Alta Wildhorse Ranch  Apartments Austin Review: New Townhomes in Austin’s 78724 with 12 Weeks Free (and Construction Issues Nobody Mentions)

Twelve weeks free on a brand new townhome sounds like a no-brainer. And when you run the math on Alta Wildhorse Ranch, the numbers are hard to ignore: a two bedroom townhome with washer/dryer included, fenced yards on some units, and garage options for under $1,700 a month after the concession. I track Austin apartment pricing daily across 1,000+ properties, and those numbers on a 2024 build are competitive for this area of town.

But here’s what listing sites won’t tell you: this place has a construction quality problem. Residents keep reporting cracking walls, floors lifting, HVAC systems that can’t keep up with Texas summers, and pest issues tied to how fast these units went up. The 4.0 Google rating looks solid until you start reading the one and two star reviews. That’s what this review is about: the full picture, not the marketing version.

A few things jump out. The 12 weeks free is one of the most aggressive specials in this part of Austin right now. That tells you two things: they need to fill units, and you’ve got negotiating power. The smaller review platforms (RentCafe at 5.0, ForRent at 4.6, ModernMsg at 4.6) paint a rosy picture, but those are small sample sizes. The Google score (4.0 on 80 reviews) gives you the biggest sample to work with, and the gap between the five star praise and the one star construction complaints tells the real story. Yelp and ApartmentRatings have listings but no resident reviews posted yet.

Best For / Skip If

This Property Makes Sense If…

You want a townhome layout without paying single family rent. The floor plans here range from 468 square feet (studio) all the way up to 1,957 square feet (three bedroom). The larger units come with attached garages, fenced backyards, and nobody above or below you. In Austin’s 78724 zip code, that combination at these prices is hard to match right now. For a broader look at what’s available in this part of town, see our East Austin apartments page.

You work near Samsung, Tesla, or Dell and want a short commute. This stretch of Blue Bluff Road puts you within reasonable driving distance of the Samsung Austin Semiconductor campus and Tesla Giga Texas. If your commute matters more than nightlife, the location works.

You have a dog and want outdoor space. Some of the townhome units have fenced yards. There’s also a dedicated dog run on the property. Pet rent is $20/month (with a $400 upfront fee per pet). For renters whose dogs need actual yard space, not just a shared bark park, that matters. If you’re looking for more options, check out our list of Austin apartments that actually allow large dogs.

You’re relocating from out of state and want move-in ready new construction. Built in 2024, every unit comes with granite counters, stainless appliances, and a full-size washer and dryer. Application and holding fees get credited back at move-in for employees of Samsung, Dell, Austin ISD, Applied Materials, Tesla, Amazon, military, and first responders.

Skip If…

You can’t handle construction defects in a new build. Cracked walls, flooring coming up, and HVAC issues come up in review after review. This is a pattern, not a one-off complaint.

You need to be close to downtown Austin or nightlife. This is far Northeast Austin. You’re 15+ miles from downtown and at least 25 minutes in good traffic. This is not a walkable neighborhood.

You need strong public schools nearby. Alta Wildhorse Ranch is in Manor ISD. The closest schools have GreatSchools ratings between 3 and 7 out of 10. If school ratings matter to you, look into Manor ISD before signing anything.

Location Deep Dive

What’s Actually Nearby

Alta Wildhorse Ranch sits on Blue Bluff Road in the Decker neighborhood, which is Austin’s far east side. I need to be direct: you need a car here. The Walk Score is low, and you’re driving to the grocery store, to restaurants, to pretty much everything.

Your closest grocery is Manor Grocery (about 2 miles). There’s a Walmart Supercenter about 3 miles out, and the nearest H-E-B is roughly 5 miles away on US 290 East. For quick meals, you’ve got Café 290 and a handful of restaurants along the 290 corridor, but this is not a walkable dining scene. The Decker Lake area has some green space and the Indiangrass Wildlife Sanctuary is less than a mile away if you want outdoor trails. Brohn Park at Wildhorse Ranch is within walking distance.

The on-site Lone Star Mini Market is handy for small items without leaving the property. You’ve also got a two-story fitness center, pool with cabanas, yoga studio, and coworking spaces.

Commute Math

Destination Distance Off-Peak Rush Hour
Downtown Austin ~15 mi 20–25 min 35–50 min
Samsung Austin Semiconductor ~7 mi 10–15 min 15–25 min
Tesla Giga Texas ~12 mi 15–20 min 25–35 min
Austin-Bergstrom Airport ~18 mi 20–25 min 30–45 min
The Domain ~18 mi 20–25 min 40–55 min
Dell HQ (Round Rock) ~20 mi 25–30 min 40–55 min

Route notes: SH 130 and US 290 are your main routes out here. SH 130 is a toll road, so budget $3–6 per trip if you’re using it daily. US 290 gets congested during peak hours heading west toward downtown. If you work east of I-35, this location is reasonable. If you work west of MoPac, expect a long commute.

