What they get right: this is one of the few Class A properties in 78735 that was built in 2015 and has genuine outdoor space, not a courtyard with two potted plants.
What they miss: that Hill Country address puts you about 11 miles from downtown Austin, right near the “Y at Oak Hill,” one of the city’s worst traffic chokepoints. And the rent you see listed? It doesn’t include the parking, pet fees, and mandatory charges that push your actual monthly cost $100 to $200 higher than the number on Apartments.com.

You want genuine outdoor space without leaving your apartment complex. I’m not talking about a strip of grass next to the parking lot. AMLI Covered Bridge has hiking and biking trails built into the property, a private pecan grove, two separate dog parks, and two pools with outdoor cabanas. People who live here talk about feeling “close to nature” and “a world away” from city noise. For Austin, that’s genuinely rare. Most properties slap “green space” on their website and mean a courtyard.

Grocery: The closest H-E-B is the Oak Hill store at 290 and FM 1826, about 3 miles away. Quick 5-minute drive. There’s no walkable grocery option.

This is a car-dependent location. Walk Score runs 30 to 40 for this address. You can drive to everything within 5 to 10 minutes, but you’re not walking anywhere.

The property’s website says “no ongoing concessions other than reduced rents.” Earlier in 2026 (February through May), they ran a 1 month free special. That’s expired. Their Facebook page recently posted “$500 off your first month,” but that hasn’t shown up on listing sites yet. Worth calling the leasing office to ask what’s currently available.

Staff. Repeatedly and by name. Jen shows up in at least 8 separate Google reviews. Knowledgeable, patient, and she helped one renter relocate all the way from Canada. Tim, the maintenance supervisor, has his own fan club: three residents specifically named him. Mike in maintenance gets praised for being fast. On Yelp, Jason and Luis are named in 3 reviews for quick AC repairs. Melissa (onsite manager), Brandon, Addisyn, Paul, and Calli also get named. You don’t see that kind of specific, named praise at most properties. Most places get generic “staff was nice” comments. This is different.
Maintenance response times. Multiple residents report same-day fixes, including after-hours AC repairs. One resident who lived there 3+ years said the team would “fix your AC in the middle of the night.” Most properties can’t say that.
The setting itself. “Calm atmosphere” shows up as a Google filter tag with 5 mentions. The Hill Country views, the pecan grove, the nature trail. People bring these up without being asked.
Where It Falls Short
Smoking and substance use in hallways comes up more than anything else. AMLI Covered Bridge says it bans smoking, but residents on Google, Yelp, and ApartmentRatings all say it’s not enforced. One 2025 review from a resident who lived there for 3 years said the community “won’t do a thing about residents chain smoking on balconies and common areas.” A separate 2025 review reported being placed in a unit that “reeked of cigarette smoke” from day one. Another reviewer called it “a community of illegal substance smoking residents.”
Pest issues showed up in 2025 reviews. Recent and worth knowing about. One resident filed a lawsuit over roach infestation. Isolated reports, not universal, but worth asking about on your tour.
End of lease charges are a sore spot. At least 4 reviews across multiple platforms mention disputes over charges when leaving.
