Artisan at South Lamar Apartments Review: What $836/Month Actually Gets You on South Lamar

A one bedroom on South Lamar for under $850 a month. That’s the number that keeps pulling renters toward Artisan at South Lamar, and it’s real. With the current concession (2 months free on one bedrooms), the net effective rent on a Classic 1BR drops to roughly $836. I’ve tracked pricing across 60+ South Austin communities through my work as a licensed apartment locator (TX #679806), and that number stands out. But here’s what listing sites won’t tell you: this is a 1979 building on its third name and third management company. The price is real. So are the trade-offs.

Two things jump out here. First, no breed restrictions with a 175 lb weight limit. That’s rare for South Lamar. Second, the credit minimum isn’t published anywhere. I checked the property website, Apartments.com, and the leasing materials. Nothing. That usually signals flexibility, and the reviews back that up (more on this below).

Best For / Skip If

This property makes sense if you’re in one of these situations:

You need a one bedroom under $1,000 on South Lamar. With 2 months free on a 12 month lease, even the largest 1BR (the A3 at 694 sq ft) drops below $960 net effective. You won’t find that at Groves South Lamar or Bell South Lamar next door.

You have a large dog. No breed restrictions and a 175 lb weight limit. Most South Lamar communities cap weight at 50 to 75 lbs. Artisan doesn’t care if your dog is a Great Dane. There’s a dog park and pet washing station on site too.

You need to move fast. Multiple Google reviews mention getting approved and moved in within 5 to 6 days. The leasing team (Heather and Chloe specifically) keeps getting called out for how fast they move.

Your screening situation isn’t perfect. The property doesn’t publish a credit minimum. Yelp categorizes it under “Second Chance Apartments.” Reviews reference approval in “extreme situations.” No guarantees, but I’ve seen enough here to think they’re flexible.

Skip this property if:

You need in-unit washer and dryer. Only Upgrade and Signature units have W/D connections. Classic units don’t. And even with connections, the machines aren’t included. You’ll need to buy or rent your own.

You’re sensitive to noise. This is a 1979 build. One reviewer described the walls as “paper thin.” Another mentioned hearing neighbors clearly from three units away. That’s what construction from 1979 sounds like.

You need covered or garage parking. Surface lot only. Open air. Multiple reviews report vehicle break-ins. One resident had their car broken into three times in six weeks.

You expect a brand new feel. Even the Signature renovated units are in a 1979 shell. The hallways, exterior, and laundry rooms haven’t been touched. You’ll see it walking in.

Location Deep Dive

What’s Actually Nearby

Artisan sits on Menchaca Road just west of South Lamar Boulevard, about a block off the main strip. You’re not on South Lamar, but you can walk to it in under 5 minutes.

H-E-B on Oltorf is about 1.5 miles north. Torchy’s Tacos and Radio Coffee & Beer are within a quarter mile, along with a handful of spots at the Corners shopping center. The Broken Spoke, Austin’s legendary country dance hall, sits less than a mile south. Barton Springs Pool? Two miles north. Zilker Park, same deal. And the CapMetro Route 3 (Burnet/Menchaca) bus stops along Menchaca Road. Multiple long-term residents specifically call that out as a reason they stay.

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin 10 min 18-25 min
UT Campus 12 min 20-30 min
Austin-Bergstrom Airport 18 min 25-35 min
The Domain 25 min 40-50 min
St. Edward’s University 7 min 10-12 min
ACC South Austin Campus 4 min 6-8 min

South Lamar to downtown is a straight shot north. Mopac is close, and you’re right at the Ben White (US 290/TX 71) interchange, which matters if you work south or need the airport. Rush hour heading north on Lamar or Mopac gets slow. But you’re starting south of the worst bottlenecks, so it’s 25 minutes, not 45.

