Mueller’s Most Popular Apartment — And Its Biggest Blind Spot For Rent

AMLI on Aldrich Apartments Austin Review: Mueller Walkability at a Premium Price (Austin, TX)

Most renters find AMLI on Aldrich the same way: they search “Mueller apartments” and the photos stop them cold. Modern finishes, a rooftop clubroom, LEED Platinum certification, and you can walk to H-E-B, the Texas Farmers Market, and Alamo Drafthouse. I’m a licensed Texas apartment locator (TX #679806), and I’ve tracked Mueller pricing across a dozen communities for years. The listing photos aren’t lying. The property looks as good in person as it does online.

But here’s what the listing sites won’t tell you: the walls are thin enough that people hear their neighbors’ conversations through them. The 1BR rent starts around $1,905. And 48 of the 318 units are income restricted through the Mueller Affordable Homes Program, which runs on completely different rules. I’m breaking down the true monthly cost, what 260+ reviews actually say, and who should apply versus who should keep looking.

The 4.1 Google rating and 4.3 ApartmentRatings score look strong on the surface. But dig into ApartmentRatings’ category breakdown and the story changes: noise is rated 1 out of 5, grounds 2/5, and maintenance 2/5. That’s a big gap between the overall score and what people actually say about living here. I went through 260+ reviews across Google, ApartmentRatings, Yelp, VeryApt, and Birdeye to find the real patterns.

Best For

You want walkability without downtown prices. Mueller is one of the few Austin neighborhoods where you can walk to groceries, restaurants, a movie theater, and a weekly farmers market without a car. H-E-B is about a 5 minute walk. Alamo Drafthouse is right in the neighborhood. Downtown apartments with similar walkability start $200–400/month higher.

You work from home and need a coworking setup. AMLI on Aldrich has a dedicated coworking area, conference room, and a makers’ space workshop. That’s more work-from-home space than most Austin apartments give you. It comes up a lot in reviews as a reason people like living here.

You’re relocating from out of state and need a turnkey move. Several reviewers mention moving sight unseen and having a smooth experience. The leasing team (Joseph in particular gets called out by name in 15+ reviews) makes it easy. AMLI also offers furnished apartments for stays of 30+ days.

You care about sustainability. The property is LEED Platinum certified and AEGB 2-Star rated. Mueller itself is the world’s largest LEED Gold neighborhood. If that matters to you, few Austin apartments match this.

Skip If

You’re noise sensitive. This is the most repeated criticism across all platforms. The walls are thin enough to hear neighbors’ conversations. One reviewer wrote that there’s “no peace in your dwelling” because noise comes through from all directions. If you work from home and need quiet, request an end unit or corner unit and tour during a weekday afternoon when neighbors are home.

You need a budget under $1,900/month for a 1BR. The cheapest available 1BR sits around $1,905. Most 1BRs run between $2,010 and $3,150 depending on size and location in the building. If your budget is tighter, check out our East Austin guide for options starting hundreds less.

You have a restricted breed dog. AMLI restricts Pit Bulls, Rottweilers, Dobermans, Bull Terriers, Chow-Chows, and any dog management thinks is a cross of those breeds. They can also add breeds to the list at any time if they decide they’re aggressive.

You’re concerned about vehicle security. Multiple recent reviews mention cars getting broken into. This shows up on Google and ApartmentRatings as an ongoing issue, not a one-off.

Location Deep Dive

What’s Actually Nearby

AMLI on Aldrich sits on Aldrich Street in Mueller, the master-planned community built where the old Mueller airport used to be. The walkability here is real, not marketing spin.

Within a 5 to 10 minute walk: H-E-B (one of Austin’s best locations), Alamo Drafthouse Mueller, Torchy’s Tacos, Starbucks, Colleen’s Kitchen, and the Thinkery children’s museum. The Texas Farmers Market runs Sundays 10 AM–2 PM and Wednesdays 5–8 PM at the Branch Park Pavilion, a short walk down Aldrich. Mueller Lake Park and Mary Elizabeth Branch Park are both short walks too.