Neighborhood Vibe

Quiet. Spacious. Residential. That’s the honest pitch for this area. There’s no bar scene, no coffee shop culture, and the nearest entertainment is a 15+ minute drive. The trade-off is space and price. You’re getting new construction townhomes with garages and yards for what you’d pay for a small one bedroom closer to downtown. If you care more about your living space than walkability, this trade works. If you want to walk to dinner? It doesn’t.

*Net effective with 12 weeks free on a 12-month lease (verified July 2026)

Net Effective Rent: The Math

The current special is 12 weeks free off base rent. That’s 84 days of free rent. Here’s how to calculate what you’ll actually pay on average each month:

Using The Pony (2 bed / 2 ba at $1,906 base rent) as the example:

Daily multiplier: (365 days − 84 free days) ÷ 365 days = 0.7699

$1,906 × 0.7699 = $1,467/month net effective rent

You’re saving $439 a month compared to the listed base rent. Over the full lease, that’s $5,268 you’re not paying. This is real money, and it’s one of the biggest concessions in the 78724 zip code right now.

Keep in mind: this is the net effective spread across all 12 months. You’ll still pay full rent most months. The free weeks usually show up as free rent in your first few months, or however the leasing office sets it up.

All the Fees

Fee Amount Required?
Application Fee $75 per applicant Yes
Mandatory Monthly Fees ~$49.60/mo (doorstep trash $25, boiler management $14.60, pest control $5, trash admin $3, stormwater $2) Yes
Reserved Parking $50/mo Optional
Pet Fee $400 per pet (paid once) If applicable
Pet Rent $20/mo per pet If applicable
Renters Liability Program $14.50/mo (if no outside policy) Situational
Garage Parking Comes with some floor plans Varies by floor plan

Note on the mandatory monthly fees: On top of base rent, you’ll pay about $49.60/month in required fees. This covers doorstep trash pickup, pest control, boiler management, and stormwater/trash admin. Greystar rolls these into their “Total Monthly Leasing Price” figure, but I’ve listed base rent separately above so you can compare apples to apples with other communities.

Pet fee breakdown: Their website lists a $400 fee + $20/mo rent. But third-party sources (ApartmentRatings, Taco Street Locating) show the full cost is actually $400 non-refundable fee + $250 refundable deposit + $20/mo rent per pet. That’s $650 upfront per pet. Ask the leasing office to confirm the current breakdown before you budget.

True Monthly Cost: A Real Scenario

Here’s what a renter in a 2 bed / 2 bath Pony unit with one dog would actually pay:

Cost Monthly
Net effective rent (with 12 weeks free) $1,467
Mandatory monthly fees $49.60
Pet rent (1 dog) $20
Total Monthly Cost $1,537

Move-in costs to budget for:

Cost Amount
First month’s rent (full base rent) $1,906
Mandatory monthly fees $49.60
Security deposit (refundable) $200–$500 (varies by screening)
Pet fee + deposit (1 pet) $400 fee + $250 deposit = $650
Application fee $75
Estimated Move-In Total $2,881–$3,181

Specials change. What’s listed above was accurate as of July 2026. I talk to leasing teams regularly, and offers shift. The 12 weeks free is strong, but it won’t last forever.

Screening Criteria

Income Requirement

Greystar properties typically require 3x monthly rent in gross income. Here’s what that looks like at Alta Wildhorse Ranch:

Floor Plan Base Rent Monthly Income Needed (3x) Annual Income Hourly Wage (40 hrs)
The Colt (Studio) $1,235 $3,705 $44,460 ~$21.38
The Saddle (1 bed) $1,285 $3,855 $46,260 ~$22.24
The Pony (2 bed) $1,906 $5,718 $68,616 ~$33.00
The Show Horse (3 bed) $2,589 $7,767 $93,204 ~$44.81

Important: They qualify you based on the base rent, not the net effective rent after concessions. So even though you’re effectively paying $1,467/month for The Pony after the special, you still need to show $5,718/month in gross income.

Employer credit program: Application and holding fees are credited back when you move in if you work for Samsung, Dell, Austin ISD, Applied Materials, Tesla, Amazon, are active military, or are a first responder. Bring it up when you apply.

Credit Expectations

There’s no published credit score minimum. Based on Greystar’s typical screening and what this place charges (new construction, higher price point), here’s what I’d expect:

650+ credit: Smooth approval process, standard deposit.

600–649 credit: Likely approved, but may see a higher deposit.

