Camber Ranch Apartments Austin Review: 6 Weeks Free, 2023 Build, and What 99 Google Reviews Actually Say

Camber Ranch keeps popping up when renters search for newer apartments on the Parmer Lane corridor. The specials are aggressive, the photos look sharp, and the amenities read like a wish list. I track Austin rental pricing daily through ApartmentData.com and direct community contacts, and Camber Ranch is one of over a dozen newer builds in Northeast Austin competing for the same renters right now. That competition is working in your favor.

But here’s what the listing sites won’t tell you: 99 Google reviews tell two different stories. Leasing staff gets praised by name. Pest issues, thin walls, and vehicle break-ins show up enough to be patterns, not one-time complaints. This review breaks down the real numbers, the real screening, and the real downsides so you can decide whether Camber Ranch makes sense for your situation.

Apartments.com Rating 4.6 stars (116 verified reviews; note: residents may receive reward points for posting)

The split between the 3.8 Google rating and the 4.6 on Apartments.com tells a story. Apartments.com verified reviewers “may receive reward points” for posting, which pushes scores up. Nobody’s getting paid to leave a Google review, so the negatives hit harder there.

About half the Google reviews are praise for specific leasing agents by name. The other half describe pest problems, noise between units, and vehicle security issues on a property that’s about three years old. I pulled reviews from both platforms plus ApartmentList, ApartmentHomeLiving, ForRent, Yelp, and Student.com. Here’s what showed up.

Who Camber Ranch Works For

You’re relocating to Austin and need a newer build near the tech corridor. Camber Ranch sits on East Parmer Lane with direct access to I-35 and Highway 130. Samsung Austin Semiconductor is roughly 5 miles east. The Domain is about 8 miles west. If you’re coming from out of state and want 2023 construction with included washer/dryer and smart home features, you’re saving $500+ a month compared to a similar one bedroom downtown. One reviewer specifically mentioned relocating from California and having leasing agent Ava walk them through the entire process by FaceTime. That’s huge when you can’t see the place in person.

You want a studio under $1,200 in a newer building. Studios start at $999 for the 438 sq ft A0 plan and $1,150 for the 546 sq ft A0A plan. After the 6 weeks free special, you’re looking at net effective rents below $1,100. That’s competitive for 2023 construction with in-unit washer/dryer in this part of Austin.

You work from home and want coworking space built into your community. Camber Ranch has a podcast room, coworking pods, an e-sports room, and a business center. These aren’t standard at most Austin apartments, even newer ones.

Who Should Probably Skip It

You’re sensitive to noise between units. Google’s own review tags show “noise issues” with 5 tagged mentions. One resident said the walls are so thin they felt like their neighbors were roommates. Another described hearing conversations, walking, and TV from next door. This is a recurring pattern, not one bad experience. For a 2023 build, that tells you the walls were built thin.

You have a large dog. The 65 lb combined weight limit for up to 2 pets is tighter than it sounds. If you have a single dog over 65 lbs, that’s a hard no. A 50 lb dog and a cat could push you over. And the breed restriction list includes German Shepherds, Rottweilers, Dobermans, Pit Bulls, Mastiffs, Chows, Dalmatians, and several others. If your dog is on that list or over that weight, check out our guide to apartments with flexible pet policies on the main blog.

You need guaranteed vehicle security. Multiple residents report cars being broken into and at least two vehicles stolen. The parking lots have no cameras, and the front gate has gone down for extended stretches. I’ll break down the full pattern in the reviews section below.

Location: What’s Actually Around Camber Ranch

What’s Nearby

Camber Ranch sits on East Parmer Lane east of I-35, in a stretch of Northeast Austin that’s been filling in fast with new construction since 2021. Here’s what’s within a short drive:

Your closest full grocery store is the H-E-B at Tech Ridge (Parmer and I-35), about 4 miles west. Roughly an 8 minute drive. There’s also a Walmart Supercenter at Tech Ridge. For quick errands, the Tech Ridge shopping center has most of what you need: restaurants, a gym, pharmacy, and retail.

If you run or hike, Walnut Creek Metropolitan Park is about 3 miles southwest. That’s 293 acres of trails, a disc golf course, swimming pool, and off-leash dog areas. One of the best park systems in Austin.

Dutch Bros Coffee is about a mile away. The Domain is about 8 miles west on Parmer, a 15–20 minute drive depending on traffic.

Commute Times

Destination Off-Peak Rush Hour
Samsung Austin (E Parmer) ~10 min ~15 min
Apple Parmer Campus ~15 min ~20–25 min
The Domain ~15 min ~20–25 min
Downtown Austin ~20 min ~35–45 min
Austin-Bergstrom Airport ~30 min ~40–50 min
Dell Round Rock ~20 min ~25–30 min

The eastbound Parmer commute toward Samsung is quick. Westbound toward The Domain or Apple gets heavier during rush hour but stays manageable. Downtown is the pain point: I-35 southbound during morning rush can easily add 15–20 minutes.