You’ll need to drive for: Target (about 2 miles on Airport Blvd), Costco (about 6 miles). Dell Children’s Medical Center is 0.2 miles away, basically at Mueller’s eastern edge.

Commute Math

Destination Distance Off-Peak Rush Hour
Downtown Austin ~5 mi 10–15 min 20–35 min
UT Austin 3.3 mi 6–10 min 15–25 min
The Domain / Apple Campus ~10 mi 15–20 min 30–45 min
Austin-Bergstrom Airport 12.1 mi 20–25 min 30–40 min
Dell Children’s Medical Center 0.2 mi 3 min walk 3 min walk
Samsung Austin Semiconductor ~7 mi 12–18 min 20–30 min

Route notes: I-35 south gets you to downtown and the airport. Fast off-peak, but add 10–20 minutes during rush hour (7:30–9 AM and 4:30–6:30 PM). Airport Boulevard is your local alternative. For Domain-bound commuters, Lamar or US-183 northbound works.

Neighborhood Vibe

Mueller feels like a small town inside Austin. Narrow streets by design, wide sidewalks, people walking dogs around the lake. It’s planned, and that’s both its strength and its criticism. You won’t find the grit of East 6th Street or the weirdness of South Congress. But you can do 80% of your errands on foot, and that’s worth something.

Pricing and True Cost

Floor Plans

Floor Plan Bed/Bath Sq Ft Base Rent Availability

Flat 3/2 1,512 $2,010 – $4,660 Unavailable
Townhome 3/2 1,993 $4,667 – $4,797 Unavailable

Note: AMLI uses live pricing, so rents shift daily based on availability, lease start date, and lease length. The numbers above are what’s posted right now. The wide spread within each floor plan (like $2,015 – $3,825 for the same 2BR layout) depends on the specific unit, floor level, and move-in date.

Net Effective Rent Calculation

The current special applies to affordable program units only: 1 month free on select affordable apartments. AMLI’s website still shows it, though Zumper had it listed as running March through May 2026. Could be extended. Market rate units don’t have a blanket concession, so your listed rent is close to what you’ll pay.

For the affordable program units (48 of the 318 total), the math on a 1 month free offer on a 12 month lease:

Daily multiplier method:

  • 12 month lease = 365 days
  • 1 month free = 30 days
  • Multiplier: (365 – 30) ÷ 365 = 0.9178

If you qualify for an affordable unit at $1,578/month (the lowest listed 2BR):

  • $1,578 × 0.9178 = $1,448/month net effective
  • Monthly savings: $130

But that’s only 48 units out of 318. For the remaining 270 market rate units, your listed rent is your actual rent. That’s important context because most other Mueller communities are running some form of concession right now. AMLI North Park next door (built 2024) starts at $1,792 and may have active specials. All the Fees

Fee Amount Required?
Application Fee $60/person Yes (non-refundable)
Admin Fee $140 Yes
Pet Deposit $250 (refundable) If applicable
Pet Fee (not returned) $350 If applicable
Pet Rent $20/month per pet If applicable
Parking (Surface) Included N/A
Parking (Garage/Reserved) $40 – $150/month Optional
Renter’s Insurance ~$15–30/month (required) Yes
Trash Paid by property N/A

Good news: AMLI on Aldrich covers trash removal, which saves you $25–40/month compared to properties that charge valet trash fees. Bad news: parking gets expensive fast. If you want a garage or reserved spot, that’s $40–150/month on top of rent.