The Honest Neighborhood Take

South Lamar is one of the last areas inside the urban core where you can rent a one bedroom under $1,100 without heavy concessions. It doesn’t have the Instagram appeal of South Congress. It doesn’t have the nightlife of Rainey Street. What it has is a Walk Score of 60, actual local restaurants (not chains), and a 10 minute drive to downtown. The stretch near Artisan is residential. Quiet by Austin standards. Menchaca Road does carry traffic during commute hours, but you’re not hearing bar crowds at 2 AM either.

Pricing and True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent Concession Net Effective Rent
S1 Classic Studio/1 391 $915 – $1,065 1 month free $840 – $977

B1 Upgrade 2/2 870 $1,360 – $1,650 1 month free $1,248 – $1,515
B1 Signature 2/2 870 $1,470 – $1,635 1 month free $1,350 – $1,501

Net Effective Rent: The Math

Let’s run the numbers on the most common floor plan. A1 Classic 1BR, $1,000 base rent, 2 months free on a 12 month lease:

  • Base rent: $1,000/month
  • Lease term: 12 months (365 days)
  • Free rent: 2 months (60 days)
  • Daily multiplier: (365 – 60) / 365 = 0.8356
  • Net effective rent: $1,000 x 0.8356 = $836/month
  • Monthly savings vs. base rent: $164/month

That’s $1,968 in total savings over the lease. The catch: you pay full rent every month. The “free” months are typically applied to the first and last months.

Fee Breakdown

Required fees (everyone pays these):

Fee Amount
Application fee $55 per person
Admin fee $200
Amenity fee $85/month (includes valet trash, facilities, trash removal)
Security deposit Based on credit score (varies)

Optional fees:

Fee Amount
Pet deposit $400 per pet (non-refundable)
Pet rent $25/month per pet
Deposit waiver $36/month (alternative to security deposit)

True Monthly Cost: A Real Scenario

Single renter, A1 Classic 1BR, one dog, 12 month lease:

Cost Amount
Net effective rent (with 2 months free) $836
Amenity fee $85
Pet rent $25
Actual monthly cost $946

Compare that to the $1,000 base rent you’d see on Zillow. The amenity fee adds $85, but the concession wipes that out and then some. Without the concession, the same unit costs $1,110/month. Timing matters.

Screening Criteria

Income Requirements

Artisan requires 3x monthly base rent in gross household income. Not unusual for Austin. Here’s what that looks like in practice:

Unit Base Rent Monthly Income Needed Annual Income Hourly Wage (40 hrs)
Studio (Classic) $915 $2,745 $32,940 $15.84
1BR A1 (Classic) $1,000 $3,000 $36,000 $17.31
1BR A3 (Classic) $1,141 $3,423 $41,076 $19.75
2BR B1 (Classic) $1,450 $4,350 $52,200 $25.10

Pay attention to this: income is calculated on base rent, not net effective rent. So even with the concession bringing your 1BR down to $836 effective, you still need to qualify at $3,000/month gross income. The discount doesn’t lower the bar for approval.

Credit Expectations

Artisan doesn’t publish a credit score minimum. Based on the property class (Class C, built 1979, renovated 2019) and what I see in the reviews, here’s what I’d expect:

  • 620+: Smooth approval, lowest deposit
  • 580-619: Likely approved with higher deposit
  • 550-579: Possible approval, case by case
  • Below 550: Tougher, but don’t count it out. Talk to me first.

The property offers a deposit waiver option at $36/month, which tells me they’re willing to work with people who don’t have perfect credit. Properties that auto-decline below 600 don’t typically offer waiver programs.

What Gets You Denied

I can’t give you the exact denial triggers because Artisan doesn’t publish them. But at similar properties in this price range, here’s what typically gets an application rejected:

  • Active property debt (money owed to a previous landlord)
  • Eviction filed within the last 2 to 3 years
  • Violent felony convictions
  • Income below the 3x threshold without a co-signer
  • Incomplete or unverifiable income documentation

The Application Process

  1. Apply online or in person ($55 application fee per adult)
  2. Management runs your screening through a third party
  3. Approval or denial typically within 1 to 3 business days
  4. Sign lease, pay admin fee ($200), security deposit, and first month’s rent

Here’s what separates working with a locator from applying blind

I can check whether you’d likely get approved here before you spend $55 finding out. If Artisan’s screening looks tight for your profile, I know which South Austin communities have more flexibility. And if you’ve got a more complex situation like a broken lease or past eviction, I’ll steer you toward properties where approval is realistic, not just possible on paper. That service is free to you. The community pays my fee from their marketing budget. You pay the same rent either way.