Below 600 credit: Approval gets a lot harder. You may be asked for a higher deposit or need a co-signer. At this rent level, Greystar communities tend to be picky. If your credit is below 600, you may want to look at our second chance apartments in Austin page for properties with more flexibility.

What Will Get You Denied

Let me be direct about what will likely get an application declined here:

  • Active property debt (money owed to a previous landlord)
  • Recent eviction judgments (especially under 5 years)
  • Felony convictions within the lookback window (likely 7+ years at this price point)
  • Not enough income documentation
  • Credit score well below their minimum threshold

Application Process

  1. Apply online at altawildhorseranch.com or walk into the leasing office
  2. Screening takes 24–72 hours (Greystar is typically faster than average)
  3. Approval, conditional approval (higher deposit), or denial
  4. Sign your lease and schedule your move

Here’s what separates working with a locator from applying blind: I can tell you whether you’re likely to qualify before you spend money finding out. If Alta Wildhorse Ranch’s screening looks tight for your situation, I know which nearby properties have more flexibility and which ones will definitely deny you. I do this for free. The community pays my fee from their marketing budget, not you. Fill out the form and I’ll give you straight answers. — Ross Quade, TX License #679806

Resident Reviews Decoded

Listing sites show you a 4.0 Google rating and call it a day. That number doesn’t tell you much without context. I went through every review I could find: 80 on Google, 15 on ForRent, 12 on ModernMsg, 6 on RentCafe, and a couple on ApartmentHomeLiving. Yelp and ApartmentRatings had listings but no actual reviews. Individual complaints aren’t that useful. Repeated themes are.

Review Pattern Analysis

Theme Mentions Trend Source
Leasing staff (positive) 40+ reviews Consistently praised Google, ModernMsg, ForRent, RentCafe, ApartmentHomeLiving
Maintenance response (positive) 15+ reviews Consistent Google, ModernMsg, ForRent
Construction quality issues 8–10 reviews Ongoing Google
Community events 10+ reviews Positive Google, ModernMsg
HVAC problems 3–5 reviews Ongoing concern Google, ModernMsg
Pest issues 2–3 reviews Concerning (spider infestation mentioned) Google
Towing/parking frustration 2 reviews Isolated but worth knowing Google, ModernMsg
Location farther than expected 2–3 reviews Consistent note RentCafe, ForRent

What People Like

The leasing team gets called out by name more than I see at most properties. Gracyn, Madelyn (Maddie), Stephanie, Donna, and Florencia are mentioned repeatedly across Google, ModernMsg, ForRent, and RentCafe reviews. People call them helpful, patient, and responsive. Several residents specifically mention that leasing staff stayed late or went out of their way to help with unusual situations. One ForRent reviewer said the team gives residents a heads-up about maintenance and safety work before it happens, which is more communication than most properties offer.

Maintenance gets strong marks too. Chris and Danny on the maintenance team are mentioned by name for fast, professional service. Multiple reviews across Google and ModernMsg say work orders get handled within 24 hours. For a 267 unit community, that’s solid. One RentCafe review called them “quick and attentive.”

Community events come up frequently on both Google and ModernMsg. They run monthly events, and residents seem to genuinely enjoy them. This isn’t filler praise. Several reviews specifically mention the events as a reason they like living there.

“Peaceful” and “quiet” show up across RentCafe, ForRent, and Google reviews consistently. People say the townhome layout means no neighbors above or below, and that’s the biggest reason it stays quiet.

What People Complain About

The biggest complaint is how the building was put together. Residents report walls cracking, flooring lifting, gaps in fixtures, and issues that shouldn’t exist in a building completed in 2024. One resident described ongoing “large construction projects due to the poor original build” more than a year after moving in. Another mentioned ant infestations and gaps in their unit’s construction.

HVAC on ground floor units is a problem. One resident specifically noted the system is “terrible in summer” on the lower level. In Texas, that’s not a minor issue.

And then there’s this one: a reviewer reported a “total infestation of black widow spiders” that made them leave within 2–3 days of moving in.

A couple of reviews on RentCafe and ForRent note the location is “further from the city than expected.” One ForRent reviewer also pointed out that emergency maintenance requests go through the same phone line as the leasing office, which created delays after 15 months. That’s worth asking the leasing office about before you sign.

How Management Responds

Greystar’s management team responds to almost every review, positive and negative. The responses feel pretty templated (“We’re thrilled to hear…” / “We appreciate your feedback…”), but they do respond fast and sometimes give out direct contact info for residents with complaints. At least one management response disputed a negative review by saying the reviewer was never a resident. That’s worth knowing: some of the harshest reviews may not be from actual residents.