True Monthly Cost Scenario

Here’s what you’d actually pay for a 1BR at $2,010/month (the 877 sq ft layout, one of the more popular sizes):

  • Base rent: $2,010
  • Renter’s insurance: ~$20
  • Garage parking: $75 (mid-range)
  • Pet rent (1 dog): $20
  • Total monthly: ~$2,125

Move-in costs for this scenario:

  • Application fee: $60
  • Admin fee: $140
  • Security deposit: $1,000 (that’s what AMLI lists right now, could vary based on your screening)
  • Pet deposit: $250
  • Pet fee (not returned): $350
  • First month’s rent: $2,010
  • Estimated move-in total: ~$3,810 (first month + deposit + fees + pet costs)

Screening Criteria

AMLI runs your application through an outside screening company. They look at credit, rental history, income, and criminal background. No published credit score cutoff. Everything gets fed into an algorithm and you get one of three results: approved, approved with conditions (higher deposit), or denied.

Income Requirement

AMLI’s standard is 3x monthly rent in gross income they can verify. Here’s what that looks like:

Unit Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
1BR (742 sq ft) $1,905 $5,715 $68,580 ~$32.97
1BR (877 sq ft) $2,010 $6,030 $72,360 ~$34.79
2BR (1,157 sq ft) $2,015 $6,045 $72,540 ~$34.88
2BR (1,288 sq ft) $3,480 $10,440 $125,280 ~$60.23

Students may get a pass on the income requirement, but you still need to pass credit and rental history screening. If you don’t hit 3x but are close, ask about the guarantor option.

Credit Expectations

AMLI doesn’t publish a minimum score, but for a 2017 build managed by AMLI Residential, here’s what I typically see:

  • 650+ credit: Smooth approval, standard $1,000 deposit
  • 600–649: Likely approved, possibly with a higher deposit
  • Below 600: Gets harder. Lower credit usually means you need stronger income to offset it, and you’ll probably pay a bigger deposit
  • No credit history: Students might have other options, but everyone else will likely need a guarantor

One thing to flag: AMLI requires renter’s insurance with $300,000 in liability coverage. That’s triple what most Austin properties ask for.

What Gets You Denied

Let me be direct about what gets your application denied at AMLI:

  • Any active rental debt or eviction on your record: automatic denial
  • Registered sex offenders: automatic denial
  • Criminal convictions, depending on how serious and how recent (they’ll do a review, but violent crimes and drug distribution are harder to get past)
  • Lying on your application
  • Income they can’t verify

If your background includes a broken lease, eviction, or criminal history, AMLI is probably not the right target. Their screening is strict. You’d burn your $60 application fee. I’d send you to properties with more flexibility. Start with our second chance apartments guide to see which Austin communities actually work with challenging backgrounds.

The Application Process

  1. Apply online through AMLI’s portal. $60 non-refundable application fee per person.
  2. Screening runs through their outside agency. Results typically come back within 24–48 hours.
  3. Approved, approved with conditions, or denied. Conditions usually mean a bigger deposit, and you have 48 hours to pay it.
  4. Sign the lease and pay the admin fee ($140) plus your deposit.

Here’s what separates working with a locator from applying blind: I can tell you if you’re likely to qualify before you spend $60 finding out. If AMLI’s screening looks tight for your situation, I know which nearby Mueller properties have more flexibility. And if you do apply through me, I can typically get faster responses from the leasing team because they know who I am.

Resident Reviews Decoded

I went through 169 Google reviews, 26 ApartmentRatings reviews, 44 Yelp reviews, 3 VeryApt reviews, and Birdeye’s 219 review aggregate to pull out the real patterns. One bad review doesn’t tell you much. But when the same complaint shows up 6, 10, 15 times? That’s a pattern.

What People Like

The staff gets overwhelmingly positive feedback. Joseph in the leasing office is mentioned by name in 15+ Google reviews across two or more years, plus multiple Birdeye and ApartmentRatings reviews. People call him responsive and genuinely helpful, whether they’re signing a lease or dealing with an issue six months in. Multiple out of state relocators credit Joseph specifically with making their move smooth. Yelp reviews also mention Adam in the leasing office.

The maintenance team gets consistent praise too. Several reviews mention same-day or next-day response times. One reviewer called the maintenance team “outstanding.” A Birdeye reviewer called maintenance “the ones who make them shine the most.”

