Bridge at Southpark Landing Apartments Austin Review: 175 lb Pet Limit, 2 Months Free, and a Management Story You Should Know (Austin, TX)

Bridge at Southpark Landing keeps showing up in my South Austin client searches for one reason: the concession math. Two months free rent on a 12 month lease. A 175 lb pet weight limit. Base rents starting at $1,244 for a one bedroom. I track pricing across 1,000+ Austin properties, and that combination is hard to find on Slaughter Lane.

But here’s what listing sites won’t tell you: this property changed hands about two years ago. Belveron Partners bought it in partnership with the Austin Housing Authority, and AMP (Apartment Management Professionals) took over running it. The reviews tell two very different stories depending on which era you’re reading. The 4.5 Google rating looks strong on the surface. The 3.8 on ApartmentRatings tells you something else is going on.

This review breaks down the real numbers, the management situation, and who should seriously consider this property versus who should look elsewhere.

Five platforms. Ratings from 3.8 to 4.5. That spread tells you something. Google (4.5) is heavy on tour impressions and move-in excitement. Apartments.com (4.3) and RentCafe (4.0) pull from a mix of current and former residents. ApartmentRatings (3.8) uses verified resident surveys, and when you dig into the individual scores, you see the real picture. Neighborhood? 4.6 out of 5. That’s excellent. But noise lands at 3.4, staff at 3.4, and safety at 3.2. All below average. The location carries this property. The management and building issues drag it back down.

This Property Works Well If / Skip This Property If

This Property Works Well If:

You have a large dog. The 175 lb weight limit is one of the highest in South Austin. Most properties along this corridor cap at 50 to 75 lbs. Got a German Shepherd? A Lab? A Husky? Your options just got wider. You can have two pets per unit, and you’ll pay a $400 deposit plus $20/month in pet rent. But you won’t get turned away for size.

You need the concession math to work. Two months free on a 12 month lease drops the effective rent on a 1BR from $1,244 to about $1,037/month. I’ll break down that calculation in the pricing section. For renters earning $16 to $18/hour, that gap is the difference between qualifying and getting denied.

You want walkable access to Southpark Meadows. The shopping center is 0.8 miles and a 15 minute walk. H-E-B, Target, Ross, Starbucks, Torchy’s Tacos, and a Cinemark movie theater are all right there. That’s daily life without getting in your car if you want it.

You want full size washer and dryer in unit. Every floor plan comes with a full size washer and dryer supplied. Not hookups. Supplied. No more laundry room trips or $2/load math adding up every week.

Skip This Property If:

You’re sensitive to noise. Thin walls show up in review after review. This is a 2006 wood frame build, and you’ll hear your neighbors through the walls. Conversations, alarms, music. One resident said playing a TV at low volume at night caused issues with the person next door. Quiet is not this building’s strong suit.

You need a management team that responds fast every time. Since AMP took over from Cortland, the office has gotten harder to reach. That’s not me guessing. Longtime residents say it in their reviews. The manager here handles multiple properties, and staff turnover is high. If quick answers to emails and maintenance requests matter to you, know what you’re walking into.

You’ve had issues at this property under its old name. This was previously Cortland Southpark Meadows. If you had problems under the old management that went unresolved, the ownership changed but the building didn’t.

Location Deep Dive

What’s Actually Nearby

Bridge at Southpark Landing sits on the south side of W. Slaughter Lane, right where South Austin starts turning into far South Austin. The Southpark Meadows shopping center is the anchor here. It’s 0.8 miles on foot (about 15 minutes walking, 3 minutes driving), and it covers the basics: H-E-B, Target, HomeGoods, Ulta, Torchy’s Tacos, Cinemark movie theater.

You won’t go hungry.

For groceries beyond H-E-B, there’s a Walmart Supercenter 1.5 miles south and a Whole Foods at Arbor Trails about 4 miles west on William Cannon.

Restaurants within a 10 minute drive include Ramen Tatsu-Ya (South location), Woodrow’s, The Far Out Lounge (live music venue with a food truck yard), and the Thicket Food Park. It’s not a walkable restaurant scene, but you’re not driving 20 minutes for dinner either.

Mary Moore Searight Park is about 2.5 miles away, with a disc golf course, trails, and open fields. McKinney Falls State Park is roughly 8 miles east if you want a real day trip without leaving Austin.

Cap Metro bus service runs on Slaughter Lane with stops near the property.

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin (Congress and 6th) 17 to 20 min 30 to 45 min
Austin-Bergstrom Airport 20 to 25 min 25 to 35 min
ACC South Austin Campus 9 min 12 to 15 min
St. Edward’s University 11 min 18 to 22 min
The Domain (North Austin) 25 to 30 min 45 to 60 min

The I-35 commute north is where this location shows its trade-off. Getting downtown in the morning? 30+ minutes on a good day. And if your job is north of the river, it only gets worse. South and east commutes are painless.