The Real Neighborhood Vibe

This part of East Parmer is still building out. You can’t walk to dining or nightlife. You’ll need a car for everything. The upside: rents here run 20–30% lower than a similar apartment closer to The Domain or downtown. The flip side is a suburban feel in an area that’s mostly new apartment communities and some retail. If you’re working east of I-35, the commute math works well. If you’re commuting downtown daily, you’ll feel the distance.

Pricing and True Cost

Floor Plan Breakdown

Net Effective Rent: The Real Math

Let’s use the 1BR/1.5BA at $1,295 as the example since it’s one of the most popular layouts.

Special: 6 weeks free on a 12-month lease

Daily multiplier method:

  • Lease term: 365 days
  • Free rent: 42 days (6 weeks × 7)
  • Multiplier: (365 – 42) ÷ 365 = 0.8849
  • Net effective: $1,295 × 0.8849 = $1,146/month

That’s $149/month in savings, or $1,788 over the full lease term. And the $500 Look and Lease bonus stacks on top: ($1,295 × 12 – $500) ÷ 12 = $1,253/month before applying the free rent. Combined, you’re saving roughly $2,288 over 12 months.

Income qualification uses the base rent of $1,295, not the net effective. At 3x income (Willow Bridge’s standard at this price point), you’d need $3,885/month gross ($46,620/year, about $22.41/hour at 40 hours).

Required Fees (Everyone Pays)

Fee Amount
Application Fee $50 per applicant (non-refundable)
Admin Fee Not published online. At Willow Bridge properties like this, expect $150–250. Ask before you apply.
Security Deposit Not published. Depends on your screening results. Strong applications usually land $200–500, weaker credit means more. Ask for the deposit schedule.
Trash Valet Valet trash is listed as a community service. Whether it’s baked into rent or charged separately isn’t clear from any listing site.
Pest Control Not listed separately. Might be bundled into rent or charged $5–10/month. Ask the leasing office.

Optional Fees

Fee Amount
Pet Fee (non-refundable) $250 per pet
Pet Deposit (refundable) $250 per pet
Pet Rent $15/month per pet
Detached Garage Listed as available. Pricing not published online. Call (512) 862-5005 for current rates.
Covered Parking Listed as available. Pricing not published online.

True Monthly Cost Scenario

A renter in the 1BR/1.5BA ($1,295 base rent) with one pet and no garage:

Line Item Monthly Cost
Base rent $1,295
Trash/pest (est. if charged separately) $10–35
Pet rent $15
True monthly total ~$1,320–$1,345

That’s roughly $25–50/month above the advertised rent, depending on what Camber Ranch charges separately. Over 12 months, that’s $300–600 beyond what you see on the listing site. After the 6 weeks free special, your real cost drops closer to $1,193/month, but the mandatory fees still hit you on top of that.

Here’s something listing sites won’t show you: Camber Ranch doesn’t publish its full fee schedule online. That’s common for Willow Bridge properties. The $50 application fee is confirmed through locator data, but the admin fee, security deposit, and any monthly charges should be requested in writing before you apply. I can also pull the current fee sheet through my locator portal if you want the full picture before touring.

Screening Criteria

Income Requirements

Unit Type Base Rent Monthly Income (3x) Annual Income Hourly (40 hrs)
Studio (A0) $999 $2,997 $35,964 $17.29
Studio (A0A) $1,150 $3,450 $41,400 $19.90
1BR/1.5BA $1,295 $3,885 $46,620 $22.41
2BR/2BA $1,700 $5,100 $61,200 $29.42
3BR/3BA $2,149 $6,447 $77,364 $37.19

The 3x income multiplier is standard for Willow Bridge’s newer properties in Austin. Camber Ranch doesn’t publish a different number, and 3x matches what I see at comparable Willow Bridge communities. Confirm directly with the leasing office if you’re close to the line.

Credit Expectations

Willow Bridge doesn’t publish a hard credit score minimum for Camber Ranch. Based on the year it was built, the rent range, and how Willow Bridge screens at similar properties, here’s what I’d expect:

  • 650+ credit: Smooth approval, lowest deposit
  • 600–649: Likely approved with a higher deposit
  • Below 600: Gets more difficult. You may need a co-signer or third-party guarantee

This is a 2023 build with higher-end finishes and pricing. Willow Bridge runs standard screening, and newer properties at this price point tend to be stricter than older ones. If your credit is below 600 or you have rental history issues, talk to me before you apply so you don’t burn the $50 application fee. If you’re dealing with an eviction or broken lease, our second chance apartments page breaks down which communities work with that.