The Uncomfortable Truth

No listing site will write this section. That’s the whole point of why I do.

I’m not trying to kill the deal. I just want you to know exactly what you’re signing up for.

This Property Was Built Too Fast

The most consistent complaint across reviews is how the place was built. Cracking walls, flooring coming up, HVAC that can’t handle summer, gaps that let pests in. These aren’t “minor cosmetic issues.” They’re the same issues that keep showing up in unrelated reviews from different people. Wood Partners built this community, and it opened in 2024. Austin’s building boom pushed a lot of developments through fast, and based on what I’m reading, Alta Wildhorse Ranch was one of them. Maintenance fixes individual issues quickly. But some of these problems keep coming back because they’re things the builder got wrong, not normal wear and tear.

The Location Is Farther Out Than the Marketing Suggests

Their own website says it connects you to “the work and play opportunities of Downtown Austin.” That’s technically true in the same way every road in Texas eventually connects to another road. Downtown is 15+ miles away. The Domain is 18 miles. This is far Northeast Austin, near Manor. It’s a quiet, developing area with limited walkability and limited retail. If you work at Samsung or Tesla, the commute is reasonable. If you work west of I-35, plan for a long drive.

The 12 Weeks Free Tells You Something

A concession this aggressive on a two year old property tells you something. It means they need to fill units. That’s not necessarily bad for you. Right now, you have bargaining power. But think carefully about what happens when your lease is up. Properties running big concessions to fill up don’t always extend those same deals at renewal. Ask the leasing team directly what renewal rates have looked like for current residents.

FAQ

Does Alta Wildhorse Ranch allow pets?

Yes. Cats and dogs are both allowed. There’s a $400 pet fee per pet (paid once) and $20 per month pet rent per pet. They do have breed restrictions, so if your dog is a breed that usually gets flagged, check with the leasing office for the current list before you apply.

What credit score do I need for Alta Wildhorse Ranch?

No published minimum. Based on Greystar’s typical standards and what this place charges, I’d expect you need at least 600+ for a straightforward approval. Below that, you may face a higher deposit or denial. If you’re unsure, reach out and I can help you figure out your odds before you spend on an application.

What utilities are included in rent?

No utilities are included. You’ll pay for electricity, water, gas, internet, and renter’s insurance separately. The ~$49.60/month mandatory fee covers doorstep trash, pest control, boiler management, and a couple small admin fees on top of that.

Does Alta Wildhorse Ranch have garages?

Yes. Some of the townhome floor plans come with attached private garages. Some are one-car, others two-car. It depends on the unit, so confirm which plans have garages when you tour.

How far is Alta Wildhorse Ranch from downtown Austin?

About 15 miles. In good traffic, that’s 20–25 minutes. During rush hour, expect 35–50 minutes depending on your route. SH 130 (toll road) is faster but costs $3–6 per trip.

Is Alta Wildhorse Ranch gated?

Yes. It’s a fenced, gated community with controlled access.

What is the pet deposit at Alta Wildhorse Ranch?

Their website lists a $400 fee per pet plus $20/month pet rent. Third-party sources also show a separate $250 refundable deposit per pet on top of that. Confirm the exact amounts with the leasing office before applying.

What school district is Alta Wildhorse Ranch in?

Manor Independent School District. The nearest schools include Decker Elementary (~2.1 miles, rated below average by GreatSchools), Manor New Technology High School (5/10, ~1.6 miles), and Manor High School (3/10, ~2.5 miles). If schools matter to you, do your homework on Manor ISD first.

The Bottom Line: Is Alta Wildhorse Ranch Worth It?

Alta Wildhorse Ranch gives you something most Austin apartment communities don’t: townhome living with garages, fenced yards, and washer/dryers included, all in a 2024 build. With 12 weeks free, the net effective on a two bedroom drops below $1,550. That’s strong pricing for new construction with this much space.

The trade-off is clear: construction quality issues are real, and they show up in review after review. You’re also choosing a far east Austin location with limited walkability and a long commute to anything west of I-35.

This property makes sense if you work at Samsung, Tesla, Dell, or another employer east of I-35 and want a short commute. It makes sense if your dog needs yard space. It makes sense if you value space and new finishes over nightlife and walkability. And it makes sense if you’re willing to put in work orders while maintenance works through the builder’s mistakes.

This property doesn’t make sense if you need to be near downtown Austin. It doesn’t make sense if the building issues will keep you up at night (figuratively or literally, given the HVAC problems). And it doesn’t make sense if you want strong public schools, since Manor ISD’s ratings are mixed.

My verdict: the first year math works if you lock in the 12 weeks free. But go in with realistic expectations about what “new construction” actually means here, and ask hard questions about renewal pricing before you sign.