Neighborhood Feel

This stretch of Slaughter Lane is commercial on both sides: strip malls, gas stations, fast food, chain retail. The property itself is gated and set back from the road, so it’s quieter than you’d expect once you’re inside. But this isn’t a walkable, tree-lined street. You’re living at a commercial intersection that happens to have apartments. That’s fine if you drive everywhere. It’s not great if you want to walk somewhere besides Southpark Meadows.

Net Effective Rent Calculation

Let me walk through the math on the most common floor plan, the 1BD/1BA at 690 sq ft.

The special: 2 months free on a 12 month lease.

  • Base rent: $1,244/month
  • Lease term: 12 months (365 days)
  • Free rent: 2 months = 60.88 days (2 x 30.44)
  • Daily multiplier: (365 – 60.88) / 365 = 0.8333
  • Net effective rent: $1,244 x 0.8333 = $1,037/month
  • Monthly savings: $1,244 – $1,037 = $207/month

That’s $2,484 in savings over the lease term. The look and lease special also gives you back the $50 app fee and $150 admin fee on your first month’s rent if you apply within 48 hours of touring. That deal runs through 12/4/2026. So if you move fast, your upfront costs drop by another $200.

Some units have 6 weeks free instead of 2 months. Ask the leasing office which specific units have which special because they vary.

Fee Breakdown: Required Fees

Fee Amount When
Application fee $50/person At application (non-refundable)
Admin fee $150 At lease signing
Security deposit $300–$500 (varies by screening result) At lease signing
Valet trash $28/month Monthly

Fee Breakdown: Optional Fees

Fee Amount When
Covered parking $35/month Monthly
Attached garage $125/month Monthly
Detached garage $100/month Monthly
Pet deposit $400 At move-in
Pet rent $20/month per pet Monthly

True Monthly Cost Scenario

Here’s what a renter in the 1BD/1BA at $1,244 base rent actually pays each month with one pet and a covered parking spot:

  • Base rent: $1,244
  • Valet trash: $28
  • Pet rent: $20
  • Covered parking: $35
  • True monthly cost: $1,327/month
  • With 2 months free applied: $1,120/month net effective
  • Gap between advertised rent ($1,244) and true cost ($1,327): $83/month or $996/year

That $83/month gap adds up. Nearly $1,000 a year in fees the advertised rent doesn’t mention.

Screening Criteria

Income requirement here is 3x monthly rent (gross household income, before taxes). They take Section 8 vouchers. As for credit? Nobody publishes a minimum for this property. Not the website, not any listing platform. So I’m estimating based on what I know about AMP properties and buildings like this one. Check with the leasing office about credit before you apply.

Income Requirement

Unit Type Base Rent (low) Monthly Income (3x) Annual Income Hourly (40 hrs)
1BD/1BA (690 sf) $1,244 $3,732 $44,784 $21.53
1BD/1BA (840 sf) $1,482 $4,446 $53,352 $25.65
2BD/2BA (1,096 sf) $1,497 $4,491 $53,892 $25.91
2BD/1BA (918 sf) $1,503 $4,509 $54,108 $26.01
3BD/2BA (1,362 sf) $1,901 $5,703 $68,436 $32.90

If the property uses 3x income, you need $21.53/hour to qualify for the cheapest 1BR. Two incomes on a 2BD bring that number way down.

Credit Expectations

There’s no published credit score minimum anywhere. Based on the building (2006 construction, 2019 renovation, AMP managed), I’d put the cutoff somewhere in the 580 to 620 range. But here’s a red flag: one Google reviewer said they were told a criminal record would be OK, then got denied after paying the app fee. So don’t assume you’re approved just because the leasing office sounds encouraging on the phone. The security deposit ranges from $300 to $500 and probably goes up or down based on your credit and how your screening comes back. Ask the leasing office for specifics before you apply.

What Gets You Denied

Based on typical AMP screening and what I see at buildings like this:

  • Active property debt (money owed to a previous landlord): almost always an automatic decline
  • Eviction judgments within 5 years: tough at a property like this
  • Multiple broken leases: narrows your options
  • Violent felonies and sex offenses: strictest lookbacks

Application Process

  1. Tour the property (or schedule a virtual tour)
  2. Turn in your application with $50 fee per applicant
  3. Screening usually takes 2 to 5 business days
  4. Approval, conditional approval (higher deposit), or denial

Here’s what separates working with a locator from applying blind: I can tell you whether your income, credit, and rental history are likely to pass this property’s screening before you spend $50 finding out. If Bridge at Southpark Landing looks tight for your situation, I know which nearby properties have more flexibility.

