatings 3.8 stars (277 reviews)

The Google and ApartmentRatings scores tell different stories. Google’s 4.3 across 318 reviews leans positive. The last 12 months of reviews are almost all 5 stars. ApartmentRatings’ 3.8 across 277 reviews breaks it down differently: noise scored 2.9/5, safety 2.7/5, and maintenance 3.4/5. I’ll break down what’s driving that gap and what it means for your daily life.

Best For

You’re looking for the lowest net effective rent in the 78750 zip code. Eight weeks free on a 12 month lease brings the lowest classic one bedroom ($902 base) down to about $764 a month. Even the mid-range A1B at $930 drops to $787. Good luck finding that anywhere else along the 183 corridor right now. If you’re comparing communities along Research Boulevard or near the Arboretum, run the net effective math before you decide.

You want responsive management and you’re tired of being ignored. This is where Elan stands out. Of 318 Google reviews, the staff praise is overwhelming. Whitney (the community manager), Micah, Courtney, Rene, Aaron, Josue, and Francisco all get called out by name. Not once or twice. Over and over, for months. That’s not a one time burst of good feedback. That pattern has held for over a year. If your last apartment experience involved filing maintenance requests into a black hole, this is a different situation.

You have a pet and want a fenced community. Elan is a gated, fenced community with a dog park and pet wash station. The $500 pet fee and $35 monthly pet rent are pretty standard. If you’re looking for pet friendly apartments in North Austin, this checks most boxes.

Skip If

You’re sensitive to noise between units. One resident wrote about hearing nearly every footstep from the upstairs neighbor. Elan was built in 2007 with standard wood frame construction. The walls and floors block noise about as well as you’d expect from a building this age. Not terrible, but not what you’d get in a 2020 concrete build. Building 10 in particular gets complaints about barking dogs.

You need guaranteed parking near your building. If you live past building 5, parking gets tight. One reviewer called it “very limited in the back.” You can get covered parking or a garage, but you’ll pay extra. But if you’re in one of the rear buildings and don’t want to pay for a garage, you may end up walking.

You want brand new finishes throughout. The classic (unrenovated) units have the original 2007 finishes. They’re functional but dated. The renovated units are nicer, but you’ll pay $200–$400 more per month for them. If you’re expecting the kind of finishes you see in a 2020 or newer build, Elan won’t match that unless you’re in a renovated unit.

Location Deep Dive

What’s Actually Nearby

Elan sits right off US-183 (Research Boulevard) in the Hunter’s Chase area of Northwest Austin. The highway access is the main draw here: you can be on 183, MoPac, or I-35 within minutes. The flip side is that you’re living next to a highway, though several residents say the buildings do a decent job blocking road noise.

Groceries are close. H-E-B and Walmart are both a short drive down 183. The Arboretum shopping center is about 3 miles south, and The Domain is roughly 5 miles southeast. You’ll find food trucks, parks, and a Starbucks machine in the clubhouse if you need a coffee fix without leaving the property.

Shopping centers are walkable. Hunter’s Point Retail Park is a 7 minute walk (0.4 miles), and Chase Pointe Center is about 9 minutes on foot. For anything beyond basic errands, you’ll want a car.

Commute Math

Destination Off-Peak Rush Hour
The Domain 12 min (5 mi) 15–20 min
Apple Parmer Campus 15 min (7 mi) 20–30 min
Downtown Austin 25 min (16 mi) 40–55 min
UT Austin 20 min (13 mi) 35–50 min
Austin-Bergstrom Airport 35 min (27 mi) 45–60 min
Round Rock/Dell HQ 15 min (8 mi) 20–25 min

The morning commute south on MoPac or I-35 is the painful direction. If you work at Apple, Dell, or anywhere in the Round Rock corridor, you’re fighting much less traffic. The nearest MetroRail station (Lakeline) is about 4 miles away, an 8 minute drive. That gives you a rail option into downtown if you’re willing to drive to the station.

Neighborhood Vibe

This is suburban Northwest Austin. It’s quiet, residential, and car dependent. You’re not walking to bars or live music. Instead, you get easy highway access, chain restaurants and retail within a couple minutes, and a calm atmosphere. People who live here keep using the same two words: “peaceful” and “quiet.” One resident has been here six years and says the location is what keeps her. It’s a solid base for someone who works in the tech corridor and wants to come home to a low key environment.