Location is the other big positive across all five platforms. People love being able to walk to H-E-B, the farmers market, and Mueller Lake Park. One long term resident said “you can’t beat the Mueller location for a walking lifestyle.”

What People Complain About

Thin walls are the biggest recurring complaint, and the numbers back it up. ApartmentRatings’ subcategory noise rating is 1 out of 5 stars, the lowest possible. People describe hearing neighbors through walls, floors, and ceilings across Google, ApartmentRatings, and VeryApt. One reviewer said walls are “thin as paper.” Another called police multiple times about neighbor noise, with management only willing to “notify” the loud neighbor. Management’s own response to a noise complaint said “everyone has a different level of sensitivity to noise, especially noise between shared walls.” That tells you how seriously they take it.

The waterproofing project has been a real problem. A long term resident (4+ years, two different units) described the project going on for “over a YEAR” with noise so loud “it makes my teeth hurt.” First floor residents lost balcony access. AMLI offered a one-time $500 credit. This resident found that inadequate.

Car break-ins keep coming up in recent reviews. One VeryApt reviewer described one with “no sign of forced entry.” Multiple 2026 Google reviewers say it happens regularly.

The build quality has taken some hits over time. One ApartmentRatings review described contact paper on cabinets peeling to show particle board within weeks of move-in. The interior paint was one coat only and bled white when wiped with a wet sponge. Unsealed joints let black ants stream in. Another reviewer reported fire ants from “poor infrastructure and holes in the walls.”

A Google review from approximately 2025 mentioned a $10,000 move-out charge after four years. I don’t know the full story there, but ask about how they handle move-out inspections and what fees look like before you sign. One Yelp reviewer warned newer renters against choosing Jetty, a bond product sometimes offered instead of a traditional security deposit. It’s not a refundable deposit, and move-out damages are billed separately.

How Management Responds

AMLI responds to almost every Google review, positive and negative. They personalize the responses, which puts them ahead of the management companies that copy-paste the same reply to everyone. But when a review is negative, they lean defensive. When a resident flagged the waterproofing noise, management said the community manager “reached out directly” without addressing the scope of it.

The Uncomfortable Truth

No listing site will write this section. I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

The Walls Are a Known Issue (ApartmentRatings Noise Score: 1 out of 5)

This isn’t a minor complaint. ApartmentRatings gives noise a 1 out of 5. That’s as bad as it gets. People hear conversations, footsteps, and everyday noise through the walls. One resident called police multiple times and management would only “notify” the loud neighbor. The property was built in 2017 with modern construction, but the walls don’t block sound the way you’d expect at this price point. If you’re paying $2,000+ for a 1BR, you reasonably expect not to hear your neighbor’s TV. Ask to tour a unit that shares walls with occupied units and listen. Sit quietly for five minutes.

Ongoing Waterproofing Construction Project

A long term resident (4+ years) describes AMLI being “years into a waterproofing project” that creates noise loud enough to “make my teeth hurt.” First floor residents lost balcony access during the project. AMLI offered a $500 credit. For a disruption that lasted over a year, that’s not much. Before you sign, ask the leasing office: is this project done? How many buildings are left? What floors are affected?

Finishes Aren’t Aging Well for a 2017 Build

Nine years in, some reviews make you wonder about the build quality. One reviewer described contact paper on cabinet fronts peeling to show particle board within weeks of move-in. Interior paint was one coat only. Joints weren’t fully sealed, letting ants stream in through the front door frame. Another reviewer reported fire ants from “holes in the walls.” Check cabinet edges, door frames, and window seals on your tour.

No Active Market Rate Specials (When Competitors Are Running Them)

As of July 2026, AMLI on Aldrich’s only advertised concession is 1 month free on select affordable program units. That covers 48 of 318 apartments. Meanwhile, other Mueller communities are running specials on market rate units. AMLI Branch Park, SYNC at Mueller, and the newer Rivette Tower are all competing for renters. If you’re comparing net effective rent across Mueller, AMLI on Aldrich could cost you more than the building next door once their specials factor in. Compare current Mueller area pricing here.

