Bridge at Eastside starts at $1,396 for a 670 square foot one bedroom before the concession kicks in. After the one month free special, net effective on that unit drops to around $1,281. That’s a meaningful gap.

You’re relocating to Austin and need a furnished option. The property lists furnished units as available. Most Austin apartments in this rent range don’t offer that. If you’re moving from out of state and need somewhere functional while you get settled, it cuts weeks off your timeline.

You have a pet under 100 lbs. Two pets allowed. $300 non-refundable fee plus $20 monthly pet rent per pet. The property has a dog walk trail on site. That’s a solid pet policy for Austin apartments.

Under a 10 minute walk: Quickie Pickie, Franklin Barbecue, Blue Dahlia Bistro, Old Thousand (Chinese), Nickel City (bar), Arbor Food Park, Cisco’s Restaurant. The new Target and Whole Foods at the Plaza Saltillo development are about 0.8 miles south.

10 to 15 minute walk: Plaza Saltillo MetroRail station (0.7 miles), East 6th Street entertainment district, Zilker Brewing, Dell Seton Medical Center (0.6 miles).

You’ll need to drive: H-E-B (the nearest full grocery options beyond Whole Foods are further out), Austin-Bergstrom International Airport (11 miles, about 20 minutes).

The Walk Score of 91 is legit. I’ve seen properties claim walkability that’s really a 20 minute hike to the nearest grocery store. Not here. You can handle daily life on foot.

Central East Austin is gentrifying fast. That’s both the appeal and the tension. You’ll find $15 cocktail bars next to longtime family restaurants. New four story buildings next to 1950s bungalows. That friction is the whole East Austin experience. The I-35 Capital Express Central project ($4.5 billion reconstruction) runs directly through this area and will continue through at least 2027. That means construction noise and traffic disruptions for the foreseeable future.

One three-year resident describes the transition as “already a headache.” Another says there was “absolutely no communication with residents other than a letter on our door.” A third describes it as a “rocky transition.” The pool was closed during the middle of June.

Common area cleanliness (trash, beer cans, and pet waste in hallways and stairwells) appears on ApartmentRatings from multiple reviewers. The package room gets called out specifically: it’s a room, not a locker system, and residents report spending 30 minutes digging through piles of boxes to find their own. The elevator breaks down on a recurring basis per a long-term resident on ApartmentRatings. And one VeryApt reviewer who lived here 2+ years put it bluntly: “The cost for the unit is a little ridiculous for what you get.” Residents said the amenities and interior finishes, particularly carpet quality on upper floors, don’t match what you’re paying.

How Management Responds

Under AMLI, the response rate was high. Nearly every review got a reply, usually within days. Responses were personalized (used the reviewer’s name, referenced specifics) but followed a corporate-polite template. Negative review responses followed a “we regret / we understand / please contact us” format. One more thing: AMLI Residential carries a D- rating with the Better Business Bureau, with 12 unresolved complaints on file.

You’re Betting on Unproven Management

Bridge Investment Group is not a small operator. They manage properties across Texas (Bridge at Henley, Bridge at Harris Ridge, Bridge at The Blockyard in Austin alone). But this specific property just transitioned, the website isn’t live yet, communication has been poor, and the pool was shut down in summer. AMLI operated this building for over a decade. Bridge/AMP has had weeks. Every system, every relationship, every process is resetting.

The Departure Fee Pattern Is Real

This isn’t a one-off complaint. Six or more reviews across Google, ApartmentRatings, and Student.com describe surprise charges at lease end between $600 and $1,000+. Derek Williams documented what he called perfect carpet condition and still got charged for replacement based on a “flooring vendor’s recommendation.” Cailey Cranny says she was told not to worry about patching nail holes, then got charged for it. On ApartmentRatings, one former resident was charged $950 for a wall hole from a single piece of artwork, something in the dryer, and carpet replacement in one room. Worse, another reviewer says AMLI sent the balance to collections within two months of moving out without ever sending a bill first. This was AMLI’s practice, and it’s worth documenting your unit’s condition on day one with photos and video regardless of who manages the property.