Pricing and True Cost

Plan Sq Ft Base Rent Net Effective (8 wks free, 12 mo lease)
B2A Renovated 956 $1,428–$1,453 ~$1,209–$1,230
B2B Renovated 1,040 $1,465 ~$1,240
B2C Renovated 1,141 $1,634 ~$1,383

Net Effective Rent Calculation

Here’s the math on the most popular plan (A1A classic one bedroom at $902):

  • Base rent: $902/month
  • Special: 8 weeks free on a 12 month lease
  • 8 weeks = 56 free days
  • Daily multiplier: (365 – 56) ÷ 365 = 0.8466
  • Net effective: $902 × 0.8466 = $764/month
  • Monthly savings: $902 – $764 = $138/month

That’s $1,656 in total savings over the lease term. Keep in mind: they check your income against the base rent ($902), not the net effective. So you’d need about $2,706/month gross income to qualify at 3x rent. If you want to compare your options, try our net effective rent calculator.

Fee Breakdown

Required Fees (Everyone Pays)

Fee Amount
Application Fee $40 per applicant (non-refundable)
Admin Fee Contact leasing office (varies by property under Olympus)
Security Deposit Due at lease signing, amount depends on how your application comes back

Optional Fees

Fee Amount
Pet Fee $500 per pet (one time)
Pet Rent $35/mo per pet
Covered Parking Available, contact leasing office for pricing
Detached Garage Available, contact leasing office for pricing
Valet Trash Included

True Monthly Cost Scenario

A renter in a classic A1B one bedroom (709 sqft) with one dog:

  • Base rent: $930
  • Pet rent: $35
  • True monthly cost: $965/month (before net effective discount)
  • Net effective with 8 weeks free: ~$822/month

The gap between the advertised $930 and the true cost of $965 is only $35 for pet rent. That’s actually reasonable compared to properties that stack on trash fees, amenity fees, and technology packages. Elan includes valet trash and washer/dryer in unit. A lot of communities charge extra for both.

Screening Criteria

So what happens when you apply? Elan doesn’t publish their exact credit or background cutoffs online. What I do know: the application fee is $40 per person (non-refundable), and Olympus Property runs credit, employment, landlord history, references, and criminal background checks. They say results come back within 3 business days. The income and credit numbers below are based on what I see at similar properties in this price range. Call the leasing office to confirm before you apply.

Income Requirement

Unit Type Base Rent Monthly Income (3x) Annual Income Hourly (40 hrs)
A1A Classic 1BR $902 $2,706 $32,472 $15.61
A1B Classic 1BR $930 $2,790 $33,480 $16.10
A1C Classic 1BR $1,132 $3,396 $40,752 $19.59
B2A Classic 2BR $1,265 $3,795 $45,540 $21.89
B2B Classic 2BR $1,316 $3,948 $47,376 $22.78

They check your income against the base (listed) rent, not the net effective amount. So even with 8 weeks free, you still need to show 3x the full base rent. If you’re using a third-party guarantee service, that typically drops the requirement to 2.5x rent at most places in this price range.

Credit Expectations

Based on what I see at properties like Elan:

  • 620+ credit: Smooth approval with standard deposit
  • 580–619 credit: Approval likely with higher deposit
  • Below 580 credit: May require a third-party guarantee or could face denial

Denial Triggers

Things that’ll get you automatically denied at properties like Elan:

  • Active property debt (money owed to a previous landlord)
  • Eviction judgments within 5–7 years
  • Certain felony convictions within lookback period
  • Fraudulent application information
  • Not enough proof of income

Application Process

The general process: apply online, screening takes up to 3 business days, then you get a decision. The application fee is per person, and you don’t get it back.

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass Elan’s screening before you spend the application fee finding out. If Elan looks tight for your situation, I know which nearby communities have more flexibility.

