Agave at South Congress Apartments: Honest Review, True Costs, and What Listing Sites Leave Out | Austin, TX

Agave at South Congress keeps showing up in my client searches, and the reason is always the same: the price. A 1-bedroom starting at $1,019 on Stassney Lane. In-unit washer/dryer. No pet weight limit. About 2.5 miles south of the SoCo shopping strip. I’ve tracked this property through ApartmentData.com and direct community contacts for years, and those numbers are real. As a licensed Texas apartment locator (License #679806), I know what a competitive 78745 listing looks like. This one checks a lot of boxes.

But here’s what the listing sites won’t tell you: Agave was built in 2009. That makes it 17 years old now, and the interiors are starting to show it. People describe plywood-covered kitchen islands, peel and stick cabinet coverings, and rubber blinds that break if you look at them wrong. The walls are thin. The gate is unreliable. And there’s a bundled cable charge baked into your monthly bill that you can’t opt out of. None of that shows up on Zillow or Apartments.com. It shows up in your first month’s bill and your first night trying to sleep.

Google Rating 3.7 stars (155 reviews)
ApartmentRatings 4.0 stars (154 reviews, 120 verified)
Yelp Rating 2.8 stars (72 reviews)
BBB 2 unresolved complaints

The rating spread here is wider than normal. ApartmentRatings (4.0) only takes reviews from people who actually live there, so those scores tend to run higher. Google (3.7) gets reviews from everybody — current residents, former residents, people who toured and never signed a lease. Yelp (2.8) is the outlier, and there’s a reason: Agave changed management to AMP around 2020 or 2021. A big chunk of Yelp’s negative reviews are from before the current team took over. One reviewer on VeryApt backed this up, saying AMP “is doing a good job at addressing the concerns of those public complaints.” That matters. If you only read the Yelp score, you’re judging a team that no longer runs the property. I’ll break down what the recent patterns look like in the reviews section below.

Best For / Skip If

This Property Makes Sense If…

You need a South Congress address under $1,100/month. After the $1,500 concession, the smallest 1-bedroom (A1, 700 sqft) drops to a net effective rent of $894/month. That’s hard to beat anywhere in the 78745 zip code with in-unit washer/dryer included. If your budget ceiling is $1,100 and you want to stay near South Congress Avenue, Agave is one of a handful of properties that can get you there.

You have a large dog. No weight limit. That’s genuinely uncommon — most Austin apartments cap at 50 to 75 pounds. If you have a Lab, a German Shepherd, or any breed that tips the scales past that threshold, your options shrink fast. Agave accepts them with a pet screening requirement. Breed restrictions still apply, so confirm your specific breed with the leasing office before applying. For more options, check out our list of Austin apartments that accept large dogs.

You value responsive maintenance over modern finishes. The maintenance team here, Juan Ramos in particular, gets more love in the reviews than anything else about this place. People keep saying they get same-day and next-day turnaround. If a fast maintenance response matters more to you than granite that was installed this year, that trade-off works in Agave’s favor.

You want community events as part of your apartment experience. Agave throws parties for holidays, puts together food and drink events monthly, and hosts get-togethers that people actually show up to. Most 195-unit properties don’t bother. Agave does, and people keep mentioning it in reviews without being asked.

Skip This Property If…

You’re noise sensitive. Noise is the single most consistent complaint at Agave. Thin walls. Thin ceilings. Hearing your neighbor’s garbage disposal like it’s inside your own kitchen. I counted it in 12 ApartmentRatings reviews and 6 on Google. People hear footsteps, music, speakerphone conversations from upstairs and next door. If you work nights, sleep light, or just need quiet to function, this is a dealbreaker.

You expect modern interiors for your rent. People keep describing the finishes as outdated: plywood islands with varnish, peel and stick coverings on cabinets, rubber blinds that break easily, and aging appliances. The building is 17 years old and the units haven’t been fully renovated. What you see in marketing photos may not match what you move into.

You want full control over your utility costs. Agave bundles cable, internet, pest control, water, sewer, and trash into your monthly bill. One person said they’re paying $85/month for what turned out to be the lowest tier of Spectrum with no regular news channels. You can’t opt out.

You have frequent guests. Agave requires guest vehicles to be registered through an app, and there are limits on how often the same guest can visit. One person on Point2Homes described a tow truck “stalking the parking lot constantly towing everyone that didn’t register.” Management has apparently backed off on enforcement, but the policy is still there. If friends and family visit regularly, ask about this during your tour.