What Gets You Denied

Based on Willow Bridge’s screening patterns at newer, higher-priced Austin properties:

  • Active property debt (money owed to a previous landlord): very likely an automatic decline. If you’ve been denied at another apartment, I can help figure out why and where to apply next
  • Evictions within the past 2–3 years: high risk of denial
  • Felonies: individual review likely, but newer properties at this price point tend to have longer lookback periods (7–10 years)
  • Insufficient income documentation
  • Fraudulent application information

Screening criteria can change without notice. The criteria above are based on Willow Bridge’s patterns at comparable Austin properties. Confirm with the leasing office at (512) 862-5005 before applying.

The Locator Advantage

Here’s what separates working with a locator from applying blind. I can tell you whether your income, credit, and rental history are likely to pass Camber Ranch’s screening before you spend the application fee finding out. If Camber Ranch looks tight for your situation, I know which nearby communities have more flexibility. My service is free. I’m paid a referral fee from the property’s marketing budget. Your rent is exactly the same whether you use a locator or apply directly.

Resident Reviews Decoded

I pulled reviews from Google (99 reviews, 3.8 stars), Apartments.com (116 verified reviews, 4.6 stars), ApartmentHomeLiving, ApartmentList, ForRent, and Yelp (10 reviews). Fair warning on the Apartments.com score: verified residents “may receive reward points in exchange for posting a review.” That tends to push the number higher than what you see on platforms where nobody’s getting anything for leaving a review.

What People Like

The leasing team gets called out by name more than at most properties I review. Victoria appears in at least 4–5 Google reviews. Nathan shows up on both Google and Apartments.com (a January 2026 verified reviewer said they “immediately knew this was my new home” after touring with him). Chelsea gets 2–3 mentions, and Ava, Jazlyn, and Marcy each get individual shoutouts.

That kind of staff consistency tells you something real about the work environment.

Maintenance gets good marks too. Google reviewers and Apartments.com verified residents both mention work orders being completed within a day or two. One December 2025 Apartments.com reviewer specifically praised Willow Bridge management for handling “every concern with care.” A Google reviewer who lived there 9 months said they had zero issues.

And the amenities get specific praise on every platform. The gym, clubhouse, and pool come up consistently. One Google reviewer who toured 11 properties said Camber Ranch had the best community amenities they’d seen. An Apartments.com reviewer called out the “luxury townhome feel,” the 10-foot ceilings, attached garage, and small yard in certain floor plans.

What People Don’t Like

The thin walls are the most consistent complaint, and it shows up across Google, Apartments.com, and ApartmentList. For a 2023 build, you shouldn’t hear your neighbor’s TV through the wall. An ApartmentList reviewer noted upstairs and nextdoor noise at all hours. One Apartments.com reviewer from December 2025 renewed once but wasn’t sure they’d do it again unless the noise got better. The pattern shows up across different buildings, different platforms, and over a span of months. That points to a construction issue, not a single bad neighbor.

Bug problems at a property built in 2023 are hard to explain away. Google reviews mention roaches, mice, and scorpions. Student.com’s summary backed up the pest complaints as a pattern. One resident said they reported problems from day one and the property’s response (spraying) didn’t solve it. Another described a hospital visit after a bite.

The vehicle security situation is the most alarming pattern across platforms. On Google, one resident counted 10+ cars vandalized and 2 stolen. On Apartments.com, a December 2025 verified reviewer described “car thieves at night” and said there was “nowhere to take my son outside that felt safe.” Multiple residents on both platforms mention no cameras in the lots. The front gate keeps breaking, confirmed on Google and a November 2025 Apartments.com review that called it “an ongoing repair project.”

Two newer themes from the Apartments.com verified reviews: trash valet inconsistency (one reviewer noted it’s frustrating “when it’s part of the amenities we pay for”), and marijuana smell in hallways. A separate reviewer mentioned the pool being “frequently closed during the summer months,” which matters when the pool is one of the first things they show you on the tour.

Management Responses

Willow Bridge responds to most Google reviews, but the responses lean template. Several negative reviews got canned replies that don’t address the specific complaint. One negative review even received a response thanking the reviewer for their “positive review,” which suggests the response wasn’t actually read. Personalized responses exist but aren’t the norm.

The Uncomfortable Truth

No listing site will write this section. Why would they? They’re trying to get you to click “Apply Now.” I’m not trying to kill the deal. I want you to know what you’re signing up for.

The Build Quality Doesn’t Match What “2023 Construction” Should Mean

This is a 2023 build with noise complaints that sound like a 1990s property. Thin walls, sound carrying between floors, residents hearing normal daily activity from the unit next door. That’s a construction decision, not an age problem. The walls are thin because they were built thin. Maintenance can’t fix that.

