Aldrich 51 is a tax credit property at the corner of Aldrich Street and 51st Street in Mueller. The government gave the developer a break on construction costs, and in exchange, a chunk of the units have to stay affordable. The rent on restricted units is 30-50% cheaper than anything else within a half-mile. I’ve tracked Mueller apartment pricing for over 14 years as a licensed apartment locator (TX #679806). Aldrich 51 keeps showing up in my client searches for one reason: it’s the only way to get a Mueller address at below-market rent.

But here’s what the listing sites won’t tell you. The 3.7 Google rating across 209 reviews hides a pattern that matters more than the number. I’ll break down the actual costs, who gets approved, and the uncomfortable truths you need to know before you apply.

This Property Makes Sense If…

You make enough to qualify but not too much, and you want Mueller’s walkability. The income-restricted one-bedroom at $1,000/month is roughly $400-700 less than the AMLI on Aldrich or Solomon apartments literally one block away. That’s real money. With the current special, your net effective drops to $918. You’re getting 2017 construction in a planned, walkable neighborhood at a price you won’t find anywhere else in this zip code.

You’re a Section 8 voucher holder looking for newer construction. Aldrich 51 is required to accept Housing Choice Vouchers because of its tax credit status. The 2017 build year means modern finishes, elevators, and proper appliances. Most properties that take vouchers in Austin are 1970s-1980s construction.

10-15 minute walk: AISD Performing Arts Center, Southwest Greenway trails.

You’ll need to drive: Downtown Austin restaurants and nightlife (4-5 miles), The Domain shopping (8 miles), Austin-Bergstrom International Airport (12 miles). Mueller has solid retail and a great H-E-B, but for anything beyond chains and fast-casual dining, you’re driving.

Neighborhood Vibe

Mueller is a planned neighborhood built on the old Robert Mueller Municipal Airport site. It also ranks as one of the best Austin neighborhoods for remote workers thanks to Google Fiber coverage and the fact that you can actually walk places. Clean sidewalks, planned green spaces, shops and restaurants at street level. The Walk Score sits in the low 70s, which is legitimate for Austin. You can walk to the grocery store, grab coffee, and hit the farmers’ market on Sundays without starting your car.

The trade-off: Mueller doesn’t have the grit or character of nearby East Austin. It feels more like a suburb dropped inside the city limits than anything else.   • 1 month free = 30 days
  • Multiplier: (365 – 30) ÷ 365 = 0.9178
  • $1,000 × 0.9178 = $918/month net effective

Monthly savings: $82/month, every month for the year.

On top of that, there’s the $1,000–$1,500 Visa gift card at move-in. Combined with the free month, you save $1,984–$2,484 in your first year on a $1,000/month unit.

The fee structure here is unusually lean. No admin fee. No valet trash. No monthly pet rent. Free garage parking. Four utilities included. At a typical newer Mueller property, those extras run $100-175/month on top of base rent.

Let me be direct about what gets you denied here:

  • Bankruptcy less than 3 years old
  • Court judgment less than 3 years old
  • More than 3 collections on your credit report
  • Collections over $1,500 less than 1 year old
  • More than 40% of accounts past due (excluding medical)
  • Any outstanding balance at another apartment community (you have to pay it off before they’ll approve you)
  • Any felony conviction or deferred adjudication within last 10 years
  • More than 2 felony convictions at any point, no matter how long ago
  • Any misdemeanor involving violent crimes, property crimes, or drug offenses within last 7 years

Rental history requirements:

  • At least 1 year of decent rental or mortgage history (first-time renters get a pass on this)
  • No more than 3 late payments in any 1-year period

  • Negative history at ANY DMA-managed property means automatic denial

(onsite manager), Diana Sandoval, Carolina, Cameron, Morgan, and maintenance techs Nelson and Andy Rodas all get called out by name across Google, Birdeye, and ForRent. Security is the #1 concern across every platform. Car break-ins in the parking garage come up in over 15 reviews across Google, ForRent, and Birdeye, spanning multiple years. But security goes beyond the garage. A Birdeye reviewer described homeless individuals sleeping in hallways, stairwells, and laundry rooms, and a stranger knocking on her door. A ForRent review backs that up and adds that mail gets left outside mailboxes with Amazon orders going missing. That reviewer noted police at the property “at least 3 times a week.”

Most Austin apartments cap pets at 50-75 pounds. Aldrich 51 caps at 25 pounds total combined weight for all pets, and only allows them in Building 6. Two 15-pound cats? Over the limit. A single medium dog? Won’t make the cut. That rules out most dog owners. This is not a pet friendly property for anyone with a dog larger than a Corgi.

The Building Is 85% Full. That Tells You Something.

Aldrich 51 is only 85% full. In Mueller, where every other property is 90%+ occupied, that’s notable. The aggressive specials (1 month free plus a $1,000-$1,500 gift card) are there to fill units.