Location Deep Dive

What’s Actually Nearby

Agave sits on Stassney Lane between South Congress Avenue and I-35, in the Sweetbriar area of 78745. About a mile and a half south of Ben White Boulevard. Roughly 5 miles from downtown.

Day to day, you’ve got a grocery store within a block (per a long-term resident), two banks next door on South Congress, and restaurants across the street. The nearest full-service H-E-B is a short drive south. Torchy’s Tacos, Whataburger, and several taco trucks are all within a 5-minute drive on South Congress. The SoCo shopping district — the walkable stretch everyone pictures when they hear “South Congress” — is about 2.5 miles north. That’s a short drive, not a walk.

McKinney Falls State Park is roughly 4 miles east. Williamson Creek Greenbelt runs nearby for walking and light hiking. Two CapMetro bus routes (Route 1 and the 801 MetroRapid) run along South Congress and can get you downtown, though the nearest stops are a short walk from the property.

Walk Score: 61 (some errands on foot). Transit Score: 50 (reasonable public transit nearby).

Commute Math

Destination Off-Peak Rush Hour
Downtown Austin (6th St) 12 min 20–30 min
Austin-Bergstrom Airport 12 min 15–20 min
St. Edward’s University 8 min 12–15 min
The Domain (North Austin) 25 min 40–55 min
Tesla Giga Texas (Del Valle) 18 min 25–30 min
South Congress Shopping (SoCo strip) 5 min 8–10 min

[VERIFY: commute times should be confirmed via Google Maps at publication]

Neighborhood Vibe

This stretch of Stassney Lane is not the South Congress you see on Instagram. It’s a working residential corridor: apartment complexes, convenience stores, steady traffic. Not walkable to nightlife or boutique shopping. What you get instead is I-35 access within minutes, quick airport runs, and a South Austin address that costs hundreds less per month than properties closer to the SoCo strip or Bouldin Creek. Is that a fair trade? Depends on what you moved to Austin for.

Parking lot safety comes up a lot in reviews. People mention the gate being broken or left open, vehicle break-ins, and speeding through the complex. One person noted a lack of parking lot lighting. Worth weighing if security is high on your list. For a broader look at what this part of Austin offers, check out our South Austin apartments guide.

Pricing and True Cost

Floor Plans and Net Effective Rent

The current special is up to $1,500 off on a 12-month lease. Here’s what that does to each floor plan’s starting rent:

Floor Plan Bed/Bath Sq Ft Starting Rent Net Effective Rent W/D
A1 1 BR / 1 BA 700 $1,019 $894 Included
A2 1 BR / 1 BA 789 $1,111 $986 Included
B1 2 BR / 2 BA 980 $1,199 $1,074 Included
A3 1 BR / 1 BA 898 $1,251 $1,126 Included
B2 2 BR / 2 BA 1,084 $1,299 $1,174 Included
C1 3 BR / 2 BA 1,328 $1,810 $1,685 Included

All units include a full-size washer and dryer.

Net Effective Rent Calculation (Showing the Math)

Using the most popular floor plan (A2, 1BR/1BA at 789 sqft):

  • Base rent: $1,111/month
  • Current special: $1,500 off on a 12-month lease
  • Calculation: ($1,111 × 12 months – $1,500) ÷ 12 months = $986/month net effective
  • Monthly savings: $1,111 – $986 = $125/month

That $125/month savings is real, but it’s spread across the lease term. What you actually pay month one depends on how they apply it. Some properties front-load it. Others prorate it monthly. Ask the leasing office how they handle it before you budget around a number you won’t actually see on day one.

Fee Breakdown

Required Fees (everyone pays these):

Fee Amount
Application fee $55 per person (non-refundable)
Admin fee $200 (one-time)
Security deposit Varies [VERIFY with leasing office]
Monthly utilities (cable, internet, water, sewer, trash, pest control, recycling) Bundled [VERIFY exact amount; resident reports ~$85/month for cable portion alone]
Valet trash Included in monthly charges

Optional Fees:

Fee Amount
Covered parking (carport) $25 – $35/month
Detached garage $130/month
Pet deposit $300 (one-time)
Pet non-refundable fee $300 (one-time)
Monthly pet rent $25/pet

True Monthly Cost Scenario

Here’s what a typical renter actually pays each month for a 1BR A2 unit with one pet and covered parking:

Item Monthly Cost
Net effective rent (A2) $986
Bundled utilities (estimated) ~$85
Covered parking $25
Pet rent (1 pet) $25
Total estimated monthly cost ~$1,121