Resident Reviews Decoded

I read through all 124 Google reviews for this property. Every single one. And Google is the only platform with meaningful data here. Yelp has zero reviews under the current name (and exactly one scathing review under the old Tides name). ApartmentRatings and Birdeye don’t have listings at all. So Google is what we’ve got.

Pattern Analysis

Theme Mentions Trend Source
Staff praise (Heather) 15+ Consistent (recent) Google
Staff praise (Chloe) 8+ Consistent (recent) Google
Location/convenience 10+ Steady Google
Maintenance speed 10+ Improving Google
Vehicle break-ins/theft 3+ Steady concern Google
Pest issues (roaches) 3+ Worsening then unclear Google
Unit condition on move-in 5+ Mixed Google
Thin walls/noise 2+ Steady Google

What Residents Praise

Heather and Chloe run the show right now. Heather’s name appears in 15+ reviews over the last six months. “Amazing,” “responsive,” and “made this so easy” are the phrases that keep coming up. Chloe gets similar praise. Multiple reviews mention getting moved in within a week on short notice. That kind of speed means the leasing team actually makes decisions instead of routing everything through corporate.

The maintenance crew deserves its own mention. Pedie (maintenance tech) gets called out by name for being fast and polite. James Salazar’s review describes a broken toilet getting fixed same day, no runaround, no “we’ll get to it.” Whether you’re reading reviews from last month or two years ago, maintenance is the one thing everyone agrees on.

Here’s what surprised me: people stay here. Marcy Antony has lived at this property 15 years. Laura Kuhl over a decade. Quincy Tresemer four years. Turnover is normal at budget properties. Renewals are the real signal, and Artisan has them.

What Residents Criticize

Vehicle security is a real concern. Ivy Wolfe reported her car broken into three times in six weeks. Nikita mentioned three bikes stolen from the parking lot. It’s a surface lot with no vehicle gate, and Menchaca gets enough foot traffic that break-ins happen.

Pest control has come up repeatedly. Mykal Montgomery described constant roaches that management would “spray for” without actually opening drawers or cabinets. Nolan Whitaker echoed the roach complaints. Both reviews are from the last year.

The building shows its age in Classic units. John Mahoney described “landlord special appliances” and “paper thin walls.” TY showed up after a cross-country move to an unclean unit. And that tracks. These complaints are almost all about Classic tier units, the ones that haven’t been renovated.

Management Response Pattern

Management responds to nearly every review, positive and negative. So they’re paying attention, right? Sort of. The responses are heavily templated. Positive reviews get near-identical “Thank you for your glowing 5-star rating” language. Negative reviews get “Thank you for bringing your concerns to our attention.” Some responses still reference the old property name (“Tides at South Lamar”). That tells you the template hasn’t been updated since the rebrand, which isn’t exactly a sign of attention to detail.

The Uncomfortable Truth

No listing site will write this section.

This Building Has Had Three Names and Three Management Companies

Artisan at South Lamar used to be Tides at South Lamar. Before that, The Gallery at South Lamar. Each name came with a new management company. The current team (ResProp Management, with Heather and Chloe running the office) gets strong reviews. But three identities in a handful of years means the property’s review history is scattered across platforms and names. That 3.5 Google rating reflects all eras, including the stretch where management was, by multiple accounts, unresponsive. My advice: weight the last 6 months of reviews more heavily than anything older.