Pest Issues on a Property That’s Only Three Years Old

Roaches, mice, and scorpions showing up in a building this young means there are gaps somewhere: the foundation, the seals between units, or the area around the property just has bugs that aren’t being kept out. Pest problems on properties from the 1970s make sense. On a 2023 build, that’s a question about how it was put together.

Vehicle Security Is a Real Problem, Not an Outlier

When multiple unrelated residents report break-ins, vandalism, and stolen vehicles over a span of months, that’s a pattern. When the gate breaks (and it breaks often), anyone can drive in. And the lack of parking lot cameras is a choice by management. The property knows this is happening and hasn’t added cameras, based on resident reports.

Frequently Asked Questions

Is Camber Ranch a good apartment complex?

It depends on your priorities. The 2023 construction, included washer/dryer, and amenities are strong for the price point. But noise through the walls, bugs, and car break-ins keep showing up in reviews. The 3.8 Google rating reflects that split.

What is the income requirement for Camber Ranch?

The standard for Willow Bridge’s newer properties is 3x monthly rent. For a 1BR at $1,295, that means $3,885/month gross income ($46,620 annually). Confirm the exact multiplier with the leasing office at (512) 862-5005.

Does Camber Ranch allow dogs?

Yes, with restrictions. You can have up to 2 pets with a combined weight limit of 65 lbs. Breed restrictions apply: Pit Bulls, German Shepherds, Rottweilers, Dobermans, Mastiffs, Chows, Dalmatians, and others are not allowed. Expect $250 pet fee, $250 deposit, and $15/month pet rent per pet.

How far is Camber Ranch from downtown Austin?

About 15 miles, which translates to roughly 20 minutes off-peak and 35–45 minutes during morning or evening rush via I-35.

What school district is Camber Ranch in?

Camber Ranch falls in Manor ISD. Bluebonnet Trail Elementary is about 1.4 miles away (GreatSchools 2/10). Decker Middle School is about 4.2 miles (2/10). Manor High School is about 3.9 miles (2/10). Manor ISD schools rate below the Austin metro average on GreatSchools. If school ratings matter to you, that’s worth looking into. Confirm your attendance zone with Manor ISD directly, since boundaries can shift.

Does Camber Ranch have parking?

Yes. There are surface parking lots and detached garage options. Garage pricing isn’t published online. Contact the property for current rates. Fair warning: residents have reported cars being broken into in the parking areas, and there are currently no cameras in the lots based on resident accounts.

What are the current specials at Camber Ranch?

Right now, Camber Ranch is offering 6 weeks free rent plus a $500 Look and Lease bonus. Some listing sites show up to 8–12 weeks free depending on the floor plan. Specials change frequently. Check our Austin move-in specials guide for tips on comparing concessions, and confirm current offers with the property when you’re ready to apply.

Is Camber Ranch managed by Willow Bridge?

Yes. Willow Bridge Property Company manages Camber Ranch. Willow Bridge is a large Dallas-based property management company that’s been around for over 60 years. They manage multiple Austin properties.

Does Camber Ranch have a washer and dryer in unit?

Yes. All units include an in-unit washer and dryer.

What is the pet weight limit at Camber Ranch?

The combined weight limit for all pets is 65 lbs. So one pet can weigh up to 65 lbs, but if you have two pets, their combined weight can’t exceed 65 lbs. That’s tighter than many Austin apartments, which typically allow 50–100 lbs per pet.

The Bottom Line

Camber Ranch gives you 2023 construction on the East Parmer corridor with a strong amenity list and included washer/dryer. Right now, the concessions bring the real cost well below advertised rent. Staff gets praised by name in reviews, and maintenance response times are solid.

Here’s the catch.

You’re paying new construction prices, but the walls don’t block noise like you’d expect from a building this young. The thin wall complaints are too consistent to ignore. Same for the pest reports. And with cars getting broken into regularly, pay attention to where and how you park.

This property makes sense if: you work east of I-35 (Samsung, Dell, or the 130 corridor), you want newer construction under $1,300 for a one bedroom, you work from home and value the coworking and podcast amenities, or you’re relocating from out of state and want a modern apartment without paying downtown prices.

This property doesn’t make sense if: you’re a light sleeper or noise sensitive, you have a large dog over 65 lbs or a restricted breed, vehicle security is a top concern and you drive something that attracts attention, or you need walkable dining and nightlife.

My honest take: Camber Ranch works if you care more about modern finishes and amenities than hearing your neighbors through the walls. If you’re comfortable with a car dependent northeast Austin location and the commute math checks out, the specials right now make it worth considering. Especially if you’re timing your move for the slower season when concessions tend to be even bigger. But tour the property, ask to see the actual unit you’d move into (not just the model), and knock on the walls.