Resident Reviews Decoded

I pulled reviews from Google (318 reviews, 4.3 stars), ApartmentRatings (277 reviews, 3.8 stars), Birdeye (252 reviews, 4.1 stars), and Yelp (two old listings with 29 reviews between them). Here’s what the data shows across all platforms:

Pattern Analysis

Theme Mentions Trend Sources
Staff praise (Whitney, Micah, Courtney) 50+ → Steady positive, 12+ months Google, AR, Birdeye
Maintenance speed (Rene, Josue, Aaron) 25+ ↑ Improving under current management Google, AR
Gate broken (front and/or back) 8+ → Recurring across years AR, Google
Parking problems 10+ → Steady complaint, property-wide AR, Google
Noise between units 6+ → Steady AR, Google
Roaches/pest issues 4+ → Recurring across years AR, Birdeye, Google
Dog waste not cleaned up 5+ → Steady AR, Google
Dumpster overflow 3+ → Intermittent AR

What’s Going Right

The staff is the story here. That holds up across every platform, not just Google.

Whitney, the community manager, gets called out by name in more reviews than I can count. Micah and Courtney in the leasing office get the same treatment. So does the maintenance crew: Rene, Josue, Aaron, Francisco. One reviewer has lived at Elan for six years. Still peaceful, she says. Another is going on four years and still happy. And several residents who renewed their leases say the staff is the reason they stayed.

Here’s something you don’t see often: management responds to every single Google review, and the responses are personalized. Not templates. That alone tells you the office is paying attention.

The recent trend on maintenance is positive. Earlier ApartmentRatings reviews complained about 2 to 4 week waits for repairs. That’s bad. But recent Google reviews consistently praise same-day or next-day turnaround, which lines up with the management changes (Portico → Bell Partners → current Olympus Property).

What’s Going Wrong

ApartmentRatings tells a different story. Noise: 2.9 out of 5. Safety: 2.7 out of 5. Those scores reflect years of reviews under different management teams, so yeah, some complaints are from the old crew. But certain problems keep showing up no matter who’s in the front office:

Gate reliability. The front and back gates keep getting called “often broken” in ApartmentRatings reviews going back years. The back gate doesn’t have a remote opener, so you can’t open it from your car. If you’re choosing Elan partly because it’s gated, know that the gate has a history of being out of service.

Pest issues. I found roach complaints on ApartmentRatings, Birdeye, and at least one Google review. One reviewer said they see roaches occasionally even though the property claims monthly pest control. Another on Birdeye brought up roaches too. The property says pest control is available by request. That means you have to call and schedule treatment for your unit. They don’t spray automatically.

Noise between units. Several people on different review sites talk about hearing footsteps from upstairs. One person said they’ve been woken up at night. Another said when a neighbor’s unit got hardwood floors put in, the noise got worse. Building 10 also gets called out for barking dogs at all hours.

Parking is everywhere. Not just the back buildings. People from all over the complex call it their “biggest challenge” on ApartmentRatings. Visitor spots fill up fast. Get home late, and you’re walking.

The Uncomfortable Truth

No listing site will write this section.

I’m not trying to kill the deal. I want you to know what you’re signing up for so there aren’t surprises after you sign.

This Is a 2007 Building

Elan is 19 years old. The renovated units look updated inside, but the bones of the building haven’t changed. Standard wood frame between floors. Original plumbing and electrical.

What does that mean for your daily life? You’ll hear your upstairs neighbor. If you’re coming from a newer concrete build, the difference will be noticeable. Fair warning: ask to tour a unit on a floor below another occupied unit. That’s the only way to know what the noise is really like.

Renovated vs. Classic Is a Bigger Gap Than You’d Think

The classic units start at $902. The renovated units start at $1,057 (for the same 630 sqft A1A plan). That’s a $155/month premium for updated finishes in the same building with the same walls and the same plumbing. Whether that’s worth it depends on you. If you care more about how the place looks than what it costs, go renovated. If you care about keeping your rent low, the classic units are the play. Tour both before you decide.

The Gate Isn’t As Reliable As “Gated Community” Implies

Elan calls itself a courtesy-gated, fenced community. That’s true on paper. In practice, ApartmentRatings reviews going back years mention the front and back gates being broken frequently. One reviewer called the front gate “often broken.” Another said the back gate doesn’t have a remote, so you can’t buzz back in. If gate security matters to you, ask the leasing office how the gates are working during your tour. Don’t assume “gated” means “always working.”