The $85/Month Fee That Isn’t in the Advertised Rent

Every resident pays an $85/month amenity fee. It covers valet trash, facilities maintenance, and general trash removal. This fee doesn’t show up in the rent advertised on Zillow or Apartments.com. So that $1,000 one bedroom is actually $1,085 before concessions are factored in. Most Austin apartments tack on mandatory fees that aren’t in the advertised rent, but $85 is on the higher end for a Class C property. At most South Austin communities in this price range, those fees run $40 to $65.

Vehicle Break-ins Are Documented, Not Anecdotal

This isn’t one disgruntled reviewer. Multiple residents over the past year or two report car break-ins and stolen bikes from the surface lot. The parking area is open. No gate for vehicles. If you keep belongings visible in your car or store bikes outside, that’s a risk worth weighing. Not a dealbreaker for everyone. But you should know before you sign.

Questions about whether this property fits your situation?

I’ll give you an honest take. If Artisan isn’t the right match, I’ll tell you what is.

Frequently Asked Questions

Does Artisan at South Lamar have in-unit washer and dryer?

Only Upgrade and Signature tier units have washer/dryer connections. Classic units do not. Even with connections, machines aren’t provided. The property has two shared laundry rooms on site.

What’s the pet policy at Artisan at South Lamar?

Two pets maximum. 175 lb weight limit per pet. No breed restrictions. Costs: $400 deposit plus $400 non-refundable fee per pet, plus $25/month pet rent. Pet screening is not required.

Is Artisan at South Lamar the same as Tides at South Lamar?

Yes. Same address, same building. The property was previously called Tides at South Lamar (and before that, The Gallery at South Lamar). It was rebranded to Artisan at South Lamar when ResProp Management took over.

What school district is Artisan at South Lamar in?

Austin ISD. Zoned for Joslin Elementary, Covington Middle (formerly Fulmore), and Crockett High School. Richards School for Young Women Leaders is 0.3 miles away with a GreatSchools rating of 8/10.

Does Artisan at South Lamar accept bad credit?

The property doesn’t publish a credit score minimum. Based on its property class and what I see in the reviews, it looks like they work with people who don’t have perfect credit. A second chance apartment specialist can pre-screen your situation before you pay the application fee.

How far is Artisan at South Lamar from downtown Austin?

About 4 miles. Roughly 10 minutes in off-peak traffic, 18 to 25 minutes during rush hour.

What’s the difference between Classic, Upgrade, and Signature units?

Classic units are original or lightly updated. No washer/dryer connections, older appliances. Upgrade units add washer/dryer connections, newer appliances, and updated finishes. Signature units get the full renovation: quartz countertops, tile backsplash, walk-in showers, and full-size washer/dryer connections. Pricing reflects the tier.

Is there a shuttle or bus route near Artisan at South Lamar?

Yes. The property lists a shuttle route as an amenity, and CapMetro Route 3 (Burnet/Menchaca) runs along Menchaca Road near the property. The MetroRapid 803 also runs through the area and stops at Westgate Transit Center nearby. Austin Community College South Austin campus is 1.9 miles away (4-minute drive).

The Bottom Line

Artisan at South Lamar delivers a one bedroom on South Lamar for under $950/month all in. That includes the concession and the $85 amenity fee. You won’t find that number at the newer communities within a half mile. You’re 10 minutes from downtown, walking distance to actual restaurants, and on a bus line. The pet policy is among the most generous on South Lamar. And the current leasing team has turned around what used to be a messy review profile.

The main trade-off: you’re living in a 1979 building. The walls are thin, the Classic units haven’t been fully updated, and the parking lot has break-in problems.

This property makes sense if you prioritize location and price over polish, you have a large dog that gets rejected at weight-restricted properties, your screening situation needs flexibility, or you need a fast move-in.

This property doesn’t make sense if you need modern construction quality, you can’t tolerate noise from neighbors, you need covered parking, or you want in-unit laundry without paying for Upgrade or Signature pricing.

My take: Artisan is a solid value play if you know what you’re getting into. Go Upgrade or Signature tier if your budget allows it. The Classic units save money but come with compromises you’ll feel daily. And time your lease to capture the two months free concession on one bedrooms. That deal won’t last forever.