That’s before the one-time move-in costs: $55 application fee + $200 admin fee + $300 pet deposit + $300 pet non-refundable fee + security deposit. Call it $855+ before your first night in the apartment, and that’s without knowing the deposit amount. When you’re comparing Agave to other communities, line these upfront numbers up side by side. The differences add up. [VERIFY security deposit amount]

Screening Criteria

Income Requirement

Agave requires 3x monthly rent in gross household income. Here’s what that looks like at different rent levels:

Starting Rent Monthly Income Needed Annual Income Hourly Wage (40 hrs/week)
$1,019 (A1) $3,057 $36,684 $17.64
$1,111 (A2) $3,333 $39,996 $19.23
$1,199 (B1) $3,597 $43,164 $20.75
$1,299 (B2) $3,897 $46,764 $22.48
$1,810 (C1) $5,430 $65,160 $31.33

The 3x requirement is the Austin standard. Nothing unusual here. If you have a roommate on a 2-bedroom, you can combine household income to hit the threshold. Two people each earning $22,000/year would qualify for the B1 starting at $1,199.

Credit Expectations

Agave doesn’t publish a credit score minimum. Based on what I see across AMP’s other properties and similar communities in this rent range, here’s a reasonable expectation:

650+ credit: Smooth approval with standard deposit. You’re in good shape.

600–649 credit: Approval likely. You may see a higher deposit or extra requirements.

550–599 credit: Uncertain. AMP may want extra paperwork or a higher deposit. Worth applying, but have a backup plan.

Below 550 credit: Unlikely at this property. If you’re in this range, I’d steer you toward communities with published minimums and more transparent screening. Our second chance apartments guide covers those options.

What Will Get You Denied

Agave doesn’t publish their screening criteria, but these are the kinds of things that get applications denied at AMP properties and similar communities:

  • Active eviction filing or eviction within the past 3 to 5 years
  • Outstanding property debt to a previous apartment community
  • Felony conviction within the lookback period (typically 5 to 7 years)
  • Insufficient income documentation
  • Failed identity verification

[VERIFY: Confirm specific denial triggers with the leasing office or AMP’s corporate screening guidelines]

Application Process

  1. Submit application online with $55 fee (non-refundable)
  2. Screening runs through a third-party service (background, credit, rental history, income verification)
  3. Approval, conditional approval, or denial typically within 2 to 5 business days
  4. If approved, sign lease and pay move-in costs (admin fee + deposits)

Why a Locator Helps Here

The unpublished credit minimum is exactly the kind of thing that costs renters money. You’re spending $55 per application without knowing whether your profile clears their screening. I pre-screen clients against the property’s actual criteria before they apply. If Agave isn’t the right fit, I’ll point you to properties where I know the numbers work. That saves you $55 and a week of waiting on a denial letter.

My service is free. The community pays my fee from their marketing budget. Your rent is the same whether you use a locator or apply on your own.

Resident Reviews Decoded

I pulled reviews from Google (155 reviews, 3.7 stars), ApartmentRatings (154 reviews, 4.0 stars, 120 verified), Yelp (72 reviews, 2.8 stars), VeryApt, Point2Homes, and Facebook (16 reviews, 78% recommend). That’s a lot of data. Here’s what it actually tells you.

One thing worth knowing upfront: Agave changed management around 2020 or 2021. AMP runs it now. A lot of the harshest Yelp and Google reviews are from whoever was running the place before. One reviewer on VeryApt backed this up, saying AMP “is doing a good job at addressing the concerns of those public complaints.” And the numbers on ApartmentRatings tell the same story. Staff gets mentioned in 58 of 154 reviews. Maintenance in 38. Both skew positive. Noise (12 mentions) and Safety (9 mentions) are where the complaints land.

The Staff Is the Real Product

Across all platforms, the office team gets more love than anything else about this place. Emily (property manager), Mei (leasing), and Jared Moss (leasing) show up by name in review after review. Juan Ramos from maintenance keeps getting called out for same-day fixes. One resident has been at Agave for over five years and said they never plan on moving. They say it’s because of the staff. Another locator in Austin who works with hundreds of leasing agents called Mei “one of the most pleasant and helpful leasing agents I’ve ever met.”

That kind of praise doesn’t happen by accident. Staff comes up more than anything else in the reviews, which usually means management has made keeping good people a priority.