The Staff Story

Staff names come and go at this property. Gretchen, Hunter, and Carissa got praise in dozens of reviews during the first year of AMP’s takeover. Multiple five-star reviews specifically name them. But by mid-2025, residents started asking “Where is Gretchen?” in their reviews. Hunter left too.

Rosa (Rosy) is someone renters keep praising, all through 2025 and into 2026. Teresa gets praise in the most recent reviews. Alexis is the newest name. On the maintenance side, Charlie and Jeremiah get called out for fast, friendly work.

The turnover is the issue. When your favorite leasing agent leaves every 6 to 12 months, things fall through the cracks. Residents who signed leases under one team end up dealing with a completely new set of faces who don’t know their history.

The Management Split

This is the biggest theme in the reviews. And it’s the one no listing site will show you. Residents who lived here under Cortland keep saying the property ran better before. The transition to AMP brought new portals, new processes, and (in more than a few cases) slower communication.

A resident who’d been there nine years gave a 1.8 rating and described dealing with rats for two months with only one pest control visit. That same resident had to get the City of Austin involved to deal with structural problems after telling maintenance about them for two years.

The Cortland-era reviews on Apartments.com are almost entirely positive, with Diana and Viri getting nothing but good reviews from 2023 and early 2024. Those reviews read like a different property. The transition to AMP around late 2023 to early 2024 is the dividing line across every platform.

Management responds to 100% of reviews on ApartmentRatings and Google. Every single one. But the responses follow a template: apologize, give the phone number, ask the resident to call. Same response whether the complaint is about rats or a billing error. RentCafe gives the property a 4.0 overall (across 446 reviews) and a 4.5 for staff. That’s way higher than ApartmentRatings’ 3.4 for staff. The gap is probably timing: RentCafe covers a longer stretch that includes the Cortland years.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I want you to know what you’re signing up for.

The Management Instability Is Real

AMP manages multiple properties from this office. The manager here splits time between at least two other communities. Office hours say Monday through Friday 10 to 6, Saturday 10 to 5. But reviewers say staff don’t always stick to those hours. And here’s the thing about turnover: the person who signed your lease probably won’t be the person handling your renewal.

Thin Walls Are Built In

This is 2006 wood frame construction. The 2019 renovation updated finishes: granite counters, new appliances, vinyl flooring, tile backsplash. But renovations don’t soundproof walls. You’ll hear neighbors’ conversations, alarms, and TVs through shared walls. One resident said playing their television at low volume at night upset their neighbor. If you work nights or sleep light, request an end unit or top floor.

Gate and Access Gaps

People force gates open by hand and climb the fences along Slaughter Lane. The gates break, and when they break, anyone walks in. One resident had their tires and rims stolen and said management wouldn’t help the police. A gated community is only as secure as the gates actually work.

Two months free rent on a 12 month lease. There’s also a look and lease deal: apply within 48 hours of touring and they’ll give you back the $50 app fee and $150 admin fee. Some units have 6 weeks free instead of 2 months.

Is Bridge at Southpark Landing income restricted?

Yes. Belveron Partners and the Austin Housing Authority (HACA) bought this property in 2024. Under that deal, 40% of units are set aside for people earning 80% of Area Median Income or less, and 10% for people earning 60% AMI or less. They also take Section 8 housing choice vouchers. Ask the leasing office what’s available and what paperwork you’ll need.

The Bottom Line

Bridge at Southpark Landing has real strengths and they come down to numbers. The 175 lb pet weight limit puts it in rare territory for South Austin. The 2 months free concession drops net effective rent to $1,037/month on a 1BR, which is competitive against anything within a mile. Every floor plan comes with a full size washer and dryer. Southpark Meadows is walking distance for daily errands. And the 2019 renovation gave the interiors real updates: granite counters, new appliances, vinyl plank flooring.

The trade-off is management. AMP’s track record here over the past two years shows high staff turnover, inconsistent communication, and maintenance response times that range from same-day to never. Longtime residents feel the decline. Newer residents? They tend to be happier. That tells me expectations play a role. If you’ve only known AMP, it feels fine. If you remember Cortland, you notice what’s different.

This property makes sense if you need the pet weight limit, you want the concession math to work in your favor, and you value the Southpark Meadows location. You should also be OK handling things on your own when the management team doesn’t respond fast.

This property doesn’t make sense if you need consistent, responsive management, you’re noise-sensitive and can’t get an end unit or top floor, or you’ve had problems here under previous ownership that never got resolved.

My honest take: if you tour and the current leasing team makes a good impression, lock in the 2 months free while it’s available. But go in knowing that staff changes are part of this property’s recent history.
