Daffan Flats sits on Daffan Lane in the Decker area of northeast Austin. I’ll be straight: this is not the trendy part of town. It’s a developing area east of US-290/SH-130 with a mix of newer apartment buildings and older houses on bigger lots.

Walter E. Long Park is the nearest major green space at 3.8 miles. Lake, trails, picnic areas. For medical care, Cross Creek Hospital is 4.8 miles out (9 minutes by car), and Dell Children’s Medical Center is about 7 miles.
The zoned schools are Decker Elementary and Decker Middle School, both Manor ISD. Manor High School is the zoned high school. This is Manor ISD, not AISD, which matters if you’re comparing school ratings.

If you work in tech, this is where the location pays off. Samsung’s fab on E. Parmer Lane is 10-12 minutes without traffic. Tesla’s Giga Texas facility is under 20 minutes. For renters in the northeast tech corridor, this is one of the shortest commutes you’ll find at this price point.
Downtown is another story. The 30-40 minute rush hour commute on US-290 West can stretch longer during peak season. And there’s no realistic transit option. The nearest MetroRail station (MLK Jr Station) is 7+ miles away.

Be straight with yourself about what Decker is right now. Not Manor’s town center. Not Mueller. It’s a stretch of northeast Austin that’s building up fast but still feels undeveloped. The newer apartment communities (Daffan Flats, The Heights at 8721, Wildhorse Flats) are all on Daffan Lane and Eastern Heights Boulevard, surrounded by open land and older properties.
The Sound Score is 83 out of 100. Calm. Road noise and airport noise aren’t factors out here. But “quiet” also means “not much around.” You’ll drive for dining, entertainment, and most errands.