The Noise Problem Is Real

This comes up constantly. I counted it in 12 ApartmentRatings reviews and 6 on Google. Upstairs footsteps. Garbage disposals through shared walls. A security gate that slams from 5 AM to 11 PM. Bass from the unit next door. One resident put it simply: “If it wasn’t for the paper thin ceilings, it’d be great.”

Agave is a 2009 wood-frame building. Thin walls are structural. No maintenance request fixes that. If you’re considering this property, push for a top-floor unit or an end unit. It won’t eliminate noise entirely, but it helps.

Management Response Pattern

Management responds to nearly every review on both platforms, usually within a few days. That’s more consistent than most properties in this price range. The responses lean template-heavy, though. Positive reviews get a variation of “Thanks for this review!” and negative reviews get redirected to 512-682-6500 with a “we’d love to hear from you” close. Not a lot of personalization. It tells you they’re paying attention, but don’t expect the response itself to fix anything. The phone call is where the actual resolution happens.

The Uncomfortable Truth

No listing site will write this section. Here’s what you need to know before you sign.

The Interiors Haven’t Kept Up With the Rent

Agave was built in 2009 and hasn’t had a full interior renovation since. People who moved in recently talk about plywood kitchen islands covered in varnish, cabinets with peel and stick coverings instead of actual paint or replacement, rubber blinds that snap easily, and aging appliances. One resident who works as a regional manager put it bluntly: “extremely cheap workarounds.”

The rents have gone up over the years. The finishes haven’t followed. What you’re really paying for at Agave is the location, the staff, the in-unit washer/dryer, and the pet policy. Not the countertops.

The Bundled Cable Bill Is a Quiet Budget Hit

Agave includes cable, internet, pest control, water, sewer, trash, and recycling as mandatory monthly charges. You can’t opt out. One person said they’re paying $85/month for what turned out to be the lowest tier Spectrum package with no regular news channels. Another mentioned “multiple charges for waste and garbage removal” despite taking their own trash out because valet pickup was inconsistent. This is money added to your rent that you don’t control. Factor it into your true monthly cost, not just the base rent number on the listing.

Gate Security Is More Marketing Than Reality

Agave is marketed as a gated community with controlled access and a gate attendant. Reality? People keep saying the gate is broken or left open, so anyone can walk in. Vehicle break-ins. Package theft. Homeless individuals on the property. One Google reviewer kept it short: “don’t move here, dangerous.” Another said the gate remote they got at move-in never worked at all.

If gated security is part of why you’re choosing this property, check the gate during your tour. Drive through the parking lot at night before you sign anything.

The Short-Term Lease Markup Is Steep

If your lease ends and you need flexibility, be ready for sticker shock. One person on Point2Homes said they got hit with a $400+ monthly increase for going month to month, even while Austin rents have been dropping. The 12-month rate stayed flat while the short-term rate spiked. They tried to negotiate and got nowhere. This is common at AMP properties, but $400+ is aggressive. If there’s any chance you’ll need a monthly arrangement at the end of your lease, ask about that rate before you sign.

Does Agave have in-unit washer and dryer?

Yes. Every unit comes with a full-size washer and dryer. This is included in the rent, not an add-on fee.

What’s the current special at Agave at South Congress?

Up to $1,500 off on a 12-month lease. On the cheapest 1BR, that drops the net effective rent to $894/month. Specials change regularly, so confirm current offers with the leasing office or contact us for updated pricing.

The Bottom Line

Agave at South Congress offers real value at the lower end of the 78745 rent spectrum. Net effective rents starting at $894 for a 1-bedroom. In-unit washer/dryer in every unit. No pet weight limit. And a leasing and maintenance team that people praise by name across 300+ reviews. For a 195-unit property, the staff quality here is better than what I see at most communities in this price range.

The trade-off? A building that’s 17 years old. Thin walls. Interiors that haven’t been updated. A bundled cable charge you can’t avoid. And a gated perimeter that doesn’t always function as advertised.

This property makes sense if you prioritize budget over finishes, you have a large dog, you want responsive maintenance over cosmetic upgrades, or you need a South Congress area address under $1,100/month after concessions.

This property doesn’t make sense if you’re noise sensitive, you expect the unit interiors to match the marketing photos, you want transparent screening criteria before applying, or gated security is a non-negotiable requirement.

If you can live with the noise and the dated interiors, the staff and the price point make Agave a solid pick in this corridor. If those trade-offs don’t work for you, there are other options nearby. I can help you find them.