Vehicle Security Isn’t Where It Should Be

The property has access gates, fenced areas, and security cameras. But break-ins still happen. This keeps coming up in 2025 and 2026 reviews. One reviewer said the property tows residents’ own cars. Another said “the neighborhood isn’t as safe as you think.” If you park in the surface lot rather than the garage, understand that risk.

AMLI North Park Is Pulling Resources

One reviewer noticed AMLI shifting attention to North Park, the brand new (2024) property across the street. The leasing office has actually moved to AMLI North Park at 2300 Aldrich. When the management company opens a new building next door, does the older property get the same level of attention? Worth asking.

Let’s Talk

FAQ

Does AMLI on Aldrich allow pets?

Yes. Two pets max, 100 lb weight limit per pet. You’ll pay $250 refundable deposit, $350 fee you don’t get back, and $20/month pet rent per pet. Breed restrictions apply: Pit Bulls, Rottweilers, Dobermans, Bull Terriers, and Chow-Chows are restricted, plus any breed they decide is aggressive.

What credit score do I need for AMLI on Aldrich?

AMLI doesn’t publish a minimum credit score. They use a scoring model that weighs credit, income, and rental history together. From what I’ve seen at properties like this one, you’ll want 600+ for a standard approval and 650+ for the lowest deposit.

What are the biggest complaints about AMLI on Aldrich?

Thin walls (noise between units), vehicle break-ins, mail room organization, and the leasing office moving to AMLI North Park across the street. Noise is the most frequently mentioned complaint across all platforms.

Does AMLI on Aldrich have affordable housing units?

Yes. 48 of the 318 units are set aside through the Mueller Affordable Homes Program. Income caps depend on how many people are in your household, and there are no application or admin fees. Contact the leasing office for current income limits and availability.

When was AMLI on Aldrich built?

  1. Two four-story buildings, 318 units total. As of 2026, the property is 9 years old with original finishes: quartz countertops, vinyl plank flooring, stainless steel appliances, and 9 to 12 foot ceilings.

Is AMLI on Aldrich smoke free?

Yes. AMLI on Aldrich is 100% smoke free, inside units and in all common areas. No smoking anywhere on the property.

Should I choose the Jetty bond or a traditional security deposit?

Traditional deposit, every time. One former resident specifically warned about this. Jetty is a bond, not a deposit. You pay $500 that you never get back. Any move-out damages are billed separately on top of that. A traditional security deposit is refundable minus actual damage costs. Ask the leasing office which option they offer and choose the refundable deposit.

The Bottom Line: Is AMLI on Aldrich Worth It?

Here’s what AMLI on Aldrich does well. You get 2017 construction quality, LEED Platinum certification, and Mueller’s walkability to H-E-B, the farmers market, and Alamo Drafthouse. The staff (especially Joseph) gets praised consistently across 195+ reviews. The maintenance team responds fast. And if you qualify for the affordable housing program, those 48 income restricted units are a strong value.

But here’s the trade-off: you’re paying premium rent ($1,905+ for a 1BR, often $2,000–3,000+) in a building where ApartmentRatings gives noise a 1 out of 5. Add no market rate concessions while nearby competitors run specials, and the cost argument gets harder to make.

This property makes sense if:

  • Walkability to groceries, restaurants, and parks is your top priority
  • You work from home and need coworking space plus a short walk to everything
  • You qualify for the Mueller Affordable Homes Program
  • You’re relocating from out of state and want a well-managed, turnkey move

This property doesn’t make sense if:

  • You’re noise sensitive and need quiet at home
  • Your budget for a 1BR is under $1,900
  • You have a restricted breed dog
  • You want maximum value and are willing to compare net effective rent across Mueller

The first year math works if you value Mueller’s location and lifestyle enough to pay for it. Whether the trade-offs are worth it depends on what bothers you more: thin walls or a longer walk to the grocery store.