Pest Control Is By Request, Not Automatic

Here’s something the listing sites won’t mention. I found roach complaints on Google, ApartmentRatings, and Birdeye. Not a lot (4+ mentions across hundreds of reviews), but they keep showing up no matter who’s running the property. That tells me it’s the building, not the management. The property says pest control comes on site regularly but treats individual units by request only. If you move in and see anything, call the office immediately and get on the schedule. Don’t wait.

Parking Is Tight Across the Property

This isn’t just a back-buildings problem. Reviewers from all over the complex mention it. Visitor spots fill up by evening, and if you get home late, you’re walking.

A garage or covered spot fixes it, but that’s more money on top of rent. Ask about parking availability for your specific building before you sign.

FAQ

Does Elan allow large dogs?

Yes, dogs are allowed. Breed restrictions apply, but they don’t list a specific weight limit. The pet fee is $500 per pet with $35/month pet rent. Call the leasing office and ask about breed restrictions before you apply.

What’s included in the rent at Elan?

In-unit washer and dryer, valet trash pickup, and access to all community amenities (pool, fitness center, business center, dog park, grills). Utilities are not included. You’ll set up and pay for electricity, water, gas, and internet separately.

Is Elan gated?

On paper, yes. It’s a courtesy-gated community with a fenced perimeter. But ApartmentRatings reviews mention the gates being broken or out of service multiple times over the years. Ask the leasing office how the gates are working right now before you factor that into your decision.

What school district is Elan in?

Round Rock ISD. The attendance zone schools are Live Oak Elementary (GreatSchools rating 8/10), Deerpark Middle School (4/10), and McNeil High School (7/10).

How far is Elan from The Domain?

About 5 miles, which is a 12 minute drive in normal traffic. During rush hour, it can stretch to 15–20 minutes.

Does Elan have a pool?

Yes. It’s a full-size pool with a sundeck and tanning shelf. Pool hours change by season. The gym is open 24 hours.

Is the 8 weeks free special available on all units?

The listing says “limited time offer and exclusions apply.” That usually means the special only applies to certain units and lease lengths. Ask the leasing office which floor plans and lease lengths qualify before assuming the special applies to the unit you want.

Can I tour Elan without an appointment?

Office hours are Monday through Friday, 9 AM to 6 PM, and Saturday 10 AM to 5 PM. Closed Sunday. Walk-ins are welcome during business hours, but you’ll get more time and attention if you schedule ahead.

Does Elan have a SmartRent system?

Yes. Elan uses SmartRent for smart locks and home access. One reviewer was worried about maintenance using the smart lock to enter without notice. Management’s public response: they don’t enter units without permission.

The Bottom Line

Elan’s math is the strongest argument for this property. Eight weeks free brings the cheapest classic one bedroom down to $764/month net effective in the 78750 zip code. You’re getting washer/dryer in unit, a pool, a 24 hour gym, and a management team that gets called out by name in 50+ Google reviews. The current staff, especially Whitney and the maintenance crew, is a genuine strength. That combination of price and people is hard to match along the 183 corridor right now.

The trade-off? You’re in a 19 year old building that’s been through three management companies. Gates break. Roaches show up in reviews across platforms and years. You’ll hear your upstairs neighbor walk across the room. And good luck finding parking after 8 PM.

This property makes sense if:

  • You want the best net effective price in Northwest Austin and you can handle older construction realities
  • Responsive management and fast maintenance matter more to you than a brand new building
  • You work along the 183/MoPac tech corridor and want a short commute north
  • You’re willing to call the office for pest treatment if you see anything, instead of waiting for them to come to you

This property doesn’t make sense if:

  • You’re noise sensitive and need concrete construction between floors
  • Gate security is a deciding factor and you expect the gate to always work
  • You need reliable parking without paying for a garage
  • Pest issues of any kind are a dealbreaker for you

My honest take: Elan is a strong value play, but it’s not a clean value play. The staff is genuinely good and the price is right. But the building’s age shows up in ways beyond just the finishes: gates break, roaches appear, and you’ll hear your upstairs neighbor. If you go in with realistic expectations about a 2007 property and you prioritize management quality and monthly savings, Elan deserves a tour. If you expect a polished experience where everything just works, you’ll be frustrated.
